OUTLINE SPECIFICATION

General requirement of the contract: The contractor should note that the works have been designed to provide aesthetic qualities unique to this project and that aesthetics is a functional requirement. If the contractor intents to substitute a specified material with one that he/she deems equivalent then he/she should note that aesthetics will be an essential factor in determining equivalence. The employer’s representative will not permit the use of any material not fully equivalent, both aesthetically and technically, with what is specified in the contract documents.

  

The overriding intention is that all work be doneto a good solid, sound and durable standard.Everything needed to ensure this end result,whether or not it is either drawn or specified, is to be provided for and executed by the Contractor, within the tender price.







THE PROPOSED DEVELOPMENT HAS BEEN CARRIED OUT TO PASSIVE HOUSE STANDARD. Space Heating Demand not to exceed 15kWh annually OR 10W (peak demand) per square metre of usable living space  Space Cooling Demand  roughly matches the heat demand with an additional, climate-dependent allowance for dehumidification Primary Energy Demand not to exceed 120kWh annually for all domestic applications  (heating, cooling, hot water and domestic electricity) per square meter of usable living space Airtightness   per hour at 50 Pascals pressure (as maximum of 0.6 air changes  verified with an onsite pressure test in both pressurised and  depressurised states)  Thermal Comfort Thermal comfort must be met for all living areas year-round with not more than 10% of the hours in any given year over 25°C*

    


