That can be an advantage, not only to the agent but sometimes to the seller. Those “looky-loos” may well know people who always wanted to live in that area. And just in general, the more people who know about property on the market, the more likely it is to find the right buyer.

At any rate, yes, it’s always a good idea to spiff up a property when it goes on the market — as long as one isn’t hiding any serious flaws.

You might be surprised to learn that countertop appliances and reusable containers can harbor bacteria, yeast and mold.
The 7 dirtiest places in your kitchen

our imagination can run wild thinking of the bacteria lurking in your home. But people tend to look in the wrong direction when it comes to fighting germs in the kitchen. Disinfect these seven germ sanctuaries as soon as possible.
Refrigerator
Your refrigerator harbors bacteria in some surprising places. Ice and water dispensers, vegetable crispers, meat drawers, and door seals are some of the germiest! To do: Use a disinfectant when you clean the fridge, do a white vinegar flush of the water dispenser, and clean and sanitize the ice maker and ice bin. If your fridge needs extra care (and elbow grease), consider hiring a cleaning service that offers appliance cleaning.
Countertop appliances
Countertop appliances need
more intensive cleaning than you might think. In fact, not doing things like flushing your coffee maker and disinfecting your blender gasket can put you at risk of ingesting unsafe bacteria. To do: Run a cycle of white vinegar and water through your coffee maker, and tackle scum on slow cookers with white vinegar and baking soda. Disassemble your blender and wash every component with soap and water. And remember to unplug appliances before cleaning.
Countertops
Think of all of the hands, bags and containers that land on your countertops throughout the day. A quick wipe-down won’t be enough to fully clean the surface and prevent cross-contamination. To do: Disinfect your countertops daily and let them air dry. And consider installing a
nonporous countertop material like engineered quartz to reduce germ accumulation!
The sink
Sinks require daily care to fight bacteria. Disinfecting them regularly will reduce the risk of contaminating foods and dishware, and will make your sink less appealing to pests. To do: Flush sink drains weekly or bi-weekly with hot water and bleach or vinegar and baking soda. And disinfect your sink basin every night. If your sink is slow to drain or produces a smell, it might help to connect with a local plumber.

Utensils like rubber spatulas and can openers rank in the top 10 for bacteria content—and studies have found harmful strains like E. coli and Salmonella on them! To do: If your utensils can be

If you have lots of foliage above your house, your gutters may need to be cleaned more often.
Do my gutters need to be repaired?
Y
our gutters are important to your home’s overall well-being. When properly maintained, they protect your roof, your siding and even your foundation. Metal PAUL F.P. or vinyl materiPOGUE als can last many years, but when things go wrong, they need to be addressed quickly and efficiently. Ask yourself these five questions to keep your gutters in the best condition.
Have your gutters been cleaned lately? Regular gutter cleaning provides the most important first line of defense against damage. Debris buildup defeats their purpose—clogged gutters can
easily be damaged and lead to trouble elsewhere around the home. Experts recommend cleaning your gutters at least twice a year, in spring and summer. If you have heavy foliage around your house, you might even need to do it three or four times a year. If water begins to pool near your foundation or you notice water overflowing during rain, you need to get your gutters cleaned. Don’t forget your downspout, either. A blocked downspout can cause problems as well. Gutter cleaning can be a dangerous job, so you should hire a licensed and insured professional to handle it.
Are they sagging?
If your gutters sag, you need
to address it. Once gutters begin to lean or pull away, the problem gets worse quickly. Your fascia board could rot. Or, the gutters might collapse entirely. Broken spikes and hangers usually cause sagging gutters. Replace this hardware as necessary. Sagging may also indicate that you have gutters that are not appropriate for your house. A professional can tell you if you need to replace them.

