INTRODUCTION TO GENTRIFICATION GENTRIFICATION STUDIES FIRST STEP

STEP TWO

An attractive element in a site, absorbing new incomes and attracting a new type of population.

STEP THREE

After a certain development,a community will start to form itself and old residents not corresponding to those standards will leave beause of prospections or differences,a new type ofpopulation having the same caracteristics will be the gentrifiers of the neighborhood.

Gentrification working period

When a neighborhood reaches its development peack, prospection and land value will increase and reach a point where even memebers of the same copmmunity will have to move, and then the process will start back.

SOCIAL SUSTAINABILITY STUDIES Positive effects of Gentrification.

+

Negative effects of Gentrification

-

1-PRIVATE FONDS

2-DENSITY INCREASES

Economic strength to renovate the district

Urban structuration and structures are more used

1-Eviction of low-income classes and disparition of initial original community.

2-Increasement of Rent Prices.

3-MIXITY OF DISTRICTS

4-YOUNGER POPULATION

Development is a global benefit for all classes

The reuse of the district creates a vibrant life within the neighborhood;attractif for youngers.

5-EDUCATION LEVEL INCREASED More the population increases more education becomes an important part of the society.

RULES FOR GENTRIFICATION ACTIVITY RULES - FIRST STEP: EVALUATION OF CELLS QUALITIES

3 QUALITIES SOUND : Silent to noisy

SUN : Sunny to shaded

PROXIMITY : Well served to Less served

Gentrification as a growing process depends on the status of each zone toward its area : giving optimal opportunitiesl or not for gentrification to happend Each "empty" cell is impacted from the cell surroundings throughout different radius according to there nature and attraction power
