INVENTORY HOMES If you have purchased an inventory home, the standard floor plan has been pre-determined and the choices for the optional extras for your home may be limited. As per your agreement, not all options featured in this package may be available for your home. These restrictions may be related to plumbing and electrical rough-ins and may involve other aspects of the Design Appointment Process. FOLLOWING THESE HELPFUL GUIDELINES WILL PREPARE YOU FOR THE APPOINTMENT PROCESS: • Parties on Title – Paradise Developments requires that all Individuals on the original Agreement of Purchase and Sale be present during the appointment process. There may be cases where legal documents require acknowledgment from all parties on title. • Kitchen Appliances – Paradise Developments suggests that you have a general idea of the types of appliances and sizes you will be purchasing. (Ex. Gas Stove, Cook Top, Built-In Oven, etc.) • Bring your Cheque Book – A cheque may be required to cover the cost of your upgrades or act as a deposit for your upgrades selected. • Concepts – Paradise Developments urges you to bring your design ideas by way of colour swatches and images. Your personal design preferences are what helps make your appointment successful. • You will have a Phase 1 and Phase 2 appointment where you can select your electrical and finish upgrades.

stair selection OFTEN CENTRALIZED IN PLAN, THE STAIRCASE ACTS AS THE MAIN FOCAL POINT OF A HOME. ALTHOUGH FUNCTIONALLY USED AS A MEANS OF VERTICAL TRANSPORTATION BETWEEN FLOORS, THE STAIRCASE CAN UNDERTAKE CHARACTERISTICS OF ART AND SCULPTURE. • All Paradise Developments homes include staircases which are finished in Oak as a standard feature. Stained and finished on-site, the staircase helps to set the tone in your home. • Staircases are commonly a high traffic area and can become worn quickly. In a busy household, an all wood staircase is easier to keep clean and will continue to look beautiful longer. • Paradise Developments installs solid oak treads, pickets and handrails, with oak veneer stringers and risers in all homes. • Generally a harder wood species, an oak wood finish will help maintain the original stair appearance for longer periods of time.

cabinet selection PARADISE DEVELOPMENTS IS PROUD TO OFFER A SIGNIFICANT AMOUNT OF CABINET OPTIONS ACROSS ALL UPGRADE LEVELS. THESE VARIOUS CABINET OPTIONS WILL ALLOW YOU TO FINISH YOUR KITCHEN OR BATHROOMS IN EITHER CONTEMPORARY OR TRADITIONAL DESIGNS. Dependent on the finish and style selected, Paradise Developments’ cabinets come in the materials listed below: • Oak • Maple • Melamine • PVC (Polyvinyl Chloride) • Thermofoil Our Design Consultants can guide you on the benefits of each style, and which would be suitable to your home and lifestyle requirements. Similar to most natural wood products, each species of wood has its own unique characteristics and grain pattern. Maple is a closed-grained wood and will take a stain in a more uniform pattern than oak. Oak is characterized as an open-grain wood, with alternating areas of relatively porous and dense wood, along with harder areas. Oak will absorb stain readily in an open-grained area, but the stain is absorbed less in the harder and more dense areas, and although the finish may not be consistent, its variations are the beauty of a natural wood product. The Paradise Design Consultants are well educated in all cabinet finishes and can help to direct you to make the suitable cabinet selections for your lifestyle.

countertop selection WHAT ARE THE BENEFITS OF PURCHASING AN UPGRADED COUNTERTOP WITH PARADISE DEVELOPMENTS? • All measurements and installations are conveniently completed prior to the completion of your home. • Any faucet and sink fixtures that are required to be installed within the countertop are completed prior to taking occupancy of the home. • Aspects of the countertop and the countertop installation are covered by Tarion – New Home Warranty.

