Energy Efficiency The cost of energy is rising, so Future-Proofing your home for energy efficiency makes good sense. With good insulation and efficient space heating, water heating, lighting and appliances in your home, you can significantly reduce your energy consumption, carbon footprint and, of course, your energy bills. In addition to making your home warmer, healthier and more comfortable, your investments in energy efficiency will also add value to your home and make it more attractive to potential buyers or tenants. Here are some basic concepts that will increase the efficiency of your home.

Aspect and Design

Double Glazing

If you are building a new home, you have the opportunity to influence your home’s aspect and design for good energy efficiency by maximising the use of free solar energy. This is called passive solar design and includes the main living spaces facing north with larger windows and rooms not used during the day facing south with smaller windows. Capturing the sun with tubular daylighting systems, will light your home efficiently and economically, provided care is taken to avoid excessive heat losses or solar heat gains through glazed areas. It also includes the use of thermal mass e.g. an exposed concrete floor or a brick wall within the home which heats up during the day and slowly releases the stored heat at night. Double glazing your windows is an effective way to reduce the heat loss in winter, and window tinting or coating keeps your home cool in summer. Recent changes to the New Zealand Building Code in most cases will require double-glazing for all new homes. Always insist on insulating joinery for your double-glazing i.e. joinery made from wood, uPVC or thermally broken aluminium.

Another important consideration is the use of external solar shading to control the natural heat into the home. Insulation Insulating your home helps keep you warmer in the winter and cooler in the summer, which means you will use less energy and have lower energy bills. New Building Code requirements around insulation have been introduced; these changes see a move from only measuring the building R value to an average heat loss calculated over the whole exterior envelope, including windows, floor, roof, etc (an R value measures the

Underfloor insulation or an insulated concrete slab reduces the amount of dampness rising into the home, and also contributes to the overall R value of the building. If you have an internal garage or a garage attached to your house, don’t forget to either insulate the garage, including the garage door, or the wall that connects your garage to the house.

Insulated window coverings that cover the width of the window and fall to the floor can increase the R value significantly for example, energy efficient window shades produce an R value of between 4 and 6, thermal curtains can produce between 6 and 7. Both are good options for reducing heat loss. (the higher the R value the lower the heat loss). Water Heating On average 30% of a typical New Zealand households energy bill is attributed to water heating. Traditionally most New Zealand homes have electric water storage heaters. These are now more insulated, which greatly reduces energy loss. If you choose a solar enabled electric water heater then this will allow you to upgrade to a solar system at a later date. Modern insulation standards are such that energy losses from new electric storage water heaters are reduced. Solar water heating systems or heat pump water heaters can drastically reduce your energy costs. It is important to use an accredited supplier to ensure you get a quality system. Solar systems generally require

a gas or electric booster to ensure hot water delivery performance is maintained even during winter. Another effective hot water heating source is gas. There are two types of gas water heating systems storage and continuous flow (or instantaneous gas) and both have benefits depending on your usage. A continuous flow gas system is a pay-as-you-use hot water system that heats water as and when you need it, therefore does not require a storage cylinder. Continuous flow units are up to 95% thermally efficient. In situations of very high demand, a gas storage system can provide higher performance and efficiency. What’s more, a combination system can provide high efficiency hot water to under floor and radiator heaters as well as the normal household taps. Solar systems can be used in conjunction with instant gas systems where the gas system acts as a back up system to ensure that hot water is always available. Home Heating Home heating is a rapidly developing area, with many different solutions available to suit different lifestyles and home designs. Two key points to consider are: • creating heat efficiently; and • using heat effectively to heat the whole home Too often we heat our living areas but forget about the rest of the house. The appropriate heating solutions for your home depend on a variety of factors including local climate, type of house, orientation towards the sun and personal comfort requirements. Ensure that you have considered these points when making your home heating choices. Heat pumps, 4 star or more AGA rated, flued gas heating, pallet and efficient wood burners and night storage heating are all efficient heating solutions, the key is to use the products effectively, as too much heating will result in extra cost. Home Energy Ratings Home energy ratings have been available in New Zealand since the end of 2007. They give homeowners the opportunity to get a star rating applied to their home based on how energy efficient it is. A home energy rating can be obtained at the design

