launches its Policies on Tourism Paiboon Upatising

Chief Executive of the Phuket Provincial Administration Organisation After Mr.Paiboon Upatising won the local election on the 20th April 2008, he was officially approved and appointed to be the Chief Executive of Phuket Provincial Administration Organisation (Or Bor Jor) in May. Subsequently Mr Upatising has spearheaded the launch of some intensive practical policies to support and enhance Phuket’s sustainable development and growth. The policies which have been launched aim to ensure that Phuket fulfils its potential and makes the all important transition to the upmarket ‘world class’ destination that it aspires to and can be. The basic ethos of Mr Upatising policies have been summarised below; • Support and advancement of the governments strategic planning for Phuket’s tourism industry, to increase the value brought to the Island. This will be done through the progression of the MICE Centre development project; the promotion of Phuket as an international destination for Medical and Spa Tourism; and the highlighting of Phuket as a ‘shoppers paradise’.

• Through the promotion of tourism to Phuket Town in order to recover and stimulate its economy.

• The continued maintenance and conservation of the environment physically, socially and visually: Through the recovery and enhancement of natural attractions and culture.

• By the encouragement of cultural tourism.

• Through the improvement of the infrastructure so that it conforms to international standards.

• By raising and highlighting the importance of Phuket’s ‘old town’ through conservation of its old buildings in order to promote ‘historical tourism’

• By building up the OTOP fair centre to offer local Phuket products to tourists and therefore generate income for Phuket locals.

• By encouraging businesses and services involved within the tourism industry, to conform to, and meet international standards.

• By generally improving the standard of the tourism industry: Through the introduction of new tourist spots for nature and culture that local people and their way of life are integrated into the process.

• By persuading the domestic and international markets of Phuket’s attractive tourist qualities.

• By encouraging and increasing the quality tourism markets such as, health and medical tourism, MICE etc.

• Through support for human resource development in order to advance and augment activities involved within the tourism industry.

• By establishing a tourist information centre.

• By convincing academic institutions and entrepreneurs to co-operate; so as to help the continued development of tourism at every level. • By applying a dissemination strategy to expand the tourism market, eco-tourism as an example. • By further developing existing and new tourist attractions; to generate community tourism networks and enhance income distribution.

• Through the enhancement of individual liberty and human rights protection. • By creating a safe and secure environment for tourists. These policies will ensure the tourism industry in Phuket prospers and the province as a whole benefits. We look forward to their implementation and wish Mr.Upatising all the best in effecting them.

“It is my aim to inspire people to formulate their own ideas for taking care of themselves. Because during a persons life cycle, if they are in good health they can effect and achieve whatever they want, subject to the effort they put in. That is what I call ‘a worth full life’.” 8

Exclusive Director of Sukko Spa, Nongpanan Tephabutra: “Its methodology is in taking care of a person’s health by prevention not cure. If we fully understand the Spa process there is no reason to use products with pollutants when attempting to detoxify the poisons in our body.”

Please tell us briefly about your background? I was born in Nakornratchasrima but grew up in Bangkok. I studied dentistry at Mahidol University and when I graduated, I came to work in Phang Nga Hospital. After a year of work I was offered a chance to work in Phuket at Vachira Phuket Hospital. The pattern of my life was pretty similar to that of an ordinary person: After graduation, I started work, married, and had a baby. But with the arrival of my baby, life changed : I found that after giving birth I wanted to look after my child myself rather than work and have someone else look after her. So I quit my job as a dentist and started becoming a full time mum. Why are you interested in therapy? I think I have always been interested in issues to do with health care but my passion for the therapeutic side really took off whilst I was at University because I had more time to study it. The more I read the more interested I became and the more I wanted to read and learn about all aspects of it. In fact, I found that what I thought I knew was actually not a lot in the grand scheme of things and this triggered my natural curiosity to want to learn more. I wanted to explore new areas I had not discovered and broaden my knowledge so I could use it to benefit people. Another important factor for me was my child. I knew I needed to be a healthy person so I could best raise and nurture her. By quitting my job to pursue this it would also ensure I would be able to spend the maximum amount of time taking care of her.

Alternative Medicine’ and due to my love for my child as I know the benefits it has to offer her. Indeed, because of this I have begun seriously studying ‘Thai Traditional and Alternative Medicine’ and in particular the area of ‘unhealthy prevention’. For as the proverb states ‘An ounce of prevention is worth a pound of cure’. Thus has become my motto. Tell us about your conception of Sukko Spa? Actually Sukko Spa’s conception came out of the fact that myself and my family all tried to use natural harmless products in every aspect of our lives. When I began to learn and gain more knowledge regarding this I thought I would like to share my ideas or even what I knew about bio-organic consumptions with other people. Thus, because I personally enjoyed practicing Sukko Spa even though I knew it was not well known in Phuket I decided I would like to awaken others to its potential and benefits. As a result myself and my friend Khun Piyawan Kingkaew set up the Sukko Spa Academy to educate professional therapists. And after the Spa Academy? We have started our small Spa in the Srisuchart area and with our on going experience we believe we can expand and spread our ideas further. Ultimately it is our aim to tell the world about the pride we have in Thailand and the pride of our Thai Spa. Importantly we have learned that a ‘wellness retreat’ mirrors the Thai life style. With this in mind we moved to our current place and developed Sukko Spa to become the Thai Cultural Spa as it is known today.

