FROM THE EDITOR

Perspective

CAPEHART

As I write this, the coronavirus is still very much out there, restaurants and stores are operating at 25 percent capacity, an active hurricane season has begun, and racial tensions are raging nationwide. By all accounts, this is an unusual summer and, in the bigger picture, a historic moment for our country. With a bombardment of media and citizen voices across platforms, many of us are holding our breath, wondering what new world will emerge from all this. I’ve been meditating on this, aided by Art of Human Being, a mindfulness journey founded by South Floridians Kayla and Gigi Falk. What I’ve rediscovered in my (virtual) workshops with these grounded, Columbia University–educated young women is that greeting change, which is inevitable, with equanimity is the only way to find peace, and to make peace. It’s all about perspective. In that spirit, I celebrate the fact that many friends who normally travel for the summer are staying local, which gives us more opportunities to connect. People I know, and many I don’t, are recalibrating their lives to a more conscious existence. And in an overwhelming show of kindness, so many of us have reached out to each other to help carry the load piled on by that great leveler, COVID-19. I’ll admit that I have struggled to get our content mix right in a time of so much uncertainty. In a magazine that celebrates the good life, it begins with defining what the good life is. What this pandemic, and all the cracks it has exposed, has taught us is that when we are stripped of our ability to throw big parties or jet to the Maldives at a moment’s notice, we turn to the things that sustain us in good times and bad: family, community, nature, self-care. The simplest blessings are also the most fundamental. As we shift our focus more and more toward the home, we take a look at some extraordinary residences around Aventura, Miami, and the surrounding communities. True luxury lies in well-designed spaces that not only facilitate comfort and well-being, but also grant harmony with the environment, be that a slice of oceanfront or a lush garden. We invite you to tour some of these wonders of form and function in “Harmonious Design” on page 56. On the business front, we look at two dynamic women who have redefined coworking. Maghan Morin and Jeanine Suah have launched Thynk Global to bring together innovators and creatives, with a focus on females and minorities. In this inspiring, high-energy environment, magic happens. Learn more about Maghan and Jeanine’s “All-Inclusive” vision on page 72. We’ve also added new vehicles to keep you informed about news and changes around town, including a weekly newsletter you can sign up for on aventuramagazine.com. If there’s more we could be doing (isn’t there always?), tell us. We’re here for you.

THE MIX

A host of cultural institutions throughout Miami have made adjustments to traditional operations to allow for the continued exploration of culture in the age of coronavirus. Forget binge-watching your favorite show and instead feed your brain with an array of online programs. The Patricia & Phillip Frost Art Museum has an ongoing series of online Curator Chats, virtual tours of exhibitions, and digital experiences and collections. (frost.fiu.edu) The Bass is offering virtual tours of its current exhibits, streams of its Curator Culture talks with artists, and an online summer art camp for kids, featuring video

instructions and art projects to do at home. (thebass.org) Institute of Contemporary Art Miami (ICA) has a new series of Miami Digital Commissions you can view online, along with artist stories, exhibitions, and classes like exploring narratives using symbolism to express an idea, event, or emotion. (icamiami.org) Museum of Contemporary Art (MOCA) in North Miami is showcasing virtual tours and receptions with artists. Programs for upcoming months, when the venue is expected to reopen, are being listed online as they are confirmed. (mocanomi.org) —Chris Dultan

Fashion for a CAUSE

A mother-and-daughter design team create exquisite HAND-PAINTED PURSES that conjure the experience of traveling the globe Megan Duncanson launched her brand Livin’ the MAD Life with her daughter and co-founder, Aroon Duncanson, to give fashionistas the option to carry art along with them rather than hanging it on a wall. As a domestic abuse survivor, Megan also designs with the intention to inspire and empower women. To create the vegan, cruelty-free bags, Megan either hand-paints the designs on acrylic or utilizes prints from her MadArt 22

contemporary art line. The latest collection, Cityscapes, is inspired by the duo’s favorite places, from Miami to Dubai. Purses are $145, with additional styles ranging from $45 to $275. They’re available online and at White Cotton Club on Española Way. Here, Megan and Aroon discuss their brand and the Cityscapes collection, which is sure to appease wanderlust during a time when faraway travel has been put on pause. (livinthemadlife.com) —C.D.

On designing the new collection MD: Each of the major cities portrayed in our Cityscapes collection has its own unique and vibrant personality, and it was such a cool way to capture and share these magical cities. A purse is something you usually bring with you on your day-to-day errands, and there’s something special about carrying around a piece that reminds you of a special moment you once had or memory you hold dear. During the pandemic, traveling has been nonexistent, so it’s nice to still be able to share the culture and cities we love, even if we are unable to visit them at this current time.  On creating vegan and cruelty-free purses AD: I’ve been sticking to a vegan lifestyle for the last few years, after learning about what goes on in the industry. It’s super important to me to make sure our products are vegan, and I knew there was a way to create something vegan but still maintain quality. MD: I went through several manufacturers and a lot of test products to make sure we were providing true vegan and quality products. It was challenging to find someone who was able to bring my vision to life, but I’m so happy with how our line turned out. On expanding the brand MD: For now, Livin’ the MAD Life will continue to focus on purses, but MadArt does also have a separate company, which carries luxury cycling apparel at madshredders.com, and, of course, original artwork is also available at madartdesigns.com.

Here’s the SCOOP

Celebrate NATIONAL ICE CREAM MONTH with tasty treats around town

«

«

Chill-N Nitrogen Ice Cream, Aventura: At this hot spot, liquid nitrogen is used to flash-freeze—rather than churn— your ice cream, which means it’s super fresh and made just minutes before it hits your taste buds. Pro tip: Check out the coffee ice cream with Pop-Tarts Mix-N’s. (chillnicecream.com)

Dasher & Crank, Miami: At this Wynwood locale, the ice cream flavors are anything but ordinary. Think Strawberry Cream Cheese with Guava Jelly, Elderflower Power, Coconut Cartel Rum Raisin, and Cardamom Knows Best, to name a few. (dasherandcrank.com)

MadLab Creamery, Miami: The brainchild of pastry chef Soraya Kilgore, MadLab offers gourmet soft-serve, homemade chocolate bark, and Japanese cheesecake. (miamidesigndistrict.net)

The Frieze, Miami Beach: This oldtimer just off Lincoln Road has been around for 33 years and remains reliably delicious. Stop by this family-owned favorite to get everything from Sweet Cream to Red Wine Sorbet to Bumpy Trail, their variation of Rocky Road. (thefrieze.com)

Stefano Versace Gelato, Aventura: You don’t have to be Italian to enjoy this divine gelateria, where a simple swirl in a cup or cone is every bit as divine as a specialty item. We recommend the Sfogliatella Gelato, made using the light, crispy, multilayered Italian pastry as a vessel for the dreamy, creamy, ice-cold gelato on top. (stefanoversacegelato. com) –C.D.

