Consider a portfolio home loan

‌D

ear Edith: We have been working with a real estate agent for some time, and he says we qualify for a mortgage. We have fallen in love with a house that’s more than 125 years old and has a very great backyard. Our agent says whoever buys it will have to pay all cash because it EDITH won’t meet LANK the standards for a regular mortgage loan and the owners need to get their money out right away. We have a pretty good down payment and good credit but no place else to borrow money, so we need to get a mortgage. Can you think of any way we could buy this house? — R. and J. W. Answer: The first thing that comes to mind in a situation like yours is for the sellers to offer to lend the money themselves — accepting a down payment and then holding a mortgage. They’d collect the rest of the sale price — with interest — over the years. Evidently, this isn’t possible in their particular situation. I suppose, though, there’s no harm in trying, particularly if the house has been on the market for a discouragingly long time. You could always sign a written offer that just might tempt the owners to change their minds. It would help if you were to promise as large a down payment as you can manage. Alternatively, are you familiar with the term “portfolio loan”? If you got a standard mortgage loan — let’s say, for instance, a Federal Housing Administration mortgage — your lender would most likely bundle

that asset up with a lot of similar loans and sell the whole thing on what is known as the secondary mortgage market. You don’t need to know how that works. Just take my word for it that there are institutions that invest in mortgage debts. Meanwhile your local bank, or whoever it was, gets its money back and can lend it out again. It might still handle your monthly payments, even though you now owe the debt to, say, the Federal National Mortgage Association (Fannie Mae), or perhaps to Freddie Mac. Occasionally, though, some local lenders invest their own money in mortgages and then keep the loans in their own portfolios. And — this is the part that is good news for you — they can hold mortgages on any sort of real estate they want, in any condition. Sometimes, for instance, portfolio mortgages are used for jumbo loans, ones larger than Freddie or Fannie will buy. Find out which lenders are currently making these portfolio non-conforming loans. Your real estate agent should be able to help with the research. You may want to contact a mortgage broker (different from a mortgage banker) who is familiar with the market. And if there’s a local organization for antique homeowners, you might see what advice it has.

Dear Edith: You once printed a letter from a woman who had bought a house not knowing that the previous owner had committed suicide in the master bedroom. She said

the owner should have told her, and that she was upset and wanted to cancel the sale. You said different states have different rules about what has to be disclosed about “stigmatized” property. If I were this lady, I would go to the nearest Catholic Church (she doesn’t have to be a Catholic), explain the situation to a priest and ask him to come down to bless the house. There’s usually no charge for it, and she will feel much more comfortable staying there. It would be very brief, probably less than five minutes, but the priest’s blessing would remove any possible evil influence, and he would also pray for the man who killed himself. Even if the owners don’t understand how the blessing of a priest could help, she should try it. And it’s a lot cheaper than going to a lawyer. — G. B. Answer: Thanks for the suggestion.

From my experience, I consider a combo tub to be a bathtub that has at least two flagship features built into one single bathtub. For instance, a whirlpool tub offers hydro-massage therapy and uses a pump to provide a powerful massage, while a bubble massage tub uses an air blower with tiny holes in the tub base and gently lets the bubbles rise around you for an easy massage. Has the shiplap trend sailed?

e probably don’t need to say that shiplap is all the rage right now. After all, it’s everywhere. And it’s a budget-friendly LAUREN trend that comWHITE plements a variety of home designs. But what’s the catch? And can we count on this trend to stick around?

The allure

What’s driving the demand for this material? Well, first off, shiplap’s a home run for the current trend toward clean lines, all-white spaces and modern farmhouse themes. Second, it lends itself well to the most up and coming trend: organic modernism. This look incorporates natural, raw and textured elements into those cleanlined white spaces. Third, shiplap is dominating on the biggest platform of all: television. Home makeover and design shows have given the look a significant boost in the market. And finally, shiplap offers nearly limitless potential. It can be painted or stained to fit into organic or farmhouse modern, industrial, contemporary, transitional and beyond. And you can install it practically anywhere in the home.

The lesser-known truths

So, what’s the catch? Truthfully, there aren’t many downsides to this material — other than the dust buildup between the boards that can make it a pain to maintain. But there are a few misconceptions. Shiplap doesn’t have to be white. Most shiplap that you see is white, but you can paint or stain these boards any color or hue. Shiplap is more than boards on a wall. True shiplap has grooves along the top and bottom edges that allow the boards to fit tightly together. This is what creates that signature spacing in between.

