• Be clear about your budget. Purchasing property can be expensive and you should allow 12-13% on top of your purchase price. This will cover the property transfer tax, notary fees, local taxes and charges and your legal fees. Please note that if you require a mortgage the Bank will also charge you arrangement fees.

If you are considering selling your property, then choosing the right estate agency to act for you is key to achieving a successful sale. So why choose Select Villas? • If you are wanting a mortgage for the property then we advise you to start speaking with the Banks as soon as possible. There will be forms to complete and they will require personal financial information and proof of income from you. It will make your property buying trip much more pleasurable and less risky if you already have a mortgage approval in place. We can introduce you to some local banks, even before your trip, who will be able to advise you on the process and who will have multi-lingual staff.

• We are open all day Monday – Friday and Saturday morning – no siestas for us!

Not all agents are the same!

• On finding your perfect property, we will guide and assist you in placing an offer. • Once a purchase price has been agreed you will be asked to formally reserve your chosen property by paying a 3000 or 5000 euros reservation deposit. This secures the property to you at the agreed price and the vendor is then obliged to remove the property from the market. • Your lawyer will then start the legal searches, allow 3 to 4 weeks for this process. It is at this stage that we recommend giving your lawyer power of attorney to act on your behalf with regards to the purchase, this can be invaluable if anything unforeseen happens and you have difficulties returning to Spain for notary. Your lawyer will also help you apply for your NIE number which is your fiscal registration number and is required to purchase property in Spain. • Once your lawyer is happy that the legal searches are clear you will sign the private purchase contract, make the reservation deposit up to 10% of the purchase price and agree a date for notary. • At notary you will pay the outstanding balance and collect the keys. You are now the proud owner of your very own place in the sun. Our service doesn´t end there! As our office is located in the centre of Moraira, our main focus of activity is Moraira and its immediate neighbouring areas: Benitachell & Benissa – the ´Golden Triangle´; then radiating out towards Calpe and Javea and the inland valley areas of La Marina Alta. La Marina Alta falls within the province of Alicante and the region of Communidad de Valenciana and can be easily reached from both Alicante and Valencia Airports, between 60-90 minutes’ drive. The whole area benefits from milder winters and more temperate summers compared to other coastal areas and is a particularly green area of the coast. The area is a mix of larger towns like Denia, Calpe and Javea which offer a good selection of hotels and attract a large number of holiday makers and smaller towns like Benissa and Moraira to the village of Benitachell. Moraira is often referred to as the ´San Tropez´ of the Costas and has grown from a tiny fishing village into the most appealing and unspoilt town on the Costa Blanca. The demand for property here remains strong and consistent. The quaint and typically Spanish original village lies between the marina and fishing harbour and is partly pedestrianised around the old church which is surrounded by pavement cafes, bars, shops and restaurants. We have been looking to buy a home in Spain for quite a number of years but had been delaying the decision, due, in part, to the number of negative reports that we had been hearing about in the media. However, despite our fears, we decided to take the plunge this year. We were still quite worried about, what to us, was an extremely daunting prospect. This was mainly because we were entering the unknown. We had no idea really about things such as what paperwork we may need, DEALING with an entirely different legal system, as well of course, finding the perfect property! We needn’t have worried and we are amazed at how smoothly everything went, right from inception through to conclusion. We went to Select VILLAS of Moraira at the beginning of December 2012 and were shown by Sally a selection of properties which met our requirements. We put in an offer on one of these the very next day and we completed our purchase and were given our keys on January 29th 2013! It was not scary at all. Everything was taken care of, from getting our NIE numbers to opening a bank account. The solicitor, Elizabeth, who was recommended to us by Select VILLAS, was excellent.
