Investors have little to choose from because owners hold on by Maytal Mark f you’re looking to purchase investment property in Palo Alto, Mountain View or Menlo Park, you may be facing slim pickingws and a competitive market. In early September, there were only just over a dozen properties on the market within the three cities. At the lowest, a duplex in Menlo Park was offered at about $300,000 while at the highest end, a 26-unit Mountain View complex was listed at $5.9 million. Robert Taylor, of Taylor Properties, Palo Alto, chalks it up to the typical owner of residential in-

come property. According to Taylor, many multifamily properties have stable ownership and most buyers are looking for a long-term investment, leading to a competitive but non-volatile market. “Most of the property coming on the market is estate. Sometimes people are selling for an exchange for a larger property,” Taylor said. The relative stability of this market often makes for dependable and secure investments. “Rents have increased which means that the number of sellers has dropped. Most people are making very good money and have no incentive

to sell,” he said. “I have elderly clients, this is their investment strategy; it’s their income stream.” Generally there are few transactions in this area, according to Taylor. The rent from paying tenants living in the various units can also provide a sense of security for an owner looking for support in paying the mortgage. “There’s never a time when you can’t rent,” Taylor said. “You can raise or lower rents as needed. Even if one tenant isn’t paying rent, for whatever reason, you have multiple other paying tenants.” While both traditional homes and multifamily homes are considered investments, he said that the considerations for each are very different. “People buy homes first as a place to live, and second as an investment, whereas multiplexes are purely investments,” he said. “Very few people live in the multiplexes with their tenants.” While some duplexes are shared between a tenant and the owner, in larger complexes it’s quite rare, according to Taylor.

In addition, he explained that the financial requirements for investment property vary greatly from those of single-family homes, including the down payment as well as the maintenance of the units. Taylor describes the typical buyer as a pure real-estate investor. Recent regulations have made it difficult for first-time buyers to get a loan and they are often required to make a significantly larger down payment. “The typical buyers are people with money to invest,” he said. “But if you have debt, your returns are significantly cut into.” Leika Kejriwal, of Alain Pinel Realtors, Palo Alto, claimed that many buyers are overseas.

“(They are) taking advantage of the increase in rent, and are hoping for appreciation,” she said. Taylor pointed to Google and their recent construction. The Internet behemoth has invested a large amount of land and money in Mountain View to build multifamily living, according to Taylor. “They are making great money selling it to employees,” he said. “It’s a very solid investment.” Smaller complexes are naturally much easier to finance, he added. “With one to four units, it’s easy to get the financing. ... You have to put 25-30 percent down, whereas with larger ones, you have to put more,” he said.

Real Estate Matters How to value luxury real estate by Michael Dreyfus aslow’s hierarchy of needs says that human beings make decisions first based on fulfilling their physical needs, then their safety, then the more abstract concepts of self-esteem, and finally, if all else is satisfied, decisions are made to further their self-actualization, to become “everything that one is capable of becoming.” Valuing high-end, luxury real estate is challenging because decision-making has climbed up Maslow’s hierarchy to those higher, abstract levels and the basic objective standards have less importance. Put another way, you don’t “need” a 5,000-square-foot house or a view of the hills to the

And the value you put on what you want is directly related to how many options you have in the real-estate market and how many homebuyers want those same things. That is why a straight price-persquare-foot analysis is ineffective in putting a value on luxury real estate. It assumes fungibility — that one house of the same size and quality is substantially equivalent to another in the same time and place.

