Welcome to the 1 2 th edition of Raimon Land’s annual research document, Condominium Focus Thailand - in which we cover major trends in the two most dynamic condominium markets - Bangkok and Pattaya.

Raimon Land continues to focus on high-end property development in Bangkok and resort destinations across Thailand, a policy that has been instrumental to its success. The company has also diversified its income to include operating assets such as community malls, office buildings and serviced apartments. As always, Raimon Land’s commitment to its customers and dedication to the highest standards of property development remain paramount.

In the near future, the condominium market looks promising for us. In 2013, we are delivering 1 85 Rajadamri, which is located on the last remaining plot of freehold land on Bangkok’s Rajadamri Road, while in Pattaya, Zire Wongamat and Unixx South Pattaya are set for completion in 2014 and 2015 respectively. The Lofts Ekkamai will be completed in 2016. As a leader in the luxury condominium market in Thailand, we are pleased to bring you this latest edition of Raimon Land’s Condominium Focus, an original research initiative now in its 1 2 th edition. Raimon Land’s research team aims to provide prospective condominium buyers with the relevant tools to gauge current market values, trends and what the future might hold.

This issue also contains an analysis of Thailand’s economy and looks forward to how the country is set to perform both regionally and globally in the years ahead. We also present, with the help of various experts, perspectives on some of the key issues, including the new Thai REIT structure and the upcoming ASEAN Economic Community, likely to affect the Thai real estate market in the years ahead.

In our ‘Focus’ sections, we present a range of data on condominium projects released in metropolitan Bangkok and Pattaya from the second half of 2012 through the first half of 2013. We also interview an expert on the new Bangkok City Plan, which was released earlier this year, as well as experts in the fields of Real Estate Investment Trusts (REITs) and fund management to give a wider outlook. Finally, we provide buyers’ perspectives on what factors drove their decision to

purchase.
