Dear John, Thank you for the opportunity to provide a neutral opinion of value on the property at 2/27 Jordan Terrace, Bowen Hills. We were unable to come up with another recent sale of a four bedroom three bathroom unit, however based on the prices that three bedroom, two bathroom units have been selling for in the area, we believe a sale price of $750,000 - $800,000 is likely to be achieved depending on the manner in which the property is marketed. We have included some sales in the area and surrounding suburbs along with a marketing proposal for your consideration. In our submission we have included three marketing investment strategies. We believe the third program would give you the greatest exposure with the two unit pictorials in the front of the Courier Mail and a two module pictorial in the Brisbane News. The difference in options 1 and 2 is smaller pictorial choices in the Courier Mail and Brisbane News. The reason we have recommended the Courier Mail is due to the fact that the Courier Mail reaches a wider net of buyers throughout Brisbane and interstate. We have included marketing in the Brisbane News to compliment Saturday’s Courier Mail pictorials, for this particular property we would suggest virtually furnishing of the main bedroom and kitchen/dining/living area for marketing photographs. Virtual furnishing is including furniture in the photo’s which will give prospective buyers a full picture of the potential the spacious design offers. When a property is marketed as an auction, it creates urgency which the current market is lacking. An auction is a cash unconditional contract, voiding all finance, building/pest clauses and there is no cooling off period. The auction will help generate competition and you have the best chance of obtaining a premium price. We would suggest an on-site auction as they really set the scene and can tug at the heartstrings of potential purchasers. Auction properties are generally on the market for less time than a private treaty sale. Without a set price, more potential buyers are likely to inspect the property and will determine the value based on the features and benefits on offer, opposed to judging it merely on price and possibly dismissing it. We have attached my most recent auction statistics for you to view.


We would suggest a four week campaign with seven open homes - one each Saturday, one mid-week on a Thursday evening and one 30 minutes prior to the auction. The Thursday evening twilight open home will be a great opportunity to capitalise on the beautiful outlook and allow all buyers who see the property in the Brisbane News on Wednesday to come through before the weekend. A reserve price would be set the day before auction, based on the price feedback obtained when following up all buyers from our open homes and private inspections. We have attached an example of a Weekly Report and Cover Letter which we send to all our sellers to keep them up to date with all enquiry and inspections. We will not include an Auctioneer fee as I will be your marketing agent and Auctioneer. I have been a licensed Auctioneer since 1995. I would also recommend that the property be featured for approximately one week before the first Saturday open for inspection to allow people time to view the property; this would give us a four week lead up to auction day. The other method of sale for consideration is by Private Treaty, which is putting a listing price on the property. One of the key benefits of having a price is the market knows what will buy the property, however most consumers tend to want to beat you down on the list price. In regards to the condition of the property, some work to achieve the best result is required. I would recommend the following as a minimum: - Clearing the house of all private possessions and taking to a storage facility - Professional cleaning - House needs to be made free of safety issues - Title Search - Virtual furnishing Companies that I recommend for maintenance are as follows: VIP Home Cleaning Ph. 0412 656 720 For the unit to be professionally cleaned it will cost approximately $650.00 (This will also include the outdoor area and the walls) Mini Movers Furniture Removals Ph. 1300 882 440 To pack all items into boxes and remove all furniture to storage it will cost $169.00/hr Mon - Thurs or $179.00/hr Fri - Sun. Kennard’s Self Storage (Milton) Ph. 07 3217 5555 To store 9sqm of furniture is $295/month or 13.5sqm is $395/month. In terms of security and safety the only issue was the broken window in the kitchen, however from our understanding the window had been temporarily repaired on 30th May 2012 by your mercantile agent. In regards to commission, our professional fee is 5% of the first 18,000 and 2.5% of the balance plus 10% GST. For example, on a sale price of $800,000 the commission would be $20,450.00 plus GST which totals $22,495.00.

We recently sold 43 Stafford Street, Paddington which settled Monday 28th May 2012, in 26 days prior to auction for $710,000 with two other written offers. Matthew enquired regarding a price guide on the property I spoke with him, he said they are not currently living in the area but they are familiar with the area. They would be looking at spending in the low $500's he said, he is going to be speaking with some builders as they would want to build a new property on the site to get a gauge on construction costs.

Kathy spoke about the possibility of putting another kitchen upstairs and as to how much this would be likely to increase the rent by. Ian and Kate came through on Saturday and I spoke with her this afternoon she said the property has plenty of potential and she can see it, however she said it probably isn't for them it is a little low in the street and there is no guarantee you can remove the dwelling or demolish which they would want to, they have an all in budget of around $1.2 for their ideal property, this is probably not the one for them she said. I asked Kate if she could be tempted at a price and she said no we are just not there.

Nanda and his wife have just started looking they have only been in Brisbane for a relatively short time, they are not in a huge rush to purchase. He thought it was a good property, needs a little bit of work, liked the location, however they are renting in Toowong and he thinks the Toowong and Auchenflower area is more suitable as you can catch the train to work. He thought the property would sell somewhere in the $500's this would be a win win for both the buyer and seller he said.

They are seriously considering the property at this stage, Cameron said he will probably get a valuer through this week, he is concerned on how that will stack up with the low ceilings and the kitchen being downstairs. Kieran did ask about the man hole at the rear and whether there were any easements on the property, they did comment about it being low downstairs and not legal height. They have a unit in Indooroopilly that went under contract this week, they spent a considerable amount of time at the property and said they had some interest and would most likely come back through.