Why has your major focus now become the Sukko Spa? As I mentioned before the two main reasons are because of my interest in ‘Thai Traditional and

Please define the Spa in your opinion? Spa is the art of detoxifying and activating the lymphatic system. Its methodology is in taking care of a person’s health by prevention not cure. If we fully understand the Spa process there is no reason to use products with pollutants when attempting to detoxify the poisons in our body. We use harmless products which do not incorporate sodium sulfate. The ingredients for our products are of the same standard of those used in pharmaceutical medicines. What is the next project for Sukko Spa? We are always looking to enlarge and expand Sukko Spa. We have launched or are launching activities such as; Muay Thai Chaiya, Yoga, and even Spa cuisine with anti-oxidant herbs and spices. Afterwards we will open our resort in August. We consider that the majority of tourists visiting Phuket are here for relaxation and leisure and this gave us the idea of incorporating their desires into the Thai way of life. Nowadays it seems like everyone is concerned about the issue of global warming. How can Sukko Spa help? In this respect we are not doing anything new because we have been adhering to a philosophy of “Go Green” since we first opened. Our Thai ancestors always told us about the importance of preserving nature. So we apply this point by protecting 3 things; the trees, the soil, and the water. We make our own plants and use them in the spa. We turn garbage into biological fertilizer so as to not destroy the soil, and we do not use sodium sulfate in our products so as to protect the water. How do you manage to make time for your family? I try to make work a part of family life and vice versa without impinging on either. I never think about office hours at all and I maximise my time through efficiency and effectiveness to get the best from both . This is the perfect match if you can do it.

Manus Nararatwanchai, the Owner and Project Director at the Phuket Plus Co.,Ltd., has been responsible for property development in ‘The Trees Residences’ project. Early in the year 2008, Manus also launched one challenge project which sold recently almost 90% within 6 months, Zen Space, is what we will talk about.

Manus graduated from Assumption University of Thailand. He has been working in property field of career since last 10 years. He began his work with one Japanese property company. His primary launched project in Sriracha was to construct hotels, golf courses, and condominiums. Then he started on the next following 3-4 projects for the reason that he got great responses. Five years before coming to Phuket, he as well, worked with another Japanese property developer. He did his project in Bangkok and Chiang Mai. Before coming Zen Space, a major reason that attributes his success to this condominium project is because of target markets in Phuket. He generally expertise in foreign customers, as his experiences, he always serve them with great services.

“Normally the foreigners prefer world class standard property with a reasonable price, the same as we always do. And we are not the one who pushes for selling, besides that, we rather push for what our clients should get and what they are worth for their investments” he said. One of the most important reasons for Zen Space is landscape; Kamala. Good use would need to be made of it, with a combination of modern and Zen living style, so that the lives of residences could be consistent with the project slogan; The Art of Living. “Inevitably the strong point of us is the unique design which made it to be different from the others.” Because of Manus, previously, was a designer. He recognizes how to improve and develop landscape in the most effected his inspiration; Zen design. “Zen style in interior decorating, in my point of view, is the art of calm and quiet environment which can provide just the sort of atmosphere one needs at the end of a busy day.” said him.

H

e absorbs many influences from Zen style, therefore he can represent all he concepts which can serve customers need. He told us more than 80% of his clients are from European countries, the same amount as another property developers can achieve. On the other hand he knows how to handle and expand his new market line; Chinese, Japanese, and Korean. Ideas were gathered from the Zen style, his team, and also from his interested. It seems like every step he takes is like a piece of cake. In contrast, he has obstacles either; production costs and sky rocketing price of oil. Because of Phuket has a thousand of property developers. Obviously it increases high demand and supply then follow by construction costs. Oil price changes day by day; higher and higher. However, Manus and his team, found the best way to solve these kinds of problems. “I assume from the last few years and I found that construction costs might change. Then we do it earlier, bought all the equipments such as steel rods for the whole project. We bought directly from our suppliers. That’s why we can still control the costs.” he said. He also told us about the main idea of after sale service. He said, “The progress of constructions, selling, and even transfer the ownership are just only our first 50%. Another 50% is all about after sale services.” “We divide our team into 2 groups; one for production team, and another one for service department. For the first team, we gain experiences from many projects we’ve done before. Our service department team also specializes in customer service. As everyone known, Phuket is one of the best hospitality cities, and then we realize that we must apply this strange point to our project; good after sale service.” Manus also ask for customers’ feedback, the more information he got the better knowledge he received. Then he can provide what exactly customers need. “We don’t want to abandon the tastes of our customers because we made it for them so we must listen to them simultaneously.” said him. Manus’s career so far does not only include The Trees Residences and Zen Space. He has also extended his reach to 2 following new projects nearby the same area he launched his first 2 projects, which at this time, is pushing progress in land development through numerous high-rise developments and resort projects.