stage to show you the energy efficiency impacts of your choices and what could be done to improve the home you’re building. Passive solar design, water and space heating, insulation and glazing will all be components contributing to the star rating the home is given. Home energy ratings are voluntary in New Zealand. Homes with high star ratings have been shown to fetch a premium price overseas as consumers become more aware of home energy efficiency. Energy Efficient Appliances Even small steps can make a big difference. You’d be surprised at the costs of running various home appliances. Choose energy efficient appliances by looking for the energy rating label and the Energy Star® mark. The energy rating label provides you with information on roughly how much electricity an appliance uses in a year, plus a star rating to show how energy efficient it is. The Energy Star® mark is awarded to only the most energy efficient appliances in a product category. Alongside energy ratings it is important to consider the different formats and features available in the range of home appliances. For example when considering your oven purchase, quadruple and triple glazed doors on ovens are better equipped to keep heat in the oven than double glazed oven doors. Additionally, pryolytic self cleaning ovens have extra insulation to withstand the high temperatures of the self clean cycle and are again better at keeping heat in the oven. It is also important to look at the different formats of cooking. In terms of cook tops there is a choice of gas, electric or induction. Induction cook tops are by far the most energy efficient type of cook top as electromagnetic vibrations generate heat directly in the pan, unlike electric cook tops that cook indirectly by heating the glass surface and then transferring that heat to the pot.


Energy Efficient Lighting There is a wide range of energy efficient lighting products available including compact fluorescent lights (CFL), LED lights and efficient halogen lights. By installing a complete energy efficient lighting solution throughout your home you can save up to 80% on your lighting running costs. The key to maximising efficiency is to choose purpose designed energy efficient fittings and not just replace the standard incandescent lamp with an energy saver lamp in existing fittings. This is particularly true for recessed downlights. If you choose to install recessed downlights, make sure that they have a completely sealed design and that insulation can be abutted directly to the fitting as open style downlights allow heat loss to and from the ceiling cavity, making heating and cooling your home less efficient. Using externally mounted fittings can also alleviate any transfer of heat through the envelope.

Health and Safety Your home environment has a major effect on the health and happiness of your family. That’s why FutureProofing your home for health and safety should be a priority. Innovations like mechanical filtered ventilation systems and anti-allergenic carpets help ensure you and your family are kept safe in your home. Indoor Air Quality Fresh air is essential to good health, but modern homes are almost effectively airtight and our busy lifestyles mean that there is a need for a natural indoor/ outdoor air transfer. By choosing innovations such as a home ventilation system and flued gas heating, you can ensure your home is a fresh and dry place to live. Natural ventilation can be achieved by good design and by incorporating quality air flow through window design and joinery. Indoor air quality in existing homes can vary, obtaining a thermohydrograph (a scientific instrument that simultaneously records both temperature and relative humidity in graph form for a preset period of time) can help you understand the quality of your air. Environmentally Friendly Paint Even the parts of your home you take for granted, such as its paint, can have a drastic effect on the health of your family - especially young children and the elderly. Volatile Organic Compounds (VOC) are chemicals that leach into the atmosphere and can cause respiratory and lung diseases. By choosing low VOC paint, you will be creating a home that is safer and non-toxic for your family, and also better for the environment. Healthy Plumbing It’s often the hidden elements in your home that can have the biggest impact on your health. FutureProof plumbing solutions include tapware and piping that is quieter, more thermally efficient and does not leach toxins into your drinking water. Tapware that is also de-zincified will provide quality drinking water. An anti-scald mechanism will only deliver water to a maximum preset temperature. When choosing your tapware and piping, ensure they meet the Australasian safety standards. Home Heating, Insulation and Lighting The World Health Organisation recommends an average year round indoor temperature of 18 degrees, however in New Zealand we have an average of 15 degrees. A Safe Home for Families Even with all these FPB innovations, accidents can still happen. Simple measures like non-slip tiles, non-slip decking and light switches at each end of a walk-through room can reduce the risk of injury. The bathroom and kitchen are the source of most household accidents, so ensuring that the kitchen is a safe place for children is important, as is using safety glass in bathrooms and other wet areas. Poor lighting is a hazard causing many household

