COMMUNITY STANDARDS LIFESTYLE NEWS

Dear Residents, Summer Days

I hope you are having a wonderful summer filled with fun and sun!

Sun City Aliante residents did not let the warmer temperatures prevent them from enjoying a calendar packed with memorable events! From award celebrations, sporting events, major shows on the strip, Vista Room entertainment, (Box Office Movies, Music Bingo, shopping on site with Skechers), to giving the precious gift of blood with the American Red Cross.

We kicked off the summer of 2023 with the prestigious CAI Award Celebration that recognized the Community's continued success of maintaining an awardwinning culture! To receive this award multiple times in consecutive years is t r u l y r e m a r k a b l e a n d m a y b e a fi r s t i n t h e h i s t o r y o f c o m m u n i t y acknowledgements.

Residents traveled off-site to enjoy shows: Reckless in Vegas – Unplugged and the Cotton Club Revue for live entertainment. To make the experiences more memorable, both show's cast took group pictures with Sun City Aliante residents and expressed their appreciation for attending their shows. In addition, residents traveled down memory lane listening (and dancing in their seats) to the music of iconic artists at the Happy Together Tour – Smith Center.

Those lady ACES are unstoppable! Residents supported these National Champions at Mandalay Bay Michelob Ultra Arena and have been given a special invitation to attend the Commissioner's Cup on Tuesday, August 15 to square off against the New York Liberty. Purchase your ticket (only $30) now and witness these amazing athletes and see celebrity athletes from major leagues also at the game.

The VISTA ROOM hosted the talented Dawn Fellmer who delivered a superb show with her extraordinary vocal talent and stage presence. Ms. Fellmer had the audience on their feet moving to the music. Who knew there were so many good dancers living in Sun City Aliante?

Dear Residents,

One of the first things I ask when I meet a homeowner who just moved into our community is, “Have you ever lived in an HOA community before?” More often than not, the answer is – “No.” That makes me smile, tilt my head a little, and say to myself, “Oh boy, I hope they know what they got themselves into.”

Living in a common-interest community or HOA is not a prison sentence – though some may feel it is – it is actually a great way to meet like-minded people who value group activities, staying active, and meeting friends on a round of golf or a game of pickleball and/or tennis.

This month I would like to list a couple of the realities homeowners must know. This is not the full list, but it can be found on NRS 116.41095.

Fact #1 – You agree to RESTRICTIONS ON HOW YOU CAN USE YOUR PROPERTY.

These restrictions are contained in a document known as the Declaration of Covenants, Conditions and Restrictions (CC&Rs). The CC&Rs become a part of the title to your property They bind you and every future owner of the property whether or not you have read them or had them explained to you. The CC&Rs, together with other “governing documents” (such as Bylaws, Rules & Regulations, Design Guidelines), are intended to preserve the character and value of properties in the community, but they may also restrict what you can do to improve or change your property and limit how you use and enjoy your property You agree to limitations that could affect your use and enjoyment of your property, your lifestyle and freedom of choice.

Fact #2 – You will have to pay owners' assessments for as long as you own your property.

As an owner in a common-interest community, you are responsible for paying your share of expenses relating to the common elements, such as landscaping, shared amenities and the operation of any homeowners' association. The obligation to pay these assessments binds you and every future owner of the property. You have to pay dues whether or not you agree with the way the association is managing the property or spending the assessments The Executive Board of the association may have the power to change and increase the amount of the assessment and to levy special assessments against your property to meet extraordinary expenses.

Fact #3 – If you fail to pay the owner's assessments, you could lose your home.

If you do not pay these assessments when due, the association usually has the power to collect them by selling your property in a nonjudicial foreclosure sale. If fees become delinquent, you may be required to pay penalties and the association's costs and attorney's fees to become current.

These are just a few examples of the required information given to new home buyers in a common-interest community You should have carefully reviewed these documents before committing. Some, or many, of the conditions and regulations may not be a good fit for some people. I often have to reiterate that living in an HOA has certain things not everybody will agree with.

HOA living is not for everyone, and that's just the truth. However, for those who like to keep things in order, have options for fun activities and entertainment, meet new friends, and have all kinds of things to do to stay active, then WELCOME! Sun City Aliante is the right place for you.

