The establishment of Perform Properties aligns with our 2024 SSI reporting period. To maintain transparency and accountability to key stakeholders through the integration of three entities, we developed a 2024 SSI performance summary for our Office portfolio, aligned to longstanding annual SSI reporting conducted by EQ Office. A snapshot of 2024 SSI Retail portfolio developments is also included to begin to share a fuller picture of activity across our combined portfolio.
Our strategic direction and reporting approach are informed by SSI materiality studies conducted in 2023 and 2024, through which employees, vendors, customers, and brokers helped identify the SSI issues most relevant to our business and to them.

As we develop our first Perform Properties Sustainability and Social Impact (SSI) strategy for the combined portfolio, we are committed to sharing our progress. In the meantime, this interim update offers an overview of 2024 performance across our office portfolio, alongside key highlights from our retail portfolio.

That commitment comes into even sharper focus in times of great adversity. Following the LA wildfires, our retail and office teams stepped up together with urgency and compassion to support the surrounding community. At One Colorado – our premier shopping center in Pasadena, California – we transformed a 9,000-square-foot retail space into a temporary school and community space, providing continuity for more than 175 Odyssey Charter School students and faculty from Altadena, California. This effort was not just about what we do – it captured who we are as a team, and would not have been possible without the Blackstone Charitable Foundation's generous support.
It is in these moments, that we realize the power of community. Southern California is not only a key market for our businesses, but also home to one of our headquarters, our employees, and their loved ones.

COMMUNITY ENGAGEMENT & PHILANTHROPY
Perform Properties supports meaningful initiatives that uplift local communities and align with our values.
CoreGiving, a non-profit founded by ShopCore (one of three companies that formed Perform Properties), unites Blackstone Real Estate portfolio companies to fight childhood hunger. ShopCore donated branding and marketing services to establish the organization. Each year, the entire Perform Properties team volunteers to support food pantries and soup kitchens funded by CoreGiving. In 2024, the organization raised over $4.6 million, providing more than 22 million meals.
Perform Properties also contributed to hurricane relief efforts in Florida and North Carolina through financial and blood donations to the American Red Cross and employee donation matching programs.
ENVIRONMENTAL EDUCATION & BIODIVERSITY
Our property teams aim to enliven the biodiversity in our centers where possible. In 2024, we installed beehives at three retail locations, totaling 2.5 million square feet. These hives support pollination of 90 square miles and six million flowers daily, producing about 99 pounds of honey annually.
We also hosted workshops with over 400 attendees, focusing on biodiversity, ecology, and sustainable beekeeping practices.
Skyview: our mixed-use development in Queens, New York, served as a key community hub in 2024.
Our Skyview team hosted philanthropic events, including the “Sole-ful Spring” sneaker drive in partnership with the Queens Borough President’s Office, collecting over 500 items, including sneakers and supplies, for low-income families.
Organized additional donation drives yielding 450 school supplies, 75 pounds of food, and over 100 coats for local support groups.

OFFICE ENVIRONMENTAL SUSTAINABILITY UPDATE
As operators of high-performimg retail and office spaces, we strive for every square foot to best serve customers, communities and the environment. Our sustainability efforts reflect the future we aim to shape for the building sector. In recognition of this work, we were honored to be named to News week’s 2025 America’s Greenest Companies list – an acknowledgment of both our environmental performance and our team’s dedication.
Our environmental strategy centers on decarbonization, waste management, water conservation, and biophilic design. These priorities drive efficiencies, support renewable resource procurement, bolster compliance, and foster active engagement with our employees and customers. We also pursue third-party certifications, such as LEED and ENERGY STAR ® , to validate performance, and use green leases to solidify shared sustainability goals. As of 2024, 45% of office leases included at least one green clause – covering 5.76 million square feet, or roughly one-third of our leasable space.
As a diversified real estate company, reducing GHG emissions and supporting the expansion of renewable energy through design and operations is central to our mission. With the built environment responsible for 42% of annual GHG emissions – including 27% coming from building operations and 15% from the manufacturing of building materials and construction1 – the imperative is clear.

