Why Invest in the Whitsundays Sunny Queensland’s next real estate Hot Spot WHILE we believe the Whitsundays is the lifestyle capital of Australia and there are thousands of emotional reasons to invest here, there also needs to be sound economic reasons for investing. Consider the following as underwriters to your investment decision: a) Sales volumes have increased the last eight consecutive quarters. This is the precursor to price growth. As supply diminishes, prices will then start to rise. b) Prices are still at 2004 levels. Construction costs have risen significantly during this time and the prices of established properties will rise to bridge the gap between new and established. c) The Whitsunday marketplace cyclically follows Sydney and Melbourne – both these markets have run. Historically, we are 18 months behind. With such a large percentage of our market from these areas they recognise value and act expediently (and on occasions significantly quicker than locals). d) International Tourism is rising - 12% International visitor growth in 2013. e) Overall tourism rising with the highest national visitor growth in Queensland for the last year. f) Visitor nights increased by 4.4% and spending by 14.1%. g) Ease of access – 2 airports, Virgin, Qantas, Jetstar and Tiger servicing Sydney, Melbourne, Brisbane and Cairns. Recently, nearly 50 people took the above into account and attended the launch of a waterfront development in the Whitsundays - The Cove. This is the next stage of the successful Port of Airlie development and encompasses 23 waterfront allotments, starting from $445,000. Guests at the launch experienced the development both by the water and by air with a lovely sunset cruise and a helicopter tour, which really bought home the scarcity of development opportunity in the

Whitsundays due to the national park at our back door and marine park at our front. This is even more the case when you consider waterfront land with only four other developments (totally 35 lots) offering such a desireable location. Several lots sold at the launch, with the majority of purchasers to date being located within a 300km radius of the Whitsundays. It’s fantastic and comforting to see locals and people within our region take a position in any new development, particularly an upper end waterfront development. To me, it confirms we have set the value proposition correctly as locals know and understand this better than anyone else.

Commercial/Industrial Leasing with Richard Barrett WITH the new financial year upon us, it seems to have brought with it a real call to action. A number of new leases are starting this month and more are expected over the coming months, which is a positive sign.

The movement is a result of an increase in genuine enquires that we have seen over recent months. There are three new businesses to look out for this month, with the opening of the

“Betterbody Nutrition” shop at Cannonvale Markets, “Vicki’s Hippie Den” opening in the Main Street of Airlie Beach, and Dalby Blinds and Awnings, opening at the Whitsunday Business Centre in Cannonvale.

The ‘big picture’ view of the Whitsundays WE have recently opened our sales and information centre at 388 Shute Harbour Road and the main draw card has been the large scale photo on our wall, a copy of which is below. The intention of the photo is to clearly show the enormity of the national park and state forest that wraps around our coastal community. This provides two things. Firstly the future development of our coast is extremely constrained and unlike most other centres it cannot simply spread further and further out. This limits supply of future product, which

positively influences pricing of existing product. There will come a time in the notto-distant future when this area is fully developed and buyers won’t be able to take a position on the Whitsunday coast - stock will be tightly held. Secondly, the two parks - the 22,000 ha Conway National Park and the Great Barrier Reef Marine Park provide lifestyle opportunities that can’t be repeated anywhere else in Australia. There is a very diverse range of activities available in the Whitsundays and it is little wonder that the 300km radius market is very active - it is such a fantastic place to recreate.

A day out on the water can include anything from fishing or crabbing within 10 minutes of any of the boat ramps in Airlie Beach or Shute Harbour through to a Great Barrier Reef experience that so few in the world have the opportunity to live. The natural assets and lifestyle of the Whitsundays are truly stunning and yet locals tend to take it all for granted because it all exists in their backyard. In between are 74 magical islands. Only eight of the islands are inhabited but they do include world class resorts such as Haymans “one and only” and Hamilton’s diverse and world class range of holiday experiences.
