SUMMER CHECKLIST Semi-Annual Maintenance

Rheem HVAC contractors offer important seasonal HVAC tune-ups. In Southern states the air-conditioning system should be checked twice a year. In the North, the airconditioner is checked in the spring/summer and the furnance in the winter. There are many types of heating and cooling systems, and each one has different needs. However, there are some basic inspections and tests that should be performed twice annually no matter what type of system you have. Make a list of any problems, strange noises, or general questions. It’s easy to forget issues when you’re talking with your service technician.

air intakes.

Here are other tips to help you make the most of your inspection:

Make sure the technician checks your indoor air filters first to ensure proper airflow. (This is the most common problem for heating and cooling issues.)

Connections and wiring should be checked on electric heaters.

New units that provide two-stage systems will not only lower your heating and cooling bills but also provide a much better comfort level in your home. Also, you can all but eliminate costly service calls for the next five to ten years.

Local rebates and incentives can help offset the investment in a higher-efficiency system. Not only will you be more comfortable with a new system, but it will likely reduce your heating and cooling costs 35 percent to 50 percent.

The system should be run through its full cycle and powered on and off.

Airflow and temperature should be measured.

The technician should check the connections and ductwork for leaks.

If you have an inside unit, make sure nothing is blocking the

When It’s Time To Replace Your HVAC System If the unit is more than ten years old, you should consider replacing your system with a Rheem energy-efficient unit. A new unit would greatly reduce your energy consumption, especially if the existing equipment is in poor condition. In today’s tough economic times, many think about patching their systems to get through another season, but being pennywise will mean being dollar-foolish down the road. your heating and cooling bills but also provide a much better comfort level in your home. Also, you can all but eliminate costly service calls for the next five to ten years. outside is after a good rain because the rain helps clear pollen from the air.

Because today’s home are nearly air tight, it’s important to have a superior filtration system.

Delegate lawn mowing, weed pulling, and other gardening chores that stir up allergens.

Consider installing an ultraviolet light in your HVAC system to kill airborne germs and bacteria.

Remove clothing you’ve worn outside; you may also want to shower to rinse pollen from your skin and hair.

Don’t hang laundry outside—pollen can stick to sheets and towels.

Wear a dust mask if you do outside chores.

There is no miracle product that can eliminate all allergens from the air in your home, but these suggestions may help:

BREATHE EASY Relieve springtime allergies with these tried-and-true techniques.

Spring means flower buds and blooming trees, and if you’re one of the millions of people who have springtime allergies, it also means sneezing, congestion, a runny nose, and other bothersome symptoms. But before you settle for plastic flowers and artificial turf, consider trying some of the simple strategies below to help you keep springtime allergies under control. Here are a number of strategies you can adopt to reduce your exposure to the factors that trigger your allergy signs and symptoms (allergens): •

Stay indoors on dry, windy days. The best time to go

Use the air-conditioning in your house and car.

If you have air-conditioning in your house, use high-efficiency filters and follow regular maintenance schedules.

Keep indoor air dry with a dehumidifier.

Use a portable high-efficiency particulate air (HEPA) filter in your bedroom.

Clean floors often with a vacuum cleaner that is equipped with a HEPA filter.

Poor indoor air quality can cause stuffiness, colds, flu, headaches, dizziness, outbreaks of allergies and asthma, sore throats, and various other respiratory ailments. The issue is so serious and so common that environmentalists have coined the term “indoor air quality” (IAQ) to address it. Today’s homeowners need to be more aware of the importance of IAQ and what they can do to improve it. Broadview Heating can show you solutions — from better filters to installing ultraviolet (UV) lights on almost any central HVAC system.

ASK THE EXPERTS RIGHT AT HOME

From the Experts at Broadview Heating Broadview Heating President Tom Olecki answers your questions about heating and cooling. Look for Tom’s monthly column in the Richfield Times and the Brecksville/Broadview Gazette.

Old wives’ tales have been around for centuries: if you cross your eyes, they will stay that way; an apple a day keeps the doctor away. There are thousands of them, and I hear plenty of them when it comes to our heating and air-conditioning systems. Today, I would like to dispel a few of these beliefs.

Bigger is better when it comes to furnaces. False. An oversized furnace actually wastes around 10 percent in energy when compared to a properly sized furnace. When buying a new system, an accurate load calculation should be performed on your home.

Setting back your thermostat wastes energy. False. The fact is that setting back your thermostat about five degrees twice a day will save you around 5 percent on your heating or cooling bills.

