TRANSPORT LINKS Canary Wharf is well served by transport links including the Jubilee Line, Docklands Light Railway (DLR), London Buses, Thames Clipper riverboat – and in 2016, Crossrail. The Jubilee Line provides access to mainline railway stations including London Bridge and Waterloo, and is also just one stop away from the O2 Arena. The DLR carries almost 70 million passengers each year with consistently high levels of reliability and passenger satisfaction. One of the first light railway systems in Britain, with one of the world’s most advanced automatic train control systems, the DLR has expanded faster than any other UK railway.

WIDER HOME SWAP CHOICE Last month, the government unveiled plans that will allow people who live in social housing in England to swap homes more easily with other tenants across the country. The Freedom Pass will allow them to see details of every council and housing association tenant looking to exchange, where they have only previously been able to do this for their local area. Prime Minister David Cameron has argued that council houses should no longer be allocated ‘for life’ and that future tenants could move out after a fixed period to make

way for those in greater need. He also stated that those who managed to secure better-paid jobs should be encouraged into the private housing sector. Housing Minister Grant Shapps said Mr Cameron was simply “opening up the debate” and any changes would not affect any existing council or housing association tenants – only those being considered for future tenancy agreements. In a discussion with BBC Radio 5Live he added that the intention of making swaps easier was so tenants could “get the best out of life” and avoid “feeling trapped”.

West India Quay is considered the heart and soul of Canary Wharf due to its many bars and restaurants. People congregate here for lunches, after work, and at the weekend – it’s a very social place. Properties on the Canary Riverside are becoming increasingly desirable as this is the only residential development on the Canary Wharf Estate and it boasts some beautiful internal communal gardens. Virgin Active Gym and the Four Seasons are nearby, and it also offers the best security –people will pay a premium for this. Stefan Saul, Savills Canary Wharf

The Landmark

Docklands lettings soar thanks to New Canary Wharf

With new towers coming on stream at Pan Peninsula and The Landmark, the lettings market in Canary Wharf is going through the roof says Marc von Grundherr For most corporate tenants, quality of life is top of their wish list when it comes to choosing a rental property. And, with ever longer working hours and the daily commute a real grind, many are finding that living near the office takes much of the stress out of the working day. It’s this demand from corporate tenants looking for a home close to their work that is fuelling the current lettings boom throughout the Canary Wharf area. Here at Benham and Reeves Residential Lettings we’re seeing a staggering increase in enquiries, with the number of new tenants registering with us up in the second quarter of 2010 by 34.7% over the same period in 2009, and up 29.1% in the first quarter of 2010 over the same period last year. So why this huge rise in popularity? “Increasingly, Canary Wharf is becoming a sought-after residential area in its own right” explains Marc von Grundherr, director of Benham and Reeves Residential Lettings. A year or two ago, executives coming to work in the City would live here as a stopgap, before moving on to leafier or more prestigious areas such as Hampstead or Chelsea – but, with swanky apartments in new developments such as Pan Peninsula and The Landmark transforming the local area, we’ve seen a marked effect on the lettings market. It goes without saying that both developments offer high end luxury. You’ll find a health and fitness spa and 24 hour concierge service and at Pan Peninsula there’s even a waterside restaurant and private cinema. And, of course, many apartments have panoramic views. With prices starting at £335 pw for a one bed apartment at The Landmark and £350 pw at Pan Peninsula, prices are very affordable too. “Add to this the desire to work closer to the office, and of course, Canary Wharf’s growing appeal as a residential area,

brimming with restaurants, cafes and shops, as well as parks and squares and arts and entertainment events and you can see why tenants are choosing to stay in the area – in fact, the average length of a tenancy has increased from an average of 8.3 months in the second quarter of 2009 to 17.4 months in the second quarter of 2010. Tenants really are impressed by the fantastic lifestyle at Canary Wharf.” The huge growth potential of the Canary Wharf lettings market prompted Benham and Reeves Lettings to open a dedicated office in the area only two months ago. It’s the company’s tenth London office (making Benham and Reeves Lettings the capital’s largest, independent lettings-only agent) and is already its strongest growing office in terms of rentals concluded. “Before the opening of our Canary Wharf office, we handled rentals in the area from our City & Docklands office so we know the area very well” says Marc. “But even we have been amazed by this surge in demand. The availability of properties is reducing – down 14% on the same quarter in 2009 – and, as a result, rents are rising across the board as demand increases. Where tenants are renewing their existing tenancy agreement, rents are up between 17% and 23% - although the largest jump was a staggering 35%. And on new tenancy agreements, rents are also up by an average of 19%. The upshot is that our landlord clients, who have invested in these new developments, are already reaping the benefits, enjoying rental yields as high as 6%.” The new Benham and Reeves Residential Lettings office at Canary Wharf is located at Level 33, 25 Canada Square, E14. Lisa-Jane Stratton is the main office contact; she and office manager Mark Wellington can be contacted on 020 7038 8057 or via email

Knight Frank on

THE PROPERTY MARKET by 25 per cent and 64 per cent compared to the level a year ago and two years ago respectively. The strength of the market is even more marked in central west areas, with very strong rental growth in Knightsbridge (17.1 per cent growth), Notting Hill (16.6 per cent) and Chelsea (14.6 per cent). This is a reflection of the improvement in the fortunes of the ‘City’ employment sector since the nadir of early 2009 – these areas are all characterised by strong ‘City’ demand. Despite falling rental stocks the number of tenancies agreed has continued to rise over the past year, up 5 per cent, contributing to a weakening of tenants negotiating power. The ratio of new prospective tenants to newly available rental properties rose by a third, to 4:14, in the year to June.

