The conflicting uses and benefits of open space are also evident in Liberty Grove, another community title scheme. Liberty Grove is a large master-planned estate, containing 12 medium- to high-density strata schemes, as well as extensive common property comprising pools, tennis and basketball courts, playgrounds and multiple parks. Liberty Grove’s by-laws include limited regulation of common-property open space. They reasonably ban ‘organized’ sports without written approval of the Executive Committee, and require children under 12 years to be accompanied by an adult in the pools.
