Industrial sites in Albion Street, Brunswick are a magnet for residential developers

Residential developers have swarmed on Albion Street in Brunswick to snap up six former industrial sites for almost $27 million following new Moreland Council rezoning laws.

Developers Milieu Property, Pellicano and Nightingale have all bought sites within a 100m stretch along the precinct just off Sydney Road, from 202 to 219 Albion Street, with 193 Albion St just launched to market. Sales expectations are around $3 million, according RPM sales agent Ed Wright.

Wright said the sites, including a former sewing machine repair business, a nut factory and an Ugg boots factory offloaded by Aesop chief executive Michael O’Keefe, offer developers prime redevelopment potential to yield around 250 boutique apartments.

“We’re seeing a real ‘flight to quality’ with developers seeking out better quality and positioned landholdings to build their pipeline,” he said. “These developers really know how to best design and market their project to progressively-minded owner occupiers in the Brunswick market.

“With Anstey station at one end of the precinct and Sydney Road shops and dining options at the other, Albion Street is a superbly located inner city locale with excellent amenity,” he said.

Milieu Property acquired a 1,200 sqm site at 204-206 Albion St and will develop 59 apartments over eight stories plus complimentary ground floor commercial catering to a very distinct buyer, according to Shannon Peach, co-director at Milieu.

“With The Commons and Nightingale 1 projects nearby, coupled with our intentions for our site, this pocket is attracting like-minded people who embrace considered design principles around sustainability and fostering community,” he said. “In time I think this precinct be looked back upon as quite a unique shift in the status quo for Australian apartment living.”

Peach said the apartment complex, ‘Breese Street By Milieu’ will feature a rooftop with a BBQ area, natural grass lawns, and a communal laundry and outdoor clothes line. Price discounts are also being offered to buyers who choose not to take up a car space.

Wright said Moreland municipality is anticipated to grow by almost 56,000 residents across 25,005 dwellings in the next 20 years, with the City of Moreland proactively planning to meet this demand.

“The Council recently moved ahead to implement its Industrial Land Strategy to bring quality medium density housing to the area by rezoning brownfield land while still maintaining the character of the area.

“There are currently 18 apartment projects under construction, 20 projects pre-selling and 22 sites with approved plans and permits within the municipality.

“Our team has been working closely with many landowners affected by the rezoning and in consultation with Council to identify development opportunities for both residential and commercial projects in Brunswick, Coburg and surrounds,” he said.

Inviting Infill

The last significant zoned development site in Point Cook was bound to attract attention, but the fundamental driver behind the RPM Transactions and Advisory team’s approach to 359 Point Cook Road was creating value for the vendor and commercial confidence for the ultimate buyer.

The area, located at the city-end of Melbourne’s western growth corridor, was primarily developed in the early 2000s, and has an international reputation because of its award-winning land projects, bayside location and high-quality community infrastructure.

Interestingly, the vendors had sold the surrounding 33 hectares of land to a developer in 2012, with this 2.36 hectare site the last remaining section of their original property, including the family home. As such, finding the right partner to help them extract the land’s maximum value was vital to the owners.

Although it’s located in the Wyndham growth region, 359 Point Cook Road is a true infill site well suited to medium density development. RPM’s expertise in this space saw our team working closely with prospective buyers on product mix, marketing and price modelling to give them the confidence to maximise their offers.

The approach unearthed 107 enquiries and 10 offers submitted over the four week campaign, ultimately achieving a sale price more than a million dollars over the quoted range. This sale demonstrates the continuing appetite for quality sites in prime locations, and represents a record land rate for the area.

Tim joined RPM in 2011 as Research Manager and was responsible for enhancing the company’s research capabilities to service its rapidly growing client database. As National Strategy Manager, Tim works across multiple states to drive RPM’s expansion into new markets; providing strategic, research-backed advice to both landowners and developers to guide them in their decision-making process.

Zaynoun leads RPM’s Victorian sales team, taking a leading role in major land deals across both greenfield and infill markets. He joined RPM in 2015 following a career in the banking industry and over the last eight years has risen to become one of the state’s largest sellers of development sites – transacting over $900 million of land on behalf of his vendors across Melbourne, Geelong, and Regional Victoria.