Gutters must be slightly pitched towards the downspout. Most gutters are pitched at 1/8 or 1/16 inch per foot. You usually can’t tell this by looking at it. But, if water pools and there’s no blockage, your gutters are probably improperly pitched. Sometimes, this is because they were installed incorrectly. GRANDE As far as more options for bathroom fresheners, I’ve seen new toilet seats on the market with built-in air fresheners. These special seats are battery-operated, and the system is activated when a person sits on the seat. A small fan located in a hollow area of the seat moves air through a deodorizing filter and a concentrated scented chamber. Freshener seats are available in elongated and round-front models and can include features like a slow-closing lid and a night light. Since batteries, filters and scent packs are easily replaced, I see no reason why you shouldn’t consider my fresh idea. Install an attractive beadboard ceiling
D
ear James: I bought an older home, and the living room ceiling is in pretty bad condition. I am looking for a decorative ceiling that’s easy to install myself. Is beadboard or plank paneling a good option? — Dean M. Dear Dean: When you are remodeling or just redecorating a room, think of the ceiling as the fifth wall. Unlike JAMES the vertical walls, DULLEY no matter what direction you are facing in a room, the ceiling is always in view. Its color, texture and brightness will impact all the other walls. There are many options for finishing a ceiling, including paneling, acoustic tile, fabric and stamped metal. Because you are planning to do the ceiling project yourself, tongue-andgroove paneling, of which beadboard and plank paneling are subsets, is an excellent choice. Beadboard paneling is particularly easy to install. The 3-to-4inch-wide planks have a groove routed down the center. The contour of this groove is identical to the tongue-and-groove edges. This gives the appearance of there being twice as many pieces
as you actually have to install. The planks are typically available in 8-foot lengths and cost about $1.50. As with any planks attached to the ceiling, they should be aligned perpendicular to the ceiling joists. Depending upon the condition of the old ceiling, you may be able to nail the planks under the existing ceiling without removing it. Use an electronic stud finder to locate the studs and snap a chalk line along the centers for the nailing locations. The rooms in most older homes — and new ones, for that matter — are not square. Measure across the diagonal corners along the ceiling. If the measurements are not equal, the room is not square. Measure across each opposing wall to determine how far out of square the room is. Generally, the difference results in a gap at one end, small enough to be covered by a wide crown molding. Locate the true centerline down the ceiling and align the planks with this. Even though it will be painfully obvious to you that the room is out of square, no one else will ever notice it by ceiling planks.
After you purchase the planks, allow them to rest in the room for several days. This allows them to acquire the same moisture level as the room. Prime or stain both sides and all the edges of each plank to seal it. This will minimize future problems with the finish by keeping its moisture content more stable. The grooved edge of the first piece is always placed toward the wall. This allows you to tap on the tongue of each adjacent piece as you put them in place. The tongue is hidden from view inside the groove, so if it gets nicked from the tapping, it will not be seen. Small pilot holes should be drilled through the grooved end of this first plank to attach it to the ceiling. The holes and nailheads will be covered by the edge molding. The other planks will be held in place by nails through the tongues. The nails are driven in at an angle so they do not interfere with the groove as the adjacent plank is installed. Pesticides can break down, become ineffective
Q
uestion: I have several apple and pear trees that I have treated with the fungicide Captan for several years to try to prevent fungal disease problems. It doesn’t seem to work. Last year, I JEFF specifically didn’t RUGG treat some branches of the trees to see if I could tell the difference. There was no difference. What can I do to protect my fruit trees? Answer: Captan is a fungicide that is used commercially on
many fruit crops, and it is used in landscaping for flowering plants, such as azaleas and roses. It is also used on lawns to treat fungal diseases. It is probably the most common fungicide used in the landscape and found in many products. But it has a dark secret that I have not seen mentioned on the product labels: It becomes ineffective if the pH of the water is too high. Many companies have their product labels on the internet; I checked a bunch of them, but I didn’t find any reference to
the need to check the pH of the water used in mixing the product. Most pesticides are sold as concentrates and need to be mixed with water before use. Around the country, tap water varies in acidity and dissolved minerals. When water has a high pH, it can break down the pesticide into nontoxic chemicals or the pesticide may become attached to the dissolved minerals in the water and become ineffective. If the water has a pH value higher than 7, a process known as
alkaline hydrolysis can degrade the pesticide. Insecticides are more likely to degrade than fungicides or herbicides. Pesticides can be tested to determine how long it takes for half of the product to degrade. Captan probably has the worst half-life rating of any pesticide. With water at an acidic pH of 5, it has a half-life of 32 hours. So, if you try to store it for use the next day, it is about half as effective as when it was mixed. At a neutral pH of 7, Captan’s half-life is 8 hours. The problem
occurs when the water’s pH is higher. At a pH of 8, the half-life is just 10 minutes, and at a pH of 10, it is just two minutes! I have tested the water coming out of my hose, and it is always over a pH of 9. So, I can’t use Captan. Since the label doesn’t fill you in on this information, how do you find it? Organize and simplify: A great summer purge
Y
our surroundings, believe it or not, can have a profound impact on your outlook and performance. Much like a spring-cleaning or a fall dusting, a summertime cleaning and organizing of your surroundings can aid in giving your life a sense of calm JOSEPH PUBILLONES and perspective. To start this healing process, all you need to do is choose one room. Do not attempt to organize the whole house at one time. Focusing your attention on one room at a time will make your goal feel attainable. Remove all art and items hanging on your walls, and select a new wall color. A new color is the best and easiest way to visually refresh your environment. Select a color for your walls that is the opposite of the current color, and make sure it is a soothing shade that makes you feel relaxed. When it is time to re-hang your artwork, engage the help of a family member or friend who could act as a design buddy and discuss your plans about where you are going to hang things.
Their perspective, which often will be different from yours, could guide you in a new direction. This is a foolproof way to achieve a new feel for your room. Assess your current furniture layout and rearrange things. Seek out what is essential to your room, and ask yourself the questions: “If I lost that piece of furniture, would the room function? Would the room be less comfortable?” Being sincere with yourself about your needs is critical in turning out a successful simplified design. Throughout this process, keep reminding yourself, like a mantra, that the goal is to simplify and organize for a more streamlined future. Bins and boxes are invaluable for storage and organization. Invest in a goofproof labeling system — this can be great in the organizational aspect of this type of project. Keeping things organized and labeled will help you sort through all of your possessions and determine which are keepers. Honestly, do you need to keep the entire collection of teen magazines or the stuffed animal your first
sweetheart gave you? Probably not, and this is the perfect opportunity to toss such items, list them for sale on an online portal or, better yet, donate them to charity. Planning ahead to make room for future projects or items that need storage is extremely rewarding and helps clear the mind. Best of all, the warm summer months are perfect for a garage or tag sale. Inspire your neighbors and organize a collective sale. Your neighbors will thank you for giving them a kick-start in a cleaning direction and will be as happy as you are with your lighter and cleaner environment. Finally, make it beautiful. Your surroundings most definitely affect your state of mind. If you want to make a change for a simpler, better life, make sure to adhere to a plan. Happy summer cleaning!