Lettings: A combination of a slow but steady improvement in the central London jobs market over the past year, and a strong residential sales market, have conspired to create the conditions for rising rents in the prime London market. Improvements in hiring volumes in the business and financial services sector since last summer have seen a 5 per cent rise in the number of tenants looking for accommodation over the past year, and a 17 per cent rise compared to two years ago. With the “forced landlords” from 2008 finding a very receptive sales market over the past 12 months the supply of available properties to rent has dropped 28

The latest surveys from the RICS, as well as our own data, confirm that the stock of available properties for sale has been rising for the last three to four months. At the same time the volume of new buyers has been falling back. The reality is that both measures were at very extreme levels in early 2010. There has been a significant imbalance since the beginning of 2009. In central London, for example, there have been 10 new buyers registering for every new property that has come to the market, this compares to a long run average of six to one. The rebalancing of the market certainly puts pressure on prices – because it is very low supply that has been a big contributory factor to price growth – but it is not as significant as might be expected. One of the factors which has been apparent, at least anecdotally, is the impact of the abolition of the Home Information Pack, which has brought more speculative vendors to the market. n Knight Frank, Canary Wharf 020 7512 9955

“ HOT SPOT: LIMEHOUSE BASIN London’s canal port since 1820, Limehouse Basin (the easternmost link between the Regent’s Canal and the tidal River Thames) is still a hive of activity today. The basin connects with both the Regent’s Canal (part of the Grand Union system) and the Limehouse Cut, an access point to the Lee Navigation. Originally built to accommodate barge traffic from the canal network, the basin was enlarged in the early 1800s to accommodate sea-going craft. Today, Limehouse Basin – like so much

of the Docklands – is home to new glass-andsteel apartment blocks offering the benefits of loft living and a view over water. However, the location retains much of its character and there is a 90-berth marina in the Basin. Pubs line the entrance from the River Thames, offering excellent views over the tideway. On a typical day at Limehouse, you’ll see narrowboats from the canal system tackling the tidal Thames, alongside sea-going motor cruisers, traditional Thames sailing craft, and commercial barges on the tideway.

This has been a quiet summer as many people have been away and therefore not buying properties which is typical activity for the property market during the month of August. Prices are stable at the moment but unsurprisingly, mortgages are hard to find and buyers will need a substantial deposit. Limehouse is a very residential area and is a great place to buy; the major cycle routes to Canary Wharf and the DLR connections to both Canary Wharf and Bank are ideal for professionals. There are lots of properties coming up near the marina and there is public green space in the small park behind Victoria Place. We’re also launching Lavender Studios (18 apartments at Ratcliffe Cross, 5 mins from the DLR) on 17 September.

Buy to Let or Let to Buy – What’s the difference? Ron Radway, Independent Mortgage Consultant at Docklands Mortgages brings us up to date with the mortgage market

ell, starting with the similarities, both buy to let, and let to buy, are both a method of owning property for investment; i.e. to gain yield through rental income and capital appreciation. The difference really, is the starting point: Buy to Let (BTL) refers to buying a property for investment, whilst remaining in your main residence – Let to Buy (LTB) means Letting Out your current home whilst purchasing a new property as your main residence. The latter method usually occurs when the starter home has been outgrown, moving upwards to a bigger property, although it could happen in reverse. Provided there is sufficient equity in the existing property, the funds could be raised to make the deposit for the intended purchase. The existing lender should be informed, so as to give consent to let, as individual lenders take differing views, as indeed, do prospective lenders for the new property when another mortgaged property is in the background. With BTL, residence continues as normal, with the new properties unconditional upon it. Depending upon equity the investment can be purchased outright, or the deposit paid with capital raised from the main residence, however, any mortgage that is required must be a specific BTL mortgage. This type of mortgage is usually available from niche lenders, although, some high street and direct providers may accommodate. Until recently, choices and rates have been restricted and uncompetitive, however, new lenders have entered the market, and things are improving. The lending criteria for BTL and LTB can vary dramatically between different lenders, so specialised knowledge of this sector should be sought. A mortgage broker in your locale can be found on websites such as An experienced advisor in this field will not only be able to find the most appropriate products, but outline the tax implications, along with the pros and cons of the venture. n For more information, visit, or phone 020 3174 0422

Q&A Q:

I want my new mortgage to be an Interest Only Mortgage but my Lender will not allow this. Surely it’s up to me how I pay it off!

A: Personally, I would agree with you, however,

Lenders are becoming increasingly wary of this type of arrangement, and quite restrictive. They are still available though via selected Lenders, and I will elaborate in next months’ issue.

ROYAL DOCKS REVIVAL The Royal Docks are to be returned to their former glory as an international business centre and a thriving place to live with ambitious plans published over the summer by the Mayor of London, Boris Johnson, and the Mayor of Newham, Sir Robin Wales. Their vision is to harness the London 2012 Olympic Games as a stepping stone for long-term regeneration of the area. Landowners, the London Development Agency and the London Borough of Newham, will work together so that large sections of land in the area can be sold for investment and developed. Mayor of Newham, Sir Robin Wales, said “The Royal Docks are where London’s future essential economic growth can truly thrive. The size of the opportunity is vast – it is a development area the size of Venice with 12 miles of dock and river edge.

COMPETITION FOR ROYAL DOCKS DEVELOPMENT The London Development Agency has shortlisted possible candidates to build 600+ new homes next to Gallions Reach DLR station in the Albert Basin and it was reported last month that there are now four developers in the running to work on the project that will transform the Royal Docks. Gladedale and Zero C, Swan Housing Association, the Notting Hill Housing Trust and Kier will put forward detailed proposals before learning the final result in May 2011. With local features including London City Airport, ExCeL and University of East

London, the Royals Docks has emerged as London’s top regeneration priority for the next 25 years, with local authorities wanting to build more of a community. “It’s about time that the Royal Docks fulfilled its potential. This terrific waterfront location is an ideal incubator for new homes, employment and community facilities” says Newham Councillor Conor McAuley. “Transport links are second to none and we’re looking for innovative building designs coupled with a clever use of open spaces.”

