After such a roller-coaster year, settling into the holidays with your tribe feels like wrapping yourself in cashmere on a blustery day: warm, comforting, familiar. This year more than any other in recent memory, celebrating the holidays is all about tradition, time-honored and new. In our house, we’re incorporating a little of both. We’ve always upheld the Greek custom of feasting with extended family on Christmas Eve, then exchanging presents on New Year’s Eve, which is the night Santa Claus (Saint Basil for us) visits. But since Florida is home and our 11-year-old twins were born here, we embrace American traditions equally. This, of course, means an entire month’s worth of gatherings and gift exchanges, movies and hot chocolate by the fireplace (yes, even in 80 degrees), and multiculti cookie baking—all of which makes us feel extra merry. Traditions extend to the workplace, too. Our Aventura family gathers on a December afternoon for a cookout and croquet at the National Croquet Center in West Palm Beach, and it couldn’t be more perfect. Not all of us are champion players (ahem), but winning comes courtesy of the laughter and camaraderie we share. If you haven’t tried croquet, I recommend it heartily, during the holidays or otherwise. One of my favorite new traditions has to do with the magazine itself. For our December issue, we decided to approach one family and ask them to host a holiday celebration at home—decorations, festive food, presents, the works—that we can feature in our pages. In order to make deadline, of course, this would have to happen sometime in September. For Aventura, the “lucky” subjects were April “Dr. Patty” Patterson and Marco Britt, who invited close friends for a bash inspired by their respective cultures. Everything about this party—from the forest-inspired decor to the Southern-meets-Italian fare to the infectious joie de vivre of the hosts—sets the standard for holiday entertaining. Join the celebration by turning to “Multicultural Merriment” on page 76. Enjoy the issue and cherish your holiday traditions, whatever they may be. Here’s to a bright 2021!

DELUXE DRIVE Bentley’s all-new FLYING SPUR combines grace with pace, and a whole lot of LUXURY By Howard Walker To drive or to be driven? That’s the dilemma. Do you slide behind the wheel to pilot the world’s fastest four-door sedan, clocking in at 207 mph flat out? Or luxuriate in the back, watching the world whoosh by, while massaging, reclining, heated-and-cooled seats do the pampering? Either way you’ll be overjoyed. This is the spectacular duality of Bentley’s latest Flying Spur, arguably the world’s grandest grand tourer. The third-generation Spur (the first debuted back in 2005) has the distinction of being new from the hubcaps up. It’s a tad longer than before, with 5 inches added to the wheelbase, giving it a sleeker, more elegant look. The headlights alone are worthy of accolades. These LED wonders feature a cut-crystal effect in a stunning saw-blade design that lets them sparkle, even when not lit. Now gaze in awe at that Flying B mascot standing proud atop the grille. The wings of the B illuminate at night and the whole thing can retreat into the bodywork at the touch of a button.

Sharing the same basic chassis as Porsche’s Panamera sedan, the new Spur features an all-aluminum body with more curves, haunches, and bulging muscles than an Olympic weight lifter. See it in profile and it looks achingly gorgeous, especially rolling on the optional 22-inch alloys. Head-on, the new supersized grille seems huge and imposing, especially in standard guise with its vertical chrome blades. Only the new rear-end lacks visual presence; it feels like something from Volkswagen. For the driver in you, this Flying Spur just might make you sprout a pair of horns. Under that mile-long hood sits Bentley’s 6.0-liter twinturbocharged 12-cylinder, the same one used in the latest Continental GT two-door. With a massive 626 horsepower on tap, it can catapult the Spur from standstill to 60 mph in a crazy-fast 3.7 seconds. This is one superb driver’s car, with handling sharpened and honed by standard active all-wheel drive, rear-wheel steering, and the world’s first 48-volt electric anti-roll system. 5,300-pound leviathan feels more like a sports coupe. Dial up Sport mode and the suspension firms, the throttle sharpens, and the transmission becomes even more eager to shift. Hinckley’s stunning new 35 trades inboard power for a pair of outboards— just don’t call it a Picnic Boat By Howard Walker

