THIS MONTH’S GUEST EDITOR IS CHRIS PERKINS, OWNER PARTNER AT OUR CATFORD & LEWISHAM OFFICES This is a very special edition of our Moving magazine as we celebrate a new record month for listings (that’s homes we’ve been asked to sell), which has thrilled the whole company. Our staff work extremely hard, 7 days a week, so it’s fantastic that their diligence continues to pay off and the public like what we do. We appreciate that there’s lots of agent choice in the market but the public understand that The Robinson Jackson Group - with our 50-year history - is the trusted option when looking to achieve the best price for a property. It’s a sad phenomenon that many High Street lenders have moved their mortgage teams away from local branches into central locations, where it is only possible to contact advisors via ‘phone – with calls lasting hours. all about... Catford & Lewisham Every issue we focus on one of our local areas. This time we look at two together – Catford and Lewisham – neighbouring towns in South East London. For many, moving home is all about location, location, location - not necessarily where the property is situated itself but where you can get to with ease. Commuters and frequent travellers are already spoiled for choice if they choose to live in Lewisham or Catford, and a new transport development on the horizon is causing a stir. Lewisham is already an epicentre for commuting, with mainline trains to London Bridge, Cannon Street, Victoria and Charing Cross – all less than a 25 minute journey. Lewisham also has a DLR station, with trains to Canary Wharf, Bank and beyond. Catford enjoys two mainline stations – Catford Bridge and Catford – the latter proving a fast and frequent service to Blackfriars, Farringdon and St. Pancras for a broad range of travel options. The transport choice doesn’t stop there, however. In addition to the three main transport hubs are five supporting rail

stations throughout Lewisham borough - St John’s, Ladywell, Hither Green, Lee and Elverson Road, all complemented by a reliable bus service. It is what’s promised, however, that is sparking interest among a new wave of buyers and tenants. A proposed extension of the Bakerloo Tube line to Lewisham has already prompted a small avalanche of articles in the London press, bringing the town’s attention to the moving masses. Although the plan is still at the consultation stage, and details of the exact route and station locations are not confirmed, property buyers are factoring in a suggestion of the Tube as part of a longterm investment strategy. If given the green light, work is not expected to start on the extension until 2023 and a service not running until 2028 but the mere thought of the underground in Lewisham is already generating interest. “Lewisham and Catford are regaining their status as busy London towns,” comments Chris Perkins, the branch’s Owner Partner. “They are so close to Central London and becoming more sophisticated month-by-month that it was only a matter of time before they caught up with areas such as Dulwich, Forest Hill, Greenwich, Blackheath, Peckham and New Cross. The housing stock is what movers are most surprised by. Period

gems and architectural masterpieces are plentiful - some need a little tender loving care but they present wonderful development opportunities and the ability to really add value.” The teams at our Catford and Lewisham branches hold waiting lists for some of Lewisham borough’s most coveted roads and it comes as no surprise that they are lined with period properties: “The area’s desirable streets include Quentin Road, Dacre Park, Church Terrace, Lewisham Park, Belmont Hill and Oakcroft Road, where you’ll find large detached houses from the 1920s. Somerset Gardens off Loampit Hill is another favourite - a small, leafy enclave of flat-fronted Victorian terraces with some very attractive decorative ironwork,” adds Chris, “but what marks out properties in Catford and Lewisham is the price – they are far more affordable than similar types in South West London, for example.” Despite Lewisham’s town status, there are Conservation Areas where some of the best Victorian and Edwardian properties lie, with home movers jostling for the two-bedroom artisan houses and the French baroque-style dwellings. “That’s not to say all Catford and Lewisham’s homes are heritage,” adds

We asked the teams at our local branches to reveal their favourite places to eat, drink, shop and socialise in Catford & Lewisham.

1. Manor House and Gardens The Manor House was home to the Baring family, whose bank was broken by rogue trader Nick Leeson in 1995. The house, now a library, sits in a pretty park and the surrounding Lee Manor conservation area is the result of the Baring family’s decision to sell off its land. Explore the walled flower garden, wild flower area, lake, fountain, children’s playground, an ice house, sports facilities and the café.

2. Lewisham shopping Lewisham Shopping Centre has been the borough’s premier retail destination for over four decades, and the indoor mall is complemented by a cluster of shops outside and a vibrant street market. The market sells everything from fresh fruit, vegetables, flowers and fashion items to multicultural produce and street food. Although Lewisham town centre has a good selection of shops, big changes are in the pipeline for the town centre, with a huge multi-million-pound regeneration programme currently under way. Catford also has the great Broadway street market and a number of small retail parks.

