But a real estate agent who understands your home, your community and your expectations is well worth it. An agent can help with everything from advertising your home to setting a fair price and managing the paperwork.

SET A PRICE. Once you’ve settled on an agent, they will help set a price for your home and conduct a market analysis of current listings and recent sales of comparable homes in your area. Your agent may also request that you have your home appraised. Factors such as your timeframe to sell, and repairs and upgrades you’re willing to make, will also play a role in determining your asking price.

GET A PRE-LISTING INSPECTION. Many sellers choose to have their home inspected prior to putting it on the market. A pre-listing inspection can help uncover surprises and allow you to get estimates for repair work ahead of time before you reach the final stages of the home sale. Even if you’ re unable or unwilling to make the recommended repairs, knowing how much it will cost to fix or replace faulty items can help during negotiations.

GET TOGETHER IMPORTANT DOCUMENTS. Get together appliance manuals, warranty info, past utilities bills and other paperwork to answer questions from prospective buyers and provide to them after the deal has closed.

BOOST YOUR CURB APPEAL. Your home’s exterior is the first thing potential buyers will notice, so make sure it makes a good and lasting first impression. Touch up paint or repaint entirely and fix cracks in or repave the driveway. Put down new mulch, pull weeds, plant flowers and shrubbery – whatever you can do to make the exterior of your home as appealing as possible.

CLEAN, DECLUTTER AND DEPERSONALIZE. A prospective buyer wants to envision themselves living in your home – not see you living in there currently. Clean the place, take down family photos and personal items. And if you have a dog or cat, remove signs of them as well. Not everyone is an animal person.

In our current society, everyone and anyone is known by their brand, which represents how the world may choose to see them. It's the idea of who you are, or who you want to be, projected into the world for the world to interpret. Now that is my personal spin on branding, and what is important to keep in mind is that from your grandma making pasta videos on YouTube, to you being a professional, all the way to our children looking to explore the digital world, we all create a brand for ourselves whether we realize it or not.

What does branding mean to me? What can I achieve with branding? How will it benefit me? What is my intention with branding myself? In my opinion, branding is a way to connect with people. How you connect with people can help to share your story, product, and or service.

It's important for you to take some time to identify what you are good at. What do you do well? What are you passionate about? Knowing what you are good at, allows you to be in control of your path by choosing to hone in on your talents and skills and communicate them to the world. Letting the world know what you are an expert in, is branding. Step Three: Name Your Fears with Branding When we do not name our fears we allow them to control us. By naming your fears and bringing them to the surface, you become in control of whether or not you want to continue to allow your fears to control you, or decide that you are now in control. List your fears when it comes to putting yourself out there and creating a brand for yourself. What scares you? What are you afraid of? What is the worst case scenario for you? Step Four: Create an Action Plan Do it! Just Do It! Go out there and give it your best! One Day at a Time. Taking action is the piece that brings it all together to create your reality. So ask yourself honestly: What can you do to put this in motion? What can you do in this moment to start taking action towards possibilities? Name one thing you can do to start the momentum? What will you do tomorrow that is consistent with your brand?

Values are what is important to you, what are your priorities, and mostly how do you want to live your life. PREPARING YOUR HOME FOR AUTUMN: MAINTENANCE TIPS FOR THE END OF SUMMER BY ANITA ALVAREZ

It’s almost time. Sigh. Summer is drawing to a close, like it or not. Before the leaves fall and the wind turns chilly, it’s a good idea to do some seasonal maintenance on your home. Here are some things to add to your fall “honey-do” list.

HAVE YOUR FURNACE INSPECTED. It’s smart to have your heating system serviced before you actually need to use it. Experts say that as much as 75 percent of the calls they receive about homeowners without heat are a result of not having the furnace serviced and cleaned. It will also keep your heating costs down and help keep the air in your home healthy. INSPECT YOUR ROOF. You’ll want to check for shin-

gles that are cracked, buckling, or missing. Check for caulking that needs to be replaced, or moss or lichen, which could indicate deterioration underneath. If you don’t trust your own assessment, work with a certified inspector.

CHECK THE AIRFLOW. Focus on areas like vents, the

hood over your stove, dryer vents, baseboard heaters and room fans. Not only is a buildup of dust a fire hazard, but you also want to keep the air flowing and the allergens at bay.

INSPECT YOUR INSULATION. The most important

area to check is your attic. You should have the highest concentration of insulation here. See if there are any gaps that need to be filled. You don’t need to check the insulation in your walls unless you notice heating issues.

CHECK FOR MOLD. The humidity of summer can cause mold to flourish. Check locations such as around leaky pipes, basements, or areas that don’t get good ventilation. You will want to remove the mold as soon as possible. It’s wise to have this done by a professional. LOOK OVER YOUR SIDING. You’ll want to look for any areas on vinyl siding that are buckled or warped. If you have wood siding, look for curling, splitting or cracking. Should you find an issue, you’ll definitely want it taken care of before the weather gets cold!

GET CONTROL OF GUTTERS AND DOWNSPOUTS. Clogs

MAKE SURE YOUR DETECTORS ARE WORKING. Ensure both smoke and carbon monoxide detectors have fresh batteries. It’s smart to test them, also. Both are especially important once your furnace is in use.

REPLACE WEATHERSTRIPPING ON DOORS. There could be gaps that you can’t see and that can jack up your energy costs.It’s a simple fix that can be done with items found at your local hardware store.