Seafood Fusionist: Chef Tong of The Current of The Sea Get to know Chef Tong from ‘The Current of the Sea’ restaurant at La Flora Resort & Spa, Patong. How did a Thai chef became renowned for Seafood Fusion and what was his journey to success. When did you first realise you wanted to become a chef? “It was a long time ago but when I was at school I had a part time job as a cook helper in the evenings. I found that I loved cooking and decided I would like to work with it. As time passed I gained more experience and I realized I wanted to be an Executive Chef.” Where and how you were trained? “I started at the base position in the kitchen and worked my way up and up. I gradually learned and experienced cooking and I can say that I still learn new things everyday. I worked for Hilton when it was the Phuket Arcadia for more than ten

16

www.phuketindex.com

years. I then moved to be a part of the set-up team for a new hotel at Karon Beach. I was then asked to come back to work for Hilton again. However, now it’s my honor to be a part of the La Flora set-up team as an Executive Chef. I have been working here since November last year.” How did you get involved in ‘Seafood Fusion’? “I love to create new menus and therefore fusion is needed. When I’m in the kitchen, I start looking around to see what I have and then play around with ideas. Usually they are based around seafood in a European style of cooking and seasoned with the taste of oriental spices and herbs. A recent dish which I created is ‘Salmon with Turmeric’ and is very popular with our customers.” How do you go about creating new menus? “I will put a new dish as a promotion campaign on our restaurant’s menu first; our hosts will ask guests if they would like to try it. Feedback is then collected so that we can adjust or improve the dish. However, as the dish has taken lots of time to prepare and perfect over and over it is rare that changes have to be made. If the dish proves to be

popular with guests it will then appear on the menu as a regular dish.” What is your presentation style? “As I have mentioned I love ‘Fusion’. I am very interested in European food and then of course I am Asian so I like to combine these two different styles. I think this style is a wonderful challenge with lots of possibilities. I like to present my dishes in a modern style even though I am in Thailand and I also prefer allowing my customers to actually see the ingredients that I choose. I try to use whole or large pieces of herbs and spices in decorating especially when I’m using Thai herbs. That’s my style.” To become a good chef according to Chef Tong you have to firstly and most importantly love food and cooking. The more you practice the faster and more creative you will become. Then comes the knowledge of balancing and the sensitivity for flavours. Knowing what spices and herbs complement which foods and being able to improvise with what’s on hand and when needed is essential. These seem to be the key ingredients to the success of Chef Tong.

“ALL OF WHAT YOU WISH FOR

AND QUITE A BIT MORE!” The first wave of Chinese migrants to Thailand were men who could not return to China and married local ladies for wives. The same process occurred throughout South East Asia and in neighbouring Malaysia and has come to be known as the origin of ‘Peranakans’. The descendants of these unions then developed their own style of dress, food and culture. Most of the descendants of Chinese migrants in other parts of Thailand simply merged into Thai society, but here in Phuket they opted instead to apply the Malaysian experience and develop their own style and culture known as ‘Phuket Baba’. Phuket ‘Baba’ ladies wear a distinctive style of costume, a batik sarong together with a brocade blouse which they wear on special days.

A

favourite pastime of many people when travelling, is to walk around until they almost drop and then find a nice place to fill up their stomachs before continuing further a field. Shakers in the Patong beach area of Phuket offers would be travellers such an opportunity. ‘Shakers’ is located at the southern end of ‘Rat-Uthit 200 Pee’ road a couple of hundred metres back from Phuket’s most popular beach - Patong. Here an abundance of fast food outlets, delis and restaurants are all strewn along the beach front but its Shakers that provides a difference. Walking into the place you are welcomed with a sense of relaxing ease devoid of the ‘hustle and bustle’ that at times can stifle Patong. With a decoration and design of mainly energetic orange ‘Shakers’ is a comfortable enough place to have a seat for a long moment yet rousing enough to ‘want to get back amongst it all’. Being honest the food at Shakers is truly one of the best spots to sit and eat in Patong. Nevertheless, an extensive menu is on hand offering a range of salads, sandwiches & Panini’s. Additionally, pasta, pizza, various meat dishes and desserts cater to the staple favourites of the everyday travellers. A variety of hot & cold beverages are available and range from various soft drinks, coffees and teas to those tropical ‘fruit smoothies’ that are a must try for all visitors to Phuket. The selections of fruit on offer;

mango banana or watermelon is limited but provides a refreshing way to cool down and enjoy a respite from the hot and sweaty tropical climate. Each flavoured drink providing a welcome and uplifting boost to your energy levels, setting you up to re-explore the island and its secrets. At ‘Shakers’ one of the nice features is that you never feel under pressure to leave when you have finished your meal. Shakers unofficial policy is that customers are welcome to sit as long as they want. Perhaps enjoy a game of pool or watch the latest sporting event on the dedicated big screen TVs, as you enjoy another drink or snack. All live major sporting events are covered with many replayed during the day for those not able to stay up to the early hours. Moreover, in the unlikely event that there is no sport on show, International cable TV channels provide entertainment or musical accompaniment. Ultimately therefore with impressive service, a diverse range of food and a vigorously warm atmosphere, Shakers provides a popular choice for breakfast, lunch, dinner, or a drink at anytime of the day. Reasonably priced it certainly should be considered by those with weary legs!

“The delicious creations are carefully concocted using local flavours and time-honoured techniques as well as the freshest ingredients.”