Consider your home in design process

‌W

e all look forward to innovative and inspiring ideas for our homes. Some of us scour interior design JOSEPH PUBILLONES magazines. Others snap pictures of designs they like when they travel. Some visit furniture stores and look at professional vignettes for inspiration. These are all great guides. However, sometimes, designs go awry. If you are doing it yourself, there is no one to blame but — you guessed it — yourself. But what happens when a designer’s ideas are off-key? We all want the latest and greatest, but on occasion, this may take us down the wrong path. Designers always love to try something new — the freshest ideas, aka “trends” in designer lingo. These trends result in products and furnishings designed with a theme or other reference in mind. They create an impact in the marketplace and, ultimately, in your home. A few decades ago, Tuscan-inspired interiors and French Provencal designs were the trends to follow. It kind of made sense. Who doesn’t want their home to remind them of a wonderful excursion, whether a trip through Mexico or a seaside escape in the Mediterranean? Thematic design and accessories are always important in most furniture shows and designer showhouses. One can easily remember iconic design trends such as the pineapple motifs or, in more recent years, the red coral on everything from fabric to bedsheets to lamps to eating utensils. Of course, every region has its preferred motif: antlers and ducks in the country, shells and nautical themes for beachside settings. But going over-

board is easy ... so beware. It’s quite common for homeowners and designers to get carried away with an idea and end up in a minefield. Some advocate collecting certain items to tie a home’s individual rooms together, but it really depends on the item. For example, a large collection of blue-andwhite Chinese pottery may exude a sense of luxury as a room’s accent or featured piece. But on the other hand, a grouping of all-bamboo furniture in one room may seem a bit contrite. Good design — regardless of whether the design is a version of modern minimalism or of grand over-the-top maximalism — is based on balance and sensibility. Things have to make sense or they simply approach the absurd. Don’t make the mistake of doing something that is not appropriate for your home. Refrain from highgloss lacquered walls or metallic wallpaper in an old home, as every bump and imperfection will show and these types of finishes go against the grain of the home. Similarly, layers upon layers of fabrics and window treatments are best left for traditional architecture rather than contemporary frameworks. Everything in a home should feel natural with the style of architecture and the kind of home. “Appropriate” should be the mantra of every design decision of any home. Otherwise, you may end up making expensive design faux pas — whether you’re a designer or not! Most homeowners with minimal do-it-yourself skills should be able to

easily install one. They are also reasonably priced. Most home centers should offer several models of these shower stalls, and they can give you some installation tips. If you have trouble finding one, the following companies offer acrylic shower stalls: Aquatic Bath, 800945-2726; Maax, 877438-6229; and Zoe Industries, 888-287-1757. If you still decide to go with the ceramic tile floor in your shower stall, it helps to understand how water, tile and a concrete slab interact. If any water gets through the tile to the concrete slab floor, you can be pretty certain it will end up leaking out onto the utility room floor. When you lay a ceramic tile floor, it seems to be hard and waterproof. The tile itself actually is, but the grout between the tiles can allow water to pass through it. Over time,

as the grout gets pitted and wears, water passes through it even easier. Even though it is a little more work, definitely install a pan liner over the slab floor. It covers the entire floor surface under the shower and runs vertically up the wall for a short distance. If any water does leak through the grout in the tile or any other gaps, the pan liner will direct it to the drain in the floor. For many years, plumbers made the shower pan with lead sheets because lead is easy to solder and form. You can probably still do it this way, but now, thick CPE (chlorinated polyethylene) plastic sheets are often used. They tend to work better than PVC (polyvinyl chloride) sheets because CPE does not spring back when you bend it. This makes the sheets easy to run up the wall and to form corners.

When you frame the corners of the shower stall, leave some small gaps. This provides space to stuff the excess film where it is folded and doubled over. If you can keep the lumber all aligned with no lumps from the film, it will be much easier to attach the cement backer board. Chisel or rout a groove around the drain opening in the floor so the drain will be recessed into it. If its edge is raised, it will trap water. After you install the CPE liner, cut a hole at the drain opening. Use a plastic plumbing drain with a clamping ring to seal it to the liner. Plants may survive, not flower from Polar vortex ‌‘I f the thermometer was an inch longer we would have all frozen to death.” This may or may not have been said by Mark Twain. In “Following the JEFF Equator,” he did RUGG write, “The captain had been telling how, in one of his Arctic voyages, it was so cold that the mate’s shadow froze fast to the deck and had to be ripped loose by main strength. And even then he got only about twothirds of it back.” Twain died many years ago, but he could very well have been talking about the weather we are having this week across much of North America. We have had this

kind of weather many times before and will have it many times in the future. He may have never heard of a polar vortex, but one exists year-round at each pole on Earth and many other planets. When the Artic polar vortex is strong, it stays constrained close to the North Pole. When it weakens, it forms lobes that slide down the face of the Earth, pushing cold weather to the south. The polar vortex this week is similar to one that we had in January 2014. During that one, I made funny videos for my grandkids, such as using a frozen banana to hammer nails into a board.

