At Orbit Homes we work hard to make sure there are no nasty surprises along the way. In fact, the biggest surprise for many Orbit customers is just how smoothly the whole project runs.
Our aim is to ensure peace of mind throughout your new home journey. From our New Home Sales Professionals guiding you through the new home selection process to our Design Studio Consultants assisting with the styling.
You will be guided through the entire process, from choosing the style of your new home, to receiving regular updates from your Pre-Site & Buiding Co-ordinator throughout the building process.

Your New Home Sales Consultant will guide you in selecting the perfect home and facade type to best meet your needs.

Your Sales Consultant will prepare an itemised new home proposal, including a site plan, that reflects all your choices.

As soon as you have paid your contract preparation fee – which will make up part of your deposit – we will arrange a soil test and site report.

One of our experienced interior designers will help you decide on the entire colour scheme for your home, from roof tiles and bricks to internal walls and flooring, based on your new home journey.

Once the contract is signed and the balance of your deposit is paid we apply for a building permit on your behalf.

We will lodge a building permit application, pay the associated fees and arrange sewer and mains connection on your behalf.

We will get everything ready to start building, including meeting your Project Manager, making sure all the necessary permits have been obtained and ordering materials.

Your Orbit Customer Service officer will keep you informed of the progress and arrange any site visits you require.
Once building is complete, you’ll have total peace of mind with over 45 years of building experience reflected in your new home – after all, we take just as much pride in our work as you do in your new space.

We’ll present your new home to you, explain all its special features and arrange a time for the final handover.
As you settle in, we’ll stay in touch to make sure you’re totally happy with your new Orbit home.

It is important to note that any changes after your colour appointment are likely to cause delays or incur additional charges. We recommend being prepared to finalise all items on the day.

Vanessa has been renovating properties for over 12 years and now is pursuing her true passion of Interior Design after graduating with a Diploma in Interior Design. Her extensive renovations and staging experience has included corporate office spaces, kitchen, bathrooms, bedrooms, home cinemas, nurseries, kids playrooms, home offices, gardens and exterior colour selections. Her love of every aspect of Interior Design and passion for learning means her design skills are constantly evolving. With this passion and experience Vanessa will guide you through the Design Studio process selecting the best colour palette and finishes for your dream home.
After graduating Micaela immersed herself in the building industry, gaining knowledge in timber/frame & truss, flooring & furniture. Her previous experience as a tile consultant and property stylist has given her a wealth of industry knowledge and accelerated her love for mixing patterns and colours.
Micaela’s enormous passion for design continues to grow as she guides her clients through designing beautiful homes and her love of problem solving through design to help you create your dream home shines through in each individual design.

Carpets are designed and manufactured in a range of styles to provide different appearances and textures.
This kind of carpet is made of level loops of the same height, which are not cut. Carpets made in this style are particularly hard wearing and easy to clean, making it a popular style for most commercial polypropylene carpets. Level loop carpets are less likely to crush or leave tracking marks, providing a more consistent looking floor.
Multi-level loop carpets are manufactured to provide a sculptured appearance, and different loop heights can be used to create some beautiful, modern pattern designs such as diamonds, squares and circles within the carpet surface. This style of carpet is easy to care for and looks fantastic.
Cut pile carpet is the most common carpet used in Australian homes, and is one of the most appealing styles. Cut pile carpets can either be the velvet plush pile or the chunkier twist pile, and while this style of carpet is characteristically known for shading and retention of footprints, choosing the twist pile rather than the velvet plush pile can reduce these effects.
Twist pile carpet is highly twisted pile that lies in different directions with a luxurious feel. It is hard-wearing and less likely to show footprints or tracking so is perfect for high-traffic areas.
