It is in our quest to promote the highest standards of professional ethics and conduct of our members.

Overview Established in 1944, the Real Estate Institute of Zimbabwe (REIZ) is a unique, member driven organisation that aims to unite in one body all persons practicing various disciplines of the commitment and dedication to the real estate industry in Zimbabwe. REIZ members are governed by the Institute's Code of conduct to ensure that the Institute's values are upheld and a high standard of business practice is delivered.

Who Are We? For those of you who do not know us, we are primarily a web based property portal with roots starting 10 years ago as Harare Rentals on Facebook. We have been around for a year and a half as Propertybook.co.zw. Having quickly climbed the ranks we are already the biggest property rental platform in Zimbabwe, with sales climbing daily. Our promise to you is that we will only list Estate Agents Council registered real estate agencies & verified owners as we continue to fight the bogus agent problem in Zimbabwe. The Magazine was launched at 5,000 A5 copies that were distributed across Harare, in particular, Harare North, East & West with an outlook to expand across Zimbabwe. With Propertybook “The Magazine” we have bridged the gap that we hadn’t yet filled. Now covering web, social, digital & print media, we can be sure to be in-front of our following anywhere they prefer. The great thing about advertising in our magazine, unlike many others, is our interests are aligned. Property in its various forms, designs and uses is the corner stone of everything that we do. Whether in the form of a house, high rise building or a simple piece of land its important role in our lies cannot be over emphasised. What really is property? Is it the brick and mortar that is an integral part of our daily existence? Is it the land where we carry out all our activities? The question remains “what is property.” Property has been GHʀQHG as land or real estate of certain rights accruing to them. Land has been further GHʀQHG as anything permanently attached to it, or any interest or right in land. What becomes clear is that property comprises of an infrastructure 04

component and rights ascribed to the physical component. However for it to have a meaningful purpose land must be allocated to various uses. This is accomplished through land use planning which attempts to integrate the social and the economic aspects of land to a complementary objective. That is the ability to have people live in a geographical environment which enables them to also engage in meaningful, revenue generating commercial activity. The legal GHʀQLWLRQ looks at property as a bundle of rights and entitlements. Such entitlements include the right lease out a property; which in turn gives rise to the right to earn income from the property; the right to


moUtgage a pUopeUty RU to use it as VHFXULW\ the ULJKW to build on the pUopeUty; the ULJKW not to be GLVWXUEHG in the enjoyment of that pUopeUty; and such negative ULJKWV as the ULJKW not to GLVWXUE QHLJKERXUV thUough noise RU RWKHU foUms of nuisance (as in accumulation of unsightly JDUEDJH on oneȺs pUopeUty). Let us Ê€UVW look at the building pUocess. This is initiated thUough the appUoval of a building plan. AppUoval is done against a check list of the town planning RU zoning guidelines. These addUess issues such as the peUmitted use of the building; the size of building allowed on the size of the stand; height UHVWULFWLRQV VHUYLFHV to be utilised on that pUopeUty as pUovided by the local DXWKRULWy. On a day to day basis we aUe moUe IDPLOLDU with the physical expUession of pUopeUty. PUBLIC NOTICE – OCTOBER 2016 MINIMUM SCALE OF FEES (PROPERTY SALES AND MANAGEMENT SERVICE) Members of the public are advised that the Scale of fees for sales and management service has been gazette, reference Statutory Instrument 89/2016. The estate agents are prohibited from under cutting each other and competing on the basis of fees but can compete on other attributes such as skills, experience and service offerings. All estate agents are required to abide by the scale of fees at all times with under cutting of fees being treated as disgraceful conduct for which an agent can be subjected to disciplinary hearings leading to suspension or deregistration from practice. Lower fees can be charged only with the approval of the Estate Agents Council, which can waive in whole or in part and this largely applies to fees in respect of work done for religious and charitable organizations.