As our company transitioned to become Perform Properties over the last year, we started to establish new foundational sustainability practices. The development of a decarbonization strategy to achieve energy resilience and GHG emissions reductions is central to this foundation. This work starts with robust data collection, measurement, and cross-functional planning. Our next critical step involves better understanding and setting a plan to address opportunities for reductions and efficiencies.
We expanded GHG emissions assessments across our office footprint in 2024. This included extending Scopes 1 and 2 measurements (both location- and market-based), adding four material Scope 3 categories, and improving primary data collection.
To better compare changes year over year, we conducted a same store assessment. On a same store basis, our office portfolio showed a 20% year-over-year reduction for total Scope 1 and 2 emissions and a 13% year-over-year increase in Scope 3 emissions from our leased customer spaces. Scope 1 emissions reduction is due to significantly fewer refrigerant refills in 2024 (which typically occur once every few years per property), as well as energy efficiency upgrades (such as LED lighting). We believe the same store increase in Scope 3 tenant-related emissions can be attributed to increases in customer occupancies, changes to customer-related emissions allocation methodology, and ongoing challenges with utility data for certain assets. Overall, in 2024, we saw a 5% year-over-year same store increase across Scope 1, 2, and 3 (downstream leased assets) emissions.
4: Scope emissions are direct GHG emissions that occur from sources owned or operated by Perform Properties, e.g., emissions generated by landlord-owned or -operated boilers, furnaces, equipment, vehicles, and generators, as well as refrigerants.

This inventory reflects location-based accounting for Scope 2 emissions, which uses the average emission factor of the electricity grid from which our facilities purchase power.

From high-efficiency equipment upgrades to LED lighting and green lease agreements, we collaborate closely with our customers to improve energy management, supporting decarbonization efforts and generating cost savings wherever possible. Our same store energy consumption and intensity reflects a 12% year-over-year increase, a trend most reflective of usage patterns across our current office portfolio. As described in the previous page, we will continue to investigate opportunities for data improvement and energy reductions.

ENERGY CONSUMPTION 12
RENEWABLE SOLUTIONS ADVANCEMENT
In 2024, we continued to pursue renewable energy solutions across our portfolio. We are constantly exploring onsite solar opportunities and use of renewable energy certificates (RECs) to reinforce the decarbonization goals and initiatives that are important to many customers and cities where we operate, which also help comply with municipal energy regulations. 13
We procured RECs for 53% of landlord-paid electricity, reflecting approximately 82,000 megawatt hours (MWh). Four properties – located in New York, the Bay Area of California, and at Willis Tower in Chicago –achieved 100% renewable electricity coverage for landlord-paid utility bills.
To further support a clean energy transition, nine properties now feature electric vehicle (EV) charging stations, which provided over 466,000 kWh of electricity in 2024 – enough for an estimated 6,100 full charges that replace about 13,800 gallons of gasoline.14
EFFICIENT, GREEN, & RESILIENT BUILDING MANAGEMENT
We apply green building practices to reduce energy and water use, lower embodied carbon through mindful material selection, and foster healthier spaces for our occupants. Perform Properties’ Green Construction Guidelines serve as a critical resource in aligning vendors with our sustainability standards – guiding environmentally responsible material sourcing, biophilic design integration, and native plant landscaping.
In 2024, many of our onsite construction projects incorporated locally sourced materials, including carpet, glass panels, wood, ceiling tiles, laminate sheets, drywall, and concrete –supporting both sustainability and local economies.
Nature plays a vital role in our built environments. We have found that installing beehives at office buildings enriches local biodiversity and tenant engagement.15 Six of our office properties located across five major cities – Los Angeles, New York, Seattle, Chicago, and San Francisco – support nine honeybee hives. These bees collectively pollinate an estimated 270 square miles of land, touching nearly 18 million flowers each day, which equates to six billion flowers annually. Local property management teams also host customer events around beehive milestones.
Bees at two buildings in particular – Playa District in Los Angeles and Park Avenue Tower in New York – produced approximately 66 pounds of honey in 2024 (200 jars of honey annually), symbolizing the powerful intersection of ecology and urban space. A total of ~190 pounds of honey was produced across our office locations in Los Angeles, New York, Seattle, Chicago, and San Francisco.
WILLIS TOWER | CHICAGO, IL
In 2024, 100% of our operational office assets offered recycling, and 65% provided composting services – supporting efforts to divert more than 2,500 tons of waste from landfills. Our total waste output decreased by approximately 34% compared to the prior year, due to reduced construction activity and our strategic dispositions.
Overall, 41% of all waste was diverted from landfills – a slight improvement from 40% in 2023. This included a 36% diversion rate for operational waste (up from 35% the prior year) and a significant rise in construction waste diversion, which jumped to 69% from 51% the prior year. These results should be considered alongside routine property dispositions that reflect the normal course of business, as well as operational enhancements, and improved calculation accuracy.
A standout example of this progress came from our Seattle team at US Bank Center, which earned the 2024 Building Owners and Managers Association (BOMA) Seattle Golden Dumpster Award. This recognition celebrates their leadership in waste education and customer collaboration – reflecting the broader culture of sustainability that defines our portfolio.

