LA RIVER REVITALIZATION

LA RIVER RUNS 52 MILES; FROM CANOGA PARK IN SAN FERNANDO VALLEY THROUGH DOWNTOWN TO THE OCEAN IN LONG BEACH. FLOWS THROUGH A CONCRETE CHANNEL ON FIXED COURSE TO OCEAN. ONE OF THE WORLD’S LARGEST STORM DRAINS REVITALIZATION MASTER PLAN CONSISTS OF 239 PROJECTS, MOST SMALL, BUT EACH VERY IMPORTANT. IN TWO PLACES, CHINATOWN AND CANOGA PARK, RESIDENTIAL AND OFFICE VILLAGES WILL BE CONSTRUCTED ALONG THE NEW RIVER BANKS, WHICH WOULD REPLACE FACOTRIES AND WAREHOUSE THAT ARE CURRENTLY THERE INCORPORATION OF BIKE PATHS, URBAN PARKS, NEW GREEN AREAS ALONG THE LA RIVER. PARTIALLY CEMENTED FOR FLOOD CONTROL. DESPITE THE LA RIVER RUNNING THOUGH POOR NEIGHBORHOODS, THE REVITALIZATION WILL RESULT IN HOME VALUES INCREASING ALONG THE RIVER

DESIGN EXERCISE The Charter School has purchased the property, but fundraising, design and permitting will take about a year before they can start construction of their main school facility. In the interim, they will occupy the site to establish a presence in the neighborhood, keep the property maintained, and possibly generate income.

Milstein Hall PRECEDENT STUDY Architects: OMA and Rem Koolhaas Location: Ithaca, New York, USA Client: Cornell University, College of Architecture, Art and Planning (AAP) Project Area: 47,000 sqf addition to the College of Architecture, Art and Planning Studios, Crit spaces, Auditorium, Exhibition, Exterior Workspace and Plaza. Project Year: 2009-2011 Milstein Hall is the rst new building in over 100 years for the renowned College of Architecture, Art and Planning (AAP) at Cornell University in Ithaca, New York. The new building is situated between Cornell’s historic Arts Quad and the natural Falls Creek Gorge redening the entry for the northern end of the campus.

THE PROGRAM IS THIS SCHEME IS BROKEN UP INTO RECTANGULAR CUBES AND STACKED ON TOP O F EACH OTHER AROUND THE PERIMETER. THE VOID IN THE MIDDLE CREATES THE ATRIUM SPACE WHOICH VISUALLY LINKS THE DIFFERENT PROGRAMATIC ELEMENTS. THE NEGATIVE SPACE BETWEEN THE CUBES SERVE AS SOCIAL SPACES TO THEIR ADJACENT PROGRAMMATIC ELEMENT

LINCOLN HEIGHTS SCHOOL OF VISUAL ARTS


ACCORDING TO THE SITE ANALYSIS THAT WAS DONE, THE SITE IS LOCATED IN A GANG INFESTED NEIGHBORHOOD, WHERE SHOOTING OFTEN OCCUR. THE COMMUNITY CENTERS AROUND THE SITE HAVE BEEN LEFT ABANDONED. THIS CHARTER HIGH SCHOOL BECOMES THE MAIN ATTRACTION IN THE NEIGHBORHOOD. GIVING LIFE BACK TO THE ONCE DESERTED COMMUNITY CENTERS DESPITE HAVING THE ABILITY TO REVIVE SURROUNDING AREA. ALTHOUGH THIS IS A SUBSTANDARD SITE IT IS GOING TO BEGIN TO INTEGRATE MORE STRONGLY WITH THE ATHLETIC FACILITIES AROUND IT. THE IDEA IS TO CREATE AN OPTIMISTIC, SECURE, NON-STRESSING AND A FUN ENVIRONMENT SO THAT THE STUDENTS SHOULD NOT HAVE THE URGE TO GO TO THEIR HOUSES. THE SCHOOL IS GOING TO BE A TRANSITION SPACE FOR STUDENTS TO TRAVEL TO AND FROM THE COMMUNITY CENTER, LOCATED TO THE SOUTH. ADULT EDUCATION CENTER AND VISUAL ART EXHIBITION IS GOING TO BE A HUB AND A CONNECTOR TO THE COMMUNITY. IT ACTS AS A THRESHOLD SEPARATING THE HARSH URBAN ENVIRONMENT TO ONE WITH MORE SERENITY. MINOR SHIFTS FROM THE ORIGINAL COURTYARD SCHEME BREAKS FROM THE UNIFORMITY TO CATER TO THE NEEDS OF STUDENTS BUT CREATE MOMENTS WHERE WITHOUT THE SCHOOL WOULD NOT BE POSSIBLE.

DP4 PROJECT 4 DETAILED DEVELOPMENT PHASE






LINCOLN HEIGHTS SCHOOL OF VISUAL ARTS AFTER CAREFUL SITE ANALYSIS, BY OFFERING A PLACE THAT IS OPEN AND CONNECTED, THE WHOLE COMMUNITY WILL TAKE PRIDE IN IT AND THE SCHOOL WILL BECOME A SYMBOL AND A LANDMARK OF THE NEIGHBORHOOD. THIS ART SCHOOL WILL BE A GREAT ADDITION; IT WILL BE THE MOST VISIBLE ATTRACTION IN THE NEIGHBORHOOD AS PEOPLE WHO DRIVE BY TAKE A LOOK AT THE MOST VISIBLE LANDMARK IN THAT AREA, THUS CONTRIBUTING IN AMELIORATING THE SITUATION TO THE UNDERUTILIZED RECREATION CENTER. THE SURROUNDING AREA WILL BECOME PROGRESSIVE AND THE ONCE PRIVATE SITE WILL BE MORE APPEALING, THEREFORE LINKING IT TO THE ATHLETIC FACILITIES IN THE NEIGHBORHOOD. THE AIM IS TO CREATE AN OPTIMISTIC, SAFE, RELAXING AND FUN ENVIRONMENT FOR THE STUDENTS, AS THEY WOULD BE ABLE TO FIND IT PLEASANT AND ENJOY STAYING AFTER SCHOOL, INSTEAD OF RUSHING BACK HOME. THE VISUAL CONNECTION IS REPRESENTATIVE OF THE CLASSROOMS/ENRICHMENT SPACES THAT SWEEP AROUND THE AVENUE 18 AND NORTH SPRING STREET. THE PRIVATE ELEVATED FLOATING SPACE WILL BE VISIBLE FROM DOWNTOWN LOS ANGELES, IT CREATES A PLAZA ON SPRING ST AND IT IS A PLACE THAT PEOPLE CAN SEE WHAT IS GOING ON AND MONITORS THE NEIGHBORHOOD; IT WILL BRINGS LIGHT TO DIFFERENT AREAS SO THAT STUDENTS DO NOT FEEL LESS SAFE AND ENABLES THEM TO HAVE MORE FOCUS AND BE MORE PRODUCTIVE. THE SCHOOL IS GOING TO BE A PASSAGE FOR STUDENTS AND PEDESTRIANS TO LIVE AND EXPERIENCE THE SPACE AND ART AS THEY PASS THROUGH. THE ADULT EDUCATION CENTER AND A VISUAL ART EXHIBITION WILL BECOME A HUB AND A CONNECTOR TO THE COMMUNITY. THIS WILL CONSEQUENTLY ACT AS A THRESHOLD TO ELIMINATE THE HARSH URBAN ENVIRONMENT, AND BRING ONE WITH MORE SERENITY.