Letter From The Editor

Dear Residents,

The heat of summer is in full swing. That's why it is a great idea to head out early to enjoy activities such as tennis, pickleball or hiking. Summer also brings us an abundance of delicious fruit and vegetables in grocery stores, farmer's markets and at nearby Gilcrease Orchard, right here in our neighborhood.

The Orchard is a “hidden treasure” where you can pick food fresh off the tree or vine and see, feel, and taste the difference. They are located nearby at 7800 N Tenaya and there is no entrance fee. They are open from Tuesdays, Thursdays and Saturdays from 7 a.m. to 10 a.m. Come early for the best parking. They suggest you drive from N. Rainbow and turn onto Whispering Sand Dr.

You can even enjoy breakfast (a Burrito or Quesadilla) before heading out to the field. I suggest you bring a hat, gloves, shears and something to carry your produce (perhaps a backpack or small wagon). Right now, they are offering cucumbers, green and red tomatoes, zucchini and squash, peaches and sunflowers – ready for picking.

If you are feeling less adventuresome, you can shop at the Farm Stand for new potatoes, melons, eggplants, cucumbers, onions, mild and spicy peppers, garlic, and more. At the checkout, you can purchase peanut butter, kettle corn, olive oil and honey Yummy!

Do you want to be informed every month about which delicious produce items are ready for the pickin'? Just go the website www.thegilcreaseorchard.org for more details. I suggest you sign up for their weekly newsletter to receive regular updates on what foods are coming into season and ready for you to pick.

Hello Sun City Residents,

Summer is definitely in full swing and I hope everyone is enjoying the warm weather while also being sun safe! I am happy to share that this year the City of North Las Vegas has partnered with Comprehensive Cancer Centers to offer free SPF 30 sunscreen at kiosks around our city including at our Silver Mesa, Walker and Petitti pools, as well as our Silver Mesa and Neighborhood Recreation Centers.

In another effort to keep our community safe, this past month the city broke ground on the future site of our new Fire Station 58. This will be the ninth fire station in our city and serve more than 30,000 residents in the Tule Springs area. I want to thank the developers of the master-planned communities of The Villages at Tule Springs and Valley Vista who are constructing and equipping this latest fire station scheduled to open in late summer of 2024. The safety of our city and our residents is our top priority; so, this new addition is another step forward in our continued momentum in the development of North Las Vegas.

Roadway safety is another priority for the City of North Las Vegas and that is why we are working with the Nevada Department of Transportation (NDOT) to develop a Local Road Safety Plan (LRSP). This initiative will be considered the City's Safety Action Plan, an important eligibility item for m a n y i n f r a s t r u c t u r e grants.

C o m m u n i t y i n p u t i s key to this plan and e n s u r e s t h a t w e a r e prioritizing the needs and concerns of local r e s i d e n t s a n d businesses. I hope you participated in our new t w o - w a y t e x t i n g m e s s a g i n g s u r v e y i n July Just visit the “What's Happening” section of our city's website.

I am very excited to announce that our 4th Annual Paws in the Park event is taking place this year on Saturday, October 7 at Aliante Nature Discovery Park. For those of you who have participated in this event before, you know that it is a fun time for families and their furry friends. We will have a doggie agility course, a dog and hooman twinning contest, a DJ, food trucks and of course the most anticipated activity – the dog costume contest! Mark your calendars now for this good time event.

I want to end this month's column with a request to support an animal organization that is close to my heart. The Hearts Alive Village organization in North Las Vegas has established The Howard Ash Animal Care Fund to assist our furry friends in finding loving homes through fostering and adoption. Thanks to the generous contributions of sponsors and donors, Hearts Alive Village has already made significant progress towards their $200,000 goal. To help them reach that goal, I warmly invite you to join me in supporting this heartwarming cause with a donation, which will have double the impact through The Howard Ash Animal Care Fund matching program. Together, we can make a meaningful difference by keeping families united and ensuring that animals receive the care they truly deserve. To find out more or to donate, visit the Hearts Alive Village website at www.heartsalivevillage.org.

I hope everyone continues to have a safe summer and look forward to catching up with you in September

Yours in service,

Richard Cherchio Ward 4 Councilman