COME SALE AWAY

THE ANNUAL NORDSTROM ANNIVERSARY SALE IS YOUR CHANCE TO SNAP UP NEW PIECES AT LAST SEASON’S PRICES Not even the most bizarre of circumstances can stop the beloved Nordstrom Anniversary Sale from taking place this summer. The retail extravaganza, which the company deems “our biggest fashion event of the year,” will take place August 1930 online and in store. This is your chance to snag brand-new arrivals at sale prices, from beauty and accessories to clothing and shoes, and everything 24

in between. Nordstrom cardholders receive early access beginning August 13, so if you don’t already have a Nordstrom account (to rack up points with all your purchases that later translate to Nordstrom Notes, or money off future purchases), you can apply now to reap the benefits. MESSAGE ON A BOTTLE Even for the snootiest of wine snobs, one of the most exciting parts of shopping for vino is browsing the endless array of labels. Regardless of whether you gravitate more toward highbrow or lowbrow, comical or artsy, it’s easy to be tempted to put your faith in the contents of the bottle based on its packaging. And now one of Miami’s favorite sons, graffiti artist Miguel Paredes, has been tapped by Miami-based Fun Wine to create collectible bottles and cans. Paredes, a New York native who culls inspiration from the likes of Andy Warhol and Keith Haring to arrive at his “urban realist” aesthetic, has become an important part of the city’s cultural fabric. His designs will appear on Fun Wine’s Coconut Chardonnay, Strawberry Moscato, and Sangria, all of which evoke the mood of the Magic City. Once you enjoy the liquid inside, do not toss the vessel into the recycling bin; rather, rinse it out and display it as part of your art collection. (funwine.com) —C.D. 26

South Florida native Rhys Kelly might have grown up in and around Broward County, but she’s long flocked to Miami for concerts and to explore the city’s arts scene. Her latest series, “What’s Your Perspective,” a body of work comprising pieces of art and jewelry centered around the human eye, is, well, catching the eye of art lovers everywhere. Kelly casts eye forms using acrylic and acrylic paint, first pouring the acrylic into a mold and then painting

the casting. “I discovered the process at a trade school I attended in Monessen, Pennsylvania,” says the 21-year-old. “They taught us how to sculpt, paint, and make dentures and prosthetic eyes. Once I learned the process, I was officially obsessed.” Her penchant for the beauty of eyes, she notes, comes from the idea that “they are genuinely the windows to our souls.” In addition to the artwork and jewelry she is quickly becoming known for, Kelly plans to expand and create more large installation pieces in particular. “I’m currently collaborating with an amazing artist named Justin Gregory, who can pretty much sculpt anything you can imagine,” she says. “We’re working on a ‘Drippy’ series, which will involve giant eyeballs surrounded by a slimy illusion.” In the end, regardless of her specific motifs, Kelly always has a mission in mind when it comes to her art: “My goal is to create more dynamic conversations and open the minds and hearts of everyone who encounters my work.” Prices for Kelly’s work start at $195 for jewelry and range from $500 to $5,000 for art. HIGH ROAD

ADVANTAGE Aston

The latest Vantage coupe may be an entry model, but its cool factor is EXPONENTIAL By Howard Walker As someone who’s served up his fair share of James Bond quips, I’m doing my best to refrain from going into overdrive right now. But to slide behind the wheel of an Aston Martin and not reference the indelible 007 connection is something of a challenge. Especially since the 2020 Aston Martin Vantage rocket ship I’ve been piloting never failed to leave me shaken, stirred, and desperate to, well, drive another day. I’ll also point out that the first time anyone saw this iteration of the Vantage coupe was in the 2015 Bond blockbuster Spectre, two full years before it went on sale. Who can forget that heart-pumping chase through the back streets of Rome, Daniel Craig powersliding the Aston around the Colosseum before unceremoniously dumping it into the Tiber River? The 2020 Vantage, priced from $156,081, is the entry model in the range, but it’s also the sexiest, most fun, most agile Aston Martin on the market. This, my friends, is a car with a true license to thrill. A lot of this two-seater’s appeal comes down to the comprehensive 36

makeover it received in 2018. At the time, most of its original wrongs were righted, resulting in a reimagined body, an improved aluminum chassis with bits borrowed from the bigger DB11, a new V-8 engine, and a higher-quality interior. That V-8 is a byproduct of the technical partnership Aston Martin forged with Mercedes-Benz in 2013. In return for a stake in the British car maker, Mercedes agreed to supply its AMG-built 4.0-liter twinturbo V-8, along with electronics and infotainment systems. This is essentially the same engine that powers the Mercedes-AMG GT, which is, ironically, a serious competitor to the Vantage. In the Aston, it yields a 503-hp punch and 505 lb-ft of torque. That’s enough to fire the rear-drive Vantage to 60 mph in 3.6 seconds and not quit until the speedo shows 195 mph. See it in the metal and your heart will melt. While Aston Martins of old have tended to be refined grand tourers, such as that iconic 1965 DB5 from Goldfinger, the Vantage is a blunt instrument. Think of a muscular

Daniel Craig in a tight-fitting Brioni tux, all bulging biceps, and six-pack abs. That’s the Vantage. There’s function behind this eye-candy form; that huge front spoiler and ducktail rear lip ensure the car stays rock-solid, even when approaching 200 mph. And despite the car being shorter than a Porsche 911, the cabin feels surprisingly roomy. It’s practical too. Pop open the highlifting tailgate and there’s more than 12 cubic feet of luggage space. The lack of a glovebox, on the other hand, is laughable. To drive the Aston, however, is to love it. The big AMG V-8 is mated with ZF’s trusty 8-speed automatic, which shifts gears with the immediacy of flicking a light switch. Toggling through the trio of drive modes—Sport, Sport+, and Track—will enliven the engine and