injuries. Sensor lights should be placed to illuminate access routes to the front and back door. Indoor areas such as the kitchen should have high light levels for detailed work and lights should be placed so you do not shadow the work bench. Also look out for safety features on light fittings such as fire rated downlights and downlights with an automatic cut off switch if the fitting becomes dangerously hot and poses a risk of fire. A domestic sprinkler system protects not only you and your loved ones, it protects the family home or bach. Response is immediate and will not cost the earth, they can easily be integrated into the plumbing system of the home, and come with modern flush mounted sprinkler heads that are not cosmetically noticed.

Life Cycle Costing Life Cycle Costing simply means evaluating what a product or service will cost you over its entire lifetime. More expensive materials, with a longer life, can often work out to be a more cost-effective option than low-cost, short-life alternatives. Even though some materials look great when new, they may deteriorate in a relatively short space of time. You want a home that will look just as good in 10 years as the day it was built, so it will maintain its value if you choose to sell it in the future. When building, you need to choose materials that will deliver durability, performance and the best value for your home in the long term. Leading Merchants No matter how big the job, always check past performance and what credentials have been gained for a product or system e.g. NZ Standards compliance, International Organisation for Standardization (ISO) accreditation or BRANZ appraisals. Many products are made up of other supplier’s components. Ask questions about the performance of those components to ensure you are getting the best quality you can. The leading New Zealand merchants are listed in our ‘How To’ guide. Product Life Cycle When selecting building products for your home you need to think about the life cycle of the product. How long will this product last? What is the duration of the guarantee? Look for products that have market leading guarantees and/or warranties from reputable companies. New Zealand Climate The New Zealand climate is complex and varies from the coastal sub-tropical north, to cool temperate climates in the far south. Most areas of New Zealand have between 600-1600mm of rainfall throughout

the year. When purchasing products for the exterior envelope of your home you need to ensure they will be durable under these conditions. Using products such as long run steel roofing will ensure your home will meet the demands of most New Zealand weather conditions. Water-Proofing Your Home You need to choose products that will Future-Proof your home against hidden long term costs caused by rot or moisture damage. Plaster board internal linings containing a wax emulsion or fibre cement linings should be used in wet or humid areas such as bathrooms, kitchens, laundries and toilets, because it will not soak up water vapour. A wall caddy should always be installed at the point where a tap or shower penetrates the wall. The caddy will permanently seal the hole in the wall lining and protect your structure from leaks occurring behind the wall. A leak can be the result of hardware malfunction or age and can go undetected for many years. Glass protection can also be added to reduce cleaning time and maintain the appearance of your glazed areas as well as minimising the use of cleaning agents. It is particularly good for showers and glass balustrades. Creating Efficiency When designing efficiency into your lifestyle, whether it be by installing solar water panels, a heat pump water heater or a rain water harvesting system, you will need to invest. However over time you should see a cost saving of power/water and have an extra efficient feature when you sell your home. Quality Assurance Another FPB principle is using quality materials, correctly installed by trained professionals. When designing a Future-Proof home, special attention should be given to quality assurance testing programmes for key components of the home. Insist on products and materials that meet NZ Standards, carry BRANZ appraisals or International Organisation for Standardization (ISO) certification where applicable. Strict attention to quality also applies to fabrication, installation or application. Building Code Requirements Your home is one of the most important assets you own, so it pays to build to the highest quality you can. The government has laid out a prescriptive document known as the Building Code which sets the minimum standard any materials must meet if they’re to be used, but to ensure your home is Future-Proofed, simply meeting the requirements isn’t enough. What is the minimum today may fall below that in 10 years time. To avoid costly upgrades later it pays to spend a little more now and build your home to exceed the current minimum requirements. Quality Tradespeople When you have any building, renovating or maintenance completed on your home, the best way to ensure the highest level of quality is to use the right tradesperson. Insist on a MASTERelectrican to ensure you are working with a quality electrical contractor that meets the New Zealand Electricity