Royal Docks is a fantastic area to live; with bars and restaurants around the Excel Centre making the area a lively place to be. It can also be peaceful – surrounded by water – with several water front studios available at the moment. For those who want to be a little more active, there are sailing and canoeing facilities nearby. Royal Docks is also very accessible with the DLR station and City airport just across the way. UK house prices have increased by 9.9% over the 12 months to June 2010, new figures show. The average house price in the UK stood at £210,775, according to the Communities and Local Government data, although the price is unchanged compared to May. House prices rose by 0.8% in the three months to June, compared to the first quarter of the year, with the highest price increases in England and Wales, which saw rises of 10.5% and 13.5% respectively. Recent figures from the Office for National Statistics suggest that wages and unemployment may be putting additional pressure on the housing market. Average earnings including bonuses declined in June, from a rate of 2.7 in May to 1.3% last month.

CYCLE HIRE Barclays Cycle Hire is a public bicycle sharing scheme that was launched earlier this summer with 315 bicycle docking stations and 5,000 bicycles available in central London. 400 docking stations and 6,000 bicycles should be available by the end of the year. The project covers around 17 square miles of central London and will cost an estimated £140 million (more than £20,000 per available bike) over six years. It is expected to pay for itself over time and Barclays’ contribution is £25 million. The Mayor of London, Boris Johnson, who

inherited the scheme from his predecessor Ken Livingstone said that he “hoped the bikes would become as common as black cabs and red buses in the capital”. Scheme members insert a membership key into a docking point key slot: an amber light indicates that the account is being verified, before a green light indicates that the cycle can be undocked. Prices range from free for up to 30 minutes, and £1 for an hour to £50 for 24 hours. There are two docking stations located in Wapping – for more information visit

Despite August being a holiday month there has been a lot more interest than in previous years; Knight Frank Wapping sales agreed are up nearly 50% on last year.  Family houses with gardens are in very short supply and high demand as many buyers come to Wapping so that they are within the catchment area for English Martyrs School in St Marks Square but then cannot find the family home. We have a long awaited three bedroom house with a garden in West Wapping which has come on to the market this week and expect a frenzy of interest!

State of the market RESIDENTIAL SALES : UNSETTLING TIMES Angus Edy, managing director of Movello

Alasdair Carpenter, Company Director of

talks about the property market changes in

Lourdes estate agents, comments on the

Canary Wharf

state of the residential property market

The 2012 Olympics has come back into focus this month as we are now less than two years away from the opening ceremony. Here at Movello, we have been contacted by one of the overseas broadcasting companies who need to house 100 staff for an eight week period from 25 June 2012. With some hotels quoting up to £650 per night, Movello has been asked to source a selection of one and two bedroom apartments close to Canary Wharf with a budget of up to £1,250 per week for one beds and £1,750 per week for two beds. Movello will also be organising servicing of the apartments to ensure they are kept clean for the duration of the stays and we are keen to work with a small number of landlords who each have a number of apartments in Canary Wharf to minimise on the paperwork. Any landlords interested in this opportunity should contact Angus Edy at Movello for more information. On the new development side, Indescon Court is now complete although many apartments that failed to complete are going back onto the sales market at reduced prices. There is still strong lettings demand for studios and one-bedroom apartments close to Canary Wharf up to £300 per week. Belt tightening at the top end of the market is seeing some higher end properties remaining empty for longer than usual. Barratts are pushing ahead with their Waterside Park development in E16 and are currently taking registrations for apartments starting at £245,000. Despite a strong lettings market there is still limited appetite from local investors to buy new property but this gap is still being filled by overseas investors at the moment. Surveyors are still being particularly harsh with mortgage valuations, which is making it hard to push through deals that have been agreed. With the likelihood of mortgage rates increasing soon the market is cautious at the moment but there are still good properties available and buyers should be positive about future prospects.

The recovery in the housing market has stuttered to a halt in the last few weeks. There has always been an element of seasonality in the property market and traditionally August has always been a relatively inactive period in the market. The modest falls in buyer interest and prices in the market are by no means cause for concern. Both prices and transaction levels have been exceeding predicted growth forecasts for over a year and the capricious economic conditions and their knock on effect on consumer and investor confidence explain why we ought not to have expected the market to continue growing indefinitely. Some interruption in the recovery was inevitable. In Docklands we have seen a shift from a seller’s to a buyer’s market with more property being advertised for sale and a reduction in the number of prospective buyers. Most of the latest housing market data would indicate marginal falls in house prices in both July and August. Whilst this relates to nationwide statistics it will not necessarily prove to be the case for all parts of the market such as Docklands.  The restricting factors to the market seem to be the same today as they were over a year ago; ongoing restrictions in mortgage lending with tighter regulation looming large on the horizon and slow economic recovery will undoubtedly suppress the rate of recovery.  On a local level the outlook is more positive.  The Docklands market has always been reflective of the banking and financial services sector. The recent good news and increased profitability of the banks will invariably lead to an increase in employment levels and an influx of people to the area. Despite the recent weakening sentiment in the wider UK economy I am still confident of a good last quarter for the sales market in Docklands.

LEISURE & CULTURE The City of London itself is over 800 years old and, while fulfilling its role as a modern local authority, it respects and preserves its rich historical legacy with the ancient civic offices of the Lord Mayor and Sheriffs. Look out for traditions such as the Lord Mayor’s Show and the Freedom of the City event.