Bigger is better when it comes to airconditioning. False again. Oversizing an air conditioner prevents it from properly dehumidifying your home if it does not run long enough. Twenty-five percent of an air conditioner’s

job is removing moisture from your home. So, again, an accurate load calculation needs to be performed. Here are other common heating and airconditioning concerns: Some rooms of my home are uncomfortable, so my furnace or air conditioner must be too small. If you experience this, the most likely cause is improper ductwork or poor insulation, not the size of the equipment. One-inch pleated filters are good for my home. Actually, such filters are detrimental to your HVAC system’s airflow. Sure, they filter better, but they also restrict airflow to the point that your comfort suffers, and they may even damage your equipment by making it work harder. Use the factory-supplied filter or have an optional highefficiency filter installed. A 90 percent efficiency furnace is too complex and will break down more often than an 80 percent efficiency furnace. Most manufacturers use exactly the same controls in their 80 percent and 90 percent furnaces. We have experienced no increase in service between the two. My system is only a few years old, so I don’t need to have it checked. Get it checked. Today’s systems need to be cleaned and adjusted or you will not enjoy the efficiencies they are designed to provide. Remember that time flies. What you think has been only a couple of years might actually be eight or ten. My air conditioner is not working, so I must need a new thermostat. Save your money. About 99 percent of the time, your heating or cooling system has an issue, not your thermostat.

ASK THE EXPERTS

The lower you set your thermostat, the faster your house will cool down. Most cooling systems deliver the same amount of cold air regardless of how low the thermostat is set. I periodically need to fill up my air conditioner with refrigerant. Refrigerant or Freon does not wear out. Even if your air conditioner is very old, it will run indefinitely without adding Freon. If it needs refrigerant, it is because it has a leak. If you have to add refrigerant every year, you need to have the leak located and repaired. It’s too expensive to find the leak in my air conditioner. We have detectors that can find any leak in less than one hour. To humidify my home in the winter, I put pots of water near the registers. Although that method does something, it’s a far cry from a whole-house humidifier system. The water in that pot will take up to a week to evaporate, whereas a humidifier will do the same work in about an hour. I should reverse my ceiling fan direction between the heating and cooling seasons. This actually makes no difference. A ceiling fan helps circulate and mix the room air between the floor and the ceiling, which is good. Direction means nothing, although you might feel cooler in the summer if the fan blows down because you can feel the fan blowing on you. Once I have a high-efficiency air cleaner, I will not need to dust my home. High-end air cleaners can only stop the dust that gets back to them. Some dust will settle out before it gets back to the filter system, so you will still have to dust, but probably not as often. Ways to Welcome a Shelter Dog Modern Family television star and Emmy-nominated actor Jesse Tyler Ferguson recently began putting these tips into practice after adopting his new dog, Fennel. The television star partnered with Purina on a campaign that celebrates those making a positive difference in the life of shelter dogs, and he ended up finding a forever friend in the process. The eight-monthold cockapoo mix joins Ferguson’s three-year-old Maltese-Yorkie mix, Leaf.

RIGHT AT HOME

Animal shelters are full of lovable dogs of all breeds, sizes, and ages that are deserving of a good home and ready to become your next four-legged family member. In fact, according to the American Society for the Prevention of Cruelty to Animals (ASPCA), nearly two million dogs are adopted into new families each year. Even if you are looking for a certain breed, there are rescue organizations across the United States that focus on almost any breed imaginable. Most of these dogs have been abandoned or given away by their owners. However, choosing the right dog is only the beginning. The first weeks after bringing an ad-

opted pet home are critical. It’s a time to get to know one another and build a lifelong connection. Here are some steps to help ease the transition: Create a pet-friendly environment. Keep items that are unsafe, such as chemicals and certain house plants, out of reach. Cords and objects that invite chewing should also be tucked away. If certain areas will be off limits, use baby gates to block them. Expect accidents. Whereas housetraining a puppy is to be expected, you may find that an older dog needs help as well. The stress of transitioning into a new household can lead to accidents, so keep that in mind, and be sure to provide your new pet with lots of potty

breaks, patience, and instruction. Introduce a schedule. Providing dogs with a consistent routine right off the bat can help ease their stress during the transition. Set a schedule for walks, feeding time, and training so the dog can settle into a routine. Approach training with patience. Without knowing how your pet was trained, it can be difficult to predict how it will respond in a new environment. For example, it may be used to receiving treats for good behavior, whereas you prefer to reward with praise. Be flexible, and soon you’ll come to a shared understanding.

