Frozen pipes start to wreak havoc when temps hover around or below single digits for an extended period of time. Drats also expedite freezing conditions as well.

Although it can be diicult to prevent frozen pipes from all areas of the home (especially those with limited or no access), there are some precautions you can take. Never shut of the thermostat, even if the home will be unoccupied for an extended period of time. Make sure all garden hoses are disconnected from outside faucets. If you have plumbing above or adjacent to a garage, avoid keeping the door opened for extended periods of time.

If you have water lines running through a cabinet to a faucet on an outside wall, you may want to leave the doors open to allow warmer air to circulate. Inspect for draty areas of home (typically in basement) and provide adequate insulation. Homes that have plumbing on outside walls or plumbing that overhangs beyond foundation are especially susceptible to freezing. It may be necessary to allow a trickle of water to run out of these ixtures to prevent water from freezing. If you leave any water running, be sure that the drain to that ixture is lowing properly so it doesn’t overlow if let unattended. If pipes in your home do become frozen, it is not a good idea to leave unattended. When water freezes, it is not uncommon for the pipes to split open if the frozen water has nowhere to go. Once thawed, the split in the pipe can leak water under pressure and cause extensive damage in a short amount of time. If the above items don’t prevent or solve your frozen pipe dilemma, it is best to call a professional plumber who can thaw the lines and who is prepared to repair any leaks that arise.