THAMES FESTIVAL This event is a free celebration of London and its magnificent rivers. The public can get involved in this wonderful aspect of London life through different activities which will take place on the River Thames, the riverside walkways, roads, bridges, docks and public open spaces from Westminster Bridge to Tower Bridge and beyond. 11-12 September, 12pm-10pm

ECO-FRIENDLY HOME IMPROVEMENTS Last month, the Energy Technologies Institute revealed a new £3 million project to design a supply chain solution to improve the energy efficiency of the 26 million homes still expected to be in use by 2050. The project includes identifying ways existing properties can be retrofitted and stimulating demand for eco-friendly housing. So, when making any new changes to your home, it’s important to consider environmental impact when considering design options. According to ‘green’

company Sustain, there are a number of quick and easy ways for homeowners to improve the energy efficiency of their properties, which may in turn make them more attractive to buyers in the future. Sustainability and communications director of Sustain, Gordon Miller says proper insulation does not cost much and is supported by government grants. “Before you even think about trying to generate electricity or hot water, make sure that the home is properly insulated” he says.

Bloomsbury really is the best of both the City and the West End. Hot properties include the Brunswick Centre which was refurbished 3-4 years ago and houses one- and twobedroom flats; the new luxury development at King’s Cross which is a period conversion by award-winning Manhattan Loft Company; and Georgian terraced town-houses which, once offices, are increasingly being bought as homes.

London Design Festival The most important event in the interior design calendar will take place this September. A major cultural and commercial event, London Design Festival 2010 will set the capital alight with an ever-expanding array of activities, events and workshops. With major commissions and exhibitions planned for the festival focal point at the V&A, Trafalgar Square and the Southbank Centre, visitors can look forward to taking in the 200-plus partner events and beautiful design districts right here in the centre of London. One event that is sure to get your attention is the Audi commissioned Outrace,

a huge mechanical octopus that will reside in Trafalgar Square over the festival’s duration. Six industrial robotic arms from Audi’s production line and some of nifty custommade software will make this installation a fully interactive event. The public will be able to text in messages that will be transformed into light traces drawn by these synchronised mechanical tentacles, sending your scriptures to the sky above London’s Trafalgar Square. A great way to get involved in one of the capital’s leading artistic events, I’m sure this will prove a lot of fun too! 18–26 September 2010 020 7734 6444,

If it’s new and it’s hip, then you’ll see it first at Tent London. Set to be the biggest exhibition of lighting, furniture and interior collections yet, newcomers and returning designers will collaborate on some of the most impressive exhibits you’ll see this year. Go on, be the envy of your friends and take something truly special home that you’ll be boasting about for ages... 23–26 September 2010, Truman Brewery Brick Lane, London E1 020 7739 5561,

designLONDON When people think of London, they automatically think of it as a centre for art and design, and this month’s London Design Festival is certain to reaffirm that view, assures Carol Cordrey

his is the eighth year of the Festival that celebrates global creativity across numerous design disciplines by exhibiting exciting, innovative works in a vast range of venues across the capital. One of those venues, the hotel Andaz Liverpool Street, will host a number of installations and events such as the sleeping capsule, Once Upon a Dream, by French designer Mathieu Lehanneur. Located in the hotel’s lounge, the capsule functions as a sleep pod that introduces a new way of helping a hotel’s residents to rest and recuperate from jetlag and to adjust to their new, journey’s-end environment. “A good sleep is a luxury few people can boast of when they are travelling,” comments Arnaud de Saint-Exupéry, general manager of the hotel, “and we feel the pod is reflective of the innovative spirit Andaz is known for.” Commissioned by luxury brand, Veuve Clicquot, the pod’s form is an amalgamation of fairy-tale and futuristic design created by Lehanneur after researching scientific studies carried out by specialists dealing with chronic insomnia. Once Upon a Dream offers a bed in an intimate space that cleverly optimises the sleep process. It achieves this within a 15-minute period by closing a curtain automatically around the bed, gradually increasing the surrounding darkness and reducing the temperature to 19°C – the optimum for sleep. A “white noise” humming sound at a natural frequency is also produced, which isolates the user from unwanted noise and the pod receives a micro-diffusion of sea air at regular intervals that gently rocks the user. The waking process is equally sensitive as, at a pre-determined time, the

user is automatically brought out of sleep over a 15-minute period by the gradual rise in the light and the temperature in the pod. As the hotel is expected to become a hub for people visiting the Festival’s other projects in the Liverpool Street area and the East End, the pod looks certain to become a major attraction both in the short and the long term. The Festival will transform locations such as Clerkenwell, Covent Garden, Fitzrovia Village and South Kensington into temporary Design Districts presenting a selection of unique exhibitions and experiences. South Kensington will also offer Brompton Bicycle Tours as a topical and practical way of visiting all areas of the Festival. Not too far away by bike or by any other mode of transport will be the extraordinary mechanical octopus in Trafalgar Square. Consisting of eight industrial robotic arms from leading car manufacturer, Audi, it is destined to attract a huge audience, especially as visitors seeing it via the internet can participate in its actions.

