01 Introduction

Our Mission

Our founder, Cecil Jackson-Cole created Andrews Charitable Trust to tackle poverty, sickness and distress anywhere in the world, as an expression of Christian love.

Today, we focus on strengthening charitable organisations that support people, homes and communities.

We are Christian in identity, but seek to help people of all faiths and none without prejudice or alternative intention

We continue to mentor and advise our charity partners to achieve growth and resilience in order to deliver a better life for many people

Cecil bequeathed Andrews Property Group to the Trust creating a unique link between us.

[establish]: Affordable Homes for Young People

Through the Establish programme we purchase residential property, close to Andrews businesses, for use as affordable homes for young people in housing need, including those leaving the care system. We select charity partners to support our tenants in developing life skills, so that they are better able to transition successfully into adult life. We encourage Andrews and other local businesses, to offer work experience, mentoring and other into-work opportunities to young people This might also include providing advice on a pro-bono basis (e.g. on property matters).

Christian Community Grants

Housing-Related Poverty

We look for inspirational new or young organisations that have ground-breaking ideas that tackle housing-related poverty

Our aim for the programme is that ground-breaking ideas are successfully implemented, become more resilient and that they reach more people through replication or scale up

To do this, we offer core funding, support, advice and networks that can help them to develop and replicate their approach. We work with a small number of organisations in any given year but support these organisations over a number of years whilst they become more established.

We have two approaches to supporting churches and Christian organisations, in recognition of the legacy, interests and objectives left by our founder. Both programmes focus on enabling people, of all faiths and none, to benefit from the Christian love and action at times of need.

Supporting churches to serve their communities:

We provide small grants to enable churches to start a project that addresses the local needs of their community We currently do this in partnership with Cinnamon Network, through their recognised project scheme. Placing good books in communitiesSpeaking Volumes

We offer grants to libraries in community spaces for the purchase of comforting and useful books, written from a Christian perspective.

This is managed through a separate website www.speakingvolumes.org.uk. Books are available to all types of libraries; anywhere where books can be borrowed and are accessible to many

In 2022, we created 11 new beds and welcomed 13 new residents into Establish homes. We now have 7* Establish homes with a total of 21 bed units.

Research and Learning

Werana'roundtable'dayforourcharity partnerstosharetheirexperienceofworking withACTintheEstablishprogramme. Itwasinstrumentalforourpartnerstoresolve issuesandcomeawaywithfreshthinking.

ACT purchases suitable houses and refurbishes them to a high standard.

Partnership with Landaid has helped fund energy saving retrofit works on 2 houses this year, something we hope to do more of in future.

Our charity partners provide trusted emotional, practical and work-related support to all young tenants.

Amazing pro-bono support by the Worshipful Company of Management Consultants, who provided expertise for the Establish programme model and planning

Below are photos and feedback on our latest house in Oxford. It is the first Establish property to have a full energy-saving retrofit including: insulated floors, walls and windows plus a new Air Source Heat Pump and heating system.

James wins outstanding tenant award

James* is a care leaver who moved into an Establish house in August 2022 His level of independence and personal development made him suitable and he proved an ideal tenant He attended all house meetings expressing his concerns in a calm and mature manner. He also reported all maintenance issues promptly. In addition, he sustained full-time employment and always paid rent promptly Being a caring individual, he even looked out for his housemate who moved in two months later, but knew limited English, to check he was receiving the same allowances as they are both care leavers

His full-time job is to install fibre broadband; being self-employed he works more time than he is at the property so James was advised to have a healthy work-life balance. James was offered permanent accommodation by Sutton Council in March this year, so when preparing to move-on, James took time off to spend with his girlfriend and friends, as well as to pack and move into the new property This gave James time to rest, enjoy his personal life and prepare for his move

We were able to provide an excellent reference to Sutton Council as James has been an outstanding tenant throughout his tenancy and clearly developed the skills needed for independent living. In fact, Jameswasgivenanoutstandingtenantawardandwillbereceiving £500attheendofhistenancy

05 Housing Related Poverty

In 2022 we funded three organisations, each addressing this issue in different ways and in different places: Child Rescue Nepal, Hope into Action and Go Forward Youth.