A price-per-square-foot calculation, as well as comps provided by many real-estate agents, often don’t take into account lot size, location, amenities and, most important of all, the hundreds of unique attributes people value that can’t be stuck into a Zillow algorithm. And they most definitely don’t take into account the “I’ve never seen anything quite like this” or the even more amorphous, “I just have to have it” factor. In placing a value on luxury properties, subjective ideas of what is important have a dramatic impact. When valuing luxury real estate, you do start with the basics: bedrooms, baths and square feet. Then you need to consider the more abstract but often more significant features of lot size and location. In this luxury market, a square foot of dirt in one neighborhood is worth a lot more than a square foot of dirt in another neighborhood. Heck, a square foot of dirt may double in value from one street to the next! And that’s where the most sub-

jective assessment comes into play: evaluating the property for any unique attributes for which people will pay a premium. Those unique attributes are often obvious, such as expensive finishes, a pool, a tennis court. But sometimes they can be subtle, or they can speak to only a small group of potential buyers, but speak very loudly. Is the property new construction? Is it new construction by a well-known architect? Is it new construction by a well-known architect with a hard-to-get interior designer? Is it on a cul-de-sac? Is it on the ONLY cul-de-sac? Is it a large lot? Is it the largest lot in town? All of these factors increase value, and the amount people will pay for those attributes is a condition of local mores and the local economy. It is in this area of subjective qualities about a home where mistakes can be made and value can be lost and gained. Before you set a price on your home, ask yourself, “Could a buyer easily find a house similar

Positively Green Is our most valuable resource wasted? by Iris Harrell henever the subject of green arises, discussions seem to focus on conserving and leveraging our natural resources. Less waste, less consumption and less pollution should point us to being more productive longer with improved health and better protection and stewardship of our surrounding environment. Our least discussed major resource in creating a state, country and world built to last is our human resources: our people, our human capital. And yet budget cutting in difficult economic times has cut at the heart of our biggest asset: the next generation. It is our children and youth who will inherit the leadership of this nation and world in very short order. In an article on the Center for the Next Generation’s “Too Small to Fail� program (The Almanac, Sept. 5, 2012), Matt James of Ladera eloquently stated that of the 72 million American kids under 18, 22.5 percent live in pov-

er ty and another 23 percent live in lowincome housing. In addition to that statistic, he shared that 26 percent of our kids suffer chronic ill health from obesity, asthma, diabetes and attentiondeficit disorder. As a former public-school teacher and the first in my family to attend and complete college, I am painfully aware of the difference in quality of life and contribution to society one can make if a good education is achieved. I attended Mary Washington University in Virginia. My tuition was paid for by scholarships and student loans. It should be no surprise that I am the only one in my family who even believes that global warming exists and the sustainability of our planet is at risk. My family of origin is too busy trying to survive to ponder

such issues. If we continue to cut our state budgets for our public K-12 schools, we are severely hindering our own potential for success and our long-term future. As James writes, we must give ALL America’s kids a world-class education and quality health care system, no matter what financial background they come from. In world rankings in math achievement, the U.S. is 25th. In science, America ranks 17th among other nations of the world. In the U.S. there are 200,000 engineering jobs available annually, yet we are only graduating 60,000 students a year. (China and India each are respectively turning out 600,000 graduate engineers annually.) Science, technology, engineering and math jobs are shaping all other occupations and it is our people (our human resources) who desperately need to excel in these subjects. I add English speaking and writing skills, as the other vital knowledge our kids need, because clear and thoughtful communication is what promotes peaceful progress in this world. Columnist Thomas Friedman recently wrote that lower-skilled blue-collar jobs are being wiped out quickly by technology and globalization, which means the skill level for 21st-century jobs is steadily rising. His point is that

in addition to learning the critical subjects early in life (including programming computers), postsecondary education and lifelong learning are critical to our future success. Futurist Alvin Toffler gives an expanded definition to illiteracy. Rather than just reading and writing, illiteracy will be further defined by those who cannot learn, and then relearn, as our world keeps quickly changing. As the job market starts to improve, American companies will be looking for qualified employees who are “ready now.� If almost half (45.5 percent from poverty and low income) of our human resources are not “ready now� due to unfortunate circumstances and misplaced priorities of our nation, corporations will hire new employees from elsewhere in the world who are “ready now.� This is why investing heavily in our human-resource development with better public schools, more community colleges, Pell grants and continuous vocational training is critically important. Undersecretary of Education Martha Kantor visited Silicon Valley recently to speak about why better education of all Americans is imperative for our nation’s success. She shared projections of educational requirements for jobs in 2018 that indicate 52 percent of all jobs will require some col-