Think of Hinckley’s iconic Picnic Boats—celebrating 25 years in build—and it’s hard to picture them without a pair of beefy diesels gushing out water, Hoover Dam–style, through Hamilton jet drives. But for the legendary Maine boatbuilder’s gorgeous new Hinckley 35 model debuting this summer, those twin diesels and water jets are being jettisoned in favor of twin outboards. It makes sense. Outboards are easier to maintain and are more efficient too. In the case of the supercharged, 300-horsepower Mercury Verado motors that’ll come standard, they’re also quieter and more refined. For speed demons, outboard power will get the new 35 to that out-ofthe-way beach quicker than diesel. With optional twin 350-hp Verados,

top speed should be around 42 knots, as opposed to 38 for the current Yanmar-powered 34 Picnic. Then there’s the small matter of cost. Compared to two big eight-cylinder inboard diesels and complex jet drives, outboard power should be less expensive. Right now, the base price of the new 35 comes in at $825,000. All in all, that’s a win-win-win situation. But don’t think of this 35 simply as a 34 Picnic with a couple of big outboards hanging off the transom. Hinckley called in designer Michael Peters—who has drawn all of its Picnic Boat hulls since 2008—to optimize the current 34 for outboard power. He’s included slightly wider chines (they’re the lower edges of the hull) and wider underwater strakes that run front to back. These changes will provide better lift and stability at higher speeds and offer superior control for the helmsperson. In Hinckley tradition, the hull is built using an inner layer of carbon fiber and outer layer of Kevlar infused with epoxy, then baked in a giant oven to deliver I-beam stiffness and rigidity. More instantly recognizable are the design changes to the stern. Instead of a cut-off, more upright look, the sides of the hull have been stretched and rounded. To our eyes, it’s even sleeker. Of course, there’s always a trade-off. Here it’s the lack of a full-width swim platform. Clambering back on the boat after a refreshing dip is going to be just a little more awkward. Everything else about this elegant 35-footer (overall length is actually closer to 39 feet) is pure down east Hinckley Picnic Boat. Buyers can expect the same acres of mirror-finished varnish, salty pilothouse and teak decks, and deep cockpit with comfy seating. The one big exterior update, however, that will make Hinckley aficionados instantly recognize the new look is the pilothouse windshield. In place of the traditional split screen, the 35 gets a one-piece version that debuted on the company’s Sport Boat 40x model last year. While the Picnic Boat’s split screen hardly compromised forward visibility, this full-width windshield gives CinemaScope-like forward vision.

COURAGE Adrienne Arsht is putting her money where her mouth is to PROMOTE ARTISTIC, BUSINESS, AND CIVIC GROWTH in Miami and beyond

drienne Arsht has a simple mantra: everyone is born with the ability to give and make a difference. It’s a lesson she learned early from her parents, who were strong believers that philanthropy is more than just helping others; it is about changing the world. “My mother was the person with the most courage,” says Arsht. “From her influence, I carry a quote from Edmund Burke with me at all times: ‘All that is necessary for the triumph of evil is that good people do nothing.’ It is the most important lesson I have learned along with the sense of responsibility she left me.” About to go belly-up in 2008, the Performing Arts Center of Miami found itself in a place not unlike Burke’s quote: Even in the face of bankruptcy, there were a lot of good people doing nothing. The concept had been a dream 34 years in the making, but—in a

crisis of faith for the Miami community—it was dying. Then, in what could have been a riveting cinematic scene, Arsht arrived and made the dream come true with her $30 million contribution. “Adrienne saved us,” says Aileen M. Ugalde, vice president and general counsel for the University of Miami, where Arsht is a trustee emerita. “Perhaps I am biased, but of the innumerable institutions and communities where she has left her mark, I think the Adrienne Arsht Center for the Performing Arts of MiamiDade County will be her most enduring legacy.”

Then again, Arsht is known for supporting causes that others leave behind. In this case, Arsht believed that a performing arts center in Miami would become a national landmark. Today, the stunning Cesar Pelli-designed center has not only changed the city’s landscape, but has put Miami center stage around the world. “I still get a kick out of seeing my name on the trash bins and the metro stop,” Arsht jokes. “I cannot imagine a world without the arts. When giving, you are preserving the essence of civilization for now and hundreds of years to come. Art is part of who we are and helps define us.” DECEMBER 2020