WHAT ARE SOME ISSUES THAT MAY COME FROM INSTALLING UPGRADED COUNTERTOPS AFTER YOU OBTAIN POSSESSION OF THE HOME? • Several visits will be required by both a countertop manufacturer and a plumber to have a new upgraded countertop installed. • A countertop installed after you obtain possession will not be covered by the warranties put in place by Tarion – New Home Warranty. • It is not uncommon to experience accidental damages to items around the newly installed upgraded countertop, these accidental damages will not be covered by the warranties put in place by Tarion – New Home Warranty.

countertop options GRANITE • Granite is a natural product that offers characteristics of veining and coursing of colours not possible with a man-made product. Each piece is unique and the actual slabs will vary from samples on display. • All offered granites are available with a selection of edge profiles. • Undermount sinks can be used. • Although hot plates are suggested, granite is a durable surface and will not burn when hot pots or pans are set on it. • All granite is installed with a manufacturer sealant but it is suggested the resealing is applied every 6 months. • Unlike marble, granite is reasonably hard and naturally porous to a certain degree. • Although granite is relatively unaffected by most food, caution should be taken not to leave food on the counter, or use harsh chemicals, as this could deteriorate the sealant, and damage the granite. • Using a cutting board is always recommended

QUARTZ • Quartz is extremely hard, with unusual strength, depth, clarity and radiance. • Unusual clarity and consistency in colour catches and reflects light, capturing the radiance of quartz crystal. • Characterized by superior strength and durability making it extremely resistant to scratches, chips, cracking or dulling, similar to granite. • Quartz is dense, nonporous and stain-resistant, easy to maintain with no sealing required. • Surfaces can be machined with discrete visible seams. • A versatile colour palette further enhances design flexibility. • All offered quartz are available with a selection of edge profiles.

MARBLE • As a natural product, marble is soft and more porous than granite or quartz and susceptible to oil and acidic stains, and is easily scratched. • Often contains fissures (a form of crack which is filled with resin) and extrusions (small visual crack that is not a defect in the marble slab). • Often contains variances in shades, veining and pattern and will lose its shine over time with wear and tear, and requires frequent applications of sealant. • Marble joints are visible to the touch and sight, and are at the sole discretion of the manufacturer • Marble is not generally recommended for use in the kitchen.

CORIAN • Corian is a man-made product that is easy to work with and maintain. • All corian is manufactured in a factory allowing the colour and patterns to stay consistent. There is little to no variation between samples and the actual product. • Corian products allow for installations to be seamless. • Corian is suggested to be installed in only bathrooms and ensuites as it can be damaged when subject to high temperatures. • All offered corian samples are available with a selection of edge profiles. carpet flooring CARPETING Underpadding is a critical flooring component. It is the foundation for your carpet, and the right padding will enhance both comfort and durability by: • Absorbing the constant pressure of foot traffic. • Keeping the carpet from compressing and looking worn. • Adding insulation by helping to retain warm air in the cold weather and stay cooler in the heat. • Reducing noise by helping to absorb.

• There is most likely no warranty on the installation of the floor you buy. • All other warranties are dependent upon the manufacturer and/or supplier.

• Most stained colours are usually special order, and are more expensive than most advertised prices.

• Don’t forget to factor into your calculations: special transition moldings (i.e., thresholds, finishing trim (installed and painted), t-moldings, reducer strips, stair nosing, door stops, etc.) These are expensive, necessary pieces you’ll need to finish the job professionally.

• If you upgrade to a stained hardwood flooring with paradise, upgrade your staircase to match closest to the flooring colour as an option. An exact colour match is not guaranteed as the characteristics of any natural wood product will differ with each species

• If you choose a stained hardwood, it is very difficult to stain your stairs to match after the fact. • Your stairs are finished with urethane and will need to be stripped before being stained.


compare flooring LAMINATE Laminate flooring is a man-made product which combines “natural-looking” designs with a tough, durable finish, and can be used in almost any area of the home. Laminate will also offer realistic designs and can replicate the characteristics of the popular hand-scraped hardwood floors. Most laminate floors are not glued and are “floating”, which means the floor will rest on top of the subfloor, with tongue-andgroove design to lock the planks together. A floating design allows for expansion and contraction of the product with the moisture content in the air of the home as the seasons change. No glue, staples or nails required.

appliances APPLIANCE UPGRADING If you plan on upgrading your appliances or have appliances which you are bringing with you to your new home, it is very important that you provide your Design consultant with your kitchen appliance information at the time of your Design Appointment. Providing this information will allow your consultant to account for any requirements or specifications during your appointment.*

REFRIGERATOR • There are many types of refrigerators available on the market and depending on the type you choose, you may require a plan change to accommodate what you want to install. • Fridge styles and dimensions will vary, and can change the configuration of your kitchen cabinets. You will need to provide Paradise Developments with your approximate refrigerator size to ensure that the fridge will fit the typical fridge opening in the house you have chosen. • If you plan on purchasing a built-in fridge, Paradise Developments will require your refrigerator specifications, as well you will need to purchase provisions for a built-in refrigerator.