3. Model Market Lewisham is one of the latest towns to get the Street Feast treatment, with the organisers setting up a night market and social hub every Friday and Saturday from 5pm, and on Sundays from 2pm. A collection of pop-up catering vans, street food stalls and bars gather at 196 Lewisham High Street, providing a lively focal point in SE13, known collectively as Model Market. Come the weekend, the air is full of mouth watering aromas as chefs bring flavours of South America, Taiwan, Japan, Mexico, Argentina and the Caribbean to Lewisham. There’s also the Rum Bar for cocktails, and Winyl for the best wine and DJs spinning exclusively from vinyl.

4. The Glass Mill Leisure Centre The £20 million Glass Mill Leisure Centre in Loampit Vale is a work of architectural wonder, with a distinctive coloured mosaic-style façade. Inside doesn’t disappoint either, with a 25-metre, eight-lane swimming pool, a learning pool, exercise studios, a gym, a crèche, a café, and spa therapy and treatment rooms. There’s even an indoor climbing wall to keep the most adventurous entertained.

5. Gennaro Delicatessen This family-run Italian deli is a must visit, especially if you value authentic ingredients and want to support an independent business. Step inside and admire the selection of pasta, cheese, charcuterie, coffee, bread, olive oil, sodas and

wine. Deli manager Antonio will be delighted to advise you on what’s new in, what’s freshest and what must fill your shopping basket.

6. London Sivan Kovil This stunning Hindu temple has been reconstructed in accordance to the ancient Saiva scriptures and was one of the first of its kind to be built as a traditional Lord Shiva temple in Europe. The architecture and intricate details inside and out are best seen up close, so contact the temple to organise a visit.

7. Broadway Theatre The Broadway Theatre (formerly known as the Lewisham Theatre) is a theatre in the Rushey Green neighbourhood of Catford, offering a full programme of events and performances. The Grade II listed building was built in 1932 and is a fine example of Art Deco design, guaranteeing a traditional theatre experience. Shows play out in either the 800-seat main theatre or in a small, intimate 80-seat studio theatre.

8. Catford Constitutional Club Don’t be put off by the name as the Catford Constitutional Club is now under the wing of the Antic London pub chain – a powerhouse in turning neglected venues into fashionable hotspots and a company quoted in The Guardian as the spearhead of ‘granny chic’. This means there’s a retro vibe, vintage furnishings and original period features paired with artisan food, real ale and regular events – pub quizzes, comedy nights and film specials included.

9. Catford Bridge Tavern Recently reopened following extensive refurbishment work after a fire, the Catford Bridge Tavern is one of SE6’s best pubs. Luckily the historic façade escaped damage and the refit saw the addition of a brilliant roof terrace. Trip Advisor reviews rate the Sunday lunch and there’s high praise for the well stocked bar. The annual Catford Beer Festival was hosted by the pub in 2017, with over 40 tipples, live music and street food. Well worth a visit.

10. Mountsfield Park, Catford There are loads of great parks in Lewisham borough but Mountsfield is a real hidden gem. The emphasis is on a family friendly vibe with basketball and tennis courts, a dedicated football pitch and a children’s play park. For a more leisurely visit, enjoy the homemade ice cream in the tea room or take in the stunning panoramic view from the bandstand. the sweet spot Call it a pudding, a dessert, a sweet or even ‘afters’, sometimes only a sugary treat will hit the spot. We’ve taken inspiration from the dessert restaurants that have started opening when rounding up our favourite recipes this issue.

Mango and Ginger Sundae Serves: 1 Prep: 5 mins

Ingredients: • 3 scoops Alpro vanilla ice cream • 2 pieces stem ginger, plus a little of the syrup • 1 ginger nut biscuit • ½ mango

Method: 1. Finely chop the stem ginger, lightly crush the ginger nut biscuit and roughly dice the mango. 2. Add a scoop of the ice cream to the bottom of a tall glass and sprinkle over a third of the biscuit and stem ginger. Add a third of the mango and drizzle with some of the stem ginger syrup. 3. Continue layering up the sundae until all the ingredients are used.

• 2 ripe bananas, sliced into 3cm chunks, frozen • 125g blackberries, frozen • 300g strawberries, stems removed, frozen • 200g blueberries, frozen • 100g coconut milk yogurt (coyo)

• 1 cup water • 1 cup sugar • 2 cups of freshly squeezed lemon juice • 1 tbsp grated lemon

• 1 litre full cream milk • 150g strawberries • 3

1. Place the water and sugar in a pan set over a medium heat to dissolve the sugar.

1. Bring the milk to the boil in a large pan. Remove once boiled & add the lemon juice. Stir until curdled. Leave for a few minutes.

2. Once the sugar has fully dissolved, remove from the heat and leave to cool for about 5 minutes.

2. Pour the curdled milk through a muslin cloth and leave for at least 10 minutes so the liquid drains away

3. Meanwhile, squeeze the juice from the lemons and stir into the syrup together with the grated rind. Stir well.

3. Place the chopped strawberries, sugar and water into a clean pan and cook over a low heat, stirring to make a purée. Once thick and sticky, remove from the heat and set aside to cool. Remove the curd from the cloth and place in a bowl.