STARTING OUT

Fearlessly independent, occasionally intimidating, and not afraid to stand up for what she believes, Arsht says she plays ping pong to help exercise what she calls her “killer instincts.” As the daughter of two attorneys—her mother was the Honorable Roxana Cannon Arsht, the first female judge in Delaware; her father was Samuel Arsht, a prominent Wilmington attorney, and the architect of corporate law in America—she comes by those instincts naturally. She grew up in Wilmington, Delaware, in a home filled with classical music, opera, and a love for theater and books. (“Books are like friends, and I love to have them surround me,” she says.) Her mother played the piano, so Arsht took piano and ballet lessons. Each Saturday, the family listened to the Texaco radio broadcast of the Metropolitan Opera hosted by announcer Milton Cross. Such a broad spectrum of culture gave her an early appreciation for the arts. After graduating from Mount Holyoke College with a major in economics and political science, Arsht earned her law degree in 1966 from Villanova and began her career with her father’s law firm of Morris, Nichols, Arsht & Tunnel. But after a few years, she decided to branch out on her 56

own. In 1969, she moved to New York and joined the legal department of Trans World Airlines (TWA). She eventually became the first woman in the company’s property, cargo, and government relations departments. In 1979, life changed for the busy career woman when she met Myer Feldman, a divorced Washington, D.C. lawyer and former behind-the-

scenes powerhouse legal counsel to Presidents John F. Kennedy and Lyndon B. Johnson. Although Feldman was 28 years older and had been a classmate of her mother’s at Penn Law School, Arsht was immediately attracted to his intelligence, wit, and respect for her independence and career. She quickly moved to Washington, and they married soon after. During their marriage, Arsht, who didn’t want children (“I prefer to mentor those 25 and up,” she says) worked for a Washington law firm before starting her own title company to help with some of her husband’s real estate projects. But by 1996, after nearly 18 years in Washington, she was ready for a bigger challenge: running TotalBank in Miami, a company owned by her family. “That is when I got a deep appreciation for Miami’s Hispanic community,” Arsht says, nodding to the bank’s Cuban American and Spanish roots. Arsht moved to the Magic City full-time and became TotalBank’s chairman of the board. “I got involved with that community and its fabric, and found it exhilarating when its members embraced me as their own.” Susan Kronick, a longtime friend who met Arsht in the late 1990s, says she is a powerful combination of intensity and generosity. “Adrienne was running TotalBank, and I was the new CEO of Burdines department stores,” says Kronick, a career retail executive. “I have always had great respect for her insatiable effort to reach out to whatever community she finds passion for.” Under Arsht’s leadership, TotalBank grew from four locations to 14 with more than $1.4 billion in assets. In 2007, she sold the bank to Banco Popular Español for $300 million, pocketing about $200 million, according to The Washington Post. Traveling frequently between Miami and Washinton, D.C., Arsht maintained a satisfying commuter marriage to Feldman until his death in 2007. DECEMBER 2020

Arsht is always on the go. She is focused and aware, never content to bask in the glory of past successes. With homes in Miami and Washington, D.C. (and regular trips to New York City), she has the ability to connect people of different backgrounds and beliefs through her transformative philanthropy. “I believe that my time here on Earth is a gift, and how I pay back for being alive is what may be called philanthropy,” Arsht says. “I start with how a gift can be a ‘game changer.’” In July, Arsht contributed $5 million to the MetLive Arts series and internship program at New York City’s Metropolitan Museum of Art. This gift provides funds for performance programming and also engages with artists of varied backgrounds, perspectives, and voices. In 2012, her $10 million gift to Manhattan’s Lincoln Center was recognized with the dedication of the Adrienne Arsht Stage in Alice Tully Hall. Four years ago in Washington, she created the Adrienne Arsht Center for Resilience at the Atlantic Council, which has been renamed the Adrienne Arsht-Rockefeller Foundation Resilience Center (thanks to a $30 million Rockefeller gift that she matched). Recently, the center launched Stories of Resilience, a weekly newsletter that inspires the human spirit and highlights kindness, digital ingenuity, and human imagination. Arsht believes that the power of this type of storytelling is crucial at moments of challenge, and can motivate and mobilize people in a way that pure research can’t. “One of my passions is resilience, something I have thought about most of my life,” Arsht says, citing her sister’s death by suicide in 1973 at the age of 29. “I am not sure what made her do it, but I focus my life on resilience because it is evolution and survival. It strengthens our society.” Arsht funds causes pertaining to ethics, medical research, domestic violence, and global policy. In 2013, she was an early promoter of Latin American causes, giving $10 million to the Atlantic Council in Washington to establish the Adrienne Arsht Latin American Center. Her donation will focus on the role of South America in the trans-Atlantic community. For her vast philanthropic efforts, Arsht has received numerous national awards, including the 2017 Carnegie Hall Medal of Excellence for her visionary and excellent contributions to cultural and nonprofit institutions (she’s the only woman to have received this honor), and the 2011 Award for Outstanding Philanthropy by the Association of Fundraising Professionals. She is a trustee for the John F. Kennedy Center for the Performing Arts, where she established the Adrienne Arsht Theater Fund, a member of the Trustees Council of the National Gallery of Art, a board member of the Blair House Restoration Fund, and a supporter of the DC Volunteer Lawyers Project, which represents women and children who are victims of domestic violence. MAKING IT IN MIAMI

