Welcome Letter Happy 2022! I have always appreciated that the annual Winter Equestrian Festival coincides with the start of the new year. Just days after we’ve closed the book on the prior year, the return of WEF invites us to gallop into the new one with great expectations. This year’s festival, running January 5th through April 3rd at the Palm Beach International Equestrian Center, will be the seventh that Douglas Elliman has supported as a sponsor. It also offers an opportunity to reflect on an exceptionally encouraging year, both for devotees of equestrian sports in the U.S. and all who are anxious to reach the finish line on COVID-19.

Perhaps most personally gratifying for me, however, was the triumphant return of The Hampton Classic, in Bridgehampton, N.Y., which Douglas Elliman sponsored for the 25th time. Like so many members of the Elliman family, from agents and managers to the clients they serve, I am a passionate rider, and I know they share my sense of pride in supporting this wonderful event year after year. It was especially meaningful to be there for the Classic after the pandemic put it on hold the previous summer.

In the year since WEF returned to Wellington, FL, thanks to successfully implemented safety measures, the equestrian community has been treated to an abundance of moments that exemplified the beauty, grace, and grit of the equestrian arts.

After winning the Leading Lady Rider Award at WEF—presented by Elliman’s own Martha W. Jolicoeur—jumper Jessica Springsteen helped put the sport in the spotlight (and perhaps attracted some new fans by association with her famous father) when she qualified for the U.S. Equestrian Team and went on to share the Team Silver Medal in Jumping at the Olympic Games in Tokyo.

As the world started to peek out from under the veil of a global pandemic and look ahead to brighter days, the Tokyo Olympic Games were just what the world needed. People longed to come together after a year of separation, and once again celebrate the talent and inspiration of living beings. While the games were a beacon of hope, the path to Tokyo was one paved with uncertainty. As tireless work provided for a safe and healthy plan of execution, a year-long delay due to the COVID-19 pandemic brought with it many challenges for U.S. Show Jumping. A new format was introduced in Tokyo with three-person teams competing without the safety net of a drop score. Simply put, there was no room for error in Tokyo. Additionally, the pressure was on U.S. Show Jumping to name “the right” team to represent them on a world stage. Delays brought with it new horses, unexpected injuries, and new opportunities. Olympic veterans Laura Kraut and McLain Ward may have seemed like no-brainer picks with four Olympic medals between the two of them, but they rode rookie mounts. Baloutinue joined Kraut’s string in April of 2021, just three months before the opening ceremonies. Ward’s partner Contagious also stepped up to the Olympics for the first time to fill the shoes of his previous silver-medal winning horse HH Azur. The theme of new talent continued with Jessica Springsteen, 29, who made her Olympic debut and fulfilled a childhood dream in the process. “This has been a huge dream of mine ever since I can remember,” said Springsteen, who piloted Don Juan van de Donkhoeve, a horse she has been partnered with since 2019. “I’ve admired these riders throughout my career, so to be named to the team with them was an honor.” Springsteen’s teammates echoed her sentiment, noting that they were honored to be able to

represent their home country at an Olympic Games that almost didn’t happen. “There were incredible procedures and precautions put in place, and for this particular team, a lot changed,” said Ward. “I think that, as we were dealing with the world today and COVID, this group and the people behind us— our teams, supporters, McLain Ward & Contagious staff and the federation— really moved on the fly and made decisions while being flexible, and that’s what allowed us to be at the Olympic Games and ready for that moment.” For Springsteen, quarantine and a year filled with more time at home allowed her to develop an

unbreakable bond with her horse. “When it came time for the selection events, I felt confident in how far me and ‘Don’ had come,” she said. “I felt prepared heading into the Games, and all in all Don Laura Kraut & Baloutinue

was amazing the entire week. I’m so happy for him.” Laura Kraut noted of her new partner Baloutinue, “He’s a bit of a mix between a Thoroughbred that I love to ride and [2008 team gold-medal winning horse] Cedric, my best horse. He was just in the game. He was relaxed and focused and did everything I asked of him. He’s still new to this level of jumping, and he got better each day that he jumped.” Ultimately, the U.S. team staged a repeat jump-off against Sweden for a gold medal. Unlike the 2018 World Equestrian Games edition of that battle, the U.S. team settled for silver. They returned home with much more than hardware, however. They touched down on North American soil with horses that proved their place in elite show jumping, a renewed faith in the resiliency of horse sport, and a steady gaze towards a bright future. Barn design has come a long way from the traditional red farmhouse structure with a gambrel roof. Today, barns are increasingly marrying form and function in ways that mirror the efficiency and beauty of the majestic horses they house. There’s no better place to explore the rise of modern horse barns than internationally recognized equestrian community Wellington, Florida—and no better guides than some of the market’s premier equestrian property agents.