The world’s most famous design museum, the V&A, adopts a truly 21st century image by playing host to a variety of the Festival’s features that include digital tapestries, a stunning staircase installation and a dramatic garden sculpture! Liberty, famous for decades as the capital’s showcase store for designers from around the globe, will be holding an exhibition by Swedish company, ACNE, of its new range of sleek, sculptural sofas inspired by that country’s late, distinguished furniture designer, Carl Malmsten. Also being launched there will be a range of items by the design group, Roger la Borde, that includes its new collection of distinctive stationery, homewares featuring Victoriana illustrations with a contemporary twist, as well as original artwork and limited edition prints by internationally acclaimed artists such as Nelly Dimitranova, Aya Kakeda and Su Blackwell. Without doubt a feast of design for all tastes, for everyone to enjoy and for London to be proud of. n London Design Festival 18–26 September

Daunt books One of the best bookshops I’ve ever visited, Daunt’s does not disappoint the reader, researcher or interiors enthusiast. Set right in the middle of Marylebone High Street, Daunt’s is somewhat of a landmark here, a shop steeped in tradition and a sanctuary for those wanting to escape the hustle and bustle outside. Famed for its original Edwardian roots, not much has been changed here in terms of its interior composition. Beautiful dark oak shelves line every wall, filled with books spanning everything from history to biography, fiction and, of course, travel for which it has gained a specialist reputation. Its gargantuan proportions and quiet reading corners could mislead you into thinking it was a library. Arranged over three floors, including a beautiful galleried landing, the shop is flooded with natural sunlight and decorated with original brass light fittings hanging from above. Antique tables are dotted all around, from the children’s room on the ground floor to the underbelly of the shop downstairs, displaying favourite reads and must-buys personally recommended by their staff. Comfortable chairs are also provided, enticing you to sit down and leaf through your latest find. My advice would be to sit by the stunning stained glass window to the back of the shop, while away a couple of hours and escape the 21st century for a while. 83/84 Marylebone High Street, 020 7224 2295,

Descamps I can’t help but pop in when walking past Descamps. Usually lured in by luxurious window displays, I can spend longer than I’d like to admit browsing through shelves packed with fine linen throws and soft silk pillows. What I like about this shop in particular is that it’s light and airy, with architectural materials such as zinc, washed oak and enamelled metal perfectly juxtaposed against the tactile soft furnishings on show. Expertly positioned on a large corner plot, daylight fills the shop even on the gloomiest of days. Inside, installation like lighting hangs in the form of large conch shells set low over long tables, with delicate rays seeping out from backlit ceiling panels. The range of products on show is all-encompassing in colour, style and design. The company produces two annual collections across bed linen, towelling, beach, accessories, and Petit Descamps (the baby range). My coveted buy of the season is one of the beautiful dressing gowns that can be found at the back of the shop, delicately hung on doors of the pale grey wardrobes that seem to house the most gorgeous collections of loungewear. Now, do I want mine to fasten with silk ribbon or edged in linen? Oh yes – I forgot to mention, they offer a bespoke service too, so if you really can’t find anything perfect in store, you can customise your own! 6 Marylebone High Street, 020 7935 0070,

Rococo The small, petrol-blue frontage of the shop frames its intricate little window display perfectly. Fine pink tulle fills the window in large, summery blooms embellished with tiny boxes of chocolates and sweets in Rococo’s signature blue and white packaging. Inside, the shop takes on a slight Alice In Wonderland feel with pretty dressers towering tall, lined with delectable violet wafers and classic marc de champagne truffles, all labelled in the founder’s dainty handwriting. Above hangs a huge glass chandelier, almost like a giant jellyfish hovering over the space in deep tones of amethyst and brilliant coral. Original parquet flooring leads you past delightful hampers sat on garden chairs with cushions printed in Rococo blue and white. Then you hit the chocolate bar, a demi-lune shaped design, showcasing the most beautiful array of handmade chocolates made from the highest quality cocoa beans and natural ingredients sourced from all over the world. Rococo’s trademark is quality ingredients and unusual flavour combinations, fuelled by an uncompromising passion for chocolate. If you share the company’s craze for all things cocoa, why not pop by their flagship store to the Rococo School of Chocolate in Knightsbridge, and sign up for a couple of classes for the ultimate Rococo experience? 45 Marylebone High Street, 020 7935 7780,

SEASON’S CHANGE Francesca Avossa, Ligne Roset’s creative consultant, has designed an exciting new layout in the City showroom to welcome the UK arrival of its stunning new collection

Celebrating its 150th anniversary during this year, Ligne Roset continues to be at the forefront of design and style innovation and the new season is no different, with products created by some of France’s most celebrated designers, including Inga Sempé’s upholstery range, Ruché; the Anneau armchair – one of Pierre Paulin’s last creations; the organic lines of the Ottoman quilted seating range by Noé Duchaufour-Lawrance, and Philippe Nigro’s adaptable table base of the TU.

Ottoman comprises a two-seater sofa, a three-seater sofa, an armchair and a footstool

Oozing a strong architectural look, the TU table comes in a choice of folded, soldered steel bases finished in satin white, black or red lacquer, and also thick table tops in ebony-stained oak veneer, solid walnut, satin white or black laminate with natural oak edging

Taking centre stage is Ruché by Inga Sempé. Slender and fine in appearance, Ruché combines rigidity and flexibility. Inspired by swing seats, Ruché is made from a solid beech frame finished in natural matt beech or beech-stained anthracite, red or blue with a distinctive quilted pad. Alternately flattened by the stitches and set free, the quilting can ‘curl’ in places, giving rise to both its unique appearance and its name, Ruché (a gathered or pleated fabric which serves as decoration on a piece of clothing). Inspired by Morocco and with an overriding sense of well-being, Ottoman is the latest creation by Noé Duchaufour-Lawrance.

Its all-foam construction is sumptuous and sophisticated, with a strong synergy between the two injected foam cores of specific densities used to make the seat and back, and the additional Bultex foam attached around the periphery. These key elements altogether provide both comfort and durability. The quilted seat is best seen in a plain fabric. Bicolour versions are also available, with the exterior and interior offered in different fabrics of tonal shades or contrasting materials. The beauty of Philippe Nigro’s TU table (Table Universelle, or ‘universal table’) lies with its practical and aesthetic qualities, which enable the user to ‘recycle’ any kind of table top already owned, whether the top has been used on a pair of old trestles, or an old door panel that is no longer functional as it is. Providing the maximum of flexibility with its customisable, sustainable and reversible qualities, TU is a refined and carefully crafted object, which bears all the hallmarks of a future design classic. In comparison to a traditional system of trestles, the stability is remarkable as the top is clamped firmly in place by the feet instead of simply resting on top, maintained by its weight alone. To find out more about the collection, the team at Ligne Roset City looks forward to welcoming you to the new City showroom – the UK’s largest showroom.

