VIEWPORT RESIDENCES SOHO IN CHICAGO Viewport residences Chicago is a building that offers starting businesses and freelancers an affordable and flexible work- and living space. The building contains studio’s and residences for the Small Or Home Office (SOHO), and is optimized to fully integrate the both. To support the SOHO dwellings, the building offers additional services in the lower floors to accommodate the business user in the building: the lobby with convenient shops, a business centre with networking bar, a conference hall and meeting rooms as well as a health spa with wellness centre. Located just outside of the Chicago loop, Viewport Residences is a perfect location for the young entrepreneur. On top of that the site is right on the edge of Lake Michigan, providing the majority of the apartments amazing views across the lake. The buildings consists of two identical residential towers connected by a plinth with common facilities for all residences, as well as several publicly accessible functions. Due to the placement of the towers, they provide a view corridor from Lake Michigan into downtown Chicago. The entrance of the building is located on the backside, underneath the cantilevering parking volume, providing a dramatic, covered entrance to the building. The entrance of the parking garage is located on the north side of the building.

VOLUME CONCEPT Two towers provide a view corridor from Lake Michigan into downtown Chicago. On the ground floor the towers are connected by a volume that provides common facilities for all residences, as well as several publicly accessible functions. The entrance of the building is lcoated on the backside, underneith the cantilevering parking volume, providing a dramatic, covered entrance to the building.

The towers consist of a select number of typlogies. The aim is to provide affordable workspaces that still offer a certain level of luxery, which is achieved by vertically reducing the diversity in typologies. Following the ‘SOHO’ theme, all the apartments lend themselves for working at home; optional room dividers make it possible to create a personal space for retreating when wanted. Together with the services offered in the lower floors of the building, the residences are primarily focussed at starting businesses or freelance workers with limited budget, who want a representative, affordable and efficient workspace to live in.

THE RESIDENCES Under the SOHO concept (Small or Home Office), the dwellings provide for all the basics with space for both living and working, to be divided according to the users wishes. To keep the residences affordable, they have all been equipped with identical bathroom and kitchen units. These have been carefully designed to take efficient use of the space. The bathrooms have a unique walk-through organization that make them spacious yet efficient. A delight to use when you’re off the clock, yet compact enough to not get in the way when work needs to be done. In Viewport Residences everybody can make their own decision on how to seperate their work from their personal life. Go for the traditional option to divide the space into two seperate rooms, lose the the wall completely to create one big flexible space, or anything in between. Five predefined options are available when choosing an apartment; two types of sliding walls, a folding wall, the traditional swinging doors or no separation at all.

HOW IT’S BUILT The building is based on a strict grid, alternating 5,4m and 7,2m. Preliminary designs THE VIEWPORT CONCEPT The first sketch design was based on the concept of creating a viewport visually framing the view onto the lake from downtown Chicago. The former mayor of Chicago gave strong preference to projects along the coast that maintained open lines of sight in order to prevent the creation of a closed wall along the Lake Michigan coastal line. This is how a building volume was sculpted of two interconnecting towers, one set back to follow the lines of the building plot to connect again on the highest floors by a cantelivering volume. Strong emphasis was placed on the design of the apartment layouts. The framing concept can be found in these floorplans as well. A floorplan consisting of wall segments perpendicular to the facade create open lines of sight from every space on the dramatic views on the city or the lake. At the same time the open, loft style routing makes the apartments spacious and flexible.

PRELIMINARY DESIGNS CONSTRUCTION AND SOHO In order to accomodate for an unobstructed view from the apartments a special construction type was designed. A thick steel cable is used to relay the forces from the suspended concrete floor panels back to the core of the building. The cable connects to a steel truss on which the floor panels rest. This construction type makes a columnless facade possible. This apartment type was eleberated on for a while; creating different typologies ranging from 2 to 4 apartments per floor. Yet the open layout lost a lot of square meters to distribution space; they were inefficient. At the same time I introduced the SOHO (Small or Home Office) typology to the apartments. Various sizes of office space were created within the apartments, trying to minimize disturbance of the two functions by letting the entrance form the divider line between ‘work’ and ‘play’. On one side all the ‘public’ office space, on the other the private functions. When discussing the apartments, that by than ranged from 150 to 250 square meters, the conclusion was that they had become to big for their purpose. The SOHO typology is most interesting for starting businesses; they need little space and most importantly don’t have a lot of money. A 250 m2 apartment at the Chicago Loop would be absolutely unaffordable for them.

At this point the decision was made to re-design the towers from scratch, taking a minimal sized unit as the building block. This meant applying the then developed principle of flexible living and working space to apartments ranging from 45 to 80 m2. At the same time the complicated construction technique proved to be to expensive for the perpose it served; so I decided to fall back on a tradition, Chicago-style construction of columns around a core. The apartments that became the end result of this quest for affordable, smart SOHO apartments can be found at the beginning of this booklet.