Situated on the top floor of ‘The Plaza’ Surin flanking Surin beach, Silk Restaurant & Bar features discrete décor, gourmet Thai cuisine and a destination for enjoying a dining experience in an elegant and comfortable setting. Silk restaurant is tinted in a relaxingly warm yellowy orange colour and furnished mainly with wooden and woven furniture. Decorated with a variety of oriental arts and crafts, for example the varying lanterns and lamps that hang from the walls, Silk’s perfect ambient lighting offers a dining experience of romantic seclusion. Silk’s menu combines the finest traditional Thai ingredients prepared as it is with a focus on the authenticity of Thai texture and taste. The delicious creations are carefully concocted using local flavours and time-honoured techniques along with the freshest ingredients. The cooking is done by leading chefs with over ten years experience in the industry and a passion for delivering genuine Thai food. One of their specialties is in cooking coconut milk dishes. The chefs are able to create an outstanding full flavour yet without the grease or exceedingly strong smell of spices that often plagues the cooking of such dishes in restaurants of a lower standard. Creative and innovative, the menu is, well appointed and the focus of your attention rather than the décor, which is not always the case with all restaurants. Moreover, dishes are carefully presented so as to appeal to your eye before reaching your palate which adds to the enjoyment. The restaurant hosts a lot of business people during lunch time but at no such time do you feel crowded since the restaurant space has been well appointed. Your personal space remains just that leaving you free to enjoy your dinner. Specialised dining options include; lounging on opium beds whilst dining alfresco, or having your dinner served in an equally charming indoor space which is sleekly decorated. Cocktails, premium selection wine, and after-dinner drinks at a bar marked by soaring ceilings and artfully arranged lanterns allow you to soak up a relaxing atmosphere.

Ideal for intimate parties and events, Silk restaurant comfortably seats approximately 150 guests. Be it, a corporate function, birthday party or wedding reception, Silk’s team of professional planners are always on hand to cater to the needs of individual events. Tips for picking up

good meats

s each kind of meat has its A own distinct set of characteristics, different requirements are needed in order to ensure you are choosing a good quality of meat. The owner’s of the Master Butcher; one of Phuket’s best food product suppliers, therefore provides you with guidelines on how to select your meats so that you can make your culinary dishes deliciously tasty;

Chicken: Chicken is one of the most versatile, affordable and delicious meats to cook with. When buying there shouldn’t be even the faintest ‘off’ smell. Make sure the limbs, flesh and skin are undamaged and the meat is firm and plump.

More tips about each cut of beef for cooking; Fillet: Choice tenderloin, the most tender cut. Nice to pan fry, roast, broil or grill and is the most expensive beef steak. Sirloin: A steak cut from the hip which also tends to be less tough, resulting in a higher price tag. Round: From the rump of the animal. A true grilling steak with good flavour though it can be tough if not cooked properly. Pork: The meat should be firm grained and smooth to the touch. Pork should be grayish to pinkish in colour and should have just a bit of marbling. Avoid cuts of pork that have an abundance of fat around the outside. Beef: Good beef should be hung for 3-4 weeks. The meat should be cold, and bright red in color without bruising or discoloration. Also look for even marbling in little flecks of white fat, and make sure it’s a bit firm - not too soft when you touch it. The package should not have a lot of blood or liquid in it. Buffalo beef will be coarse-grained and less tender. Duckling: choose those with tender and meaty breasts,brown-red in color and covered with firm white skin. It is also important to note that fresh duckling will have a strong smell.

32

www.phuketindex.com

Brisket: Very tough and has to be cooked for a long time or givenpressure to save cooking time. Often associated with barbecue beef brisket. Fore shank: Used primarily for stews and soups and is not usually served any other way due to it being the toughest of the cuts. Chuck: For cooking methods such as roasts or stew. Rib: For roast, broil, panfry, and grill. Flank: Long and flat, it is substantially tougher than the loin and rib cuts, therefore many flank recipes use marinades or moist cooking methods such as broiling or braising. Short plate: Produces types of steak such as the skirt steak and hanger steak. It is typically a cheap, tough, and fatty meat. Cooking methods include braising, broiling and panfry.

Home & Décor Décor Tips

Tips to make

a large room cosy

Nowadays, more and more people are opting for homes with oversized rooms; some of which have vaulted ceilings and wide expanses of floor space. These homes are often designed for ‘casual living’ with a dining element and look great but sometimes people prefer a more cosy look.

Here are 10 tips for making a large room appear cosy

1

Take up large space by using specialised furniture sets; in an oversized room, you could have

a specialised ‘audio visual set’ for your home theatre and a separate set for your music system. Bookcases could be used for a reading corner, cabinets for the glasses at your wet bar etc.

2

Divide space into zones and make each room multi-purpose. In one room, you could

have a home office and small fitness area with a cycling machine or stepper. In another you could have a room for the kids combined with sofas video games and or

reading material.

3 4

Opt for large scale wall art. Canvas art and tapestries look great and are a creative way to

fill a wall. Dark rich colours absorb light and make the room seem smaller. If you have very high

ceilings, you could paint the ceiling a colour other than white to tone it down visually. If you prefer wallpaper, choose one with a large pattern. Taupe, Autumn colours, blues, and greens are all good choices.

5

Furnish the room with oversized furniture. One or two large pieces are usually enough or

Use dark woods, and avoid glass tops on tables which give the impression of space. Get creative in a simple manner: A large scale rug will help merge furniture pieces together

and also help define a room. Also try combining a pair

Avoid mirrors. If they are necessary, hang them at a position which does not reflect a window or

other light source. Try positioning them facing your favourite piece of art instead. Install one or more window seats. Place them a bit away from the walls and this will eat up a bit

else they can overwhelm and make you feel small.