Ruché includes a medium and large sofa, one-arm sofa (left or right) and a footstool in a wide choice of fabrics and colours. Furthermore, the one-arm sofa comes with an integral table at the end of its seat, which can be used as a low table for books or drinks

BALLYMORE Founded by Sean Mulryan over 25 years ago, Ballymore has grown rapidly in recent years and was one of the first companies to see the potential for development in the Docklands area of London in the nineties. The two earliest projects in this area were Dundee Wharf and Millennium Harbour and today, Ballymore is more active than ever in this area with mixeduse developments such as Arrowhead Quay, New Providence Wharf, Wood Wharf, Ontario Tower (with the Ballymore-owned Radisson Edwardian alongside this development), Leamouth Peninsula, Baltimore Wharf and the waterside development of Pan Peninsula.

Dreaming of that

‘Je Ne Sais Quoi…’ Don’t miss thousands of French properties to view at Olympia

ith the Euro exchange rate more favourable at last, French property suddenly seems less of a dream. The French Property Exhibition at Olympia, from 24-26 September, has thousands of properties currently on the market in France for you to view – and best of all, entry is free! With properties ranging from châteaux to pieds à terre, from town houses to rural retreats and seaside escapes, there is something for everyone’s property budget on show. Property buying abroad can be a bit daunting so there is a full seminar programme, offering free advice, from financial information and the actualities of living in France, to building and renovating properties. And just to help you stop dreaming and start planning, here are the French Property Exhibition’s top ten tips to buying property in France:

Top 10 French Property Buying Tips 1. Know where you want to buy: France is a large country, with vast differences in landscape. Before you start house hunting, identify an area that suits you. While research can give you a good idea of an area, there’s no substitute for getting out there and finding out first-hand if you like it or not. If possible, visit at different times of the year too. 2. Know what you want to buy: take time to really consider what kind of property you want and need. If a holiday home, for example, do you really need a country house with a large garden that needs lots of maintenance? Perhaps a lock-up-and-leave apartment would be better. If it’s a place to retire to, consider how the property will suit you as you ‘mature’ – are steep steps such a good idea after all? It’s best to have a clear brief of the things you need, ranging from must-haves to desirable. Make sure you communicate your wish list to your agent, and when viewing houses give them feedback so they can tailor the search to your needs. 3. Know the process: the French property market is strictly regulated, and you’ll be relieved to hear that buying a house in France is a safe and straightforward process. The best news is that, once you’ve signed the sales contract (compromise de vente) with the vendor, you can’t be gazumped; the contract is legally binding at the start of the process rather than at the end as in the UK. But French property law is different to that of the UK, so make sure you understand how it all works before signing anything. 84

4. Know you’re covered: French notaires are involved in all property sales. While they’re similar to a UK lawyer, they’re actually employed by the French government, to ensure the transaction is legal and to collect the various taxes such as stamp duty. Therefore, it may be in your interest to also consult a lawyer versed in both French and British law – as well as guiding you through the purchase, they can advise you on other issues such as inheritance law and tax. 5. Know how you’ll structure the purchase: unlike the UK, France has a forced heirship system, meaning you can’t leave your property to whoever you wish. For couples, especially unmarried couples, it is important to know how you will ‘own’ the property between you, before you buy, as this will affect who you leave it to in the future. 6. Know your agent is reputable: to ensure your agent or property finder is properly registered and insured, make sure you only use professionals who hold a carte professionelle. 7. Know your budget – and stick to it: it’s all too easy to get carried away and let your heart rule your head when you fall in love with a property. But you should work out exactly how much you can afford to spend before you start viewing – taking into account extra expenses such as notaire and agency fees – and then stick to that amount. 8. Know you’re in a good position: once you get to the viewing stage, you’ll be a much better proposition to vendors if you already have your finance in place, for example a pre-approved mortgage. If you need a loan, you should also consider a French mortgage as there are some great rates available. 9. Know you’re getting maximum value: shopping around for currency deals may not be at the top of your list of fun things to do, but the rate you pay for your Euros can make a huge difference to the price you pay for your property. 10. Know what you’re signing: unless you’re completely fluent in French, you may need to engage the services of a translator. Often, the agent acts in this capacity, but clearly their language skills will vary. Never ever sign anything you don’t completely understand. n To get your free tickets to the French Property Exhibition visit

BORN 1741 RE-BORN 2008 Snap up your own piece of British history as residential sales open at The Academy, says Claire Saunders

longside the Queen, Buckingham Palace and Harrods, London is famous for being home to countless historic sites. From museums and galleries, to parliament buildings and warehouse conversions, thousands of London’s historic structures have been carefully maintained and sensitively restored in order to preserve examples of British heritage in modern times. Of course, as far as residential property goes, local heritage, historic references and period features are big selling points – and it seems that these days, every potential buyer is searching for the unique element that seals the deal. The perfect example of history and refurbishment combined, we decided to check out the recently finished development at The Academy, in Woolwich, which is fast proving to be one of London’s most attractive and unique historic housing projects. Unsurprisingly, the conversion of the Grade II and II* listed buildings of the former Royal Military Academy into a range of apartments and houses has already attracted a wide range of buyers looking to own their very own piece of British history. Located on Red Lion Lane in Woolwich, the Academy buildings border the green and open space of Woolwich Common. An imposing yet elegant sight, the eighteenth century exterior offers the development a unique and classic style appealing to both first-time buyers and families looking for a 86

new home without compromising on their desire for period character. “Because of the size and distinct architectural design of the original buildings at The Academy, the development offers a good selection of properties, each with its own unique character” explains Kathryn Price, Development Manager at Durkan Homes. “This diversity is reflected in the type of people who choose to purchase at The Academy; we have large and small families, young and old couples and also first time buyers making their first property purchase, all of which adds to the real sense of community at The Academy.”