So, what can we expect in our gardens from such a cold spell? Be thankful if your landscape is covered in snow. Much of the northern U.S. had several inches of snow this past weekend. Snow is an excellent insulator, and it protects a lot of plants. Lawns, ground covers, bulbs and perennials under snow will have little problem with the bitter cold just inches above them. The flower buds on many shrubs are not as hardy as the leaf buds. This is evident every spring when we see shrubs that have flowers blooming only on the branches that were protected under snowdrift. This phenomenon

will be more evident this spring. The flowers won’t be there, but the plants will survive. Tree trunks and branches last longer than branches on shrubs that are often pruned out after a few years. If your trees have been in the ground for several years, they have experienced cold like this before. The cold weather last week also helped to acclimate plants to the colder air this week. If it had been warm last week, some plant tissue may have started breaking dormancy, and that tissue would have been more likely to get freeze damage this week. There is little that can be done to protect trees and shrubs from

this cold spell. Small shrubs could be covered in snow. The biggest concern is the ones that are grafted. The desirable aboveground portion of the plant may die. If it is protected by the snow, the root stock may survive, but if it sends up new growth in the spring, it won’t be the desirable plant. For instance, if your rose bush flowers change color this spring, that means the top died. Wind chill is not a factor for plants. They do not feel colder when the wind is blowing. What do window performance ratings mean? ‌I

f you’re in the market for new home windows, you’re probably hearing a lot about window performance. And if you’re not well-versed in window technologies, you may MEGAN be wondering just LINHOFF what that means. In a nutshell, performance ratings measure a window’s energy efficiency. They tell you how well a certain window will regulate the flow of heat, light and air entering and escaping your home. To understand window performance, you should be looking for two important labels: the ENERGY STAR label and the NFRC certification label. The ENERGY STAR label proves that a window has been independently certified and verified to perform at levels that meet or exceed energy efficiency

guidelines set by the U.S. Environmental Protection Agency. The ENERGY ZONE climate zone map will help you choose windows specifically suited to perform in the type of climate in which you live. The NFRC certification label verifies conformance with standards set by the National Fenestration Rating Council—a nonprofit organization that independently assesses and issues ratings for window products. NFRC ratings provide detailed information regarding a window’s critical performance factors, expressed in four values: U-factor: A U-factor, which ranges from 0.20 and 1.20, tells you how well a window will keep heat from escaping the inside of a room. The lower the number, the better the heat retention. A window with a U-factor of 0.15,

for example, offers better insulating properties than a window with a U-factor of 0.30. Solar Heat Gain Coefficient (SHGC): The Solar Heat Gain Coefficient, which ranges from 0 to 1, measures how well a window can resist unwanted solar heat gain (i.e., heat generated from sunlight coming into the window). The lower the number, the less you’ll spend on cooling in warmer temperatures. A window with an SHGC of 0.35, for example, will allow more heat to pass through the window than a product with an SHGC of 0.27. Visible transmittance (VT): Visible Transmittance, which ranges from 0 to 1, measures how well a window will light your home with daylight. The higher the number, the more light is transmitted. So, a window with a VT rating of 0.50 will allow less

light into your home than a window with a VT rating of 0.75. Air Leakage: The Air Leakage rating, which ranges from 0.1 to 0.3, indicates how much air may be allowed through cracks in the window assembly. The lower the Air Leakage rating, the less air will pass through the cracks. Condensation: You may also see a condensation rating on the NFRC label. This rating, which ranges from 0 to 100, is optional for manufacturers to include. The higher this number, the better the window resists condensation.

Additional Considerations

(Low-E) glass coatings reduce both the amount of heat and the amount of UV radiation that is allowed to pass through the window glass, for example. And double- or triple-pane configurations contain a layer (or layers) of air or inert gas that is sealed between the inner and outer panes to insulate the window and slow the passage of heat. Ultimately, high-performing windows offer a number of benefits, including reduced energy costs and fabric fading, increased natural light, and improved insulation and comfort throughout your home.

recently received an Instagram message from a customer in need of tablescape inspiration for a Valentine’s Day dinner for her and 11 of her closKATIE LAUGHRIDGE est friends. She, like many of us, felt uninspired by the abundance of sparkly red hearts and chubby little cupids floating around this time of year. I totally get it! So of course, we did what we do best—we turned up some of our favorite tunes and got to work designing a solution. Peonies, hydrangeas, lilies, spray roses, cherry blossoms, fuzzy lamb’s ear and willow branches are all delightful options.
