THIS MONTH’S GUEST EDITOR IS JACK GLYDE, BRANCH MANAGER FOR BELVEDERE On behalf of the Belvedere branch and the rest of the Robinson Jackson Group, welcome to the latest issue of moving magazine. We are often asked what the local property market is like, most noticeably whether it is a buyers’ or sellers’ market. Reflecting on the last few months and projecting ahead for the rest of the year, I would say the market is just as good for buyers as it is for sellers. Stability seems to be the word many of my fellow branch managers are using, with opportunities for both parties. The Robinson Jackson Group is currently listing well over 400 new properties every month, which presents a fantastic choice for buyers. And with our branches covering a huge area across south east London and Kent, there are lots of options for homeowners who are looking to sell but perhaps found it difficult to find the right property to move to earlier in the year. Read how you can use the current market to your advantage on page 30. For 50 years The Group has been helping people move successfully and we continue to go from strength to strength. I would say that one of our best qualities is the ability to adapt to different market conditions and offer professional advice. This extends to mortgages, investments and, indeed, lettings. Elsewhere in the magazine I am delighted to bring you a guide to my branch’s patch - Belvedere and Abbey Wood. We’re eagerly awaiting the high-speed Crossrail line opening and are already selling homes to excited buyers

and investors. The Group is also delighted to be selling an increased number of new build homes, representing some of the best local and national developers. all about... belvedere & Abbey Wood Every issue we focus on our local areas. This time we look at Belvedere and the surrounding area of Abbey Wood – both of which are growing in popularity among first-time buyers, families and in particular those currently renting in London looking to purchase their own home. Belvedere is set in the DA17 Bexley postcode. It is the first Kentish village you come to when leaving London yet it’s a short 30 minute commute by rail into London Bridge station. The area is divided into a number of neighbourhoods Lower Belvedere, Upper Belvedere, Nuxley Village, Bostall Heath and Lesnes Abbey, each enjoying a local parade of shops and community facilities. At the heart of Belvedere is Lesnes Abbey Woods, which is home to a set of mystical ruins, a formal garden, a play park and a protected area of bluebells. The woods provide a stunning backdrop for Belvedere residents and some homes are lucky enough to actually back onto this area of natural beauty. The other side of Lesnes Abbey is Abbey Wood SE2 - which has a more urban feel and will be home to a new Crossrail station. Jack Glyde, the Branch Manager at Robinson Jackson’s Belvedere office, says the village has seen considerable investment over the last few years, with further improvements set to elevate DA17 even further: “The opening of a Crossrail station in Abbey Wood will transform Belvedere’s commuter credentials beyond belief - we’re already feeling the effects ahead of the completion in 2017. Many Belvedere residents will be close enough to walk to the new Crossrail station, while others can hop on the train at Belvedere station and travel the one stop along the line to join the new super-fast service, which will connect the area to Canary Wharf, Liverpool Street, Bond Street, Paddington and Heathrow.” Abbey Wood is carving out its own niche among buyers, says Plumstead’s Branch Manager Tony Murray: “Tenants who have been renting in inner London have found they’re priced out of many areas when it comes to buying but Abbey Wood offers an affordable entry point into the capital’s home ownership market. Abbey Wood is served by both the Belvedere and Plumstead branches of Robinson Jackson and we’re both seeing an increase in enquiries,

with buyers from high-end London areas such as Clapham looking to move to SE2 in anticipation of Crossrail.” The wider Belvedere and Abbey Wood areas are strengthening as a result of the Crossrail station, Jack adds: “We are experiencing a fantastic uplift ahead of the line’s arrival, with new shops opening and a sense of positivity. Although Nuxley Village thrives on independent and familyrun businesses, which give the village a real community feel, the addition of a Sainsbury’s Local and an Asda in Lower Belvedere has given residents the perfect balance of convenience. We look forward to more improvements over the coming years as new people discover the benefits of Belvedere and Abbey Wood.”

