T

he Coastal Delaware real estate market has continued to rebound at a steady pace since 2011, reflecting the growing economy and strong stock market. We are seeing an increased number of full-time residents, in a wide range of demographics, as well as second home buyers from across the Mid-Atlantic and country. As our towns are situated within a three-hour drive of many populous cities, including Baltimore, Philadelphia, and Washington D.C., and New York City, our vacation home buyers are predominately from these regional locations. Other important observations:

Sales Market - Strong and Stable

The average selling price in Coastal Sussex YTD 2017 is up 9% compared to YTD 2016 ($487,815 vs. $447,009) while days on market in is down about 16% compared to 2016 (122 vs 142) – homes are selling faster at higher price points. This growth has been slow and steady; although we have finally outpaced the peak volume of home sales set in 2005, the average sales price is 13% below the 2005 January through June average (not taking inflation into account, which would make the gap even greater)1. We think the current pace of sales is sustainable. Single family homes in Coastal Sussex are still selling, on average, for about 93% of their listing price. This list-to-sell ratio signals a willingness on both sides to negotiate, another sign of a balanced market as opposed to strictly a buyer’s or seller’s market.

What about the Luxury Market?

The luxury market, defined as homes over $1 million, are selling briskly (146 sold YTD 2017 vs 90 sold YTD 2016) and the pace of those home sales continues to be on track with the performance of the stock market. More than half of the home sales over $1 million are being bought with cash or a derivative of cash, such as a portfolio loan.

Are there any Bargains to be Found?

Approximately 20% of the single-family home inventory in Coastal Sussex County has been on the market for over 365 days. Condition and price are the main causes of this aged inventory; however, some of these properties may represent potential deals for buyers willing to go through a remodel or rebuild.