Hope Into Action partners with churches to enable them to house and support the homeless Churches find local investors and provides tenants with an Empowerment Worker. HIA provides the professional expertise and know-how so that churches can focus on providing a loving community

2022 is the second year of a five-year grant worth £246,400 to fund core costs.

In 2021/22 they housed 352 adults & children, incl. refugees, former sex-workers, those leaving prison, addiction, domestic violence and abuse or rough sleeping 92% maintained tenancy, 90% abstained from crime, 89% reduced drug dependency.

When one mum moved into an HIA house, she had a baby on the “at risk” register, due to previous domestic abuse He had been born prematurely and had health issues. The house has a no men policy so the social worker felt it was safe for them to live there. She engaged with the empowerment worker and her social worker, attended a freedom course and subsequently, the baby was moved to a “child in need” plan, and they moved into their own council flat Once she had settled in (with some continued support from HIA to set up utilities, manage bills etc.) social service involvement ended, and they are both thriving

CRN continue to rescue children trapped in slavery

The also supported 23 young people through the Youth Transition Programme in the period April 2122. 11 young people found work and live independently and two are continuing their studies. 5 young men were accommodated in the half-way house, 12 in private accommodation and 6 with their families.

CRN also benefitted from a legacy gift from our founder’s wife, Theo Jackson-Cole. This went towards the set up costs for a second halfway home – this time for girls

This young charity was founded by care-leavers for care-leavers so that they have somewhere and somebody to turn to at times of loneliness, crisis or just for celebrations and festivals such as birthdays and Christmas.

We are in our first of three years of core support by covering salary costs to the value of £158,906 In 2022 we gave £52,952. This grant supported founder, Kadeema Woodbyrne, to continue to establish the organisation needed to grow her work. In 2022 they found premises to provide a physical hub and they now have a permanent fundraiser and are setting up a Youth team.

06 Christian Community Grants

Our Christian Community Grants help Churches and individuals to make a lasting impact in their community.

In 2022 we extended our four year contract with Cinnamon Network to distribute 20 grants worth £2,000 each to churches to start up an approved project In total, we have now funded 100 community projects. Funding also provided for the Community Engagement Team to help churches evaluate and apply for the grant Our grant was for £70,000

Books for Community Groceries

In 2022 we provided £7,000 of books to all The Message Trust Community Grocery stores to enable books to be borrowed by their members. Located around the UK, they exist to enable families at risk of food poverty (2 million people in the UK) to access cheap food and grocery products, some of which would otherwise go to waste.

However, the stores offer much more than just food. Working with churches, they offer wrap around support to their members such as job clubs, money management courses, healthy cooking classes etc. Now there's a space with books to borrow to help people further They also provide that much needed moment for a parent and child to read together since, 40% of homes have no such access to books and 2/3rds of young children have less than an hour a week of being read to.

Store managers were delighted with the quality of the books saying that “the Christian biographies have been particularly impactful” There are 39,000 members (who all represent a family), now able to access good Christian books that can bring help and comfort

We provided £2,000 towards The Big Give’s Together Fund Part of £106,214 pledged by ‘champions’ from the Christian Funders Forum as match funding. Small Christian Charities apply to be part of a Christmas promotion campaign and if successful, any funds raised are match-funded from champions. Some of these small charities are ones that we support through Cinnamon Network. In 2022 £608k was raised for 311 charities.

07 Andrews Staff involvement

Support from Andrews plays an important part in what we do, strengthening the partnership between business and charity.

Staff voluntarily support ACT and our charitable partners, through providing tenancy support, housing management, regulation and risk management All of this is done as part of their day jobs

In addition, they also regularly go 'above and beyond' by participating in marathons, sleepouts and cakebakes etc. fundraising for our charity partners - here's a selection of the fantastic exploits they got up to in 2022

This year two staff volunteered to become personal mentors for our Establish tenants.

08 Summary

2022 was a challenging year with a reduced income. We therefore focused on our existing programmes and partnerships in the Housing Related Poverty programme and in the Establish programme. That said, we did bring on stream new Establish properties , putting time and resources into excellent property refurbishments and improving their energy efficiency. Also, with Speaking Volumes now part of the charity, we spent time consolidating the Speaking Volumes grants within our group.
