PoteauBiz PHP Realtor Real Estate Listing Program Quick Start Instructions PoteauBiz is proud to bring PHP Realtor to you. It is a robust program that will help any Realtor grow their business. It is simple to use and can be administered from the Realtor’s own computer or, for a small fee, PoteauBiz can administer it for you. The purpose of this document is to provide a Quick Start Guide that will allow you to get up and running in a matter of minutes. The guide assumes that PoteauBiz has set the PHP Realtor program up for you and you are now ready to begin building your listing database. Home Page When you view your home page, it will look similar to the one below but with your Realty Office Information personalized for you. A couple of example real estate listings have been added to the program for illustration purposes. As you can see from the Menu, once you build your listings, you can search them, view them by category, for example Residential, Commercial, Land, Rentals, etc. or create your own customized description. You clients can use the payment calculator to estimate payments as well as being able to use the built in forms to contact you for more information or a visit to the property. Home Page Illustration
A full page view of the Home Page is shown on the next page and illustrates the various types of information and searches available. You can begin developing your listing database by clicking on the “Admin” link shown in the upper right hand corner of the Home Page as shown in the above illustration. When you click on this link for first time you will need to Log In as illustrated on the “Log In” page that follows the Home Page illustration on the next page.

Log In Okay, let’s get started building your property listing database. To do that, just click on the “Administration” link at the top of the Home Page as shown in the previous illustration. When you click on the Administration link it will bring you to the Login page as shown on the next page. As part of your PoteauBiz website setup, you will be given a Username: and a Password: Enter your Username: and Password: and click on Log In. This will bring you to the Administration Section as shown on the next page.

Admin Section The Admin Section is pretty much self explanatory. From here you have the ability to add additional properties to listing database, add or change property types, develop Custom Fields, run Inventory Reports, add or change Categories or add or change other features. The basic Statistics for your business can also be summarized on this page. To begin our listings, let’s click on the Listings link on the Admin Section and when we do we are brought to the “Add a New Listing” page and we select a property type. The pre-programmed types are Commercial, Land, Multi-Family, Rental and Residential. The program is very flexible and more types, such as Business, Lake Property, etc. for example, can be added later.

PoteauBiz PHP Realtor Real Estate Listing Program Quick Start Instructions Click on the Select Button next to the Listing Type from the drop down list. The preprogrammed types are Commercial, Land, Multi-Family, Rental and Residential. When the selection is made the various fields as shown on the attached form will appear. A brief description of each field is as follows: Display Listing: Do you want to display your listing, yes or no?
Status: The status can be Available, Pending or Sold
Category: The Category can be Residential, Commercial, Land, Multi-Family, Rental or User Defined.
Listing ID: The Listing ID can conform to your accounting system.
Address: The street address of the property.
City: The City the property is located in.
State: The State the property is located in.
Zip Code: The mailing Zip Code of the property.
County: The County or Parrish the property is located in.
Bed Rooms: The number of Bed Rooms. This can be a partial number.

School District: The School District where the property is located.
Price: The Original asking price.
Sale Price: The current price if on sale (Note: The Original Price will be shown and marked through.
Description: The description box provides plenty of room for further description of the vehicle. Note that the font can be bolded, italics, unlined and colored.
Heating System: Select Hot Water, Forced Air or Base Board heat from the drop down menu.
Heating Fuel: Select Oil, Gas, Electric or Coal.
Cooling System: Select None or Central Air.
Fire Place: Select yes or no from the dropdown list.

PoteauBiz PHP Realtor Real Estate Listing Program Quick Start Instructions Lot Size: The lot size can be in acres or dimensional, i.e., 100’ x 150’
Taxes: Enter the Annual Property Tax Amount.
Year Built: Enter the year the property was built.
Garage: Select None, 1 Car, 2 Car, 3 Car or 4 Car from the dropdown list.
Swimming Pool: Select yes or no from the dropdown list.
Sewer System: Select Septic Tank, City Sewer or Other from the dropdown list.
Files: This is a great feature in that you can upload files associated with each property. Examples might be a legal description or a plot plan of the property. Once uploaded, the client can download the files from your website.

PoteauBiz PHP Realtor Real Estate Listing Program Quick Start Instructions Images The Realtor Program provides the ability to upload up to 24 full sized images for each property. You will note the warning that “Only JPG Files will be resized”. The reason for this warning is that three (3) different size photos are stored for each “full sized upload”, the thumbnails, the medium sized photos and the large photos (try the demo to see this feature). The nice thing is that as long as the photos are in .JPG format, the program automatically resizes all the photos to fit this display scheme and you only have to upload one photo!

Add Listing: Once all your data is entered for each vehicle, just click the “Add Listing” button to save the information. You can then go to the home page and review it.
A full listing, as you would see when you open up the listing tab, is shown in the appendix.

Edit or Delete Listing Type Although Commercial is in the list you may want to add Business instead. If so jut add it to the listing type and click on “Add New”.

For example, you may want to have someone else build your property database for you. If so this is the place to authorize them.

If you use PoteauBiz you don’t have to concern yourself with this. It’s really “TechnoDork” stuff. Admin Home: This link takes you to the page previously shown as the “Admin Section Illustration”. Log Out: This link will terminate or “Log you out” of the system. Support Info: The program was developed by SelectDevelopment, however, we are licensed to provide you with the necessary software and support.