more floor space as well as make the room appear cosier. Fill the room with accessories and plants. Large plants and accessories can help and will

lessen the impact of a high ceiling. Finally, you could use columns or arches to create a ‘passageway’ from one space to

another. Installing a wide open artificial ‘doorway’ will

“My father’s dream was to retire to Phuket, his dream was to do a spectacular project here. So we found the land we wanted in around 2001/2002 and bought it; before starting to develop it in 2003.” “The Sri panwa project is part owned by the Charn Issara Group, and we have been developing land since my grandfather first started 33 years ago. We are a real estate listed company who specialise in commercial lands, luxury houses and condominiums. Sri panwa is our first project in Phuket and therefore we wanted to make it a ‘high end’ project as it is also a first high end hotel for the company.” “During the first couple of years it was quite complicated - it was hard, because the overall environment was not encouraging due to the impact of the Tsunami but you have to work with that.” “To start with I had to train with our company in Bangkok as I used to work in a Hotel not a Real Estate Company. So I needed to learn the system afresh. I also needed to get tune in with my father, we both have ideas but fortunately due to a mutual respect our ideas do not compete. We are able to share ideas and combine them which obviously help benefit the company and move it forward.” “Phase I and Phase II of our project is now complete. We are at the moment progressing with Phase III. Four years ago we began construction of the project as a whole. It took a lot of planning, but now it is done and I am very happy with what we have achieved. Especially given that managing and sustaining a company in this business is not easy. Many projects launch and say they will do this and do that – but how not many actually manage to do what they say? This is why I am proud - we have done what we said we would do and more.”

Vorasit Issara Charn Issara Group’s Young Blood Sri panwa, is a spectacular and successful property on the south-eastern coast of Phuket, Thailand. Recently developed by one of Thailand’s foremost property companies the Charn Issara Group the resort rooms are already rated in Thailand’s ‘top five’ whilst as a luxury resort ‘per se’ it rates in Thailand’s top three and has done so for the past couple of years. The choice for our spotlight this month therefore focuses on Khun Plawan - Vorasit Issara, ‘young blood’ and Managing Director for Sri panwa. “I have been coming to Phuket since I was maybe 3 years old. I visited a lot, with my father to look at land. We have been buying land settings here in Phuket for many years including prime plots in Surin, Laem Singh, and Kamala.”

“At the moment the property and hotel market is very hot and the Australian market is really interesting since the Australian dollar is as strong as the American dollar. People are making more money and people are well travelled. Summer in Thailand, winter in Australia. Hopefully there should be more connecting flights to Thailand. Phuket seems to be a popular choice for Australians as it is a shorter flight than that to Europe or America. So the Australian market is an area we are paying attention to this year.” “The market here Post-Tsunami to the end of 2007 has been pretty good and has been getting better and better every year. Visitor numbers increased, people are travelling more, and properties are going up. People are spending more money in Phuket, people trust Phuket now and because of the Tsunami more people know about Phuket.” The grand opening of the full Sri panwa project is on course for 2009. It is an opening which will see the completion and fruition of 80 villas all told, as well as one Spa villa with 8 treatment rooms, 5 outlets for food and beverage, a dining lounge, a cooking school, a nightclub, a BBQ restaurant and a private function area on the hilltop!

The Art of Living “Do you know how to let the mountain stream cleanse your mind? Every thought is pulled out along the smooth, polished stones, disappearing downstream in the frothy current. The mind keeps on making more thoughts until it sees that they are all being carried away downstream; until it realizes that they are all vanishing, dissolving into an unseen point.” -Zen Quote-

Land & Property Project Overview

Zen said that Nature has a perfect sense of composition, a naturalness that always seems to reflect a perfect order. The aim here is to cause no division between the viewer and what they are seeing; between the seer and the seen. Here the artist bows out, and one is left with the experience invoked from within. Follow the Zen teaching and enter into the design concept of our Zen Space residential condominium. We have focused on transferring a sense of simplicity into your home, by incorporated the use of calming tones and clean lines into our design and, by using fewer elements the space becomes simple allowing rooms to produce an energy that is becoming and welcoming, a design that truly reflects meditation.

We know it’s not just the home that you live in, but it’s the nature that you choose to surround you. Therefore Zen Space gives you a sense of inner calm and harmony with your surroundings to enhance your life and give a true sense of well-being.

Land & Property Purchasing Guide

Property Purchasing Guide Buying land or property in Thailand is an attractive prospect for many non-Thai citizens either for investment purposes, for residence or retirement. Although nationality restrictions are placed on land and condominium ownership, it is still possible for foreign nationals to acquire land and property in Thailand since there are various exceptions in the law regarding this issue. Here offers a summary of some basic principles.

The options for a foreigner buying property in Thailand: Land Leases: Thai law allows a foreigner to acquire Thailand Land through a 30 year lease, with the possibility of renewing the lease for additional 30 year periods twice, giving a total of 90 years, effective ownership.

52

www.phuketindex.com

Registered Thai Company: Thailand registered companies with majority Thai ownership are able to buy land in Thailand. You structure the company formation to ensure that, whilst your stake is no more than 39%, the voting rights are weighted so that you retain the controlling interest in the company.

the separate property of the Thai spouse. This may have the effect of waiving any right on the land or property by the non-Thai spouse.

Investment (BOI): Thai property law may allow foreigners to buy and own up to one Rai of land for residential purposes based on investment of 40 million baht for at least five consecutive years. This requires approval from the Board of Investment (BOI).

Structure Ownership: A Thai company or the Thai spouse of a foreigner may grant a Right of Superficies in favour of the foreigner, giving him/her the right to personally own all constructions on the land. A foreigner can be registered as the owner of a Thailand house without owning the land. The Right of Superficies can be conceded for 30 years and can be renewed for further 30 years, if agreed.