Many families prefer choosing a mature dog for their family for several reasons. One is that it’s often harder for an adult dog to be chosen because most people start off thinking they want a puppy. But there are several key advantages to choosing an “adult” dog. Once a dog reaches a year or so of age, it’s much easier to judge their size, temperament and the type of breed(s) it is. Many people adopt a cute “little” mixed-breed puppy thinking it’s not going to get very big before they know it they have a 50, 60 or 70-pound dog running through the house. Many mature dogs, who sadly are often given up because of a family situation such as a move, divorce or death of the owner. But adult dogs are often trained, housebroken and ready to be part of a family again. Best of all, there are very few surprises!

POWER

NEVER LOSE POWER, EVER

500,000 American households lose power every day Installation of standby home generators offers a reliable solution to extended outages. Unlike portable generators, standby generators are permanently installed on a concrete pad in your yard and will provide uninterrupted backup for days. That’s because they’re connected directly to your home’s electrical panel and powered by an external fuel supply. Rheem Standby Generators provide automatic backup power in a power outage and are permanently installed to either a natural gas line or a liquid propane fuel source. For a standby generator to operate properly, it will need to be connected to the appropriate automatic transfer switch. These switches are sized by the amperage demands of a home’s electrical service and, therefore, come in ranges from 50 amps to 400 amps. Many newer homes include 200-amp service to accommodate increasing demand for electrical power.

What size do you need? The size of your generator isn’t determined solely by the size of your home. What’s most important is determining what you want powered to keep your family comfortable in the event of a power outage. Are you interested in powering only a few essential items such as your refrigerator, some lights, your television, and, perhaps, a microwave? The Rheem 8kW with a 50-amp automatic transfer switch provides power to ten electrical circuits. It’s perfect for small homes. 10-12-16-20kW This generator provides power for a select number of circuits as well as powering up to two air conditioners. Do

you want to power wattage appliances? The Rheem 10-12-16-20kW can be paired with automatic transfer switches that can power all of your essentials and up to two 5-ton air conditioners while also providing access to additional high-wattage items. 35-45-60kW If you are looking for true whole-house comfort, the Rheem 35-45-60kW supplies enough quiet, automatic backup power to manage the demands of larger homes. It’s also the best backup power solution for extra large or luxury homes. Your local Rheem Authorized Standby Generator dealer can handle the complete installation.

Generators installed as low as $7500 per month, or get 18 months deferred interest. Broadview Heating 440-526-7310

Outdoor Living Extend your home outside Spring and summer are the perfect time for outdoor entertaining, especially in areas where the nights cool down. So expand your living area by moving the party outside.

FRESH INSPIRATION

Garden Furniture The days of wrought iron and picnic tables are over. Invest in weatherproof furniture with comfy cushions and colorful accessories.

Stay Warm A fireplace or a portable propane heater can warm keep large areas warm on those cool summer nights. As the weather cools in the fall, a fireplace or heater can extend the use of your patio or deck by weeks or even months.

A

ccording to a 2014 survey of residential landscape architects by the American Society of Landscape Architects, one of the most popular features to fill that space is the outdoor kitchen.

“Outdoor kitchens expand a homeowner’s opportunities to gather together with family and friends,” said Maria Stapperfenne, certified kitchen designer, certified bath designer and 2015 president of the National Kitchen & Bath Association. “However, just like indoor kitchens, outdoor kitchens must be designed thoughtfully.” Ken Kelly, a certified kitchen designer and principal at Kitchen Designs by Ken Kelly in Williston Park and Sag Habor, N.Y., said the first decision is to pick a location and pay attention to the prevailing winds. “Wind direction and where the kitchen is located could cause smoke to blow into guests or even into the house through an open window,” he said. “Keep the grill downwind of guests.” Russ Faulk, vice president of design for Kalamazoo Outdoor Gourmet, who also teaches outdoor kitchen design classes, said it is important to keep the cook in the party. “It makes the outdoor kitchen less of a workplace. When the cook can talk to the guests, the space becomes more social and enjoyable.” .

Zones are especially important when a pool is nearby. “Keep the cold zone nearest to the pool,” said Faulk. “It will keep kids who want a cold drink from running past a hot grill.” A key to proper zoning is counter space. Grills should have a minimum of 24 inches of uninterrupted space to one side and 12 inches to the other. This amount gives the cook nearby room to place platters, cooking utensils and more. If there’s not room for that amount of counter space, incorporate an open-shelf cabinet below. You get additional counter space by being able to put things on shelves. An outdoor kitchen is a long-term investment that will enhance a home. With the right planning, homeowners and their guests can enjoy an outdoor kitchen for many years. Even outside the mild Southern states, portable fire pits and outdoor propane heaters can extend the use of your patio well into the winter. Maximum enjoyment also comes when everything else is in its proper place, or zone. There are four zones in an outdoor kitchen - wet, cold, hot and dry. Getting these in the right combination makes prepping food, cooking and cleaning much easier.
