To that end, our intentionality around delivering on our commitments to our clients, communities and employees fulfilled a standard we set long ago. We knew that the uncertainty of 2021 was temporary, so our purpose stayed rooted in current commitments and future growth. This strategy is core to our CSR approach, which remains focused on three specific areas: environmental, economic and social. It is through that lens that our business can truly create and maintain better outcomes for all. In 2021, one such outcome was the launch of Saunders Norwood Construction. A partnership between Saunders Construction and Norwood Development, Saunders Norwood was a direct result of economic demand and regional need for construction services in southern Colorado. As a Colorado company, we are committed to the best for our communities — and that starts by being a part of them.

s 2020 came to a close, the anticipation to turn the calendar and start a new year was palpable here at Saunders, as it was almost everywhere else. Society in general held hope for a fresh start, away from the challenges of the prior year. However, it soon became apparent that 2021 would also play out in an unpredictable business environment. Despite the ongoing challenges, Saunders employees persevered, ensuring business continuity and sustainability in a way that truly reflected our Core Values. The results of that perseverance reaffirmed our commitment to our Corporate Social Responsibility (CSR) program. We were able to achieve some impressive business outcomes by being both adaptable and resolute. We wore new and different hats, and we pitched in in different ways to solve a variety of challenges.

The team completed numerous constructability reviews and value engineering options, and nine detailed estimates before beginning construction. To accomplish the spline design elements on the front façade, the project team stretched their muscles to find trade partners willing to take on the unique architectural styles. They studied oneof-a-kind architectural elements, requiring all parties to balance financial viability and the design vision. To deliver the vision, Saunders, designers, trade partners, and manufacturers collaborated to expand design parameters that maximized the manufacturing and product specifications.

One River North, one of Saunders’ most iconic projects to date, is likely to become one of Denver’s most iconic landmarks. The building’s marquee design elements, including the large canyon cutout in the façade, help realize MAD Architects Principal Ma Yansong’s vision of merging the built environment with the natural world. It’s unique design incorporates splines (non-repetitive organic lines that change radius across the front of the building) and draws influence from Colorado’s landforms. This all came to life through a meticulous preconstruction effort led by some of Saunders’ most experienced preconstruction professionals.

During the preconstruction phase, the pricing feedback was compressed to provide real-time feedback for the nuanced challenges instead of waiting for each major milestone estimate.

Starting with a napkin sketch, the preconstruction team kicked off the two-year preconstruction phase of the project. They held countless meetings with the stakeholder leadership and design teams, presenting thousands of micro estimates testing the building’s architectural elements that push the boundaries of standard building practices. The top priority was the open-air amenity environments, including rippling water elements and a landscaped, trail-like canyon cutout that traverses across four floors. “This is a puzzle that no one has ever seen before and is a fun challenge,” said Jesse Steinert, director of preconstruction at Saunders.

Additionally, over $1 million in physical mock-ups of the building’s interior and exterior elements were built off site to prove to everyone — including the project team — that replicating the intent of the design was possible. After a perseverant preconstruction effort, the 16-story building broke ground in July 2021 — soon bringing a new landmark to the Mile High City.

Applying technology only works if employees can realize the results in a fashion that enables benefits to their daily work. This approach allowed us to ensure our investment was deliberate, comprehensive and adoptable for our people.

In the past year, Saunders implemented several major technology improvements, including a fully integrated estimating solution and improved financial and construction project management software. In addition to empowering our greatest asset — our people — these initiatives also allow us to harness our data to analyze, predict and plan using key performance indicators, which results in safe, consistent, high-quality outcomes.

TECHNOLOGY INVESTMENTS PROMOTE CONTINUOUS IMPROVEMENT

As a key tenet of organizational excellence, Saunders continues to adapt and integrate to an evolving construction industry and the role technology plays in it. Over the past two years, Saunders has focused considerable effort and energy around identifying, consolidating and/ or improving the software and applications we use daily to do our work — both in the field and support services. The goal is to capitalize on technology to improve efficiency, increase productivity and reduce Withrisk. the industry growing at rapid pace and becoming more complex, Saunders’ renewed its investment in technology initiatives in 2021. However, with so many off-the-shelf offerings on the market, we needed to ensure that whatever technology we brought in was an accompaniment to the fundamentals of Saunders’ operations — not a replacement.