STOVE / RANGE / COOK-TOP As there are various types of stoves, you will need to know prior to your Design Appointment if you want to install a cook-top, slide-in stove range or a standard stove, as well as the dimension, and if you require a gas rough-in to be installed. EXHAUST FANS • Each home comes equipped with the builder’s “standard” exhaust fan as it is required by the Building Code. • Should you require an “upgrade” exhaust fan, this can be purchased at the time of your Design Appointment, or you will have to install it after closing. However, please keep in mind, that if you require an “upgrade” exhaust fan, the “standard” cabinets above the stove may have to be deleted, depending on the design of the upgraded exhaust fan. • Cannot guarantee the vent will be centered between the upper cabinet if you plan to remove the upper cabinet at stove space to install your own wall-mounted hood fan.

WHAT IF I CHANGE MY MIND LATER, AND WANT TO MAKE CHANGES?

DO I HAVE TO ATTEND A DESIGN SEMINAR?

All colour selections, extras and plan changes are final once a purchaser has completed and signed for their colour selections. Any questions pertaining to colours, extras and plan changes after that time must be directed to the Design Studio, and if considered by the Builder, an administration charge of $500.00 can be charged at the discretion of the Builder.

No, for your convenience we have provided all our informative seminars online. You can tune into these seminars on your own time to help educate yourself of the standards and upgrades that Paradise Design currently offers. Although the seminar is a great start, we still highly suggest you visit Paradise Design during browsing hours to further educate yourself on our products.

WILL THE CONSTRUCTION OF MY HOUSE BE FINISHED BY MY CLOSING DATE?

WHEN DO I PAY FOR MY OPTIONAL CHOICES?

Paradise Developments strives to close all of our homes on time. However, there are some challenges that all builders face that are sometimes unavoidable. For example: weather greatly impacts our business, product and trade availability, and sometimes a delay with obtaining permits from the Municipality can push the schedule back, but you will be provided a minimum of 90 days written notice should a delay be anticipated.

All optional choices are paid for at the end of your Design Appointment, by cheque or an amendment to your Agreement if over $5,000.00.

WHY DO I HAVE TO COME IN TO COMPLETE MY COLOURS SO SOON?

WHAT IS THE SIZE OF MY WINDOWS AND OTHER ITEMS IN THE HOUSE? As window sizes can vary and exact measurements are needed for window coverings, we will provide you an opportunity to measure your windows at the time of your Frame-Walk or Pre-Delivery Orientation.

Upgrades and colour selections should be completed at least 10 months before your scheduled closing date. Timing is a major factor in the construction process and this time ensures that your selections can be provided by our suppliers in a timely manner.

HOW OFTEN CAN I COME TO THE DESIGN STUDIO TO BROWSE?

HOW LONG DOES IT TAKE TO COMPLETE THE COLOUR SELECTION APPOINTMENT?

• Browsing times can be busy, as the Design Studio is open to all Paradise Developments purchasers prior to their Design Appointment.

• The Design Studio is reserved for appointments only Monday to Friday, as the consultants will be doing Design Appointments and will not be available to assist you.

• Please do not hesitate to call the Design Studio at 416-756-1972 should you have any questions, as we may be able to assist you over the phone.

Your appointment will consist of (2) appointments both lasting approximately 2 hours in length. During your first appointment you will cover all of the electrical upgrades and minor structural changes. In your second appointment you will choose the interior finishes and colours for your home.

DO I GET MORE THAN ONE APPOINTMENT? We are confident that, with the assistance of one of our qualified Design Consultants, you will be able to complete your colour and upgrade selections within one appointment. However, an additional 1 hour can be purchased for $150.00 but must be completed 2-5 days after your initial appointment.

