DUTIES

• I was in charge of all proposals and plans and cooperated with a colleague who manage builders and labour on the site. • Visiting the sites or staying there for couple of weeks when necessary. • Working closely with other professionals like surveyor, civil engineer, fire-alarm engineer, plumber, electrician and creating related technical drawings. • Working closely with planning consultants and council.

The gallery building is divided into three blocks. All blocks are connected on the third floor by foorbridges. There is a car park located in the basement. On the ground floor of the main block there is a cafe and a gift shop. On the ground floor of the other blocks there are shops and a car park. All second, third, fourth and fifth floor areas are used as gallery and auditorium.

Milestone apartments, 105 Seven Sisters Rd, London First floor conversion Existing first foor plan Milestone apartments is a 4 star hotel in the North London. The hotel consists of two floors. My job was to propose a first floor flat conversion into apartments. Five new apartments were created instead of the existing two bedroom flat. There were already two existing hotel apatments on the first floor before the conversion. However, this old layout did not fit anymore and it was necessary to change the room layout as well (rooms 7 and 9). Each apartment consists of a bedroom, a bathroom and a fully integrated kitchen. All apartments are equipped with individual security alarm systems, wireless internet connection, direct phone line, large screen TV, air conditioner and central heating. There are king size beds and wardrobes in the bedrooms. I would prefer to have the apartments more spacious but I had to follow client´s requirements. I proposed the project and prepared the planning application for submitting to a council.

A client prefered using marble on the floors of apartments and on the walls of corridors as well. In the bedrooms he wished to have just 400-500 mm wide tables completed with bar chairs. Each bedroom is equipped with a tv and a hair dryer.

Regarding the lightening system of bedrooms, there are spot lights and wall lights above the beds. In the bathrooms the client chose spacious showers over bathtubs.

Corridors Originally there used to be a spiral staircase which was replaced by a curved one. I took a significant part in that proposal as well.

Milestone apartments, 105 Seven Sisters Rd, London Ground floor adjustment for disabled Existing ground foor plan When our office submitted the plans of this hotel building, there was a council requirement to have minimum one apartment for disabled people. That was an incentive for amending the corridors and reception area (an entrance and a reception desk) as well. Regarding the room sizes and access to the rooms I chose to convert room number three into disabled apartment. I adjusted the plans according to the Islington building regulations and part M (Access to and Use of Buildings). The plans have already been accepted by the council, the construction is undergoing. Currently under construction.

Milestone apartments - A built-in cabinet proposal

I also proposed a built-in cabinet in Milestone hotel. A part of the cabinet is used as a bed linen storage, the rest of it is used to disguise the boilers. Material for the cabinet is medium-density fibreboard, thickness 25 mm.


Congress Hotel, 31-41 Carlisle Rd, Eastbourne

A Congress Hotel project is one of the bigger projects that requires more effort for designing and refurbrishing but as a result you get a glamorous summer residence located on the south-east cost of the UK. This four-storey hotel consists of two buildings connected to each other on the ground floor. There is also large basement and accomodation space on the part of the loft floor. At the moment I am still designing the refurbishment of more than 60 rooms. Most of the partitions were removed and replaced to create new room layouts. For each room I proposed not only the layout but also the electricity, piping, central heating and with another specialist also the fire alarm system. After the internal changes client wished to propose completely new roof to create larger accomodation space on the loft floor. Plans for this separate planning application were already prepared and submitted, you can find them below. I also prepared separate planning application for restaurant extension of this hotel and separate application for a proposal of an atrium in a hotel garden.


Congress Hotel, 31-41 Carlisle Rd, Eastbourne Design of the restaurant extension The original restaurant was used only by hotel guests and was located on the ground floor of the bigger block. There used to be only one guests´ entrance directly from the hotel corridor. After the refurbishment the restaurant is going to be newly run also for customers who are not hotel guests. That implied that new restaurant needed an entrance from the street. Therefore I proposed another floor of the restaurant containing this entrance. Currently under construction.

After adding a new floor it is possilbe to run restaurant also for walk-in customers.

There are long windows on the first floor of extended restaurant which enable nice view into Wilmington gardens.

The previous restarant area used to take up more space and was accessible only from the apartment area. An entrance at the front of the building was only for the staff and restaurant delivery.

After the refurbishment some of the previous restaurant areas newly belong to the hotel apartments. All the kitchen and food store areas are located on the ground floor. A main sitting area is connected to a see through kitchen and have also a few extra seats on the terrace. A toilet for disabled is accessible from the corridor of the main sitting area. A staff changing room and a restroom is connected to the staff entrance to the building.

After entering the first floor from the main restaurant entrance guests can ask for help at the reception and take a seat on the first or ground floor. Guests toilets are accessible on this floor.

Congress Hotel, 31-41 Carlisle Rd, Eastbourne Roof proposal for the smaller block of the building The existing loft (fourth floor) has one apartment in each block of the building. A client´s request was to propose acommodation space for all of the fourth floor. I developed two concepts and one of them I worked up to the detail. It is proposed (both concepts) to replace whole roof with a tiled pitch roof that would go well with the style of the exising house. Currently under construction.

Detailed roof description and structure The proposed mansard roof creates a great deal of extra accomodation space in the hotel.It enables the extension across the entire plane of the property´s roof. There are also proposed windows on the loft floor. They are designed to match with the existing building style. It is proposed to create mansard roof in two shape options, option A and option B.

Option A of the mansard roof is flat on the top therefore follows better the existing shape of the roof. The proposed material is wood.