WASTE DIVERSION & RECYCLING
DIVERTING E-WASTE FROM LANDFILLS
Since 2019, our Playa District team has partnered with Human-IT to help close the digital divide while reducing landfill waste. Human-IT repurposes donated technology to provide refurbished devices and internet to low-income families, students, veterans, and non-profit organizations. In 2024 alone, this collaboration successfully diverted about 12,000 pounds of e-waste from landfills –a 9% year-over-year increase – including 350 pounds of toxic metals. This effort reflects our commitment to responsible waste practices and community impact through meaningful partnerships.

WATER CONSERVATION
Across our portfolio, we actively implement water-saving technologies and best practices to reduce consumption and promote responsible water use. These initiatives range from proactive water consumption monitoring to installing low flow toilets and sinks when a renovation takes place. Feedback plays a vital role in helping us build that future together. We have created space for open dialogue through direct feedback forums, team-building events, executive roadshows, and other gatherings – all designed to strengthen the fabric of our growing team and ensure every voice feels heard.
To better understand how our employees are experiencing this new chapter, we recently launched a company-wide employee survey focused on onboarding and evolving workplace perspectives. These insights are helping us shape how we operate and how we grow – together.
To promote a culture of embedded feedback, we introduced the Feedback Exchange program – a 360-degree feedback model that promotes real-time conversations and deepens trust. The impact has been clear: less formality, more connection, and stronger, more aligned teams.

We are committed to investing in continuous learning and building career pathways for our people. Every employee has free access to the full LinkedIn Learning catalog, providing opportunities to enhance skills at their own pace. To further this commitment, we recently welcomed our first Learning and Development Manager – adding focus and expertise to our employee development efforts.
Programs like the Blackstone Analyst Accelerator continue to provide role-specific skills training, benefiting our team members in 2024. Through our participation in the Blackstone Charitable Foundation’s LaunchPad internship program, employees also gain opportunities to strengthen their own leadership, coaching, and feedback skills – while making a lasting impact on the next generation of talent.
HOLISTIC BENEFITS, HUMAN APPROACH
Employee well-being is about offering benefits and meeting people where they are, through every stage of life. In 2024, we transitioned all employee benefits administration in-house to enhance responsiveness and innovation, including the launch of a personalized benefits concierge service.
We deepened our mental health support by increasing access to Headspace sessions from eight in 2023 to 12 in 2024 and introduced Progyny for comprehensive, guided fertility support. Recognizing the importance of family time, we also extended our parental leave from 12 to 16 weeks.
From tuition reimbursement to elder care, our benefits are built with our employees' whole lives in mind.
COMMUNITY ENGAGEMENT
Using our spaces to enrich communities and create places where people can gather, connect, and thrive is central to who we are. In 2024, employees across Perform Properties contributed over 2,200 volunteer hours and donated vital resources. These efforts were supported by our policy offering every team member eight hours of paid volunteer time annually, along with our donation matching program, which empowers employees to contribute up to $1,000 per year to the non-profit organizations they care about most, while doubling their impact.
Each year, we conclude with our “Season of Giving,” when employees across the country come together in October, November, and December to give back through service and generosity. In 2024, we hosted 21 volunteer events with employees and customers in 14 cities – including Atlanta, Boston, Chicago, Denver, Fort Worth, Los Angeles, Miami, New York, Philadelphia, Phoenix, San Diego, San Francisco, Santa Monica, and Seattle. Activities ranged from supporting local homeless shelters to organizing blood drives, which resulted in more than 400 units of blood donated to the Red Cross. Employees also helped collect and wrap over 100 toys for children’s hospitals and Toys for Tots, in collaboration with our network of customers.
Throughout the year, we hosted 370 community engagement events – transforming our properties into vibrant venues for wellness activities, philanthropic gatherings, cultural celebrations, and educational experiences. More than 14,000 customers participated, turning our buildings into spaces where work, hospitality, and community meaningfully intersect.
A standout initiative took place at one of our Bay Area properties, which received an Emeryville Public Art Grant to support a large-scale mural aimed at reducing graffiti and promoting creativity. In collaboration with local artist Chris Granillo, the property management team brought a 275-foot piece to life – featuring local flora, fauna, and sustainability themes.
As we evolve into the new Perform Properties, we are refining our philanthropic priorities. During the transition, our office team focused on key areas alongside broader local community initiatives and natural disaster relief and recovery. In 2024, our three core areas of focus included:

EXPANDING REAL ESTATE CAREER ACCESS
In 2024, we proudly announced a new partnership with Project Destined – a non-profit that has equipped over 15,000 students since 2016 with career-focused training in financial literacy, entrepreneurship, and real estate. Perform Properties became the first real estate company to launch educational programming specifically focused on the office sector, reaching students across 25 universities.
The response was enthusiastic: for the inaugural training session, more than 300 students applied in just two days. As part of the program, Perform Properties leaders serve as hands-on educators, working alongside esteemed business faculty to provide real-world insight and mentorship. These efforts extend to additional events hosted in collaboration with the International Council of Shopping Centers.
Looking ahead, we are excited to expand this momentum – building a comprehensive curriculum that draws on expertise from across our company to deepen learning opportunities for future retail and office real estate professionals.
We believe in using our core competency – creating and managing dynamic office and retail spaces – to benefit the communities we serve. In 2024, we donated more than 107,000 square feet of office and event space to non-profits and community partners – supporting a wide range of missions from homelessness prevention to workforce development.
A notable example is Skyrise Chicago, the annual 105-floor stair climb at Willis Tower benefiting the Shirley Ryan AbilityLab, a leading center that provides exceptional care for stroke, spinal cord injury and traumatic brain injury patients. In 2024 alone, the event raised over $1.4 million – and nearly $16 million since Willis began hosting it 16 years ago.
Beyond fundraising, our Willis Tower team also activates the space through a diverse lineup of community events, including a rooftop Summer Concert Series and educational programs. In partnership with the Chicago Architecture Center, we welcomed approximately 1,200 community members to Engineering Fest, inspiring young minds through hands-on Science Technology Engineering and Mathematics (STEM) experiences. Our team also hosted a real estate business plan competition with SuitUp, engaging Chicago Public School students in career-focused learning.
Through our Skydeck Cares program, we donated or subsidized more than 1,500 Skydeck tickets to student and educational groups in 2024 – supporting access for underserved schools and organizations like the Big Shoulders Fund and Chicago Public Schools. OFFICE SPACE FOR GOOD

COMMUNITY NOURISHMENT
Fighting food insecurity remains a company-wide priority. Alongside fellow Blackstone Real Estate portfolio companies, we proudly support CoreGiving – a non-profit dedicated to providing meals to food-insecure households and contributing more than 10,000 hours of hunger-relief volunteer service each year. Since its founding, CoreGiving has enabled over 73 million meals for children and families in need.
As part of our deep commitment to this mission, our CEO, Alex Vouvalides, serves on the CoreGiving Board of Directors.
We were proud to participate alongside 21 fellow portfolio companies in more than 80 cities worldwide in CoreGiving’s 2024 annual volunteer day. Perform Properties office and retail teams organized food drives across 16 cities and volunteered at local food banks throughout our portfolio. In Chicago, employees packed food at the Greater Chicago Food Depository and volunteered at Food LifeLine. In Northern California, teams partnered with the San Francisco Marin Food Bank and helped serve meals at the Curry Senior Center Dining Room, among other local efforts.

CITIES THROUGHOUT THE US received voluntary support from Perform Properties employees
At Perform Properties, safeguarding the health and well-being of our customers is foundational to how we operate. In 2024, 11 of our properties earned the WELL Health-Safety Rating – representing over 10.8 million square feet and 53% of our total portfolio square footage. Every building equipped with air quality monitoring has met or exceeded the industry standard for indoor air quality (ASHRAE Standard 62.1 (2019)).
We continued to support virtual wellness programming across our portfolio through our ongoing partnership with Wellable. Many of our properties also feature various wellness amenities like healthy food options, thermal and acoustic comfort, and community programming, as well as a combined 24,000+ square feet of space for fitness centers available to customers and employees. These and other initiatives underscore our commitment to accessible, everyday wellness.
In total, 657 onsite and virtual fitness classes were offered to our customers and employees in 2024. Several properties also hosted wellness activations –such as EmeryTech’s Move More Challenge, a fitness-focused customer event developed in collaboration with Wellable to promote healthy habits and community connection. These and other initiatives underscore our commitment to accessible, everyday wellness.
In 2024, Perform Properties brought together the strengths of legacy organizations to forge a new standard in real estate – where purpose, performance, and people fuel everything we do. From reducing our environmental footprint and advancing wellness, to giving back, deepening community partnerships, and expanding access to real estate careers, every initiative reflected our belief in building dynamic spaces where people and businesses thrive. As we look to the future, we continue to be energized by our people and remain grounded in our values.