Villa Serena, a two-acre Mediterranean Revival home overlooking Biscayne Bay, is located near Arsht’s primary residence and has received historic designation.

Although Arsht travels extensively, she owns two Miami homes, including her 2007 purchase of Villa Serena on Brickell, overlooking Biscayne Bay. This two-acre, period-perfect, Mediterranean Revival design created by architect August Geiger, was the former digs of prominent politician-lawyer William Jennings Bryan, who argued against Darwin’s theory of evolution at the famous 1925 Scopes monkey trial. He ran for U.S. President three times, and was appointed Secretary of State under President Woodrow Wilson in 1913—the same year he built Villa Serena. With a love for preservation, Arsht spent four years restoring this historic gem, a job she found quite satisfying. “Villa Serena is located next to my primary residence and has received historic designation,” she says proudly. When Arsht comes to Miami, she reconnects with friends, welcomes house guests, and often hosts home concerts around artists who are in town to perform at the Arsht Center. “It is wonderful to have a special performance at home, then the next evening attend an opening at the Arsht,” she says. “Since I collect nineteenth-century figural napkin rings, I often ask

my dinner guests to pick one and then tell the others the reason for that selection. It is a chance for everyone around the table to get to know each other.” She also enjoys hosting chatty pre-performance dinners prepared by chef Brad Kilgore at Brava in the Arsht Center. “My friends want to know what they have missed, what I committed to, or what new project is in the works,” says Arsht, whose other favorite restaurants include Versailles and Caffe Abbracci. “I love Miami.” Over the years, Arsht has donated to many Miami charities like the Vizcaya Museum and Gardens Endowment Fund, Florida Grand Opera, Jackson Memorial Hospital Foundation, Cuban-American National Council, and The University of Miami Arsht Ethics Programs—as well as a lab at the university medical school’s Bascom Palmer Eye Institute. In 2008, she became the first woman to join the Five Million Dollar Roundtable of United Way of Miami-Dade; 10 years later, Chapman Partnership, a Miami organization that empowers the homeless, honored her with the Trish Bell Lifetime Achievement Award for her excellent commitment and contributions to the South Florida community. A trailblazer and maverick who makes quick decisions and gives from her gut, Arsht believes that her philanthropic contributions are about more than the amount of money she gives. It could be writing a check or donating time; either way, she encourages others to get involved in what they believe no matter how much they can afford, because it is the actions that make a difference. “I wake up happy every day,” Arsht says. “Women shy away from recognition for their philanthropy, and I want to set an example so they know that it is okay to give. I hope that my actions are respected and in turn will inspire them to give.” «

T

he holiday season is a time for family, friends, and fun. For April “Dr. Patty” Patterson, her fiancé Marco Britt, and their 18-month old daughter Penelope, it’s also a chance to highlight and celebrate their own different Christmas cultures. Patterson—a Boynton Beach native—was raised in Stone Mountain, Georgia, and continues the hearty Southern traditions of her childhood. Britt, who was born in Italy and raised in Miami, remembers Christmas filled with Italian flavor. “I have wonderful memories of eating huge meals of Italian food, especially the meat sauce that my mom, aunt, and cousins made,” he says. Patterson is a cosmetic dentist and owner of Dr. Patty’s Dental Boutique in Fort Lauderdale (with a second location opening in Miami soon). Britt is senior counsel for the Cisneros Group of Companies in Coral Gables. The couple met four years ago on the dating app Bumble, and found an instant attraction. Patterson says she took one look at Britt’s

picture and told herself, “That is going to be my husband.” Britt says his reaction was similar after their first date. “I thought she was a force of nature,” he confesses. “That was enough for me.” The couple hopes to marry in Italy. They’ve spent the last few Christmas holidays in Italy, where they have a second home near Venice. But due to the coronavirus, they decided to stay stateside and embrace Miami this year. So for their 2020 Christmas celebrations, the couple