036_HIGHROAD_0720.indd 37

quicken shifts. Sport+, my favorite, delivers slingshot launches, rightnow passing, and the mid-range thrust of an F-18 on full afterburner. Surgically precise electric-assist steering and 20-inch tires with the grip of 20 cases of Gorilla Glue round out the driving experience. My only complaint, in fact, is about those rubber band–like tires, which produce a heck of a lot of road noise. But that’s a small price to pay for this much excitement, style, and athleticism. Should you buy one? Of course. After all, you once live twice. «

Vicem Yacht’s brand-new Cruiser 67 oozes classic style and ELEGANCE By Howard Walker

overs of C.S. Lewis’ children’s fantasy novel The Chronicles of Narnia: The Lion, The Witch, and The Wardrobe will know all about the treat that is Turkish delight. For the uninitiated, it’s what the White Witch uses to tempt young Edmund Pevensie into forming an evil alliance that would threaten mystical Narnia. Gripping stuff. If you’ve ever tasted this exotic concoction, you’ll understand the attraction. Or maybe not—it’s a whole heap of sugar. For boat lovers, however, there’s an even more delicious Turkish delight that’s just as satisfying: the Cruiser 67, Istanbul-based Vicem’s latest addition to its range of exquisite, hand-crafted motor yachts. The Cruiser 67 was slated to make its global debut at this year’s Palm Beach International Boat Show in March, but COVID-19 put paid to

38

that. Now hull No. 1 is being showcased close to Vicem’s U.S. headquarters in Fort Lauderdale. At 68 feet bow to stern, the brand-new 67 is the smallest in Vicem’s classically styled Cruiser series that includes an 82, 97, and 107 footer. As with its siblings, what sets this newcomer apart is the craftsmanship and advanced technology that goes into the construction. It’s made from good, old-fashioned wood. Of course, that’s a huge oversimplification when, in actuality, it involves four layers of solid mahogany planking, each saturated in West Systems Epoxy and laid at 90-degree angles. When cured, this I-beam-stiff, sound-absorbing matrix of laminated wood is sheathed in fiberglass. High-load areas get added strength with layers of carbon fiber. This cold-molding process provides higher

But this isn’t the Turkish yard’s 18 FEET DRAFT: 5 FEET 9 INCHES POWER: 2 X only woodworking claim to fame. An expanCHARM WITH STATE-OF-THEsive back deck has shaded seating for eight ART INNOVATION. around a gorgeous dining table. As a semi-custom builder, Vicem gives buyers pretty much a free hand in interior layouts. The first Cruiser 67 was designed to sleep six in three staterooms and features a full-beam master, a VIP guest suite in the bow, and a spacious twin-berth cabin. A well-equipped crew cabin at the stern has bunk beds, a separate galley, and head. The salon has an open-plan layout with opposite-facing sofas, a galley amidships, and a flexible dining area close to the helm. Powering this wooden wonder is a pair of 1,000-hp Volvo D-13 turbo diesels that can push the 67’s planing hull to 26 knots. Cruising speed is a relaxed 20 knots, which offers a range of around 500 miles. Throttle

back to 10 knots and she’ll run close to 1,500 miles—that’s roughly Fort Lauderdale to St. Barts—without a fill-up. And with a depth of just 5 feet 9 inches, this beauty is Bahama-friendly too. The Cruiser 67 boasts a base price of $3.5 million, which reflects Turkey’s low labor costs and the dollar’s continued strength against the Turkish lira. One interesting incentive is Vicem’s offer to transport any new 67 to the Mediterranean for sea trials, giving buyers the opportunity to open it up on the Med before shipping it back to the U.S. at Vicem’s expense. Just another way this motor yacht is a true Turkish delight. «

What is happening in the market right now? “I think we are going to have one of the busiest summers I’ve ever seen. Sellers will become buyers with new and different needs, and international buyers will be looking online to purchase as soon as they can travel, creating a more robust buyer’s market. I also think that the seller’s market will start leveling off as we get more and more buyer’s flocking to Sunny South Florida. I see home offices becoming a necessity in condo’s and homes, and large open outdoor spaces are appreciated now more than ever.“

THE

Dream Maker AS PRINCIPAL BROKER AND OWNER OF GREAT ESTATES INTERNATIONAL REALTY, COLOMBIAN SYLVIA FRAGOS PARLAYS HER 30 YEARS AS A REALTOR AND BROKER TO NAVIGATE CHANGING MARKETS AND TAILOR CLIENT EXPERIENCES. BY MICHELLE PAYER Sylvia Fragos knew that after sharpening her professional skills with some of Miami’s most notable developers, she could create a real estate empire and serve global clients by opening her own firm. Since 2004, Great Estates International Realty has been her hallmark, where, with a mastery of English, Spanish, Italian and Portuguese, Fragos specializes in luxury residential and commercial real estate for a discerning clientele.

2020 real estate changed nearly overnight. What is your take on this new landscape? “Coming into this year, we were preparing to hit it out of the park with great listings and sales across the luxury residential market, which is my specialty. Then everything changed and we had to rethink how we would service our customers that wanted to sell as quickly as possible and those in the midst of buying a property. How do you bring a property to life on video? How do you manage expectations of the virtual vs. reality? Our business had to adjust very quickly. We have learned to be much more detailed, creative and flexible than ever before.”

“My property portfolio is very unusual because my referral business takes me from Pinecrest in South Miami to Palm Beach. I’ve had listings in Boca Raton and found homes for clients in Jupiter! Right now, I have listings in Aventura’s Porto Vita, Sunny Isles’ Residences by Armani and downtown Miami’s One Thousand Museum by famed architect Zaha Hadid.”

Do you have a portfolio of luxury properties that other realtors may not?

What is your personal philosophy during this global pandemic?