Ensure that you choose NZ manufactured and engineered wood products that have precisely controlled, higher performance properties for applications such as floors and roof rafters, where strength and stiffness are important. Timber frames and trusses are independently audited to ensure consistent quality and are made from a renewable New Zealand resource. Steel framing is an alternative option. Quality Appraisals When you choose to build or renovate, it’s always wise to seek independent advice on all products to ensure you are building the best quality home for you and your family. BRANZ provides an independent and unbiased research, testing, consultancy and information resource for the building and construction industry. So look for BRANZ appraised products to incorporate into your home. Quality Plumbing Plumbing is one of the key elements of your home. Quality plumbing is vital to eliminate water damage and maintain the value of your investment. The location of your appliances will also ensure an efficient, smooth flow of water to outlets around your house that’s quieter and less intrusive.

Resource Responsibility When yesterday’s buildings were designed and constructed there were no such things as water restrictions or high energy costs and there was little concern over volumes of waste. There is now enough scientific evidence that our lifestyles today at home and in the workplace, are having a major environmental impact on the earth. A key goal of FPB is to minimise our impact on the planet. When building, renovating, or improving your home, choosing more eco-friendly products, recycled materials and renewable resources all help to reduce your carbon footprint, and protect the planet for future generations. Water Efficiency One of the biggest issues facing New Zealand each summer is water, or the lack of it. With the imminent introduction of the Water Efficiency Labelling Scheme (WELS), labelling products with a star rating based on their overall water usage allows you to choose products for your home that will not only save on your water costs, but also help protect this vital resource. Alongside water ratings systems look at products that will fit your lifestyle, for example dishwashers are available in half sizes, or that can run genuine half loads so only the necessary water is used. Washing machines are also available with an automatic water level feature, these products decide the correct water level ensuring only the required water is used for each wash load. Rain Harvesting Another key way to reduce water consumption is through rain harvesting. Already many New Zealand homes are on tank water and the average roof produces 180,000 litres of water a year. It is a cheaper and more environmentally friendly way to supply water to your home and garden and worth considering when building. Grey Water When you’re renovating your kitchen, bathroom or laundry, take the opportunity to install a grey water

system. By collecting grey water (waste water from laundry tubs, washing machines, showers, baths and basins to be re-used in your garden or for toilet flushing) an average household can reduce its water usage significantly. Environmental Accreditation Most major New Zealand building manufacturers and suppliers are aware of the importance of reducing our environmental footprint. Look for products that state their impact on the environment or have an Environmental Choice accreditation or similar. You can also support manufacturing companies that provide recycling facilities for their products. Use of Sustainable Products In a world facing dwindling resources, atmospheric pollution and global warming, the use of sustainable building products is crucial. Select products that have been manufactured using sustainable practices and resources. Avoid imported timber that isn’t from a certified source. Under New Zealand law, both exotic and indigenous grown species are subject to high environmental management standards to achieve sustainability. Waste Management Every month, New Zealanders dispose of enough rubbish to fill a rugby field to 30 storeys high. Include into your design a recycling receptacle, trash compactors, in-sink waste disposal units, and the recycling of re-usable materials such as paper, glass and plastic - so that landfill usage can be reduced. If you can reduce your energy and water consumption and your waste, both during construction and whilst living in the house, you will have taken significant steps towards a greener home and a more sustainable environment. Sound Control One of the most common problems a home faces is noise pollution. With the increase and advancement of video games, home theatre systems and computers, designers need to create individual spaces designed with optimum sound control.

Building Design Noise Control It’s a common mistake to focus solely on moisture and warmth when specifying building materials, and cut corners on sound control. For your home to maintain its value long-term regardless of what is built nearby or what your kids do when they get older, you need to plan carefully. Acoustic insulation in interior walls and between floors/ceilings in multi-storey dwellings will help reduce the amount of unwanted noise within your home. It could allow, for example a baby’s room to share a wall with a teenager’s room. An effective, discreet and affordable noise control solution can be designed to reduce the level of sound transmission between rooms. Double layers of extra dense wall boards, along with other measures, help block out noise pollution. Ventilation systems allow you to keep your windows closed which can reduce busy road and outside noise, while still bringing fresh air into your home.