highlighted the best of their respective cultures, inviting friends to enjoy a comfortably modern country Christmas with Italian flourishes. Since their house is located on Lake Galloway, Patterson and Britt wanted guests to enjoy the golden sunset out back. “We have ducks and Egyptian geese in our lake as well as boaters, and it’s fun for our friends to admire the beauty of nature,” says Britt. The couple greeted guests in their fireplace room that was decked out for the evening with the help of Chris Weinberg,

owner of Chris Weinberg Events. “We had fun arranging this indoor/outdoor event,” Weinberg says. “It was delightful decorating the cozy, intimate fireplace room where cocktails and appetizers were served as well as the outdoor dining table.” The fireplace space, designed for Christmas by Johanna Dilone, creative director of Gilded Group Decor, paired the best of modern and country styles. She layered textures and patterns within the color palette of whites, blacks, and greens adding a hint of Italian flair in a nod to Britt’s background. “I love bringing in the multicultural elements and playing with different ideas that are classic yet do not clash with each other,” says Dilone. The result? A neutral, clean, Christmas look including seasonal pillows in buffalo plaid, fresh eucalyptus branches in an Italian glass floor vase, a wood storage ladder stacked with holiday elements, and gifts wrapped in a mix of ivory and black paper patterns with burlap and black print ribbons. On the mantel was more fresh greenery. Sophisticated yet simple, the Christmas tree was the surprise element in the room. Rather than select a traditional fresh pine, Dilone constructed a minimalist architectural wood piece with a rustic feel; a true showstopper. “Given the structural design of the tree, dressing it with ornaments would not have worked so we chose a faux pine garland with succulents and pine cones with the intent of creating decor that is both unexpectedly beautiful and sustainable,” says Dilone. As guests mingled, they were treated to live music provided by the Zanadu

Group’s guitarist Anthony Sattel and vocalist Michelangelo Mejia, who entertained with a mix of Christmas carols and regular standards. “Having music reminds me so much of my childhood. I just love it,” says Patterson. Guests sipped the evening’s signature drink of sparkling watermelon lemonade with vodka and white wine garnished with lemon wedges and a sprig of rosemary, while munching on passed hors d’oeuvres created by Catering the Event by Susan Bleemer. Keeping with the party theme, there was a mix of Southern delights and Italian sweets like baconwrapped baked five-cheese mac served on a parmesan crisp, classic mini fried chicken and waffles served with homemade buttermilk gravy and topped with honey, bacon-wrapped dates stuffed with smoky Southern ham, and Italian risotto cake crowned with fresh arugula and melted asiago cheese. Patterson’s close friend Charisse Sands waltzed around the room with Penelope. “We are having such fun,” says Sands, who met Patterson in 1998 during college. “I love this understated holiday decor. It makes me feel warm and welcome, and proves that Christmas does not have to be just red and green.” At sunset, guests were escorted out back to enjoy the lake view and prepare for the holiday meal. The rustic wood table with cane back and linen upholstered dining chairs complemented the indoor decor. For the table design, Dilone took the opportunity to surprise guests again, conceptualizing and creating a layered mix of country textures, cozy feelings, and contemporary accent choices, including pine-scented candles inscribed with “Buon Natale” (meaning “Merry Christmas” in Italian). She made the centerpieces a blend of four types of pine greenery with succulents, pine cones, and green Italian ranunculus framed in black iron holiday lanterns. “The table accents are natural wood elements, fresh artichoke flowers, and green amaranths draped at either end,” says Dilone.

