To assist relocating and expanding companies, the BDB has compiled a list of “shovel-ready” sites that can be developed within 12 months, as well as more than a dozen “megasites,” large-scale developments in locations throughout the county. Many municipalities also offer an expedited permitting process to help businesses get their new operations up and running as quickly as possible. In northern Palm Beach County, plans are underway for two 11story Class A office buildings, each with 112,000 square-feet. The Palm Beach Gardens project, which includes a three-story parking garage, will be developed by an affiliate of DiVosta Investments, which is aiming to complete the development by 2017. In Jupiter, Kolter Homes is planning more than 1,000 new homes, a hotel and retail space at Alton, a 626-acre site near Scripps Research Institute. Model homes are already open. Another prospective project is Suni Sands, a 10-acre Jupiter waterfront property that may include an inn, restaurants, shops and docks.

In unincorporated Palm Beach County, north of Okeechobee Boulevard and west of the Florida Turnpike, Minto Communities is planning to build Westlake, a mixed use development to include 4,546 homes, 2.1 million square- feet of commercial offices, a hotel, and a college campus. The largest new development in the region is Avenir, a 4,763acre tract in Palm Beach Gardens that will be developed by Avenir Holdings in stages. When completed, it will include nearly 4,000 new homes, 1.8 million square-feet of office space, 200,000 square-feet of medical office space, 400,000 square-feet of commercial use and a 300-room hotel. In the western region, Glades Gateway Commerce Center is attracting interest from manufacturers, distributors and logistics companies. The 191-acre shovel-ready site is situated near U.S. 27 and S.R. 80 at a major transportation crossroads. Further east is Arden, a 1,209-acre residential development by Freehold Communities on Southern Boulevard (S.R. 80) that will have 2,000 homes, as well as a lake, trails and parks. Construction is underway on this new community. To the north, GL Homes is planning Indian Trails Grove, a 4,900acre new development in the Loxahatchee area that will have 3,900
