Wollongong a “hotspot for investors” When capital cities boom, there is often a ripple effect out to the regions. Property investors can profit by looking outside Sydney to regional New South Wales.

Founder of hotspotting.com.au, Terry Ryder, has tipped Wollongong as a potential hotspot, noting that the city has defied recession predictions following the downsizing of Bluescope Steel. “The Illawarra is the latest example of a regional community fighting back from adverse circumstances,” he said. “A lot of infrastructure and property development money is pumping into Wollongong and real estate markets are rising.” According to the latest Real Estate Institute of New South Wales (REINSW) Vacancy Rate Survey, vacancy rates in Wollongong are now lower than those in the Sydney inner city. The number of available residential rental properties available in Wollongong fell significantly last month. REINSW President Malcolm Gunning said that Wollongong offered an alternative to Sydney for renters. “Wollongong vacancy rates have hit lows last seen almost three years ago, with a decline of 0.8% to 1.5%. Advantage Wollongong At New South Wales Parliament House recently, premier Mike Baird addressed a crowd of prospective investors and interested parties about Wollongong, at an event titled ‘Advantage Wollongong’. Noting that the Illawarra region, and Wollongong specifically, is “open for business” key spokespeople, such as Minister for the Illawarra John Ajaka and Wollongong Lord Mayor Gordon Bradbery took to the podium to launch the Wollongong Investor Prospectus. Plans to make it a “mini Melbourne” were discussed prior to the speeches, with one spokesperson saying that the idea is to bring in small laneways and to revitalise the ground level retail. This would go some way to diversifying the area’s economy. Part of the ongoing issue for the region has been retaining skilled young professionals when they graduate. The University of Wollongong and, most notably, the innovation campus are hoping to help with increasing the retention rate by encouraging startups, particularly in the IT sector.
Bevans Wollongong’s Biggest Morning Tea Providing a place for startups to surge, for creativity and for seed funding, they hope that this will keep young entrepreneurs in the region through the iAccelerate project. Another focus for Wollongong is keeping employment in the area - part of the push behind encouraging businesses to relocate. The investor prospectus calls it “Australia’s most connected regional city” and notes that 25%, or 20,000 people, still commute to Sydney. The Advantage Wollongong prospectus reveals that there are four aspects considered an ‘advantage’ if you’re looking to invest in Wollongong.