Thai Spouse: A Thai spouse of a foreigner may be allowed to buy land or property in Thailand in his or her own name. However, the married couple is required to sign a declaration at Land Department to state that the funds used are

Condos: Foreigners are legally entitled to have full ownership of Thailand apartments in registered condominium buildings or ‘condos’ for short. The amount of foreign ownership within the development is limited to 49%.

Recreation & Rooms GM T alk

I like the variety of the work I do and there is never a day that goes by where there is nothing to be done lagoon which is a perfect combination. Also we provide the highest quality of facilities. We have a huge amount of choice for people of all ages to enjoy such as a water park, kids’ club, tennis courts, championship golf course and world-class spa to name a few. Our resort is able to cater large families and groups of people” explains the GM. As a 5-star luxury resort who is your main market? “European, Russian, Korean, Australian, Hong Kong Chinese and Japanese but our main focus is on the family market. This is a major strength of our resort due to our location and facilities. We are also in the process of establishing a chain of hotels and resorts in Japan, Korea and Singapore to enhance our brand and reputation” adds Mr. Berger. We realise that your work is not only dealing with guests, administration and finance but also your employees. How do you treat your staff? “I treat my staff with respect and look after them very well, that’s it”, simple and straight to the point answering from the GM.

Mr. Christoph Berger Laguna Beach Resort’s GM Mr. Berger is originally from Germany and has been working in the hospitality industry since 1991. He started with Steigenberger Hotels in Germany and throughout his many years in the industry has worked for well-known five star leading hotels worldwide. London, Switzerland, Berlin, Dubai, Bangkok, you name it he’s been there. From his extensive experience, we will provide an insight into this rapidly expanding and important industry. With almost 20 years in the industry what makes it still interesting to you? “Working in the hotel industry is challenging with things changing every day. When you wake up in the morning you never know what is going to happen and that makes it enjoyable. I like the variety of the work I do and there is never a day that goes by where there is nothing to be done.” says the GM who has never thought about his retirement before. What are the main strengths of Laguna Beach Resort when to compared to others? “Laguna Beach Resort is set in a truly superb location; we are embraced by a beautiful beach and stunning

60

www.phuketindex.com

In your life, you have worked in many different countries with different cultures and people. How did you adapt to this and what is your advice for those in similar positions? “For me, I use common sense. I try to get to know the local people and know the place I am working and living in. I think it’s important to learn about your surroundings and feel that you get many benefits from making an effort to learn. The locals always really appreciate it when you respect their traditions and cultures” replies Mr. Berger who was appointed as GM at the end of last year. For those who have been in the hospitality industry in Phuket for a long time how do they feel Phuket has changed? “Travelling to and from Phuket is now very convenient; you are able to reach many parts of the world easily whether it be Hong Kong, Singapore, Japan or further a field. Phuket has changed a lot since it became a very popular holiday destination and there have been both positive and negative effects. People here have a very high quality of life compared to many other parts of the world. The pollution problem is a big concern though. To be a sustainable destination in the tourism industry, Phuket needs to find the right balance between development and the environment.” Laguna Beach Resort Phuket is part of the Asia’s greatest integrated resort; Laguna Phuket. At the beginning of this year they received an ASEAN Green Hotel Award, which was presented by Dr. Suvit Yodmani, Minister of Tourism and Sports and Dr. Surin Pitsuwan, Secretary-General of ASEAN.

Shopping & Mart Shop Tr end Amorn Indhrachareon Phuket Pearl Factory’s Chairman

Throughout history Mankind has always known about the natural beauty of the pearl. ‘Generations’ have valued the pearls unadulterated beauty particularly for selfadornment. Subsequently, over centuries human knowledge has grown regarding the techniques used in pearl production and due to this continuing advancement and the demand for these natural treasures, pearl farming has developed into the industry we know today. Phuket has become well known for being a ‘Pearl Paradise’ as the island possesses the perfect conditions required for cultivating and developing quality pearls. Phuket Pearl Factory represents a genuine F2C or Farm to Customer pearl company. Run and managed by Khun Amorn Indhrachareon, Phuket Pearl Factory offers a wide selection of Khun Amorn’s own designs. These include selections of cultured pearl jewelry which range from necklaces and earrings to pendants and full sets. Each is expertly hand-crafted using only the finest Akoya, Mabe, and South Sea pearls and are available for purchase at reasonable prices. Rather Round Pearl: The current success of the Phuket Pearl Industry Co., Ltd. can be attributed to its excellence in gathering the South Sea pearl and Mabe pearl and in using them to create the Golden pearl which is rather round in shape [hence its name] and which has exhibited a high rate of growth. This idea has been developed since 1998 and represented the company’s outstanding product of 2002. Indeed so successful was it that a year later a “patenting” certificate was registered for the ‘Rather Round Pearl’ in the name of the chairman of Phuket Pearl Industry Co., Ltd. Phuketindex.com posed three questions for Khun Amorn Indhrachareon (Phuket Pearl Factory’s Chairman) 1) Where do the inspirations for the design and creations come from? Khun Amorn states he has drawn his inspiration from a number of sources:

P

earls of Wisdom

Primarily from his own study of the subject but also from the latest fashion trends; some of which he has seen on TV others which he has drawn on from magazines. Ultimately, however it is his years of experience in the industry which has allowed him to best understand ‘the market demand’ and has perhaps provided inspiration for his best creations. Like the unique and different offering of his latest RRP: The Rather Round Pearl Series 2 collection. 2) Please define for us what a ‘Pearl’ signifies in your opinion. “Beauty, luxury, and creation” “If women still love beauty, women will also still love the pearl” 3) What do you enjoy most about your business? Khun Amorn states; ‘It is always that in doing this it allows him the chance to learn something new. That in continually aspiring for improvement he constantly keeps at the cutting edge of development. That this provides the inspiration for him to do something not only for his business but also for Phuket’. To this effect Khun Amorn would like to host a ‘pearl fashion show’ in Phuket so others can enjoy the beauty of his creations.

taking the future by surprise

The new way of

Avant-garde design, innovation, technology and ultimate comfort, these are the keywords that have given life to the new Pershing 64’, the latest model released by the Marches-based shipyard and a symbol of the pick of “Made in Italy” design in national and international yachting. “To surprise the future”, this is the formula that guided the creation of the highly successful Pershing 72’, and which has inspired every stage in the design and construction of the new Pershing craft, an aggressive, streamlined 64-footer specially created for those who don’t accept compromises and who love the comfort, space and luxury of flybridge craft, and the excitement of open sports-style performance. This unique combination of values and characteristics has once again been made possible by the unconventional imagination of Fulvio De Simoni, the yacht designer who has always succeeded in capturing the spirit with which the shipyard and President, Tilli Antonelli approach every new project. Like Antonelli, De Simoni is always ready to accept the challenge of breaking new ground and moving forward the frontiers of yachting with style and flair. Vehicle & Technology IT Talk

Smarter Home Technology Experience with Ben Hobbs Ben Hobbs is the Managing Director of H3 Digital; a Phuket based smart home company specializing in home automation, lighting control, multi room audio and home cinema systems. Ben has been specifying exclusive smart home systems into luxury properties throughout Thailand since 2004, with the goal to improve quality of living, enjoyment and net-worth of high end properties. H3 Digital was started by a family team with a passionate interest in home technology; they decided to move to Phuket in early 2001 after years of visiting Thailand regularly on vacation. Whilst building their home in Surin it quickly became obvious that the local companies offered little in the way of expertise in home technology and often at vastly over-inflated prices. Coming from highly technical backgrounds in the UK and Hong Kong it wasn’t long before they were approached by others who were building property in Phuket to apply their expertise to their homes. It is evident that employees at H3 Digital take pleasure in their work and for Ben this is one of the most important aspects of the company. He explains that without this keen interest in technology throughout the company, it would be impossible to offer the impressive service level that H3 Digital maintains and is often lauded for. It is obvious from speaking to Ben that reputation is one of the most important factors contributing to their success. H3 Digital go above and beyond the normal expectations to deliver support to their customers, Ben recounts with a smile the phone calls he had on

the morning of Christmas Day and New Years Eve at 20 minutes to midnight. It’s all part of the service for Ben who admits to living and breathing technology, when he’s not working he spends hours tinkering away in his home cinema, automating his home or investigating the latest technologies. H3 Digital only works with technology which is of an open nature, or that offers unlimited upgrades via free firmware updates. This is the only way that people are guaranteed a future proof home and not left at the whim of proprietary manufacturers changing their product lines, pricing or level of support. When asked what differentiates H3 Digital from the competition Ben replies “Exclusivity and expert technical knowledge”, when asked to explain further he clarifies by telling us that H3 Digital are the only KNX certified Smart Home company in Thailand who can design, install and support a Smart Home system that complies to ISO 14543. It also gives him the opportunity to talk about some of the exciting whole home audio solutions that they exclusively represent within Thailand. Sonos is the wireless sound system the New York Times described as “Pure Heaven”, Nuvo were the original pioneer of multi room audio, introducing the first distributed music system nearly 20 years ago and now leading the way in eco-friendly, iPod compatible audio. Going forward it looks like busy times for H3 Digital as more luxury real estate developments turn to the team to specify smart home technology into their projects. Ben expects the company to continue to grow, personally he sees a large part of their future becoming more involved in eco-friendly smart home systems, designed to save significant energy costs, something that he believes is a win-win situation for all involved.

Take a First Step The ‘beginning’ of our magazine, Phuketindex.com Book Edition, represents an extremely important moment for us. Our first issue represents our chance to create a great first impression. Working out the design and details for the first issue was of course extremely hard work, but we take pride in our achievement and are pleased with what we have created. In keeping with the spirit of ‘a new beginning’ we ask four high class executives what ‘a new beginning’ or ‘the beginning’ meant for them.

W

hen talking about Phuket property’s booming business, we can see that many property developers have come to take a ‘slice of the cake’, some however like the ‘Paradise Group’ have managed to take quite a bit more!

One person behind that high profile achievement is Khun Apple, CEO [Chief Executive Officer] of Paradise Group. Phuketindex.com met up with her for an informal chat and learned the following;

On her beginning’s with the Paradise Group “An opportunity arose for me with a Hong Kong property tycoon, Dr. Allan Zeman, 5 years ago on that day we had a chat about a villa project at Leam Singh Beach. Since then we have fully committed ourselves to the property development business: The Plaza Surin has ‘kicked off’, as has Silk Restaurant & Bar and Andara Resort Residence. Whilst the future will see some more expansion.”

On the specialist businesses of the company Khun Apple is responsible for overseeing companies in the group and their areas of special expertise; there are land lease companies, developer companies, property management companies, property consultant, architectural and interior designs company, restaurant and bar, boat… etc.

