4 COMMON HOME SELLING MYTHS

Selling your home is a tough process to go through, especially if you've never done it before. It also doesn't help that there's plenty of misinformation and old wives' tales out there to throw you off track. With that in mind, we've decided to set the record straight once and for all. Below are four of the most common home selling myths. Read on to learn why they're incorrect and what you can expect instead. #1 "Online home valuations are always accurate" Online home valuations have gained popularity in recent years and it's easy to see why. With just a little bit of information, you can receive a quick, and often generous, estimate of your home's value. However, while these tools can be a good starting point for someone who's thinking about putting their home on the market, they're rarely ever accurate. The reality is, pricing a home is a much more complicated process than can be programmed into an algorithm. There are factors such as a home's condition, renovations, and amenities that will have a substantial effect on its list price. Unfortunately, online valuations are unable to take these details into account, which leaves them working off of incomplete information.

4 COMMON HOME SELLING MYTHSÂ The better move is to have your home priced by a licensed real estate agent. He or she will be able to tour the property to get a full picture of its unique assets, as well as any potential downsides. Afterward, he or she will evaluate how your home compares to recently sold properties in your area in order to give you a sense of its real current market value. #2 "Overpricing your home leads to better offers" Sometimes sellers enter the market under the impression that a high list price leads to high offers. They believe that over-inflating the price leaves more room for negotiation when the right buyer comes along. Ultimately, the opposite is true. Overpricing a home typically leads to it sitting on the market, which too often ends in the sellers accepting a lower offer than they might have if the property had been priced right from the beginning.

It all has to do with the public perception of how your home compares to other properties on the market. These days, when buyers look for homes, they shop within a specific price range. When you list, your home is in competition with all the other properties in that same price range. If you list your home too high, you'll likely be competing against properties that have more to offer, leaving your home to continually get passed over for better options. However, if you list your home for what it's truly worth, potential buyers will be more likely to see its value. In this case, you'll be competing against homes that are similar to your own and your home will be more likely to come out on top. The more interest you can generate in your home, the more likely you are to receive a decent offer. #3 "The real estate agent with the lowest commission rate is the best option" The prospect of paying 5%-6% in fees on a home that's worth hundreds of thousands of dollars is not a pleasant one. It can be tempting to try and save a little by selecting the agent that has the lowest commission fees or by going without an agent entirely. However, while this move will save you a few pennies, it comes with a price of its own. page 3

4 COMMON HOME SELLING MYTHS Often, discounted services such as flat-fee agencies, look to make up for those discounts by offering less. Many of the services that a traditional real estate agent would simply take care of for you, may not be available to you or may only be offered for an a la carte fee. This can include anything from taking professional photos of your listing, to giving it proper marketing exposure, or even doing the behind-the-scenes paperwork necessary for going to closing. Ultimately, it's up to you to decide who to hire, but if you're considering going this route, be sure to do your research first. Interview a few traditional and discount agents to get a sense of what you'll be getting for your money. Then, weigh your options. #4 "It's a good idea to totally renovate your kitchens and bathrooms before selling" You've probably heard that beautiful kitchens and bathrooms sell homes. While that sentiment is true, it's not a cue to sink lots of money into an extensive renovation right before putting your home on the market. Honestly, improvements like these can be tricky. On the one hand, you run the risk of spending too much and not being able to recoup your investment. On the other, there's also a risk of over-personalizing the space and turning some potential buyers off with your design choices. In this case, it's better to take a cautious approach. Rather than going full steam ahead with a total remodel, it's better to simply update the space with lower-cost improvements. (Think replacing an older bathroom vanity or refacing kitchen cabinets). At the same time, you want to make sure to keep your improvements as neutral as possible. The goal is to have your design appeal to the greatest possible number of buyers rather than to bring your design vision to life.

GLUTEN FREE CHICKEN AND DUMPLINGS Soup:

Dumplings:

2 large chicken breasts 1 cup chopped carrots 1/2 cup diced celery 1 onion diced Salt & pepper 7 cups chicken broth

3/4 cup brown rice flour 1/2 cup tapioca flour 1/2 teaspoon baking soda 1 teaspoon sugar 1 teaspoon salt 1/2 teaspoon pepper 3 tablespoons shortening 1/2 cup almond milk

Directions: Cover the bottom of a large crock pot with the vegetables. Place the chicken on top of the vegetables and season with salt and pepper. Pour the chicken broth over the chicken. Cook on low for 6 hours.

After 6 hours, remove the chicken and turn the crock pot onto high.

Tip! Be sure to not stir the soup after dropping the dumplings in. Stirring will cause the dumplings to fall apart.