Do you have a favorite home you’ve listed? “My most special listing ever! It’s The Sanctuary Paradise House in Ponce Davis near Fairchild Tropical Botanical Gardens. www.thesanctuaryparadisehouse.com.”

Being in a business that deals with every person’s essential need to have a home, I feel we also have a responsibility to give back to our communities, to make sure no one is ever without shelter. Whether you volunteer your time or assist financially, there are so many ways to help, especially smaller local charities that may not benefit from government grants or assistance. Natural-Born Leader WITH MORE THAN 30 YEARS OF EXPERIENCE, GINA MILTON CONTINUES HER EXCELLENT STANDARD OF SERVICE IN REAL ESTATE AND RELATED MEDIA SERVICES. BY ERIC EDELMAN With over 30 years of managerial experience in marketing—from residential real estate to advertising and public relations—Gina Milton is more than a real estate media expert; she is a veteran of the industry and manager of a massive portfolio of properties as well. Presently, Milton manages the marketing initiatives for J. Milton & Associates (JMA), South Florida’s premier real estate developer, builder and disseminator of luxury condos and high-rise properties. She also oversees United Property Management (UPM), the sister company of JMA, which has amassed a sprawling portfolio of over 9,500 units and 25 rental communities. Serving a prominent leadership role in both companies, Milton continues to set the bar for luxury real estate services in South Florida and beyond. Aside from her senior managerial roles as a real estate and marketing professional, Milton is actively involved in numerous philanthropic endeavors, including the Make-A-Wish Foundation, Guardian Angels, Vizcaya Preservation Society and the American Cancer Society.

What sort of jobs can you handle? As a Milton family member, my role in shaping, promoting and broadcasting the JMA and UPM brands to the wider world is personal as well as professional for me. On the JMA side, I am the pivotal liaison between the marketing department and other key components of the development team—architecture, planning, analysis and engineering—ensuring accuracy, unified messaging and a highly focused brand presence. For both firms, the results of my efforts can be seen in our many distinctive and successful ad campaigns, sales collateral, web and social media presence, property signage and much more. What are some popular trends you’re noticing in the real estate market as a whole?

Since our companies address housing sectors

ranging from entry-level renters to luxury high-rise waterfront buyers, I embrace marketing challenges across a broad demographic spectrum. Among these myriad marketing challenges, a singular truth emerges: I feel it’s risky to follow a trend in the look and feel of our sales and marketing presence, as it’s possible to offend the intelligence of customers at any level by setting the wrong (trend-driven) tone. Rather, I hope every visual and online outreach we circulate is forthright, honest, attractive and effective. Perhaps in this way we will set trends rather than follow them. There are a lot of real estate professionals in South Florida. What do you do differently than the competition? Perhaps our defining characteristic as a company is

our closely held mandate that development, sales and marketing, construction and property management are all internal disciplines that perform optimally when carefully integrated and managed. This has been the case since José Milton established the company over half a century ago, and I strongly believe that holding to this principle will carry JMA and UPM far into the future. Making History AFTER MORE THAN A CENTURY OF DEFINING TIMELESS ELEGANCE AND BRITISH HANDCRAFTED LUXURY WITH THE AUTOMOTIVE WORLD, ASTON MARTIN LAUNCHES ITS FIRST FORAY INTO LUXURY RESIDENTIAL DEVELOPMENT. BY MICHELLE PAYER From a legacy of family innovation with Argentina’s largest domestic supermarket retailer, Germán Coto grew ancestral endeavors into real estate investments that enhanced Argentina’s landscape. Amassing strategic business vision and solid management skills, Coto pursued luxury real estate projects, and in 2014, founded G&G Business Developments to expand the family’s portfolio on a global scale. While European ventures proved fruitful, the latest crown jewel brings the iconic Aston Martin to Miami with Aston Martin Residences, the legacy British auto company’s first luxury residential project.

Why did Aston Martin select Miami for its first residences and what does this mean for the market and potential buyers? “As part of its luxury expansion into other segments, Aston Martin was looking for a luxury real estate partner, and when we met, it just clicked. Both companies have the same values, and our teams worked seamlessly together to realize the perfect luxury residential property that will redefine the Miami skyline. Buyers will enjoy the attention to detail, the craftsmanship and authentic materials, such as tan leather door tabs and artisan-made handles, in keeping with Aston Martin’s understated design philosophy.” What factors most distinguish Aston Martin Residences from other luxury developments?

“It’s a combination of factors: the location is a beautiful setting right on the water with a private superyacht marina; a sail-shaped building maximizes views from every angle, and of course, it’s the only Aston Martin real estate venture in the world.” What benefits and luxuries can owners expect? “We’ve given a lot of thought to that. With 42,275 square feet of sky amenities over four floors, the vast array of fitness, leisure and spa facilities are exceptional. Residents will have exclusive butler service with 24/7 personal support and access to a private yacht they can summon directly from their condo.” Why is the location important? “The location is key. Aston Martin Residences is Miami’s newest and most coveted address. Our plot

is the last piece of land with direct ocean access and has stunning views of Biscayne Bay, the Miami River and the Atlantic Ocean. We’re alongside the Brickell business district, moments away from Bayfront Park and the very best Miami has to offer in restaurants, art galleries, museums and luxury retail.” ASTON MARTIN RESIDENCES 300 Biscayne Boulevard Way, Miami Sold nearly 60 percent of its 391 homes, with construction scheduled for completion in 2022. Hands-On Expert LOCAL EXPERTISE, LONGEVITY IN THE MARKET, AND DECADES OF EXPERIENCE GIVE SCOTT PATTERSON THE ABILITY TO PIVOT TO CHANGING NEEDS. BY MICHELLE PAYER With nearly a quarter century in real estate, Scott Patterson has entrenched himself in the South Florida market, bringing natural southern warmth and hospitality from Tennessee to his robust career with EWM Realty. Deeply knowledgeable about luxury waterfront residential and commercial real estate from Miami to Palm Beach county, Patterson’s buyers trust him to scout the ideal property for their needs. Just recently, he sold a $15 million home in Stuart, representing a cash buyer from California.