The investment in technology is an investment in our future as we continue to build what matters.

In November 2021, Saunders Commercial Development Company (SCDC) completed its sale of Ten West Apartments in Greeley, Colo. SCDC’s market research and planning, along with early construction completion and high market demand enabled the successful sale of the commercial property. Ten West Apartments offers a new level of living to the City of Greeley with 264 high-quality, for-rent units, and was completed through Xcel’s Energy Design Assistance program for energy-efficient design.

In July 2021, Saunders Construction and Norwood Development Group formed a construction company focused solely on building within the Pikes Peak region, which includes the Colorado counties of El Paso, Teller, Fremont, and Pueblo. The construction company — Saunders Norwood Construction — strategically aligns both partners by combining Saunders' high-quality, innovative construction expertise with Norwood's high-caliber, communityforward development philosophy.

The company is poised for success in its second year with the start of a downtown multi-family development, a patient wing build-out at UCHealth Memorial North Hospital, a large tenant improvement for a secure federal agency, and continued preconstruction on the historic renovation of the City Auditorium.

The Pikes Peak region is poised for continued growth, providing significant opportunities for smart, sustainable, and communitycentered projects. Saunders Norwood is uniquely positioned to offer the best of two worlds: critical access to expertise for sustained growth with an understanding of the region’s unique needs.

LAUNCHING A CONSTRUCTION COMPANY IN THE PIKES PEAK REGION

In the first year of business, Saunders Norwood was awarded several projects and successfully started construction of an adaptive reuse for Safe Passage, an office interior build-out for a Fortune 100 company, two in-hospital renovation projects for UCHealth, a new fitness center within the Plaza of the Rockies tower, and the expansion of the City of Colorado Springs Metro Transit Bus Maintenance Facility.

Pollutants such as oil, fuel, and sediment are prevalent in construction operations and can negatively impact the local environment. Saunders implements stormwater management practices on all of our projects to reduce impact and is proud to report no violations.

Approximately 67 percent of waste was diverted from landfills in 2021. Saunders continues to divert waste from landfills by functionally and creatively re-purposing materials, and/or simply recycling, when applicable at all project sites. Projects inventory all materials and communicate diversion expectations within subcontracts and vendor agreements, as well as daily communications to all construction professionals.

Located just north of the project, a central utility plant (CUP) equipped with a large-scale chiller will feed the building’s 37 water-source heat pumps (WSHPs) via a chilled water loop. The WSHPs will heat the air brought in by Dedicated Outdoor Air Systems (DOAS) units.

As an emergency communication and management facility, it is imperative the building has an uninterrupted power supply. The solar panels allow a five-minute window of power before the generator turns on to maintain the functionality of the facility.

With sustainability at the forefront of modern construction, a netzero emissions building was an obvious choice for the University of Colorado (CU) system when designing its new Campus Safety and Preparedness Facility for the CU Anschutz campus.

Located in Aurora, Colo., this 26,100-square-foot facility will be powered by 473 solar panels totaling 236.5 kilowatts. The solar panels will produce approximately 354,750 kilowatts of electricity annually, reducing 251 metric tons of CO2 emissions (clean energy equivalent based on EPA’s energy calculator).

The project is set to receive LEED Gold certification and will be the first CU Anschutz Campus project completed under a designbuild contract. The design-build approach allowed for greater building customization and program needs.

The building will be the first net-zero building on any CU campus and will serve the higher education medical campus as the headquarters for Police Operations, Electronic Security, Emergency Communication and Emergency Management.

The City Park Golf Course Redesign project contributed to the significant water consumption increase in 2019. The project required extensive watering to re-establish the grass turf on the 135-acre course.

