here is a sea change occurring in Manhattan’s South Street Seaport. The neighbourhood near the southern tip of the island is in the early stages of vast redevelopment, leading to both investment interest and local contention.

The combination of historical charm and convenience makes the area between Fulton Street and the East River, adjacent to New York’s financial district, a natural destination for buyers and developers. It helps that it is also the closest thing to realestate virgin territory that remains in Manhattan. “The big story [is] what’s going to happen to the Seaport? Where is it going to be in five years?” says Adelaide Polsinelli, managing director of Eastern Consolidated, a brokerage that is marketing two buildings in the area. The South Street Seaport once thrived as part of the nation’s leading port. It was known in the mid19th century for its brothels and saloons, but its somewhat seedy vitality steadily died off as shipping was slowly eclipsed by ground transportation. As the historic home to the openair Fulton Fish Market, which opened on the banks of the East River in 1822, it retained its decidedly fishy smell until 2005, when the market moved to a covered facility in the Bronx. And more recently, stuffed with restaurants, souvenir shops and bars turning profits on tourists, it was just the type of place that resident New Yorkers tried their best to avoid. In October 2012, Hurricane Sandy devastated the area. It also left a clean slate for a rebranded Seaport.