Where/When did you begin your real estate career? “I’ve been in Miami and with EWM since 1996. Longevity with the same firm is rare and is a testament to my commitment and dedication, and the tremendous value clients receive from what I consider to be the best international company. The Berkshire Hathaway brand speaks volumes, opens doors and creates instant client comfort.” What distinguishes you from other South Florida realtors? “When you hire me, you get me. I am entirely hands-on with all my clients throughout the entire process and build life-long relationships that have spanned decades. I truly enjoy the entire process from the initial meeting until the closing

52

and beyond, which has organically created a loyal client base.” Are buyers’ priorities changing because of Covid-19? “I strongly feel South Florida will be less affected than many other states. The travel restrictions and strong U.S. dollar have really impacted our international buyers, but most of my recent sales have been buyers from California, New York and Chicago. I just sold a waterfront property in Hollywood (Florida) to a New York couple, sight unseen. More than ever, people want to move to our Sunshine State, not only because of the theory that a warm climate can lower the spread of Covid-19, but South Florida is a global paradise and offers the coveted lifestyle of boating, beaches, golfing and natural surroundings.”

What are the biggest changes you are forecasting for the market ahead? “Potential buyers will be looking more than ever for single family homes, and they will require more outdoor space, a larger home office, more square footage and a large backyard for family gatherings and entertaining.” SCOTT PATTERSON / SENIOR VICE PRESIDENT BERKSHIRE HATHAWAY HOMESERVICES EWM REALTY 2750 NE 185th Street, Suite 101, Aventura For more information, call 954.661.8871, email scott@scottpatterson.com or visit www.scottpatterson.com

Williams Island Whiz JOEL MATUS IS THE SECOND GENERATION OF BROKERS TO EXCLUSIVELY REPRESENT WILLIAMS ISLAND ON-SITE AND KNOWS EVERY SQUARE INCH OF THE 84-ACRE PARADISE. BY MICHELLE PAYER Joel Matus, broker-owner of Williams Island Realty credits hard work, a stellar product and loyal, dedicated team for the Island’s real estate success that has spanned decades and grew from organic relationships built when his father helped found Williams Island in 1981. The young Matus joined Williams Island Realty in 1995, By 2005, the go-getter created a compelling business plan to purchase the firm from its partners and since then, it has been his labor of love. With nine buildings, 105 Mediterranean villas and 14 townhomes, the exclusive gated community is a world unto itself, with amenities sophisticated buyers demand and appreciate.

To what do you owe Williams Island’s global reputation? “I think it goes to the founding fathers, the development group that instilled the quality of construction and high standards. The quality of the brand is thanks to what they built and how it’s operated, from exceedingly well-trained concierge, managers and valet at every building to the clubs, amenities, design and architecture, and the right size and landscaping. My nine team members are another element of the Island’s success. Most have been there 25 years or more and have 100 years of combined experience. We’re so in-the-know about the entire 84-acre community and its inner workings, and create a seamless experience.”

54

What sets Williams Island apart from other luxury communities? “Sixteen clay tennis courts with pro shop and on-site pros for lessons, the Island Grille restaurant open seven days a week with home delivery service available, a 25,000-square-foot health club and a deep-water marina with yacht club are just the beginning. There are abundant open spaces with paths and walkways, a dog park, children’s playground, a synagogue and a full schedule of events and youth programs. Yoga classes are now done outdoors, as are spinning classes on the seawall; residents paddleboard under the full moon. Some buildings have their own movie theater that owners can use or reserve for private screenings with family and friends.”

Are you seeing a bright future ahead? “I think we’ll see a pent-up demand in Williams Island and Aventura for the space people are demanding now for a second home office or gym; green space; al fresco amenities, you’re getting much more for your money here. For the quality of life we offer, it’s one of the top places to look at for value per square foot.” WILLIAMS ISLAND REALTY 2600 Island Boulevard, Suite CU-1, Aventura For more information, call 305.937.7800 or email Info@WilliamsIslandrealty.com.

he late interior designer Albert Hadley once mused, “The essence of interior design will always be about people and how they live.” While this adage still rings true, the way people live is constantly changing. In South Florida, dynamic design responds to residents’ evolving needs, from a desire for a marriage of indoor-outdoor living, to a want for flexible spaces that can serve many purposes, to a thirst for form that follows function without sacrificing fashion. People have long flocked to South Florida for its tropical environs—and blurring the line between out and in is one of the biggest regional trends in home design, notes Kobi Karp, a Miami-based architect and designer. Areas such as central courtyards not only improve the aesthetic of a residence, but they can also nurture a

056_RealEstate_0720.indd 57

sense of well-being. “These outdoor spaces create an environment that is healthier, more Zen, and truer to our nature as human beings,” says Karp. For example, at Jade Signature condominiums on Sunny Isles Beach, lavishly appointed terraces and open-air living spaces allow homeowners to feel more connected to nature. Through durable plant life and weather-resistant furnishings, designers transport the look, feel, and comfort of a private living room to the outdoors. “Residents want to lounge amid lush landscapes and tropical breezes with front-row seating to sunrises and sunsets,” says Jade’s interior designer, Mercedes Aguino of Casa Q. This concept extends to interiors, too, where designers are culling inspiration from natural elements and a structure’s own architecture. At the new glass-and-

steel Brickell Flatiron in Miami, architect Luis Revuelta’s innovative curved facade greatly influenced how Massimo Iosa Ghini, an Italian architect and designer, envisioned the tower’s condominiums, common areas, and public amenity spaces. “Shapes inside are as fluid as if they were drawn with the wind,” says Ghini. “Classic interiors of metal, bronze, and wood mimic the natural flow of movement in the building and in the natural world. This offers residents the feel of being outside and in an organic environment.” In addition to employing curvilinear forms throughout the project, within the lobby Ghini created distinct vignettes with curved lighting and custom artwork by Julian Schnabel to evoke a gallery vibe. Top-quality Italian marbles and furnishings complement practical features such as integrated technology systems and elliptical balconies that further connect residents to the outdoors.

One Thousand Museum’s undulating exoskeleton actually serves a purpose beyond aesthetics, moving structural supports that are typically hidden to the forefront of the design and allowing for more open space in the apartments and shared areas.