What Riders Want Barn features can vary based on the requirements of the rider’s discipline, whether hunter, jumping, dressage, or polo. “No different than buying a house: all buyers have different wants and needs. At this level of competition—we’re talking Grand Prix riders—function is most important,” says

John Greene, Realtor Associate in the Wellington area. In his experience, adequate area for turnout is also high on the priority list. Streamlined design that is light and bright is popular with Realtor Associate Maria Mendelsohn’s clients, who favor gabled rooflines and courtyard-style barns. So are proper accommodations for human residents. “Most people do want a proper bathroom, laundry room, and bedroom in the barn,” says Broker Associate Martha Wachtel Jolicoeur, whose clients also look for staff quarters either in or close to the barn. In addition, hurricane safety and building maintenance is a concern in Florida, so many buyers like a center aisle barn, constructed with concrete block, which can be closed and secured in the event of a hurricane.

Modern barn designs are housing horses— and humans—in style. Must-Haves Stalls that measure 12 feet x 12 feet and aisles that are 12 feet wide have become standard, but there are also barns that have stalls and aisles with larger or smaller dimensions. As with human residences, larger, more open spaces can lend the barn a more luxurious feel.

Good ventilation is essential to a properly functioning barn—most are oriented east-west to capitalize on the wind for natural airflow. Additional ceiling fans, and even one or two fans in each stall, also help to keep air moving.

A smart layout is important for the barn’s functionality in moving horses, feed, tack, and people around efficiently. And because of supply chain and logistical issues due to COVID-19, “climate-controlled environments to store feed are becoming very critical,” Greene says.

Covered arenas have become more of a coveted asset, particularly for dedicated year-round riders. “It’s so much better to ride in a covered arena,” says Jolicoeur. “You don’t have to worry about the rain and the sun, and it’s so much cooler.” Thoughtful landscaping and hedges that delineate natural pathways and define areas of use can create a refined resort-like atmosphere with an elevated sense of serenity. According to Mendelsohn, staff apartments have become more important to barn owners: “They want their staff to feel comfortable because they require a lot from them. Their accommodations are a way to give back, for the staff to have a place to feel good and rest when they're spending so much time traveling around the world for the sport.” While the comfort and safety of horses and the people who care for them will always be of primary importance for those in the market to buy or build an equestrian barn, these beautiful design elements are sure to win essential points for style.

event. Ahead of WEF 2022—running January 5th to April 3rd at the Palm Beach International Equestrian Center—we spoke with Vaneli Bojkova, Vice President, Operations for Equestrian Sport Productions. Vaneli Bojkova

When do preparations and planning for WEF begin? Year-round! We’re constantly learning, fine-tuning, and planning for WEF, but late summer into early fall is when the bulk of the work begins.

What types of vendors will be present at this year’s event? We have everything from food and beverage vendors to premier equestrian retail vendors offering custom saddlery, tack, custom boots, and equestrian apparel, but also unique clothing boutiques for every budget, jewelry from semi-precious stones to luxury diamonds, furnishings and housewares, art, and even apparel and gifts for pet lovers. How has WEF adjusted safety guidelines because

How does Palm Beach International Equestrian Center (PBIEC) get ready for WEF? During the summer, millions of dollars were invested to improve the arena footing and surroundings of the competition arenas. Most of the infrastructure for WEF is a temporary build. Due to hurricane season in Florida, we don’t start building the temporary stables, vendor tents, and additional viewing stands until late October, which is a short window before the season.

For our extensive and industry-leading COVID-19 Action Plan, WEF/PBIEC were recently honored with a second place SUNsational Award in the “Event Safety Plan” category from the Florida Festivals & Events Association (FFEA). Safety is still a primary concern, and many of these protocols will remain in place, such as sanitation around hightouch points and enhanced and expanded virtual viewing. What is the most challenging part of organizing and planning WEF? Unforeseen

weather

(hurricanes)

and

pandemics (equine- and human-related) can all create logistical challenges in organization and planning. Also, the massive increase in the number of horses, from 300 at the beginning of December to 2,500 horses arriving to compete in January. What is the most fun and exciting part? I absolutely love the excitement around Saturday Night Lights, a weekly highlight event. The evenings are full of great energy, with live music, kid’s activities, food vendors, and hospitality venues all centered around world-class, Olympic-level show jumping. It’s a must-see for every WEF spectator.
