A FEW WORDS FROM OUR DEVELOPER.. Dear Riverwood Residents, We have been blessed with good weather over the last several weeks, which has allowed us to complete two new phases of development in Riverwood West and to recently break grade on a third phase. The first and second phases of Riverwood West include the neighborhoods of Edenburg and Southbroome, as well as seven lots along Kirkwood Drive. These homes will range in price from $185,000 to $425,000. Future development plans will include extensions of these neighborhoods into additional phases with various price points that we plan to complete within the next year. Sales activity continues to be strong in Riverwood. We are currently on pace to sell 100 homes again this year. Activity has picked up across all price points, including Bishops Court and Founders Village. With the ongoing expansion at Fort Gordon, we are hopeful that Riverwood will become home for many of the new families moving to our area. Riverwood is Transitioning! Currently, the Board of Directors for Riverwood Plantation Association, Inc. is made up of members of the development company, Riverwood Land, LLC as well as six appointed homeowners. At the 2014 Annual Meeting, the Association will be holding its first election where homeowners will be elected as the new Board of Directors. This is an exciting transition for the community and we look forward to working with each of you to create a strong and knowledgeable Board. *****

Watch your inbox and mailbox for more information. - Open nominations continue through October 17th. - Early November : Property owners will receive meeting notification (with proxy details) in the mail. - December 2nd : Annual Meeting with Board of Director Elections ***** To better understand the importance of this transition, let’s take a look at what our Board does for our Association. As a recognized homeowners association, our community has a board to help our HOA run smoothly. The board consists of volunteers who execute a wide variety of tasks that you may not be aware of; however, their work affects every single resident. One of the most important things the board does is create and enforce the association rules. While some residents may not like being told what they can and can’t do, ultimately the board is looking out for the greater good. By enforcing the rules, the board is doing its best to keep property value up and conflicts down. Of course, the board wants to make sure the rules are beneficial for the majority—and hopefully all—residents. Another major responsibility of the board is to collect assessments from homeowners. Collecting this money is important for the stability of the association, because the assessments pay for the common elements enjoyed by all residents. Assessments also help to replenish the reserve funds, which pay for any major repairs the association may need. The board is responsible for the association’s finances, and collecting assessments is how it ensures that the association remains solvent. Finally, the board acts on behalf of the association by hiring managers, attorneys, contractors and other professionals who help better the association. Board members also help conceive and lead many of the projects that will improve the HOA. While it’s a big job, board members are happy to serve the residents and make the community a great place to call home. So why not learn more about what these volunteers do by talking to your board members, attending an open board meeting or even running for a seat on the board during our next election? The more people we have looking out for our association, the stronger it will be. We look forward to our resident’s involvement and are happy to speak with you further about this process. Perfect Pumpkin Recipes Pumpkin French Toast

serves 4

Ingredients: 2 eggs 1/4 cup pumpkin puree 1/4 teaspoon vanilla 1/2 teaspoon cinnamon 1/4 teaspoon ginger 1/8 teaspoon cloves 1/8 teaspoon nutmeg 2 tablespoons brown sugar 8 slices of bread 1/4 cup milk Directions: 1. Mix the eggs, milk, pumpkin puree, vanilla, cinnamon, ginger, cloves, nutmeg and brown sugar in low flat bowl for easy dipping. 2. Heat a pan over medium heat. 3. Dip the bread into the egg mixture on both sides and grill in a pan until lightly golden brown, about 2-3 minute per side.

Pumpkin Pie White Hot Chocolate

serves 4

Ingredients: 3 cups whole milk 1 cup pumpkin puree 1/2 teaspoon cinnamon 1/4 teaspoon ginger 1/8 teaspoon cloves 1/8 teaspoon nutmeg 1 teaspoon vanilla 4 ounces white chocolate, roughly chopped a pinch of salt Directions: 1. .Heat the milk, pumpkin puree, spices, vanilla, and a pinch of salt in a sauce pan until it just starts to simmer and remove form heat. 2.. Add the chocolate and stir until it has melted. 3.. Pour into mugs and top with whipped cream and garnish with cinnamon.

Bat�an is a friendly black lab residing in Mitchell Park. While he does enjoy crime-fighting by night, Bat�an enjoys the slow pace of life at River�ood Plantation during the day. He and his canine brother Charlie love lying on their porch, jumping to g�eet g�ests and neighbors, and pooping near the power lines. His human brother, Colin, is Bat�an’s best friend and sidekick, but he accepts hugs and cuddles from his human parents, Gar� and Ly�n Por�erfield too. Bat�an loves long walks through Mitchell Park and meeting new people and dogs. He also answers to Br�ce Way�e and has a st�ong dislike of clowns and peng�ins. Covenant Corner Architectural Requests To protect the beauty and integrity of Riverwood Plantation, all exterior property changes must be approved by our Architectural Review Board. Request forms can be found on the HOA website or are available in the HOA office. All requests require a $25 non-refundable review fee. The Board meets every two weeks. Please submit your request at least seven days prior to the meeting and allow two weeks for a response following the meeting. The Board reviews requests for things like swimming pools, satellite dishes, pergolas, exterior color changes, and tree removals. Call the HOA office if you have any questions!

Mailbox Maintenance

Love the beautiful pergola? Be sure to submit it for approval before building or installing!

Your mailbox is small but can leave a big impression to neighbors and passers-by, especially if it is not in good shape. Article XIII, Section 19 of the covenants addresses mailboxes specifically. Be sure to remember to touch up the paint on your mailbox post as needed, replace your address stickers when necessary, and watch for rust on the outside of your mailbox.

Parking on the Streets Please make sure your mailbox and post are painted, in good condition, and uniform with the others in the neighborhood.

While parking on the streets is not specifically addressed by our covenants, it is important to be courteous to your neighbors and mindful of the appearance of our streets. Covenant Article XIII, Section 3 DOES address parking and driving on grassy and unpaved areas, so please remember to observe the rules and avoid vandailism to Riverwood’s beautiful landscaping.

For the safety of pedestrians, pets, and other drivers, please remember to observe our local laws when operating a golf cart in the neighborhood. Motorized Cart Use in Columbia County 1. Motorized carts are only allowed to be driven in neighborhoods – roadways that are not state highways and those with a speed limit of 35 miles per hour or less. The driver must be at least 16 years of age and possess a valid driver’s license. (O.C.G.A. 40-5-20). 2. Motorized carts can operate during daylight hours only. (O.C.G.A. 40-6-330): However motorized carts may operate at night if they meet the equipment requirements of Federal Motor Vehicle Safety Standards for Low Speed Vehicles. (49 Code 571.500). Headlamps, front and rear turn signal lamps, tail lamps, and rear view mirror are recommended but are required only at night. Insurance also is optional, but recommended. 3.

The golf carts and other motorized recreational vehicles are forbidden from the road shoulders, ditches and county rights-of-way. (County Ordinance Sec. 82-27)
