Mobile County Residential Market Prices: For the month of December, 2012, the average sales price decreased from $135,213 in November to $130,973, a 3.14 percent change. The median sales price decreased from $111,250 to $110,900 in the same period, showing an decrease by 0.31 percent. Sales: The number of sales in December decreased by 8.20 percent from November, having 235 sales. Compared to December, 2011, total sales decreased by 15.47 percent, or from 278 sales to 235 sales in December, 2012. Volume: Of the 235 total sales, 197 sales were under $200,000, representing 83.83 percent of the entire market. Of the 197 sales that were under $200,000, 53.30 percent of those sales occurred in the $0-$99,000 range. Sales in the $100,000$149,999 range decreased by 18.46 percent, or from 65 sales to 53 sales in December, 2012. There were 3 sales that sold over $500,000 in December. Months-to-Sell Inventory: The average number of months to sell the existing inventory of properties in December increased by 6.07 percent, or from 11.69 in November to 12.40. Compared to December, 2010, the month’s inventory decreased by 23.17 percent, or from 16.14 to 12.40 in December, 2012. U.S.: The U.S. market in October showed a 7.8 percent increase in sales from September. The average sales price decreased from $226,600 to $224,500, a 0.9 percent change. The median sales price also decreased by 0.8 percent, or from $178,300 to $176,900. The inventory month’s supply decreased by 5.4 percent. Compared to October, 2011, inventory month’s supply decreased by 30.3 percent, or from 7.6 to 5.3. Overall Analysis: For December, the Mobile housing market showed decreases in sales price and an increase in inventory month’s supply since November. Compared to December sales in 2011, average sales price and median sales price increased by 8.43 percent and 12.02 percent, respectively, and month’s inventory increased by 5.71 percent.

Baldwin County Residential Market

(Total, North, Eastern Shore, Central, South, Gulf Beach) Prices: The average sales price in Baldwin County increased 2.8 percent from $231,042 in November to $237,512 in December. Compared to last year, the average sales price rose by 20.79 percent. The median sales price decreased by 1.41 percent from last month & rose 24.92 percent from last year. The average sale prices in North Baldwin & South grew relative to last month. In the same time period, the median sales price increased in South. The median & average sales prices rose in Eastern Shore, South, & Gulf Beach from last year. Sales: Total sales in Baldwin County increased 9.35 percent from last month’s sales and 16.92 percent from last year. Sales from last month decreased in North Baldwin by 22.22 percent, but increased in Eastern Shore, Central, South, and Gulf Beach by 11.24 percent, 5 percent, 2.94 percent, and 16.3 percent, respectively. The sales increased in all areas compared to last year by the following percentages: North Baldwin at 40 percent, Eastern Shore at 15.12 percent, Central at 5 percent, South at 12.9 percent, and Gulf Beach at 22.99 percent. Days on Market: Average days on the market for Baldwin County increased 11.84 percent from last month from 152 days to 170 days and decreased 5.56 percent from last year from 180 days to 170 days. Compared to November, North Baldwin decreased 23.96 percent, but the other areas increased in days on market. These three areas, North Baldwin, Central, and Gulf Beach, decreased relative to last year’s December days on market. U.S.: The U.S. increased 7.8 percent in sales from September to October. Compared to last year, the U.S. sales increased 16.9 percent. The average sales price decreased 0.9 percent from last month, but increased 9 percent from last year. The median sales price dropped 0.8 percent from September to October, but increased relative to last year. The inventory months supply decreased from last month and year by 5.4 percent and 31.2 percent. Overall Analysis: For the month of December, the Baldwin residential market showed increases in average sales price, median sales price, and number of sales compared to last year. Relative to last month, the median sales price, number of sales, and average days on market increased, but the median sales price decreased.
