PROPERTY MARKET UPDATE 2019 while units improved by 1.3%. Following a broad-based decline in housing values between October 2017 and June 2019, we are again seeing a positive market where housing values are trending upward. Buyers are very active in our market place with many buyers reporting that homes are selling before they have an opportunity to make an offer or they are finding themselves in a multiple offers situation. Great news for potential sellers! This positive market activity is producing fantastic results in our local suburbs and is expected to continue into the Christmas period and New Year. Market analysts such as Bis Oxford Economics are reporting a potential rising market in Brisbane with a surge by as much as 20% over three years. The lowest mortgage interest rates since the 1950s coupled with the relaxation of home loan servicing rules, and stamp duty exemptions for first home buyers purchasing under specific price points, have added additional stimulus to housing demand. Increased affordability has seen more first home buyers back in the market in recent months in every State, however, investor demand has generally been trending lower. There has been a marked change in the Brisbane rental market following several years of stagnant rental growth and decline in rental returns. However, the upward change in the last quarter was more subdued than in the first part of the year with units actually remaining flat. Brisbane’s vacancy rate has come down as well, so there are fewer available properties to rent.