The charger plates—designed in Christian Lacroix-inspired black and white watercolor stripe—were a gift from a Parisbased friend of Patterson. They matched the place mats that Dilone created custom for the event. Patterson’s collection of smoke glass, gold-rimmed crystal goblets blended beautifully with the Goa-inspired, modern shaped flatware, a unique mix of stainless steel with forest green resin handles. As the guests took their seats and dinner was served, they began their holiday meal with local fried green tomatoes topped with remoulade over fresh greens, followed by seared rack of lamb with thyme, rosemary, and dijon crust served over a bed of Southern lentil ragout. The third course was crisp pan-seared duck breast over classic succotash topped with local raspberry chutney. Oyster Bay sauvignon blanc and sparkling Prosecco by Syltbar were paired at the table. “Making a Southern Christmas dinner was fun for us,” says chef Bleemer. “It was a perfect mix of foods for the theme of the party. They enjoyed spending the evening with such charming hosts and a fun-loving group of friends who offered kindness, goodwill, and holiday cheer. The way Patterson and Britt celebrate the cultures that made them who they are helps them bring out the best in each other as a couple; a perfect example of what is best and most meaningful about the Christmas season. “I borrowed these Southern traditions and incorporate them into our holiday festivities now,” says Patterson. Britt agrees, reflecting on the evening and recalling holidays—and traditions—past. “We always decorated our trees together and shared our traditions,” he says. “I am used to entertaining other people during the holidays. It feels natural to me.” «

Preheat the oven to 325 degrees. Using an electric mixer, cream room temperature butter with sugar until nice and fluffy and beige in color. Add eggs and vanilla, and cream until fluffy again. (This process usually takes about 2 minutes each time on medium-high speed. Start with medium then gradually raise the speed as it begins to combine.) Add the flour, baking soda, and salt. Mix in the dry ingredients on low speed until you don’t see any bits of unmixed flour. Once dough is formed, roll into 2-ounce portions. Pour sprinkles onto a plate and roll the portioned dough balls around to coat. Freeze the coated dough for about an hour. The dough can be kept overnight in the refrigerator too, depending on how quickly you need to bake it. Bake cookies for 16-17 minutes or until golden brown.

A LOOK BACK at the factors that influenced the LOCAL REAL ESTATE market this year By Judy Martel The news about residential real estate in 2020 was both good and bad. First, the good news: Ultra-low mortgage rates brought buyers out in droves. The bad news? There wasn’t enough inventory to satisfy demand. “In general, the numbers in Florida are following the same trend across the entire country,” says Brad O’Connor, chief economist at Florida Realtors. “Except for a brief dip in March, when some owners took their homes off the market at the outbreak of the pandemic, we’ve seen an enormous demand largely because of record-low interest rates on 30-year mortgages.” Mid-year, 30-year fixed mortgage rates 92

dropped below 3 percent, marking the lowest level since Freddie Mac began keeping track in 1971. Factors working against homebuilders hampered new inventory. Ongoing trade difficulties with China coupled with Canadian lumber tariffs wreaked havoc on the supply and prices of building materials, O’Connor explains. “We definitely had some wild and crazy stuff going on. At one point, lumber prices were triple what they had been earlier in the year.” The skilled construction labor workforce is also lower than normal. Subsequently, developers have been building larger, more expensive homes that promise higher profits. That locks out first-time buyers and increases demand across the state—especially in Southwest and South Florida—for affordable housing. The pandemic played a role in housing’s performance, though not as major as analysts might have predicted at the outset. In what O’Connor notes is being called the “March phenomenon,” sellers who weren’t in a hurry to unload their homes pulled them off the market, increasing the dearth in inventory. In April, listings started trickling back and steadily rose each month, though still short of the supply needed. Across the state, single-family homes priced above $300,000 have been selling the fastest compared with last year, with those priced above $1 million enjoying the greatest increases. “It’s not unusual coming out of

a recession, because the stock market is among the first major economic indices to recover, and it has rebounded pretty nicely since the drastic decline in March,” says O’Connor. The so-called “wealth effect” kicks in when investors see the gains in their stock portfolio and subsequently feel richer. Some wealthy people are also reassessing the distribution of their assets and putting more money in real estate, O’Connor adds. “We saw the same thing after the Great Recession in 2009.” Realtors across Florida have reported a pandemic-fueled demand in housing from Northerners seeking to escape congested cities and move into larger homes with home offices and plenty of separate space for kids.

It makes sense, says O’Connor, who also points out that actual numbers to support buyer migration typically come from the IRS or Census data and lag by a year or two. Whether more people will have the ability to work from a home office depends somewhat on the progression of the pandemic, leaving some buyers with a wait-and-see attitude. “Lots of companies don’t have their post-COVID plans in place, so employees won’t know if they will continue to have the option to work from home.” The success of the coming year will be most strongly influenced by a continuation of the low-interest-rate environment and the post-pandemic economic situation, but O’Connor says the trend over the past few years of not building enough to meet demand likely won’t be reversed any time soon. “With increased demand, especially for single-family homes, and increasing population, we need more new listings than usual.” «