©HUFTON+CROW

Between Revuelta’s captivating architecture and Ghini’s interior vision, the Brickell Flatiron has the wow factor buyers—particularly international clientele—are looking for. One of the pioneers in Miami’s dynamic design renaissance is the One Thousand Museum, the only Western Hemisphere residential skyscraper by the late architectural phenom Zaha Hadid. (This is where David Beckham, the British superstar athlete who recently launched his soccer team, Inter Miami CF, at the former Lockhart Stadium in Fort Lauderdale, has purchased a $20 million, full-floor penthouse for his family.) The building’s sculptural facade strikes a futuristic silhouette on Biscayne Bay, and this commitment to forward-thinking architecture applies to the individual units, where owners can soak in the view from grand terraces. “You can look at this building from miles away and know it’s like nothing else that exists,” says co-developer Louis Birdman. As much as interiors take cues from architecture, outdoor motifs can also appear in design. Another new trend is wallpaper that resembles materials commonly associated with exteriors. Brick, stone, and jewel tones add “depth, dimension, character, and personality to the home,” says Perla Lichi of Perla Lichi Design in Fort Lauderdale. She used an amethyst wallpaper for a mural at a Turnberry Isles penthouse, as well as brick and stone patterns for a variety of Fort Lauderdale and Parkland installations.

Using the same materials across a property further connects the indoors and out. In the penthouse at One Paraiso Residences in Miami, the design team selected a wood-effect plank tile from Casa Dolce Casa for the general flooring. Since the porcelain tile is waterproof, they were able to use it for the interiors and the terrace, creating a seamless transition. Fabrics once relegated to the outdoors are also popping up in luxe interiors. “Not only are the new fabrics kid-friendly, but they are durable enough to be used almost anywhere,” says South Florida designer Sarah Barber-Bazail of B. Design. Stain-resistant, machinewashable, and water-safe options are ideal for in-door built-in seating, such as a breakfast nook banquette. In fact, they’re the perfect solution for functional spaces that act as a hub of family activity. Multiuse areas are top of mind for potential buyers looking for spots that work for both work, play, and relaxation. Recent cultural shifts, such as the lockdown implemented

during the coronavirus pandemic, have reinforced the idea of the home being the center of our lives. This is in addition to a surge in multigenerational households, where grandparents, parents, and kids—both children and young adults—all share an address. As a result, room names and their functions have changed, and the need for additional square footage has increased. In single-family homes, where more and more extended families are living together, detached guest quarters or multifunctional casitas are a growing trend. This concept has many practical benefits: It can allow aging grandparents to retain independence while still being close to help; give parents the ability to work from home in a clean and productive environment; provide kids grad

uating from college with a way to save money before living on their own; or become a separate retreat during a quarantine. “Casitas are the ultimate flex space,” says Marianna Dubinsky, who creates interiors with Pioneer Homes. “They allow families to transcend time as they transition through life’s milestones. Casitas function as playrooms, guest houses, home-school areas and offices, hobby spaces, or anything you need.” Meanwhile, savvy developers are creating condominiums to suit the lifestyles of their buyers in more targeted ways than ever before. For the new Pinnacle at Peacefield, a Hollywood development for seniors named after the Massachusetts home of U.S. founding father John Adams, each of the three buildings on Adams Street will function as

its own urban village. There will be a separate physical therapy room and a computer lounge so residents can communicate with their families, including tech-driven grandchildren. Similarly, as we continue practicing social distancing, many who want to stay physically fit are opting to exercise at home. While some may be able to dedicate entire rooms to this purpose, others might be looking for alternative solutions. The Italian company Scavolini believes that fitness-integrated bathrooms

could be the answer. At Fort Lauderdale’s Adagio condominiums, where Scavolini was responsible for the kitchens and bathroom vanities, the brand-new Gym Space Project, a bathroom/home gym hybrid designed by Mattia Pareschi, combines physical well-being with personal grooming—and eliminates the post-exercise shower commute. This innovation offers wall bars that can be equipped with a variety of options including benches, elastic training bands, weights,

and TRX (total body resistance exercise) systems. “The bathroom furnishing accessories, including lights, shelves, and mirrors, are completely intertwined with the wall unit for a sleek finish that encourages you to exercise regularly and look your best,” says Pareschi. Looking your best goes hand-in-hand with how you dress—and luxury labels that have long led the charge in sartorial trends are working with residential developers to provide buyers with homes that speak to their chic sensibility. A good example is the partnership between Fendi and South Florida designer Fanny Haim on the Fendi Château Residences, a luxury waterfront condominium located in Surfside and created by Arquitectonica. “We did a synergy fusion of the oceanfront sense of coastal living with the characteristics of Fendi’s high

quality,” says Haim. This resulted in residences adorned with luxurious finishes, such as marble bathroom vanities, floors, and walls, as well as exciting public spaces that feel like extensions of a private home, complete with marble sculptures and water features. Automakers are also getting in on the action. British icon Aston Martin has selected downtown Miami for its first real estate venture, embracing the South Florida climate as inspiration for the design of the 66-story residential tower expected to open in 2022. The residences will be in step with the movement toward enhancing natural light through floor-to-ceiling windows and Thassos marble flooring from Greece. “The crystal-white marble flooring reflects the sun, immersing the entire space,” says project partner German Coto, CEO of G&G Business Developments.

056_RealEstate_0720.indd 63

Likewise, at The Estates and The Mansions of Acqualina on Sunny Isles Beach, homeowners are channeling this lust for light to craft unique havens throughout the home—including in the bathroom. “Serene private environments that you can call your own are being sought-after and enjoyed,” says Isabel Tragash of STA Architectural Group, who recently created a custom marble tub for a resident of The Mansions, situating it next to expansive windows overlooking the ocean and city. Such tranquil settings at once prioritize privacy and welcome the outdoors in, capturing the essence of the mind-body balance at the core of these trends. Developers, designers, and architects are adapting their work to nature and our changing lifestyles, resulting in environs that encourage us to soak in our surroundings and take pleasure in day-to-day living. « JULY/AUGUST 2020

We had to knock it down.” Having consulted with the clients on multiple homes throughout the years, the design team was up for the challenge. The home exudes an aesthetic fusion of materials, predominantly white stucco, teak wood, glass, and stainless steel. The designer’s color scheme features pale-to-medium grays and contrasts well against the white walls throughout the property. Varying tones of ginger and brown were added to create balance. “With that as a base, we used pops of strong green to reflect the gardens and create an indoor/outdoor aura,” says Brown.