THE PROPERTIES: WEST CADETS’ QUARTERS The Academy houses a broad range of properties and a limited number of apartments remain for sale in the West Cadets’ Quarters section of the development where the elegant former boarding rooms have been converted into a range of stunning houses and stylish apartments. Studio and onebedroom apartments start from £165,000 and offer a host of period features, including high ceilings and plaster coving. For first-time buyers in particular, it is worth noting that there are few new developments in such close proximity to central London which offer

as much in classic style and overall space as The Academy. The original buildings (constructed in the mid-1700s) have been sensitively converted at West Cadets’ Quarters to offer extra space to first time buyers looking for good value for money and, of course, the added comfort of a purchasing a brand new home.

THE KITCHENER BUILDING Earlier this year, in June, a newly finished section of the development was released to potential buyers for the first time, as the Kitchener building opened its doors in the heart of The Academy. The new releases feature a collection of spacious two bedroom apartments, with prices ranging from £260,000-£325,000. “Kitchener House occupies a central position in the main courtyard of The Academy and the higher apartments offer fantastic views across the London skyline. After the success of the more traditional West Cadets’ Quarters, we have already seen a strong level of interest for the modern and contemporary apartments at Kitchener” says Kathryn. The apartments at Kitchener sit alongside the converted former buildings of The Royal Military Academy, adding a modern twist to the eighteenth century style of the development. The show apartment is now open at Kitchener house, offering visitors and potential buyers the opportunity to review the space on offer within these beautiful twobedroom apartments.

ACADEMY EXTRAS The Academy is also offering a range of additional ‘extras’ for residents to help foster a sense of community within such a large and unusual development. The green space to the front of The Academy has been proposed as a local cricket pitch and there are plans for a fitness trail around the perimeter of The Green. In addition, proposals have been made to turn the main Great Hall at the centre of the development into a modern style community centre, offering residents wi-fi internet access and a TV and film screening room. Adding to the village-like feel of The Academy there will also be a fitness studio for residents and proposals for a deli-type store located on Middle Road, which runs through the centre of The Academy. “The Academy is most definitely earning its place as one of London’s most unique new developments” says Kathryn. “With its historic buildings, community feel and proximity to such wide-open green space, The Academy is brimming with the kind of character so many buyers look for a in a new home.” n Apartments in Kitchener House are currently for sale through Hamptons International and start at £260,000 for a two-bed apartment. The remaining apartments in West Cadets’ Quarters start at £165,000 for a studio and £180,000 for a one-bedroom apartment. For further information and to book a viewing of the show homes please visit or call 020 8856 0034

WOOLWICH Woolwich has a great deal to offer potential buyers, including the recent DLR extension to Woolwich Arsenal station, which provides quick and easy travel to Bank, City Airport and Canary Wharf station. In addition, the green fields of Woolwich Common, just next to The Academy, have been proposed as the location for the shooting and archery events of the London 2012 Olympics and Paralympics.

WHAT WAS THE ACADEMY? The Royal Military Academy was established by King George II in 1741 with the aim of producing “Good officers of artillery and perfect engineers”. The proud, imposing buildings on Woolwich Common were built in 1806 as a new campus for its elite tutors and aspiring pupils – “sons of military men and the more respectable classes”. For nearly 150 years the historic quarters and quadrangles hosted numerous gentlemen cadets through a challenging and constantly evolving curriculum from engineering and mathematics, to swordsmanship and even dancing!

An aristocratic family has breathed life into an ancient estate on the TuscanUmbrian border, allowing the super-wealthy to purchase a tantalising taste of history, says Natasha Burroughs

talophiles who dream of restoring a hillhugging farmhouse with a glass of Frascati in hand know that the reality is far less romantic. Complex bureaucracy, an inadequate grasp of the language and the responsibility of upkeep mean that the purchase of your ideal Italian property is not a hassle-free experience. But what if the entire renovation and maintenance process – from complex planning rules and property taxes to security and bills – was handled for you? Owned by Count Antonio Bolza and his family, Castello di Reschio is the epitome of the Italian good life. Literally plucked from a Renaissance painting, the estate boasts 2,700 acres of olive groves, woodlands, vineyards, a handsome 11th century castle and fifty scattered farmhouses. Dedicated to restoring the Estate whilst preserving its history, the Bolzas are offering foreign buyers the opportunity to purchase one of the derelict farmhouses within their grounds. What makes this such a low risk, low stress foreign investment is the fact that this is very much a family affair. The Bolzas oversee every aspect of the renovation process, restoring each building and its outhouses according to the new owners’ wishes and to

the highest standards of workmanship. Count Antonio developed the concept; his wife Angelika has created the style and design of the interiors and exteriors; their son Benedikt is responsible for the architectural planning; and a daughter-in-law who is a princess from the Corsini family paints all the murals. Each farmhouse sits on its own private hilltop, affording stunning panoramic views of the Umbrian landscape, and is wholly unique in terms of décor. Fusing the historic and the modern, exquisite antique furniture sits alongside more contemporary pieces, and spacious living rooms lead into grand master bedrooms, with a discreet splash of the latest technology. Possessing two or three acres of land, the farmhouses’ sense of luxury and privacy means that you really can be Lord or Lady of your own Italian manor. “Buyers have the advantage of becoming an integral part of the Estate, with freehold acquisition entitling them to use all the Estate’s amenities and facilities”, says Count Antonio. “Our success is based on our proven record that there are no hassles at Reschio.” Indeed, buyers can enjoy a carefree, long-term investment as all the worries normally associated with foreign ownership and property 89