Saunders tracks water usage on the projects for which we pay the water bill, in addition to our offices and warehouse. Our refined approach expands the scope of what is reported and provides a higher level of clarity on water consumption. 2020201920211,848,000 gallons

Additionally, GHG offsets took place in Scope 3 (Out of Bounds Emissions) due to a large amount of construction waste recycling. Reported data sets have leveled out as business has returned to normal operations.

Everyframing.effort was made to retain historical accuracy and significance to the original construction by using similar materials and design of the original Carriage House. With little photography and historical information available to the design team during the planning and design phase, it was intentional to honor the known historical features and characteristics of the Stanley Campus.

The removal of the roof structure required careful coordination with structural engineers, subcontractors, the architect and owner. The historic wood roof truss system was removed in sections and placed adjacent to the building.

Once the roof was securely removed, the project team began demolition of the building structure, and a 14-foot foundation was dug under the original building footprint. The exterior structural walls were rebuilt and strengthened to meet current structural code requirements. New truss material was placed alongside historic members for added structural support in limited locations, and missing truss material was replaced, using similar shape, color, and size of 110-year-old rough-sawn wood

Saunders Heath has been the preferred construction manager/general contractor (CM/GC) for renovation and new construction projects at the historic Stanley Hotel in Estes Park, Colo., since 2015. These projects have included the Aspire Residences, the Stanley Pavilion, bathroom upgrades and re-roofing the main Stanley Hotel, as well as providing HVAC for the first time, and most recently rehabilitating The Carriage OriginallyHouse. built in 1909, The Carriage House is the last of the original four structures on the Stanley Hotel campus to be renovated. The building sat vacant for over a quarter century and had significant deterioration and structural degradation. The exterior walls of the building were not able to be retained in the renovation, however, the original roof structure was able to be salvaged and reused.

A CALL TO ACTION

In 2019, Saunders’ executive team and several company leaders studied how we should focus our energy to achieve better integration of DEI across the organization. After a significant amount of research, a DEI Committee was carefully formed as the first step. The committee was established in 2021 and intentionally represents a diverse group of employees in departments, positions and personal backgrounds.

Saunders’ Core Values of Care, Collaboration, Commitment and Community go well beyond the services we offer — they are firmly fixed in our culture, influencing how we interact with our clients, employees and communities. Creating inclusive environments is truly an extension of those, making Diversity, Equity and Inclusion (DEI) a natural evolution for the company.

In September 2021, the committee made a grassroots effort to create a DEI survey and conducted six focus group meetings, off and on project sites, to better understand what employees wanted from this important initiative. The committee developed a mission statement from those results and planned the next steps in Saunders’ DEI journey.

According to the Bureau of Labor Statistics, Colorado currently has nearly 180,000 construction workers, but will need around 220,000 by 2027 to meet future demands. Attracting 8,000 new construction workers each year for the next five years will be an important industry effort, and Saunders is playing its role by finding creative ways to stay connected with our youth.

CONSTRUCTION

With the current labor shortage, and a look ahead at our future needs, partnering with local high schools is an obvious solution, said Saunders Human Resources Director Jody Cole. “It’s gratifying to see the confidence built in these young men and women as they learn and make valuable contributions on our projects.”

“Every day of this internship has been a learning opportunity. Whether it’s someone talking me through how rebar is tied or how a drone program works, learning about different aspects of construction has improved my listening and comprehension skills.”

Saunders high school interns are given the flexibility to work onsite when their school schedule allows. Each intern is assigned a full-time staff mentor who shows them the ins and outs of their PE duties.

“We typically recruit from trade schools or universities that offer construction education,” said Saunders General Superintendent Tony Street. “However, these young professionals have already decided they are interested in construction. We need to reach out to spread the word that construction is a great career alternative — whether you have a high school degree or college degree.”

Our field teams have hosted these interns on projects with great success, prompting the program to grow in the future. Saunders has begun to search for more partnerships with the remaining Denver metro school districts, and have outlined the high school internship program with more structure for an even better learning experience.

In 2021, Saunders refreshed its high school internship program and partnered with Cherry Creek School District (CCSD) to host four of their students as high school project engineer (PE) interns over the summer and fall months.
