Newsletter - September 2008 Price to attract buyers now! Prices are declining, so check out what's going on around you. Sellers who do their research and price ahead of similar properties in their area greatly increase their chances of finding a buyer.

DID YOU KNOW? In Georgia, State law prohibits a Broker from representing a Buyer as a client without first entering into a written agreement with the Buyer. When you sign an Exclusive Buyer Brokerage Agreement with an agent, you are assured of complete loyalty and dedication in protecting your interests, negotiation strategies on your behalf and simply put, having someone "on your side" from contract to closing. Client or Customer? Without a signed Buyer's Agreement to make you a "client", any Broker who shows you property is required to represent the Seller, and you are considered a "customer". The levels of service provided to you as a buyer based upon whether you are considered a client or customer are shown below, but the short answer is that for full representation and the best care and consideration of your interests, you should always request Buyer's representation! 28 August, 1963 Martin Luther King, born in Atlanta in January 1929, delivered his famous "I HAVE A DREAM" speech on the steps of the Lincoln Memorial in Washington.

Green Principles - Do you need it super hot? Easy: Lower your water heater temperature. The average tank style water heater uses about five percent less energy for every 10 Fº you reduce the temperature, according to the Department of Energy. A lower temperature also slows mineral buildup and corrosion, which help your water heater perform more efficiently over a longer time. Advanced: Install tankless water heaters. These so-called “ondemand” heaters warm water only when required, reducing energy losses associated with maintaining water temperatures in a traditional storage tank.

- The Language of Real Estate Credit Scores Your credit score is a number assigned to your credit worthiness, giving an indication how well or how poorly you will repay a debt. The lower the score, the more it will hurt when time comes to buy a home, especially in this tight credit market. Your bill paying information on credit reports provides the basis for your credit score. Tips to raise your credit score: pay consistently bills on time every time; pay off debt and close those paid off accounts and do not come close to maxing out credit cards.
