TIPS ON SELLING YOUR HOME FOR TOP DOLLAR!

Whether you’re selling your home yourself or using a professional REALTOR©, I want to highlight some essential tips to help you get the most for your home.

I was inspired to write this article this past week when we closed on the home below in Alpine, California, with multiple o ers above the asking price. Several people asked me, “How did you guys do it? Homes don’t sell that quickly in Alpine.”

Selling homes for the best possible price is quite complex and takes enormous attention to detail. I feel fortunate Shay Realtors Inc. is in the top 1% of real estate teams across our great country.

Now, let’s get to how we do it.

#1 MONEY SHOT BABY!

If you don’t have a “money shot” of your home, I don’t think you even got up to bat in the residential real estate ballgame. In today’s competitive real estate market, you need to stand out and have less than three seconds to convince someone to look closer at your property for sale.

We hire some of the best photographers in the business, and our drone videographer is o -the-charts amazing. I have worked with Aaron for dozens of years, and he has helped us surpass $400 million in closed-home transactions.

#2 PRICE YOUR HOME COMPETITIVELY

It is a long slide if you don’t garner interest when it rst hits the market. If your phone is not ringing and people are not knocking on the door, look at a possible “re-launch” at an improved price. ere are ways to e ectively re-list, and some are not so good.

#4 ENTERTAIN ALL OFFERS AND COUNTER ALL OFFERS

Yes, this is more work, but it is almost like you’re hosting a Del Mar horse race. e more horses on the track, the more sense of competition kicks in and the more likely you are to get a higher price.

I have written as many as 18 counter o cers on the same property. Sometimes what initially looked like a sour old mare will rally and cross the nish line rst. Hard work and competition results in a higher price and a happier seller.

#5 MARKET YOUR HOME INTERNATIONALLY

San Diego is one of the top destinations for international home buyers and investors. We are fortunate to have experienced multilingual team members who speak Mandarin Chinese, Taiwanese, Vietnamese, and English. Two of our agents are Broker Associates and also CIPS (Certi ed International Property Specialists), which allows us to get your home on the global stage easily and with broader distribution.

Just a few weeks ago, we sold a home to a family from Taiwan that will be relocating here so their future children can attend our top-level performing schools. Most people aren’t aware of the industry practice called the broker caravan. Our team attends multiple real estate caravans weekly from the northern coast of San Diego to Poway, allowing us access to various homes on the market. A lot of deals are completed due to relationships and making phone calls.

#7 BE GOOD TO FELLOW REAL ESTATE PROFESSIONALS

I could talk about this at length, but each full-time REALTOR active in the business has a reputation, and it is essential to make a connection. It is about doing deals by being honest, respectful, and responsive. Real estate is unlike many jobs in that no paycheck comes in unless you make a sale.

#8 STAY CONNECTED TO LOYAL FRIENDS AND DELETE THOSE THAT ARE NOT

I think the most important thing is the loyalty of our friends and their family members. Over the last twenty years, we have helped our clients make millions of dollars in real estate. I think we have the best clients in the business.

Our team of agents are very experienced, and we value our time. Sometimes we have had to turn away potential clients due to unrealistic expectations or misaligned goals.

#9 PRESENT A GREAT HOMECOMMUNICATE CLEARLY AND EFFECTIVELY

e sign below is at our $2.5 million listing in Olivenhein on “Christmas Tree Lane.” If you look closely, you will notice there is no box to hang weathered paper yers. People have become accustomed to scanning QR codes, and a simple one-page yer cannot convey a home’s whole spirit or story. We want them to see the drone video and have all the information so they can fall in love quickly.

#10 TELL THE STORY OF YOUR HOME

I want to close this month’s article with very sad news. A colleague and friend Sonia Azizi, passed away this past week from cancer and le behind two amazing young daughters. Her tenacity, work ethic, and love for her children will not be forgotten.