The design unfolds with artist Zachary Oxman’s bronze gate that opens to an intimate courtyard leading to the home’s entry. Beyond the front door clad in Peruvian hardwood planks, the line of vision spirals up and around the foyer. Rather than paint the sinuous stairway crafted of raw steel, the designers decided to polish it to create a mirror finish— even though it took more time to complete. Walnut treads warm the modern, sculptural composition as it ascends to the private second-level spaces. 68

Unexpected details fill the home as limestone flooring flows from the husband’s study (decked in mid-century modern furnishings, rich wood wall panels, and steely-gray carpeting) on one side of the stairway to the great room on the other. Here, a three-dimensional block puzzle playfully crosses the ceiling in the living area, dining space, and kitchen. Accommodations were made to conceal the ambient lighting that was crucial in the home’s design.

says Brown. When floor-to-ceiling glass doors slide open, the kitchen seamlessly blends with the outdoor living area. Finishing touches carry through to the outside, where a partial quartzite wall and an inlaid tile rug define the open-air dining area. This jewel comes alive in the “Magic City” as artistic vibes embrace the spirit of its eclectic surroundings. “The home is unique, and the clients love it,” says Davis. “It’s wonderful to have all of the architecture, design, and landscaping come together, and to see our ideas come to fruition.” « JULY/AUGUST 2020

raditional office spaces have changed in recent years as more people are taking advantage of coworking hubs. These innovative work environments are places of respite from the home office and offer a professional setup for start-ups. In Miami’s burgeoning Little River district, Thynk Global, a co-working hub designed to help females and minorities, is the latest to take root in town. Jeanine Suah and Maghan Morin are the brains behind this new endeavor, which they hope will promote socioeconomic inclusion. It is the culmination of what two entrepreneurial-minded women sought to achieve from early beginnings. As a young girl growing up in Washington D.C., Suah, a native of Jamaica, learned firsthand what it was like to be surrounded by people of various cultures and ethnic backgrounds. While her father worked as a geotechnical engineer and her mother studied journalism at Howard University, Suah and her four siblings were dispatched to various neighbors’ homes. “Being around different backJULY/AUGUST 2020

grounds like Brazilian, Puerto Rican, Dominican, and Peruvian made me very adaptable to any situation and also sparked a deep curiosity to learn more about the world,” says Suah. Eager to study languages to better her communication skills, she majored in Spanish and Portuguese at Florida State University—and even lived in Brazil for a year during that time to immerse herself in that culture. Soon after, she earned a master’s degree in applied linguistics from the University of South Florida, then returned to Brazil, where she studied the linguistic impact of social ecosystems in the seaside city of Salvador da Bahia. Morin grew up with an entrepreneurial spirit in St. Petersburg, Florida, where her Haitian immigrant father owned a body shop to support his five children. At age 5, Morin fetched aluminum scraps to resell to a junkyard for 20 cents each. When she wasn’t at soccer practice, Morin and her older sister sold frozen Kool-Aid cups on the side of the road. She also answered the phone and took customer orders in her dad’s store. “During those years at the body shop, I learned quite a bit about owning a business,” says Morin. “My dad was a hard worker who didn’t know what 9 to 5 meant.” Later, while studying at the University of Missouri, she sold women’s high heels out of a dorm room. She then moved to London after graduation and designed footwear for a high-end fashion company. In 2016, the two women crossed paths in St. Petersburg while employed at a coworking space; Suah planned and managed events ranging from corporate meetings to bridal showers, and Morin managed memberships. During this time, Suah also started Organiza Systems, a company that provided business organization and strategy implementation services to small and medium-sized companies. Morin left the workspace position to open MRKT Reach, a company offering social media marketing services to businesses in her neighborhood. As their friendship grew, each woman called upon the other for help. “I often sought business advice from Jeanine,” says Morin. “Soon, I realized we were stronger, more confident, and more productive together than 74

apart. And we both wanted the same things in life: to create opportunities for ourselves and for others.” In 2017, after conducting extensive market research and testing the idea with pop-up coworking events, they opened an all-female coworking space called The Doyenne Company in St. Petersburg. Their goal was to offer encouragement and resources to other female entrepreneurs. While interest picked up quickly—escalating from 12 to 200 attendees in two months—they decided that St. Pete was not the right fit for such a venture. “We set our sights on Miami where we could have an impact on the black and brown communities,” says Morin. “We were self-funded and needed a space that was in line with our business model.” The partners, now in their 30s, hoped to create an innovative yet affordable co-working space where minority women and their associates, both male and female entrepreneurs of all ethnicities, could network, organize, collaborate, and grow their businesses.

The first few months were challenging because the partners didn’t know the movers and shakers in South Florida. Determined to set up shop, they commuted from St. Petersburg while looking for space and overcoming the obstacles. “Breaking into the Miami market was tough because people didn’t want to help us, and they questioned everything we did,” says Suah. “But we were persistent and committed, and we got it done. Creating this business and getting beyond the roadblocks made us smarter and more assertive businesswomen.” They found a 3,000-square-foot warehouse in Miami’s Little River district, an up-and-coming neighborhood in Little Haiti where many warehouses once used for storage are being developed into offices and highend retail shops. They named their new company Thynk Global, a place where makers, creators, and innovators can “thynk” beyond limits. The space has sleek furniture, pops of bright colors, and lots of vivid art from Little Haiti’s Marcus Blake, a Jamaican-born multimedia artist. Their vision was to spark creativity as members walk into a light and airy workspace filled with energy. “Our mission is to connect people to opportunity,” says Suah. “Typically, resource centers located in minority communities lack design that 76

inspires people to ‘thynk’ big. We wanted the interior to help dictate inspiration, confidence, comfort, and motivation, so we picked a design that combined affordable prices with luxury.” In March, the partners were ready for a splashy grand opening when COVID-19 collapsed their plans. Instead of lamenting the issue, they decided to get creative and organize the workspace to be healthy, smart, and able to function well with social distancing. Already, Thynk Global has signed more than 250 members who will be able to host events and utilize the space as their own. “At first, we shifted some business models to virtual, and now members sit 6 feet away from each other in our large space,” says Suah. “We conduct frequent cleanings with videos illustrating this, and we display plenty of hand sanitizer around the workspace.” The entrepreneurs are also offering a series of free workshops to help members get back on their feet and develop interpersonal relationships. Some topics include financial planning, marketing, public relations, and branding. Webinars, fireside chats, community-building events like sip and paint classes, happy hours, and vendor markets are more regular highlights.