Affordable property, fantastic commuter links Sandwiched between Abbey Wood and Erith, Belvedere has always been popular among first-time buyers as there is no shortage of starter homes, and property values have remained resolutely affordable. Some of the most budgetfriendly properties can be found in the Lower Belvedere part of the village, especially around the train station, where rows of pretty Victorian terraces can be bought for less than £250,000. Roads including Gertrude Road, Ripley Road and Coleman Road are great hunting grounds for property novices who need to be within walking distance of the station. In Abbey Wood flats offer the most affordable entry point, with great examples in Chantry Close, Dalberg Way and Hermitage Close - contact our branches to view the latest properties for sale. Belvedere’s growing number of facilities and reputation has led to many buyers staying in the area but trading up. Those looking for three or more bedrooms are spoilt for choice in Upper Belvedere and Nuxley Village, where three-bedroom semi-detached homes generate interest, especially among families hoping to send their children to the respected Bedonwell and Belmont primary schools. Woolwich Road, Glenview and Amberley Road are among the most coveted addresses. There are a handful of detached character and Art Deco-style residences in the area, although they rarely change ownership. Abbey Wood is also home to some great period properties. Take a look at Mcleod Road, Wickham Lane and Abbey Road.

Pulled brisket with Applewood cheese in ciabatta Serves: 4-6 Prep: 20 mins Cooking: 3-6 hours, depending on cooking method

Ingredients: • 900g beef brisket • 4 to 6 tablespoons barbecue sauce • 150mls apple juice or cider • 6 ciabatta bread buns, split and lightly toasted • 125g Applewood® Cheese, cut into thin slices • Gherkins or cornichons to serve

Method: 1. Place the meat into a covered roasting tray or cast iron casserole dish. Mix the barbecue sauce with the apple juice (or cider) and pour it over the meat. 2. Cover and cook for 3 hours at 150°C/300°F/Gas mark 2. Alternatively, cook in a slow cooker for 4 to 6 hours. 3. When the meat is cooked, shred it with two forks and spoon it onto the ciabatta bread buns, top with sliced Applewood Cheese and sliced gherkins or cornichons. 4. Save the cooking liquor to dunk the bread in or to spoon over the meat in the sandwiches, if preferred.


Clementine Cake Serves: 4 Prep: 20 mins Cooking: 30 mins

4. Add the remaining flour, then fold in the yogurt and the zest and juice of one clementine

• 175g unsalted butter at room temperature • 175g caster sugar • 3 eggs • 250g self raising flour • 100g Rachel’s Greek Style lemon yogurt • 3 clementines – zest and juice of one • 100g apricot jam, warmed

6. With the remaining 2 clementines, cut the bottom and top of the skin off and discard. Following the contour of the orange with a knife, cut away the skin and discard. Remove any white pith but be careful not to remove any flesh

Method: 1. Preheat the oven to 180°C/350°F/Gas 4. Line or grease a loaf tin 2. Cream the butter and sugar together in a bowl (using an electric mixer if available) until pale and fluffy 3. Beat in the eggs one at a time, adding a spoonful of flour with each egg to stop any curdling

7. Slice each fruit horizontally into thin slices; place these over the top of the cake batter 8. Bake the cake in the middle of the oven for approximately 30 minutes until risen and golden brown, and the oranges are caramelised. The cake is cooked if a skewer comes out clean 9. Remove from the oven. When slightly cooled, brush over with apricot jam

More new homes being built in your local area The good news is the initiatives appear to be working - with an increase of over 30,000 new homes built in 2014 compared to 2013. Those in north Kent will receive a boost of 20,000 new homes over the next 20 years after the Government announced that Ebbsfleet was to become a new garden city, with a flurry of development close to the international train station. There’s also a wave of house building activity in and around Woolwich, which is set for a Crossrail station in 2017, joining the existing DLR and over-ground train services. Confidence House - within walking distance of Woolwich - is a great development we are selling. Future prospects are also propelling interest in Swanscombe, where a Paramount theme park is planned and the recent Blue Anchor development on Swanscombe Street is located.
