Brisbane Overall Market Insights

Since the start of the interest rate rises in May, media outlets all over the country are continuously sprouting about predicted property market crashes with falls in property prices by as much as 30%, but is this really what’s going on?

Every good economist and market analyst will look to our history as a guide when giving their forecast of what they believe property market is going to do, so let us look at that first.

Taken from economist and real estate investor, Dymphna Boholt, this graph shows the few times over the past 100+ years where property prices have fallen to “almost” 30% below their prior peak. But is our current economy similar to the state it was in during the Great Depression? Considering we are celebrating the strongest Australian economy in 50 years – it doesn’t seem likely we will see the same dramatic drop!

Dymphna found a correlation between property price declines and the availability of credit and has suggested that house prices tend to fall when credit tightens. “So the credit squeeze of the 60s, the recession we had to have, the GFC and the APRA squeeze of 2018. It’s not the price of credit (i.e interest rates) here that matters. It’s the availability of supply.” And if we are going to factor in lending availability, I think we need to understand how much the banks want to make back the billions of dollars of profits they have lost over the past few years of low interest rates. It seems unlikely they will put a squeeze on lending anytime soon!

REIA (Real Estate Institute of Australia) Hall of Famer and Property researcher, Simon Pressley also utilises historical data to encourage people out of the doom and gloom/fear mindset and in his Mid 2022 Property Market Outlook report he reminds people that a “reduced rate of growth is still growth! Further, generations of data suggests that in a normal year in real estate the median house price grows between 2-8%”.

So, when you think about it, if Brisbane has experienced about a 30% increase in property values over the past 18 months, even if property prices were to drop 5 - 10% - we are still 20 - 25% ahead compared to 2 years ago, which is above what is expected as a normal rate of growth even with a decline! The recent upswing is important context in the current downturn. Although housing values are on track to record a drop, the risk of widespread negative equity remains low, considering the substantial rise in housing values between September 2020 and April 2022.

Proof of the predicted decline has been recorded with data released by Core Logic in June 22 reporting the pace of quarterly value growth has eased across Queensland from its recent cyclical peak recorded over the three months to April. “Brisbane, has seen growth in housing values flatten out to just 0.1% in June”, states Core Logic’s Research Director, Tim Lawless.

“Although sales activity remained above average throughout the June quarter, it’s likely the number of home sales will continue to drift lower as housing demand cools and lenders become more cautious in their approach towards borrowers,” Lawless warns and he was correct! “It was only two months ago that the Brisbane housing market peaked after recording a 42.7% boom in values. Over the past two months, the market has reversed sharply with values down -1.8% in August after a -0.8% drop in July,” Mr Lawless said.

Consumer sentiment has been impacted by a variety of mitigating factors including the recent change in Government on top of the expected-but-not-quite-prepared-for hard and fast rise in interest rates. “Lower savings and higher expenses along with rising interest rates will have an ongoing impact on borrowing capacity for households. Reduced borrowing capacity is likely to further diminish housing demand and potentially deflect more home buyers towards the middle to lower end of the pricing spectrum’, reported Tim in June 2022. So the property market is now at it’s beginning of ‘change’. But it is worth noting that these changes are more geographically targeted than across the board. For Brisbane, we are seeing a shift, slightly, but a shift nonetheless. The increased growth in selling prices has weakened and demand is definitely softening.

“It’s hard to see housing prices stabilising until interest rates find a ceiling and consumer sentiment starts to improve,” Tim Lawless reports. He further advised that “amid higher advertised stock levels, vendors will be competing across a larger pool of available supply for fewer buyers. While this is positive news for buyers, sellers will need to be realistic in their pricing expectations and ensure they have a quality marketing campaign in place,”

So in English, what does all this mean? Brisbane will start to see more of a downward trend in property prices as Buyer activity quietens down, demand softens and stock levels rise. But it won’t be all doom and gloom for sellers nor will it be a bargain hunters paradise for buyers. There is still too much overall growth in property values at play to have such a negative affect and Brisbane is still an affordable area by comparison to other capital cities across Australia. Not to forget the lifestyle this beautiful state offers us!

At some point, hopefully within the next 6-12 months inflation will ease, the RBA will take their foot off the pedal and interest rate rises will also find their status quo. This will entice a renewed buyer activity which will mean more competition to those buyers that remain in the market and property prices will surge again! At least that sounds like a good plan!