People Posh Lif e

“Honest, sincere, and someone who knows their organisation’s facts and objectives. Always prepared with a plan to achieve personal and professional goals and a follower of moral and business ethics.”

On problem solving, Khun Apple states you need; “To face the problem when it arrives; be calm and thoughtful and pay attention to detail. Do not overlook or ignore a small problem as it can become bigger and harm the entire process if you do.” Showing a sense of humour she states “By the way, you also have to know what you are doing!” Before continuing “It helps if you know where and how to start. You have to take action right away, do not ignore the problem or put it off since it will only get worse and likely ensure work flow becomes completely stuck.”

On getting along with staff, Khun Apple observes; “I treat them with sincerity, care and respect. Teamwork is very important as well, we always share and communicate. If there are any mistakes or problems, I’ll advice and help look in to them. I tell them not to be afraid of problems - when they are trying to work out a solution, there is always a way.” “At this moment, our team has become much bigger. We started with only a few at the beginning, yet time has passed and we have almost 200 people now. All of whom are welcome to call me anytime if they require advice or help.”

On taking care of herself “Normally, on my day off or when I have free time, I like to stay at home. But I do go out sometimes with people who I trust to enjoy myself. I am kind of easy going and enjoy good food and nice places. I also like to ask my team if they want to have an ‘outing’ or to hang out and have some drinks as part of team building.”

On her way of life “Matters of Fact, Straightforward, believe and honest to yourself and I also believe in Cycle of Cause and Effect.”

On things she would like to do in the future “Nothing in particular, but whatever I do, I will do it as best I can.” www.phuketindex.com

hun Apple, could be called a ‘workaholic’ but although she is proud of this moniker, she has learnt to enjoy life since she realised it was essential to strike a balance between work and relaxation.

Therefore, when they have free time, her and her single daughter always find something to do together. A favourite pastime of theirs is to visit Central Festival Phuket; a one-stop shopping and non-stop entertainment complex for Phuket’s residents and tourists alike. They usually leave home ‘early-ish’ so as to reach Central before lunch time. Then it’s first off to book a ticket to see a movie, before having lunch at their favourite Japanese Restaurant – Fuji, where they enjoying the healthy menu on offer. The store provides an excellent selection of books in both Thai and International languages for adults and children alike. For Khun Apple, true to form this would likely be a business case study or some lifestyle pocket book, whilst her daughter enjoys typical youth novels and in her mothers mould, tutorial books for planning and the future.

Ultimately for Khun Apple this is the perfect way to relax when not at work or resting at home with her daughter and a good book. “I think maybe at the end of this year, there will be one fund raising event to raise money for these children, but we don’t have an exact date yet as at the moment we are now working on the planning of it.” “Skål can really help you if you are in Phuket and really need assistance. Individual members can exchange ideas with other members as can companies – each of which is also encouraged to create friendship networks and communities for helping people.” www.phuketindex.com

WHAT IS THE SOI DOG FOUNDATION? Soi Dog Foundation (SDF) is a non-profit organization run by volunteers. Its aims are to reduce the population of unwanted stray dogs and cats through humane sterilization and to treat and improve the lives of the remaining animals. It operates a center in Mai Khao incorporating an animal hospital, education center and a shelter for approximately 250 dogs that are victims of cruelty and abuse and have nowhere else to go. Every baht raised by SDF goes directly to helping the animals. All administration costs are met by the volunteers themselves but to continue its work serving the community it needs to raise new funds. All help is welcome. SOI DOG FOUNDATION PROGRAMS STERILIZATION At the end of April 2008 SDF had sterilized over 18,000 animals in Phuket alone, including over 14,000 dogs. It has been proven that if over 75% of a dog population is sterilized then the population will start to fall. SDF are close to achieving this figure but need donations to continue this work which benefits not only the dogs, but the island itself. TREATMENT SDF treats sick and injured animals who would otherwise not receive veterinary treatment thereby preventing suffering and the spread of disease. It also responds to emergency calls from the general public but it can only do this through donations. SDF receives no financial support from the government yet Phuket has just been named Thailand’s first Rabies free province. SDF vaccines the island’s stray dogs against this disease and it has been working extremely well. FEEDING PROGRAM SDF was created in memory of the late Leone Cosens who died going to the aid of others in the 2004 Tsunami and who had previouly cared for hundreds of animals in the south of the island. SDF provides nearly 2,000 kgs of food per week to volunteers who feed animals at temples and other locations. This benefits the island due to the fact that the dogs do not leave these locations to go onto the streets in search of food. HOW YOU CAN HELP Soi Dog Foundation has been recognized all over the world and has received several awards including one from the Humane International Society. One of its founder members was recently named an ‘Asian of the Year’ in Singapore. SDF is supported in its work by the World Society for Protection of Animals of which it is a member society.

It is a registered Thai Foundation and the current president is Dr. Prasit Koeysiripong. To continue to solve the problem of stray animals in Phuket, it needs more funds to complete its work. In addition it is now expanding its work to other areas including Kao Lak and Koh Lanta where the local authorities have requested our help. Even if you do not like animals you can support the work of SDF as it is drastically reducing the number of animals on the streets and beaches. Euthanasia is not possible in Thailand except in extreme cases so it is extremely important that SDF can continue its already impressive work. Donations can be made directly by bank transfer. Account name: Soi Dog Foundation, Siam Commercial Bank, Cherngtalay sub branch. Account number: 706-2-28385-8 (please notify us at info@soidog.org to enable us to receipt your donation.)
