Attempt to create a partnership between the citizens and the hosts. The former can exploit people in the shelter as aid in some activities, while the latter has the opportunity to be reintroduced in the society at 360°.

3rd step: requalification of the district The hosts of the shelter can be exploited to provide services to the community living in the neighborhood. The guests could contribute to this purpose accomplishing some tasks, like cleaning graffiti, painting, gardening of public area or fixing broken structures. The relationship between citizens and hosts is enforced. PwC

3rd step(cont.): private services for citizens Once reached a minimum level of trust between the two parts, this service could be applied also to satisfy personal needs of citizens offering private services: they can check every day the availability for a specific task, both on a website designed for the service or calling with a phone. The guests are paid for the job done.

Feasibility To check it we took into account the costs peculiar of our solution. These are: We calculated the revenues estimating the total amount of hours per month worked and we found that the investment will be covered in 2.6 years.
It’s important to notice that in any case Farsi Prossimo depends by Caritas funding, our aim is not to cover all the running costs of the new centre.

Very interesting results emerged, even if the pool (146) is surely not random and unbiased, especially related to the requalification of the district and the perception of the shelter. Willingness to participate to the Caritas events for example is extremely important for our project.

ACTUAL SITUATION
Magazzini Raccordati are two rows of warehouses situated just behind the Central Station of Milan
They are 138 warehouses of about 300 square meters each, accessible from both Via Ferrante Aporti and Via Sammartini, for a total length of more than 2,5 km
Our objective is to help FAS to give back urban and cultural dignity to Magazzini Raccordati and to the whole neighbourhoods
TREND ANALYSIS
1. Sustainable Energy Production
• The production of electric energy using renewable sources has become crucial in recent years • Continuing drop in cost, increase of demand and increase of production • In less than 50 years solar panels will provide most of our power
2. Sharing Economy
• It is a socio-economic ecosystem built around the sharing of resources • Most successful Companies: Airbnb, Uber, Couchsurfing • Economy have the potential to increase its global revenues from roughly $15 billion today to around $335 billion by 2025
TREND ANALYSIS
3. Globalization and Integration
• Italy is becoming a multicultural and multi religious country • Legal immigrants in Italy are more than 7% of the population • This phenomenon is not temporary and it will increase in the future
4. Active Citizenship
• It means people getting involved in their local communities and democracy at all levels • Active citizenship is one of the most important steps towards healthy societies • Tactics and strategies for increased citizen participation in local governance can be seen around the globe
EXISTING SOLUTION
We analyzed three solutions applied around the world and we selected them using two drivers: I) Solution that have been proposed by no profit associations II) Renewal of an already existing facility Yppenplatz und Markt in Vienna

STAKEHOLDERS’ ANALYSIS
First we identified the Stakeholders of the solution: 1. Citizens in the Neighbourhood 2. Citizens in Milan 3. Citizens out of Milan 4. Students 5. Ownership of Magazzini Raccordati (Grandi Stazioni), Associations (FAS) and Stores After that, in order to reduce uncertainty and to work on real data, we tried to involve as much as possible, the main stakeholders in the idea generation process
We developed 3 different surveys
USERS’ ANALYSIS
1. Neighbours’ Survey
• Developed jointly with other groups and FAS Association • Including questions about personal characteristics, feedbacks and other proposals • Important to understand immediate needs of the most involved stakeholders
2. Citizens’ Survey
• This survey let us to understand needs and desires of a wider customer segment • We split the questionnaire in two sections, to compare the results, and we found out comparable results
3. Students’ Survey
• We interviewed students of the schools near Central Station • We asked them about their habits, and about their interest in meeting points (e.g. library, study room and pubs) in the Magazzini Raccordati
COMMENTS We also analysed the results considering them as a whole and some shared results emerged:
1. The large majority would appreciate a bike path 2. Both the neighbours and the citizens perceive the area as not safe 3. Many of the interviewed would appreciate the use of solar panels
4. A lot of people asked for cultural events 5. We found out a quite high willingness to join no profit associations as volunteers 6. We had many proposals for new commercial activities 7. We collected many different ideas to improve the area, so we are sure that the commitment of the citizens will be high

Fidelity card system: create cooperation between stores, attract and retain more customers
Events: celebrate all the different cultures that now live in Milano (120+)
Library, Kids’ playroom, waiting/studying rooms, hotels

Scholarship: encourage people, both young and adult, to discover new worlds
Open innovation contest: involve citizens in taking care of their city, as it evolves in time

REVENUES STREAM We contacted many estate agencies in order to understand the average prices and the different parameters that influences the commercial activities rents in the city: • How much the zone is frequented • Presence of a large shop window • Rents usually are reduced during the firsts years • After a certain size, the euros per square meter are not totally proportionate Considering all these parameters, we estimate a rent of 2750 â‚Ź per month during the first period and of 7500 â‚Ź per month in the “full regime phaseâ€? đ?‘… đ?‘–đ?‘› đ?‘“đ?‘˘đ?‘™đ?‘™ đ?‘&#x;đ?‘’đ?‘”đ?‘–đ?‘šđ?‘’ đ?‘?â„Žđ?‘Žđ?‘ đ?‘’ = (139 warehouses – 19 warehouse already or in the future occupied by no-profit organizations)* 7500 â‚Ź per month* 12 months = 10 800 000â‚Ź per year