Nationally, housing conditions remain quite strong, advertised stock levels are still -16.9% lower than last year and almost -40% below the five-year average. A little bit about Rochedale

The Roche family, the original pioneers and the towns namesake, owned a large portion of Rochedale from 1868. They moved into the area to farm the rich soil, like the many farmers who followed.

In the early 1900’s, the suburb of Rochedale was originally an area of market gardens and large estates with large private homes. The market gardens became established within the region with tropical fruits and vegetables the major crops. In the early 1920s, these large estates were broken into small blocks, but they still continued to operate as farms. Local children attended the Eight Mile Plains School, but with the intensification of horticulture in the suburb, a school was required at Rochedale.

Situated about 25km south-east of the city of Brisbane, the area today is still a mixture of rural and residential land although, with the development of the Rochedale Estates and Arise to kick start the area, the rural properties are now disappearing fast! Originally, small farms covered the northern section and grew a diversity of crops, while the southern section remains mainly residential, with more bushland disappearing each year to make way for the various new estates popping up in the ever-growing suburb!

Rochedale, a sought after location for its proximity to Brisbane CBD and ease of access for both the North and South bound motorways, is becoming an area that is closely populated with over 2500 new homes now in the area and offering affluent yet high density living surrounded by million dollar luxury dwellings.

Rochedale was kept as a green wedge, with productive farms, poultry holdings and a few public uses such as a drive-in cinema and schools. and, controversially, one of Brisbane’s five metropolitan refuse dump and transfer stations.

Brisbane Metro Depot

Brisbane Metro will be a key part of Brisbane’s greater transport network linking the city to the suburbs and making it easier to connect with the people and places you love and Rochedale will be home to the end of route depot for the fleet of electric metros.

Delivery of the Brisbane Metro depot at School Road, Rochedale is well underway with construction works expected to be completed by mid 2023.

Once completed, the Depot will house 60 fully electric vehicles produced by world-leading vehicle manufacturer HESS, in conjunction with Brisbane based manufacturer Volgren.

The depot will be one of the biggest and most technologically advanced facilities within Australia, with the fleet facilitating travel across Brisbane in association with existing bus services.

The fleet developed by HESS is a ‘green’ step in the right direction, vehicles are equipped with an advanced battery fuel source with zero tailpipe emissions. This sits in line with Brisbane City’s climate goals of reducing emissions by 30% by 2030.

Rochedale residents will have premier access to this new fleet and a new station being developed in Rochedale as part of Pacific Motorway (M1) upgrades being completed by The Department of Transport and Main Roads.

The new Rochedale station is a part of the South East Busway extension upgrade and is situated between Eight Mile Plains and Springwood bus station (see map for location), expected to be completed in 2024.

The new Rochedale station will also include park ‘n’ ride facilities with capacity for more than 400 vehicles, offering a new opportunity of active transport for residents of Rochedale.

Development & Infrastructure Updates

Rochedale & Priestdale Road intersection

The Rochedale & Priestdale Road intersection has long been a bone of contention for local motorists, particularly during peak hour periods. Currently a single lane roundabout, this intersection usually carries 19,200 vehicles daily and with the high volume of traffic and turning movements through the intersection along with a lack of safe crossing points it’s also difficult for pedestrians to cross at the roundabout.

After much lobbying, Brisbane and Logan City Council’s have come together to resolve this issue and we will soon be seeing a new intersection!

This project will replace the existing roundabout at Rochedale Road and Priestdale Road in Rochedale with a signalised intersection. The project will include: four through lanes on Rochedale Road, two through lanes on Priestdale Road, signalised crossings, cycle paths and off road shared paths on all four legs. Expected completion date will be end 2022. Upcoming Road Changes include the Gardner Road extension through to Priestdale/School Road which has an estimated completion date in 2024.

As reported in the Core Logic Hedonic Home Value Index report on the 1st September, Tim Lawless explains that rental demand, although easing by way of month on month growth in rental rates, will continue to increase as migration normalizes and the outlook for rents remains one of further growth amid little to no signs of a material rise in rental supply.

The annual rental growth across Brisbane sits at 14.1% over the 12 months ending August 2022. “With rents consistently rising while housing values broadly trend lower, gross rental yields are firmly in recovery mode.” Mr Lawless further states that whilst yields are still below their pre-Covid levels, as housing values lower and rents rise, rental yields will return to normal levels (4.0%) over the next year.
