Premium location One additional factor that buyers need to consider is a “lot premium�. Some homesites are considered “standard� — in other words, there is no additional cost for the home-site. But premium sites — those that might be larger, have a premium location, a preferred view or fewer neighbors — can have an additional cost ranging from a few thousand to tens of thousands of dollars. Homeowners who need the space for an extra-large backyard or plan on
entertaining might want to consider a premium home-site. The mid-range of pricing — say, in the neighborhood of $4,000-ish — provides whole-home automation, Sage [of DSHE] said. Meanwhile, a totally automated home that includes audio/video and pool control can start at close to $10,000 or so. If you’re planning on installing a smarthome system at the time your new home is being constructed, you may be able to include the cost in your mortgage, Sage said, as long as you can qualify for the loan amount that reflects the smart-home additions.