You may browse as often as you wish prior to your Design Appointment. Browsing times are available on Saturday and Sunday’s between 11am and 5pm.

WHY CAN’T WE DO OUR OWN WIRING OR FLOORING? Purchasers are prohibited from installing any items in the home before closing date under the Agreement of Purchase and Sale, as you have contracted with your builder, Paradise Developments to complete your home as specified in your contract. Installing such things as wiring could be a fire hazard, and will not be approved by the Municipal Inspector. In addition, you will void the warranty on the home.


frequently asked questions WILL I BE ABLE TO GET A DOOR FROM THE GARAGE INTO THE HOUSE? This feature is standard in all of our models, however its installation availability is dependent on the grade of your lot. If the actual grade of your lot prohibits installation of a door to the garage, Paradise Developments will install a “door header” within the wall between the house and the garage, which will allow the purchaser to make the installation at any time in the future after taking possession.

DO I NEED TO CHOOSE MY APPLIANCES BEFORE MY COLOUR APPOINTMENT? YES, it is recommended that you know the type and size of appliances before your Design Appointment to ensure that your kitchen design will accommodate your choices, or your Design Consultant can recommend plan change options to consider in the construction of the house to accommodate your requirements.

WHERE CAN I SEE WHAT IS “STANDARD” IN MY HOME? Paradise Developments endeavors to have all standard features for our homes on display at Paradise Design and are listed in the marketing brochure that you received at the time of your purchase.

CAN I MAKE CHANGES TO THE FLOOR PLAN? Although we are not a custom builder, Paradise Developments will consider requests for some plan changes. Please speak with your Design Consultant or Sales Representative about any plan changes you wish to make. Please note that all plan changes are required to be submitted for approval prior to the Design Appointment, as plan change requests will not be considered during the Design selection appointment.

appendix ‘A’ PRODUCT DISCLAIMER & WAIVERS Paradise Developments cannot be held responsible for colour or grain variations in natural products such as marble, granite, quartz or applied finishes on natural products like hardwood flooring, cabinets, stairs, railings, spindles and trim, and the purchaser could be asked to sign a waiver. Paradise Developments cannot be held responsible for colour variations in manufactured materials such as plastic toilet seats, china toilets, tubs and melamine or painted surfaces. LAMINATE FLOORING • As laminate flooring is a “man-made” product, purchasers should recognize that the flooring colour will not match the hand-applied finish stain colour of the oak stairs, nosing/pickets/railings, stair risers and stringers when stained.

HARDWOOD FLOORING: MAPLE • This wood is closed-grained, and will take a stain in a more uniform pattern than oak, and the Purchaser should recognize that the flooring colour on maple will not match the colour of the *oak stairs, nosing/pickets/railings. Purchasers will be asked to sign a “waiver” form of acknowledgment.

CABINET DOORS: *OAK AND MAPLE • Due to characteristics of “natural” wood products, colour or grain variations can occur in the finished stained product. * Oak is known as an open-grain wood. It could have alternating areas of relatively porous and dense wood, along with harder areas. When stained, oak can absorb stain as opengrain areas absorb the color readily, with the harder and more dense areas less, which accentuates the grain and creates a dramatic effect. Form of acknowledgment.

BERBER CARPET • Berber carpet is a “loop-type” carpet, and as such, seams may be visible, and if purchased, the purchaser will be asked to sign a “waiver” form of acknowledgment.

GRANITE • As granite is a natural stone product, it is porous, and comes in varied shades and patterns in the same slab. The stone can have fissures (a form of crack, which can be filled with clear resin) and extrusions (small visual crack, which is not a defect of the stone). Granite requires sealant, and countertop joints will be visible, and are part of the fabrication process. Purchasers will be asked to sign a “waiver” form of acknowledgment.

MARBLE • Marble is a soft and porous natural product, which will easily scratch. It may come with fissures (a form of crack, which can be filled with clear resin by the manufacturer) and extrusions (small visual crack, which is not a defect of the stone). As with granite, it comes in varied shades and patterns in the same slab. As it will lose its shine over time with wear and tear, it is recommended that a sealant be applied on a frequent basis.
