l concluir la temporada de invierno en la región vemos que todavía hay una gran actividad en las principales zonas turísticas de Puerto Vallarta y Riviera Nayarit. Sin embargo, a diferencia de otros años, en las calles, restaurantes, comercios y lugares de interés aún puede verse a muchos extranjeros conviviendo con los locales. Esto nos dice que, o los viajeros temporales están prolongando su estancia en este destino o el número de residentes permanentes ha aumentado. Me inclino a pensar que se trata de lo segundo, ya que retirarse en esta región del Pacífico mexicano es una práctica cada vez más frecuente entre ciudadanos de Estados Unidos, Canadá y Europa y ha comenzado a ser una buena opción para los mismos mexicanos. Puerto Vallarta y Riviera Nayarit son dos destinos que aún conservan su esencia natural, por lo que son muy populares entre los jubilados y expatriados que buscan un lugar pacífico y un estilo de vida más relajado que en sus lugares de origen. De acuerdo con el último censo realizado por el Instituto Nacional de Estadística y Geografía (INEGI), en la zona metropolitana de Puerto Vallarta-Bahía de Banderas están registrados 2 mil 439 residentes extranjeros mayores de 60 años, una cantidad todavía baja si tomamos en cuenta que, según la Embajada de los Estados Unidos en México, el número de residentes estadounidenses en todo el país es de 1.5 millones. Obviamente, muchos residentes todavía viajan con una visa de turista y no se han registrado para obtener el estatus de Residente. La realidad es que se estima que hay alrededor de 50mil residentes extranjeros en la región. Pero, ¿qué es lo que buscan los retirados en México y por qué les parece tan atractivo? Obviamente un factor determinante es el bajo costo de vida en México, en comparación con Estados Unidos y Canadá, y es esto lo que les permite costear un estilo de vida y adquirir una segunda residencia en nuestro país. W han elegido para su retiro antes de adquirir una propiedad ya que para ellos la seguridad en el proceso de comprar algún inmueble es un punto primordial. Es sabido que muchos de ellos descubren el “lugar de sus sueños” primero como turistas, después como residentes temporales al hospedarse en alguna casa de renta o en un condominio por algunos meses, hasta que finalmente terminan por comprar una propiedad. La misma ICF agrega que, la mayoría de los jubilados y expatriados buscan ciudades o localidades que ya cuentan con una comunidad de residentes, especialmente de su mismo país de origen, de ahí que la existencia de comunidades de retirados fuertes, activas y or-
ganizadas, como las que se pueden observar en Puerto Vallarta, Bucerías, San Pancho e incluso Guayabitos, sea uno de los factores que atraen más de ellos a esta región del Pacífico. Por supuesto, quiero recalcar que es de vital importancia que todo el proceso de compra sea llevado por una agencia de bienes raíces avalada por la Asociación Mexicana de Profesionales Inmobiliarios (AMPI), un organismo no gubernamental que es el rector de la actividad inmobiliaria en todo México, ya que de esta manera el comprador evitará posibles estafas y se asegurará de encontrar el lugar ideal para pasar “el resto de los mejores días de su vida”.

Bahía de Banderas metropolitan area there are 2,439 registered foreign residents over the age of 60, a still low number if we take into account that, according to the US Embassy in Mexico, the number of US residents in the entire country is 1.5 million. Obviously, many residents are still travelling on a tourist visa and have not registered for a Resident status. The reality is that there approximately fifty thousand foreign residents living in the region. But what are retirees looking for in Mexico and why do they find it so attractive? Obviously, a determining factor is the low cost of living in Mexico, compared to the United States and Canada, and this is what allows them to afford a lifestyle and acquire a second residence in our country. A report from the International Community Foundation indicates that most retirees visit the location they have chosen for their retirement several times before acquiring a property, since for them security in the process of buying a property is a paramount point. It is known that many of them discover the “place of their dreams” first as tourists, then as temporary residents, staying in a rental house or in a condominium for a few months, until they finally end up buying a property. The ICF itself adds that most retirees and expatriates look for cities or towns that already have a community of residents, especially from their own country of origin, hence the existence of strong, active and organized retirement communities, such as those that can be seen in Puerto Vallarta, Bucerías, San Pancho and even Guayabitos, are one of the factors that attract more of them to this Pacific region. Of course, I want to emphasize that it is of vital importance that the entire purchase process be carried out by a real estate agency endorsed by the Mexican Association of Real Estate Professionals (AMPI), a non-governmental organization that is the backbone of real estate activity throughout Mexico, since in this way the buyer will avoid possible scams and will be sure to find the ideal place to spend “the rest of the best days of their lives”.