Clockwise from opposite page: The Thynk Global coworking space features modern furniture and art by Marcus Blake; shoppers browse products at Thynk Global’s retail boutique, which houses a collection of goods made by minority business owners; an outdoor patio is the perfect spot to bounce around ideas or host member movie nights and events; vivid hues and ample seating create inviting nooks for innovative thinking.

Thynk Global’s most novel idea is a pop-up retail store within the coworking space that allows members to promote their products and brands to a wide variety of shoppers. “We love offering new business ideas and seeing our members get creative and feel inspired to do well,” says Morin. “The retail store is another part of that vision.” The pop-up shop showcases items including Haitian oil, hair and facial products, and handmade candles to boost the senses. Thynk Global member Jessica York, founder of The Healing Junkie, feels the coworking space is one of the most valuable businesses in Miami because it acts as more than a beautiful office for like-minded people; it encourages the highlighting and growth of local brands. “As the owner of a small business, I know that resources tend to go toward product and logistics, so the idea of having a storefront was just a fantasy,” says York. “It has been a couple of months since we opened The Healing Junkie pop-up [at Thynk Global], and our sales have jumped by 66 percent. Both Jeanine and Maghan foster an environment that is not only fun but also motivating and inspiring for entrepreneurs like me.” «

DINING

SPICE Is Nice By Chris Dultan After months of longing for Miami restaurants to reopen, you can now celebrate their return with one of the city’s favorite dining events: Miami Spice. While the promotion usually kicks off in August (offering three- or fourcourse prix-fixe menus from $25 a person for lunch or brunch and $39 for dinner), this year’s much-anticipated summer event launched two months ahead of schedule in June and will continue through September 30. Now is the time to check out that new restaurant you’ve had on your radar or to enjoy a meal at your favorite chef’s hot spot. Turn the page for five participating restaurants infusing global flavors into their Spice offerings. (miami andbeaches.com)

Churrasco steak with savory churros

James Beard award winner Michelle Bernstein’s super-fun Café La Trova, located in the heart of Little Havana, is giving Miami Spice diners a taste of modern Cuban cuisine. The first course includes a cocktail (Mojito Criollo, Raspberry 75, or La Bruja Mulei) and nine appetizer options such as the sweet corn and chicken empanadas, followed by a selection of four entrees. For dessert, choose between flan or a churro waffle with cinnamon sugar and Nutella whipped cream. (cafelatrova.com)

FANCY SPANISH OR ASIAN? The SLS South Beach is home to two of Miami’s hottest restaurants: The Bazaar by José Andrés and Katsuya. At the former, Andrés, a world-renowned chef and humanitarian, takes a global approach to his menu, lending influences from his native Spain to dishes reflective of Miami’s multicultural DNA, such as paella-style pasta with squid ink and shrimp, and Chinese

bao buns with pork belly. Among the innovative Japanese offerings at Katsuya, you’ll find refreshing watermelon tartare with a kombu reduction, as well as crispy rice with spicy tuna and serrano as first-course standouts; “No Soy Sushi” and fried or charcoal-grilled branzino for two served with a green salad as a main; and an array of sorbets and doughnuts

for dessert. Miami Spice dinner menus at both locations are available Sundays through Thursdays. (thebazaar.com; katsuyarestaurant. com) —C.D.

THE POPCYCLE BAR

TO TRY MORELIA GOURMET PALETAS The family behind Morelia Gourmet Paletas has opened its first Broward locale in Hollywood, offering a wide variety of Mexican popsicles. The concept is as simple as picking your popsicle flavor (such as Sicilian pistachio or pineapple mint) then choosing your dipping flavor (think dark chocolate, caramel, and cookie butter) and toppings (i.e. peanuts, sprinkles, and graham crackers, to name a few). Signature add-ons include a riff on s’mores, complete with torched marshmallow fluff. Morelia has more than 100 combinations to choose from, so let your imagination run wild. (paletasmorelia.com)

What began as a couple selling popsicles out of a tricycle on the boardwalk in St. Maarten has evolved into The PopCycle Bar. Forced to relocate to South Florida following Hurricane Irma, Amanda and Guillaume Millot-Ferrier continued their business of blending fresh fruits and turning them into gourmet pops in kidfriendly and adult-only variations. Their creative concoctions range from the Popstafari (strawberry, mango, kiwi) to the CBD-infused Vanilla Matcha and the alcoholic Pineapple Chili Lime Margarita, made without additives. The pops are sold online and at local haunts like Kush in Wynwood. You can even rent The PopCycle tricycle for special occasions. (thepopcyclebar.com) —Melissa Puppo

TRUE TO MYSELF PEACE, LOVE, MARNI

Born and raised in Miami, Florida, Marni Goldman has lived a life. The daughter of a single, glamorous but drug-addicted mother, Marni married the first time for money (as she’d been instructed to do by her family) and the second time for love. She went on to use her “mama’s gut – a badass gut” to raise her daughter and her son (who has a rare genetic disorder), all the while grappling with her own depression, ADHD, childhood PTSD, and anxiety – not to mention a leukemia diagnosis. Trials like this could break anybody – but for Marni, the turning point came when she changed the question. Instead of wondering, “Why is this happening to me?” Marni began to ask herself, “What can I

learn from this?” With newfound confidence, she stopped worrying about what other people thought of her, and instead became her own caregiver and strongest advocate. In short, Marni learned to be true to herself. In this book – part memoir and part inspiration – Marni takes readers on a journey from unimaginable pain to physical, mental, and emotional wellbeing. No matter where you are on your path, Marni’s story will inspire you to take charge of your spiritual, mental, and physical health – and your life.
