1. INTEGRATION
Develop a true 24 hour mixed-use community that is connected physically and culturally to existing amenities such as the YMCA and the Frist Museum, and provide meaningful connections to nearly 3,000 adjacent planned residential units.
2. COMMUNITY
Improve pedestrian access through street beautification, dedicated pedestrian plazas, and activated, accessible street frontage throughout the site. Improve bike infrastructure and quality of connectivity by constructiong new dedicated bike lanes.
3. ECOLOGY
Elevated amenity decks use native and adapted species that will support pollinators and contribute to the development of the ecosystem.
4. WATER
Infrastructure improvements replaced existing combined sewer system diverting 430,000 gallons of water from the sanitary system and treatment facility during each small rain event.
5. ECONOMY
Reduce construction through shared program requirements within office, hotel, residential and entertainment uses. Minimize footprint of parking by using operational measures to increase efficiency.
6. ENERGY
Use energy modeling to inform design of envelope, mechanical and lighting systems, and target reductions in EUI.
7. WELLNESS
Provide opportunities for exercise, including access to Railfront Park and Greenway through improved bike infrastructure and adjacency of existing YMCA.
8. RESOURCES
140,000 tons of concrete was demolished, 85% was recycled and repurposed, and 18,000 tons of steel (10%) was removed and recycled.

Design flexibility into major structural elements to allow for adaptation of use in the future.

Owner and Design Team will evaluate building performance against predicted outcomes in order to ensure continued efficiency and improve operations in the future.
SUSTAINABILITY INITIATIVES
• Water features and lush plantings promote biophilic design experiences.
• Shade structures at amenity levels are being designed to support Photovoltaic panels for on-site power generation.
• Current walk score for the project is 82 - “Very Walkable” Most errands can be accomplished on foot.
• Once Nashville Yards amenities are operational, the walk score is expected to achieve a walk score of 90+ “Walker’s Paradise”daily errands do not require a car
• Metro Nashville is currently defined as “open space deficient”, Nashville Yards Features 5.22 acres of public open space (32% of the developed land area.)
• For the Pinnacle Tower, adequate daylighting at interior floor plate is provided to 61% of the occupied floor area due to increased glazing heights, tall ceilings, and bay depths.
• Daylight and view to the exterior of buildings are maximized by specifying high performance glazing with a Visible Light Transmittance of 38% while still mitigating solar heat gain.
• Providing on site child care promotes transportation efficiency and reduces vehicle travel distances.
• Connection to greenway and Nashville bike system encourages bike transportation and reduces motor vehicle use.
• Walking, jogging, and bike pathways through the site.
• There are covered, secure bike storage locations as well as adjacent shower and locker facilities within the garages to promote riding a bike to work.
SUSTAINABILITY INITIATIVES
• Vegetated roofs reduce heat island effect.
• Mixed use development promotes a dense, walkable neighborhood.
• The site unifies the experience of bikes, pedestrians, and cars to encourage multi modal use.

• Several buildings and future buildings on site will feature a chilled water system with a dedicated outside air ventilation unit and fan coil units on each floor reduce fan power as compared to a building with air handling units on each floor.
• All electric heating and cooling systems allow the opportunity to pursue decarbonization by supplying buildingswith power from renewable sources.
• Buildings feature thermally improved enclosures to provide highly insulated curtainwall systems.
• Vision glass selected to reduce solar heat gain with low Solar Heat Gain Coefficient

PINNACLE TOWER SUSTAINABILITY
• Over 15,962 SF of potential green space throughout the building located on Amenity Decks on levels 2, 12, 23, and 35.
• The wood floors throughout level 01 and level 02, are an engineered wood flooring product which uses less real wood than solid wood floors. This product is in full compliance with WPB CARB2 formaldehyde emission regulations.
• The conference room carpet is cradle to cradle certified. It can be fully recycled with the manufacturer. It weighs 25% less than standard PVC backed carpet, reducing its carbon footprint during transport.
• The walk-off carpet at Level 01 entry is 100% recyclable. It is cradle-to-cradle certified. It can contribute to USGBC Leed. The product packaging is 100% recyclable. It is Declare compliant.
• The rubber flooring in the Level 02 fitness center is upcycled from recycled rubber products, meets LEED 80% postconsumer recycled content. The manufacturer has a Take Back Program and will recycle the products. Is CDPH Standard Method v1.2 compliant for Low Emitting Materials. It is manufactured in Pennsylvania.
• Rubber Wall base is Buy American Act Compliant. Floor Score certified. 14% recycled content. Manufacturer has a take-back recycling program for their products.
PINNACLE TOWER SUSTAINABILITY
• All of our felt acoustic wallcovering products used on the project are 100% wool which is 100% biodegradable/compostable and its cork composite backing is made of 93% pre-consumer recycled content. They contain no formaldehydes, low VOC, and contributes to LEED.
• Our lobby ceiling meets low VOC testings and is Compliant for Declare’s Red List Approved. It is certified for Environmental Product Delcaration.
• The Lobby’s monumental stair is front and center to encourage people to take the stairs to the amenity floor and conference center instead of the elevators. It is also located along the glass, allowing people from the exterior to see that vertical movement and hopefully inspire others to do the same.
• There is a fitness center and shower/locker room within the building to motivate movement and use of on-site facilities instead of driving elsewhere.
• There is a large operable glass wall at Level 02 amenity space, promoting the use of an outdoor terrace for business or leisure activities. It also allows additional outside air into the second floor when desired.
