Welcome Well it’s certainly been a busy first quarter for all of us here at RE/MAX Profile. With Easter and the school holidays now behind us, we’re a hub of activity with a whole swathe of fresh listings, sales successes, and new properties signed up to let. We’re very pleased to welcome two new agents to the team. Jenny Scott and Gayle Harris not only bring a wealth of real estate experience to RE/MAX Profile but will significantly increase our capacity to offer you further services across the Western Suburbs and we’re thrilled to welcome them aboard. On the home front, the kids have had a great first term back at school and have been enjoying the school holidays in our new home, revelling in the extra space. The pool has proved a huge hit, and for the first couple of months we struggled to get them back inside. Now with the addition of a new trampoline, it seems only the promise of cooler months might lure three shivering boys in, although frankly we’re doubtful... In February we celebrated the RE/MAX Annual Awards at the Gold Coast Marina Mirage. I was extremely honoured and humbled to receive ‘The Eagle Award’ in recognition of the significant contribution made to the continued growth of RE/ MAX Australia. It was an exciting evening where our office swept up 14 awards, breaking records for the team with new milestones achieved. As we head towards May, we are excited to be holding our office’s Annual Mother’s Day High Tea at the Keri Craig Emporium. It’s a perfect opportunity to treat yourself (or Mum!) to an exciting morning of high tea, champagne, a fashion parade and special guest speakers. Please see page three for further details. All money raised on the day will go to Make-A-Wish and we would love you to attend. Please also keep Saturday August 13th free in your diary, as we are also holding our Annual Gala ‘Wishing Well’ Ball at the Pullman Hotel for a fabulous evening of wining, dining, dancing and entertainment. Last year’s event was a massive hit, raising over $7800 for Make-A-Wish and this year we hope to raise even more. Property market improving in Brisbane NOW is a really good time to live in Brisbane. It’s an even better time to own a house in Brisbane, as it has just been dubbed the most stable city in Australia. Brisbane’s average house prices have climbed again for its 14th quarter in a row. A new report released by the Real Estate Institute of Queensland said average house prices in December last year reached $632,000, about six per cent higher than 12 months ago. In the September quarter last year, house prices reached $615,000, about $5000 more than what was recorded in the June quarter. House prices in Brisbane have now risen 14.2 per cent in five years and family homes with four bedrooms, two bathrooms and a lock up garage have become hot property, with some even selling for more than the new average price. REIQ chief executive Antonia Mercorella said sellers were experiencing higher returns on what they paid for properties and buyers and homeowners could have confidence in the market because of the steady growth. “We prefer this consistent, sustainable growth over a period of time rather than a booming market,” she said. “This allows consumers, both vendors and buyers, to have confidence in what the market is doing so there are no nasty surprises around the corner.” Ms Mercorella said there was a level of fear when buying and selling in Sydney and Melbourne, fear that was just not there in Brisbane. The median housing price is a new record for Brisbane and Ms Mercorella said there were great investment opportunities in the city at the moment. “Whether you’re a local or interstate investor, we have some of the strongest rental returns around the country,” she said. “You could get a 60 per cent rental return depending on where in Brisbane you buy. “Not only are you able to pick up an asset less than what you’d pay in Melbourne or Sydney, but the rate of return in many instances is greater in Brisbane.”

7 decluttering secrets from a professional organiser I’m often asked for tips on how to get organised. My advice is that organisation is quite simple – small tasks applied daily is actually all you really need to keep your home and life in order. When we look at a pile of clutter we often panic and think it is almost impossible to break through, but the reality is if we break the larger pile into smaller piles, we slowly sort and chip away at the problem. As a professional organiser I apply the same method to my daily tasks. Here are my personal tips on how I keep myself and my clients organised.

1. Make lists These days we are fortunate enough to have our lists in the palm of our hands – literally! Our phones are a great tool for storing lists. Create separate calendar categories within your calendar and write notes under each relevant heading.

2. Simplify your surroundings Is there really a need for four boxes of tea and three different varieties of coffee to be sprawled across your kitchen benchtop? Choose your favourite and keep it handy, store the others in a cupboard as close to your kettle as possible.

3. Put it away As soon as you’re finished brushing your teeth, return the toothbrush and toothpaste to it’s allocated area. It’s the little things that we leave around the home that add to a large amount of clutter building up.

4. Keep to a routine Let’s be honest, no one enjoys housework or spending hours decluttering our homes. By creating small daily routines you’ll have less chores to do on your weekend. If you break down your chores per day your Saturdays will not be devoted to hours of ironing or cleaning.

5. Pack a suitcase Unfortunately this is not for the purpose of a holiday. Packing a suitcase can help to declutter your wardrobe. Separate your clothes into summer and winter piles. Neatly fold and store your unrequired seasonal clothes into your suitcase and instantly create more space in your wardrobe.

6. Store and label Imagine you are moving house. The first step that you would take would be to purchase large boxes and start neatly packing and labeling them along the way. You then stack and dispose of them as necessary. The same method should be applied to your home. Except you are using smaller boxes, preferably plastic, as these are transparent and practical. Stack and store the items you don’t really need to have on hand within your home.

7. Never leave it to tomorrow Most of us tend to leave a small pile of dishes on the sink or neglect to hang our clothes before we go to bed at night. The reality is that these small neglected daily tasks are what usually cause a huge amount of clutter at the end of the week. Does it really take more than five minutes to clear the sink of dishes? Wake up to a neatly organised house without carrying yesterday’s weight. You’ll be glad you did!
