Preparing your Home to be Listed

• Styling/Staging Meeting – I will meet with you prior to photos to review furniture placement and styling items so that to home is photo ready. We will suggest & advise as to any change you may want to make in your property to maximize salability.

• Professional Photography and Video– I will arrange and attend the photography and video appointments. Professional photography enhances viewing in print. Both photography and video elevate viewing online.

• List of Features and Upgrades – We will develop a list of features of your home for agents to use with their potential buyers.

• Professional Yard Sign – A professional yard sign elevates the curbside appeal for potential buyers.

• Pricing – We will assist you with pricing your home based on a competitive market analysis. We will review this right before listing to ensure the most recent data is considered. This will help you to set the best price on your home, so that it will sell withing your timeframe.

Promoting Your Listing

• Online Listing Distribution – We will coordinate the distribution of your property to sir.com (Sotheby’s Internationally Realty) as well as the New York Times, Realtor.com, Trulia, Zillow, etc.

o Please refer to the Media Partnerships in the Distinction and Global Booklets you received.

• Social Media Exposure – A targeted social media campaign will accompany the listing going live on the Multiple Listing Service (MLS). Your listing will be promoted on agent and brokerage social media.

• 3D/ Virtual Reality Capable Matterport Tour (if needed) – This will be available for online and virtual showings.

• Color Brochure – We will create a professional quality, full color home brochure.

• Local Buyer Agents – We will promote your home at the office sales meeting and offer a tour with local brokers (with your permission).

Once the Listing Goes Live in the MLS

• Mail to Neighbors – We will send Just Listed cards to the 50 nearest neighbors and other prospective buyers from our database.

• Pre-Qualify and Follow-Up – Wherever possible, I will pre-qualify prospective buyers. I will continue to follow-up with REALTORS who have shown your home for their feedback and responses.

• Updates – I will contact you weekly to inform you of responses & inquiries relating to your home, provide updates on market competition, give an update on the marketing of your home & answer any questions you may have.

• Open House – I will hold your house open (with your permission), including pre-mailers to invite neighbors & potential buyers. We will add the open house to the MLS listing and put a sign rider out front to promote the open house 3 days in advance.

Revieing Offers and Going Under Contract

• Negotiations – I will represent you on all offer presentations to assist you in negotiating the best possible price and terms.

• Follow Up – I will keep in close contact with the Buyer’s agent , Escrow Office, and Lender to help ensure there are no unnecessary delays.

• Appraisal – I will attend the appraisal appointment and Provide the appraiser with further analysis to support the agreed sales price.

• Transaction Management – Our full-time transaction coordinator will help ensure all paperwork deadlines are met on our end so that you can move on time.

• Updates – I will continue to update you next steps and answer any questions you may have.