maintenance, including supervision of building, transport and food, are taken care of. However, this rustic slice of la dolce vita is only reserved for the super-wealthy. The starting price for each turnkey project is around 3.5 million Euros, but recently the average cost has been approaching 6m. When the work is undertaken, the Bolzas guarantee the price and also the finishing date – it usually takes about two years to renovate a property. But owning a fragment of Castello di Reschio history does have its advantages: delicious food from the estate’s osteria, cookery classes, clay pigeon shooting, dressage lessons, a private chef and the chance to forage for wild asparagus or fennel in spring and truffles and porcini in the autumn. Some of Italy’s best theatre, art, music and shopping can also be found close by in Florence, Siena, Todi and Orvieto. Now you can drink your Frascati in the comfort of a classic holiday home without worrying about the red tape... n Fattoria di Reschio 06060 Lisciano Niccone Perugia, Italy +39 075 844 362

Inside look at BERKELEY HOMES

Berkeley Homes’ waterside development Kingsbrook Park bucks the trend in Canterbury

omes by the riverside are in high demand in Kent and the appeal of living by the water has remained strong over the last few years, despite market fluctuations. Kingsbrook Park, a popular residential development by Berkeley Homes is located in the centre of historic Canterbury and is situated on the beautiful River Stour. In a recent survey on waterside living undertaken by local agents Mann Countrywide, the largest proportion of respondents highlighted that the most attractive aspects associated with waterside living were the tranquil views and the relaxing environment living by the water brings. This was followed by a belief that riverside properties would not suffer from economic downturns as much as other properties; they would hold their value in the longterm due to their unique and desirable location; potential leisure activities that a waterside location would offer; and the attraction of the local wildlife. Property in Canterbury has always been regarded as good value, even prior to the credit crunch and a shortage of prime new-build homes by the water is attracting owner-occupiers and investors alike to Kingsbrook Park.

“Purchasers at Kingsbrook Park have the aesthetics and amenities of living by the river right on their doorstep. Many of the properties have views of the river and to date those have proven to be the most popular. Historically, riverside properties retain their value, remain marketable over the long term and represent a solid investment.” Piers Clanford, Sales and Marketing Director of Berkeley Homes Capital plc

Set on the corner of Broad Oak and Kingsmead Road, Kingsbrook Park comprises 264 three- and four-bedroom houses, and one- and two-bedroom apartments. Bordered on three sides by the River Stour and with views of historic Canterbury Cathedral, Kingsbrook Park is certainly a rare find. The development is accessed via a bridge spanning the River Stour and is characterised by traditional render and weatherboard façade. Kingsbrook Park also includes a new 2.5 acre public park with children’s recreational facilities, an ecological habitat zone and further improvements to the existing river walk.

Inside, the homes at Kingsbrook Park enjoy the exceptional specification that Berkeley Homes is renowned for – fitted kitchens and bathrooms, integral kitchen appliances and high specification fittings. Externally, the homes unite traditional clay tiles, natural slate, weatherboarding, smooth render and red brickwork with extensive glazing and asymmetric layouts, designed to complement the historic surroundings with a modern finish. “Riverside homes in Canterbury will always command a premium” explains Anthony Myles Obee, Senior Sales Negotiator at local estate agents Mann Countrywide, appointed agents for Kingsbrook Park. “Even in 2009 the exceptional properties at Kingsbrook Park continued to maintain their values. It is clear that with a distinct shortage of riverside stock in Canterbury Kingsbrook Park offers purchasers high-end luxury properties that are not only a sound investment, but situated in a beautiful and accessible area.” Currently at Kingsbrook Park, three-bedroom townhouses start from £369,950 with apartments starting at £239,950. For further information on the development, please contact Berkeley Homes on 01227 477 100, email or visit

CANTERBURY Canterbury has characteristics that attract visitors and residents alike, including the charm of the architecturally stunning cathedral, the beauty of the River Stour that runs through the city, the wealth of leisure, entertainment and retail amenities. Good transport links have been further enhanced with the new high-speed train service from Canterbury West (only ten minutes from Kingsbrook Park) which takes just under an hour to reach London’s King’s Cross St. Pancras.

PERIOD HOUSING WITH A MODERN FINISH Of course, riverside living in the city of Canterbury isn’t the only exciting development from Berkeley Homes on offer in Kent. Providing a completely different type of luxurious living, the company also offers a range of properties including stunning eighteenth century style housing with a modern finish in Providence House at Holborough Lakes. Berkeley Homes’ latest development, Providence House, at the multi-award winning community Holborough Lakes, offers buyers and investors a unique period living experience at one of Kent’s most sought after, luxury-residential developments. In keeping with the New England design of Holborough Lakes, Providence House has the unique appearance of an eighteenth century style Georgian manor house. It offers a series of one-, two- and three-bedroom luxury apartments, all designed to the latest specification and priced from £195,000.

The homes comprise spacious living areas and chic kitchens with a range of stainless steel integrated appliances. The bathrooms, which feature simple yet stylish wall tiling, are furnished with contemporary Villeroy & Boch white suites and complimented by Hansgrohe chrome taps and showers. “Providence House is a unique and charming building located within the well established community of Holborough Lakes” says Piers Clanford, Sales & Marketing Director of Berkeley Homes (Capital) Plc. “The apartments in Providence House are ideal for people seeking a high standard of living in the heart of rural Kent that is easily accessible to London.” The development is surrounded by miles of dedicated nature walks on the North Downs Way, Pilgrims Way or Med Valley Way, as well as cycling around the countryside. In addition, Raw Corporate Health will shortly be opening a fully-equipped gymnasium that will only be available to Holborough Lakes residents. n
